“We have another offer”
Why is it every time you are interested in a home the agent comes up with this line? Naturally it’s always to create a sense of urgency in you. Don’t always bite at this comment.
"The rental value should really be … [grossly over quotes the rental value]”
Clearly the tenancy agreement in the contract states what the current rental is, making it a property investment you won’t ever receive a decent yield from …ever!
You ask, “What is the Price?”
They reply, “This is the first open and we have not have had any feedback from the buyers yet” If this happens, you then need to ask “Well what was the price you wrote in the seller’s agency agreement?”
Underquoting
Another outcome of asking “What is the Price?” is the agent can quote you a figure that is $150,000 less than what they told the owner. Come auction day you were never in the running to buy the property.
Pre-auction offers
You put in a pre-auction bid because you don’t like auctions, which the agent then uses as leverage with all the other buyers that attend the open inspections.
The agent then advises you the owners will not sell to you at your pre-auction offer, however also tells you for some miraculous reason the owners will accept your offer on auction night… Yeah right!

There has been quite a deal of commentary on the prices achieved for these properties and it’s important to understand why.
Those who know the South Yarra property market know that you cannot buy a 180sqm four level townhouse with double garage and cellar for $8,000/sqm. If you have one, then call us now as we have buyers!
We knew very early on these apartments were unique to South Yarra. There is nothing else on the market currently that compares. To buy under $11,000/sqm (apartment 2), under $12,000 (apartment 3) and under $13,000/sqm (apartment 4 and 1) you are buying very well in this prestigious suburb. This does not not even include the square meterage for the double gargae, cellars and storage!!
Jacobs Buyer Advocates are on record publishing a guide four weeks before the auction that the prices would be between $2m and $2.5m with strong competition, so we were not surprised, and neither were our buyers.
Experienced bidders at The Block auctions know that the bidding is fast. It is not like most Melbourne auctions being held every weekend where you can hear the birds chirping because everyone is ‘waiting for someone else to bid first’.
There are always hopefuls in the crowd wanting a bargain or to promote their company who never bid (year after year) or bid $1,000, not to slow the auction down but to get their faces on television.
The auctioneer for Josh and Charlotte, David Wood of Hocking Stuart is an experienced selling agent and auctioneer who is right when he said “ the properties were sandwiched in style between an apartment and a house, and that was a rarity for the suburb that boosted their appeal.
“The Block apartments brought something really special to the marketplace that the South Yarra market hasn’t seen for some time,” he said.
He went on to say, “I think they are a true representation of their worth in the marketplace today.”
The so-called ‘surprised buyers’ that were squeezed out of the market on the night would not have had this opinion had they read our free comprehensive report. We had enquiries at the lower levels however knew from our comparative sales data this would not mean they would be successful on auction night.
A buyer advocate is there to represent their buyers’ best interest. When you know the market facts and can confidently give this knowledge to your buyers they are being represented with integrity and authenticity.
Owner-occupiers are always going to be more emotionally invested when buying a property as opposed to investors who are largely focused on potential for capital growth, possible depreciation and rental return. The return for owner-occupiers who are going to live there for 10 or 20 years is not measured in these terms.
In deciding the value of any property, you first have to look at what the value of the land and the improved value of the property is. In this case, the property was initially purchased for $5.7m. Add stamp duties and legal costs and you’re already at approximately $6m.
Even with a conservative estimate of $300,000 of renovation costs per apartment, plus the $100,000+ of furniture and fittings and that adds another $1.6m to a total of $7.6m. Add a builder’s margin of 10% for holding costs, council, architect and engineering fees, and you’re now at over $8m for the 4 apartments which already values them at over $2m each before a profit is made.
The reserves added up to the cost of buying the property plus stamp duties and the owner (in this case Watercress Productions) decided that any profits, including renovation costs made thereafter would be given to the contestants for their effort.
The reserves are relevant only in context of the contestants’ profit. The market (usually two competing buyers) always determines the value of any property. There’s no such thing as above market prices, it just means that the market has moved on or values that specific property highly.

The Reserve Bank of Australia would dearly love to be like Dr Doolittle’s amazing pushmi-pullyu, able to face both directions at once. Cutting interest rates to encourage economic activity (and a lower dollar), but at the same time raising rates to dampen the superheated Sydney housing market. But unlike the mythical vicuna, the RBA board just cannot have it both ways.
So after being dragged to its second rate cut this year, the RBA looks like it will throw up its hands and hospital pass the housing problem to someone else – the Australian Prudential Regulation Authority.
Since late last year, the RBA and APRA have been <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2015-03-25/rba-says-too-early-to-judge-home-loan-restrictions/6346872">brainstorming</a> what could be done about the rise in investment mortgage lending, which along with foreign investors, appear to the main culprits in runaway house price increases. In December last year, the two regulators announced they had <a href="https://www.apra.gov.au/adi/Publications/Documents/141209-Letter-to-ADIs-reinforcing-sound-residential-mortgage-lending-practices.pdf">written to banks</a> reminding them they should be “prudent” about their lending practices.
In fairly benign language APRA warned bank CEOs that if banks did not pay heed they “may institute further supervisory action” and threatened such action “could include increases in the level of capital” that individual banks are required to hold.
In its Dear CEO letter, APRA also drew a line in the sand pointing out that growth in lending to property investors “materially above a threshold of 10%” will be an important risk indicator in considering the need for further action.
That particular letter must have sat in the “do after the holidays” pile because the latest figures show a 10.4% <a href="https://www.apra.gov.au/adi/Publications/Documents/MBS-March-2015.pdf">increase</a> in lending for property investment for the year to the end of March. Only the Commonwealth Bank stayed within the regulator’s guideline - just.
Market jitters
When APRA head Wayne Byres brought this <a href="https://www.smh.com.au/business/banking-and-finance/apra-keeps-macroprudential-strictures-on-bank-lending-secret-20150320-1m3nik">profligacy</a> to everyone’s attention and warned of further action, the markets got spooked and bank shares were <a href="https://www.theage.com.au/it-pro/bank-shares-wiped-out-over-apra-real-estate-crackdown-fears-20150430-1mwucx">sold off</a> by nervous investors.
But why would banks take APRA’s warnings that seriously? In an ongoing stoush resulting from APRA’s <a href="https://theconversation.com/is-the-basel-process-broken-you-can-bank-on-it-11488">cave-in</a> to the banks on the so-called Committed Liquidity Facility (CLF), it is <a href="https://www.australianbankingfinance.com/banking/the-games-we-play--part-two/">reported</a> that some of the big banks are not cooperating on the relatively simple matter of reporting which mortgages make up their Residential Mortgage Backed Securities (RMBS). Given the amount of low-risk profits banks make from investor lending (due to the magic of negative gearing) it is highly likely they would turn a deaf ear to APRA on this one.
The three little pigs (also known as the Council of Financial Regulators) may puff and blow all they like but the banks will continue to lend to property investors until the rules are changed and it becomes unprofitable. But that is another discussion.
Regulating the economy
Should APRA have any role at all in implementing economic policy?
In 2012, the RBA and APRA issued a <a href="https://www.rba.gov.au/fin-stability/resources/2012-09-map-aus-fsf/pdf/2012-09-map-aus-fsf.pdf">document</a> attempting to clarify the roles of the respective regulators – not an easy task. In obtuse regulatory speak, APRA’s role was described as: "…to promote financial system stability in Australia while balancing its objectives of financial safety and efficiency, competition, contestability and competitive neutrality."
In addition to being the supervisor of individual banks, credit unions, insurance companies and the largest superannuation firms, APRA is also what is known as the macro-prudential, systemic regulator.
APRA’s remit is to take actions to reduce so-called “systemic risk”, specifically in the case of clearing and settlement facilities, and more generally and opaquely by “limiting the systemic risks associated with breaches of financial promises”.
Does lending to property investors pose a systemic risk?
Depending on one’s position, borrowing to purchase investment properties may be a good thing (if one is benefiting from negative gearing), or bad (if one is frozen out of the housing market). However, this is an economic, tax and social issue rather than a banking one.
The question is whether this is a risk sufficient to cause a major bank to fail and bring other banks down with it.
In reality, negative gearing is as close to a risk-free profit as banks can get - after all taxpayers pick up the tab. Banks are more likely to fold as a result of other systemic risks, such as lending to iron ore producers.
The role of APRA in this issue is disquieting. Where did the 10% growth “limit” come from? [It turns out it was agreed with ASIC and RBA]. Why not 5% or 15%, what is the economic purpose of this very specific limit?
And why would shareholders not be informed of which banks are being targeted by APRA, as Byres has intimated? It is not APRA’s role to control continuous disclosure requirements, that is up to ASIC.
If the government wishes to dampen down the housing market, using banking regulators to do the hard work for it just won’t work. Banks are too far removed from the problem to be able to force meaningful change.
But more than that, banking (and other) regulators should not be used as agents of short-term government policy, they should be independent agencies warning when policies start to go wrong.

Understand the ‘power of the pen’ Most property negotiations take place through the real estate agent, who will usually negotiate over the phone or face to face. The most powerful negotiation on any property, however, occurs when a buyer presents their offer in writing, in a signed contract, accompanied by a deposit cheque. This will always have a bigger impact than a verbal offer. It shows the seller that your offer is serious and you’re able to purchase the property. The faintest ink will always be better than the most retentive memory.

He who speaks first, loses when Negotiating real estate   The opening stages are the most critical part of any negotiation and, more often than not, whoever speaks first becomes the loser. If the buyer, who wants to pay as little as possible, submits an offer before ascertaining what the seller is prepared to sell for, they run the real risk of paying too much for the property. But if the seller, who wants to get as much as they can for the property, indicates what they’re realistically prepared to accept for the property before the purchaser has submitted a formal offer, then they’re likely to sell for a lot less than if they’d waited for the buyer to submit an initial offer first.

You can’t lose a deal you never had? You’ll only ever have a 100% deal in real estate when you have an unconditional signed contract, exchanged by both the owner and buyer. Until then, it’s a negotiation, not a deal, so all vendors should remain on the market until they receive confirmation that an unconditional exchange of contracts has taken place. It’s only when the offer is accepted that a good real estate agent earns his or her money. He or she must be able to manage the process correctly to the point where contracts are exchanged.</li>

In the past, it was typical for borrowers to go straight to one of the big four and ask for a loan – usually from the bank that held their savings.
But with competition high, you have the opportunity to get the upper hand and choose wisely.
Mozo’s database shows that there are more than 60 home loans that have lower interest rates than the big banks. Topping the list include the likes of loans.com.au, UBank, ING Direct, Bankwest, Heritage Bank and Newcastle Permanent.
Doing your homework and considering smaller banks, mutuals and non-bank lenders beyond the headlining names is where the biggest savings are to be found.
The smaller tier has recently started upping the pressure on the top-end banks, particularly around the topic of rates, says Mozo director Kirsty Lamont.
“Even if you have a big loan amount and are eligible for a package discount with the big four, it’s still likely you’ll be able to get a cheaper rate by looking outside these banks and going with a smaller bank or mutual,” she says.
Credit unions, building societies and smaller banks also tend to have higher customer satisfaction ratings for customer service and trust, according to the thousands of home loan reviews published on Mozo.com.au each year. They have also been closing the gap on features.
However, there is a downside with choosing an independent bank for your loan. You might find your banking somewhat separated, Lamont explains.
“You have to ask yourself whether you’re happy to have different banking providers or whether you want to move your existing banking to that lender so that you’ve got your everyday accounts, your savings, your home loan and your credit cards all with the one bank,” she says.
Those who have been loyal to a big bank for some time might be less keen to face this upheaval or to start holding accounts across multiple banks, however it is becoming more commonplace.
Mozo’s home loan expert Steve Jovcevski also warns that, while it’s not likely you’ll need it, it’s a worthwhile consideration that technically it’s only the big four who are 100% guaranteed by the government.

The big four vs independents: Mozo weighs up the pros and cons

At its meeting today, the Board decided to lower the cash rate by 25 basis points to 2.0%, effective 6 May 2015.
The global economy is expanding at a moderate pace, but commodity prices have declined over the past year, in some cases sharply. These trends appear largely to reflect increased supply, including from Australia. Australia's terms of trade are falling nonetheless.
The Federal Reserve is expected to start increasing its policy rate later this year, but some other major central banks are stepping up the pace of unconventional policy measures. Hence, financial conditions remain very accommodative globally, with long-term borrowing rates for sovereigns and creditworthy private borrowers remarkably low.
In Australia, the available information suggests improved trends in household demand over the past six months and stronger growth in employment. Looking ahead, the key drag on private demand is likely to be weakness in business capital expenditure in both the mining and non-mining sectors over the coming year. Public spending is also scheduled to be subdued. The economy is therefore likely to be operating with a degree of spare capacity for some time yet. Inflation is forecast to remain consistent with the target over the next one to two years, even with a lower exchange rate.
Low interest rates are acting to support borrowing and spending, and credit is recording moderate growth overall, with stronger lending to businesses of late. Growth in lending to the housing market has been steady over recent months. Dwelling prices continue to rise strongly in Sydney, though trends have been more varied in a number of other cities. The Bank is working with other regulators to assess and contain risks that may arise from the housing market. In other asset markets, prices for equities and commercial property have been supported by lower long-term interest rates.
The Australian dollar has declined noticeably against a rising US dollar over the past year, though less so against a basket of currencies. Further depreciation seems both likely and necessary, particularly given the significant declines in key commodity prices.
At today's meeting, the Board judged that the inflation outlook provided the opportunity for monetary policy to be eased further, so as to reinforce recent encouraging trends in household demand.

Rate down to 2.0% despite Sydney risks: Governor Glenn Stevens' May 2015 statement

Latest dwelling price data shows continued solid growth nationally in early 2015 with some measures even indicating a slight pick-up over the last six months.
Beneath the surface though the city and segment detail shows strong gains are confined to Sydney houses, Sydney units and Melbourne houses with much more subdued price gains everywhere else and some notable areas of weakening.
Our preferred metric for dwelling prices is the six month annualised growth rate due to excessive volatility in the monthly and quarterly data. On this basis, as at 1 May the main ‘all dwelling’ price measures are showing (all series seasonally adjusted by Westpac):

<li>CoreLogic RP Data monthly to April: 11.8% six month annualised (8.1% year);</li>
<li>APM figures to Q1: +8% year six month ann’d (7.4% year);</li>
<li>Residex monthly to February: 6.3% year six month annualised (7.2%year);</li>
</ul>
Note the ‘official’ ABS price data, which was the least timely to begin with is now being published six weeks later, with Q1 preliminary estimates not due until 23 June(!).
To control for volatility issues across different measures, Westpac tracks a composite of the four main providers. These highlight the degree to which performances are now diverging across the major capital cities.
Not surprisingly, at the top end, the Sydney market continues to track a strong 13.8% annualised pace, in line with that seen throughout 2014.
Melbourne is tracking a more subdued 5.5% pace, in line with the second half of 2014 but down on the previous 12 months. Notably, within the Melbourne market, houses are significantly outperforming ‘units’ with growth tracking in the 5-10% and 0-5% ranges respectively.
Brisbane and in particular Perth are notably weaker. Prices have virtually stalled flat in Brisbane (with just a 1.1% annualised rate of growth the last 6mths) and are showing significant declines in Perth (falling at a 3.8% annualised pace over the last 6 months).
The same lacklustre price picture is evident across Australia’s smaller markets. Indeed, on a combined basis six month price growth is flat across both the smaller capital cities and regional areas of the major states.

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. They have just launched <a href="https://www.apartments.com.au/new-apartments/the-stanley-residences-woolloongabba-8-trafalgar-street-woolloongabba-qld-4102">The Stanley Residences</a>, in Woolloongabba on Trafalagar Street. They also have Nuage coming soon on the nearby <a href="https://www.apartments.com.au/new-apartments/nuage-woolloongabba-14-wellington-road-woolloongabba-qld-4102">Wellington Road</a>.

Lewis Land has opened the first completed sky home for inspection at Harbour Shores, giving buyers their first opportunity to step inside one of just three double-storey residences crowning The Waterline.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

“Being able to step out of your home onto your boat is a rare luxury, and it’s something residents here can look forward to when it opens later this year.”

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

Each residence also has three secure basement car spaces and additional storage.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Three-bedroom villas are priced from $2.99 million, while four-bedroom residences start from $3.19 million.

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Palumbo's return to Kent Town strikes early chord with buyers

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

<a href="https://www.apartments.com.au/new-apartments/silk-st-lucia-16-18-sandford-street-st-lucia-qld-4067">Silk</a> will rise 15 levels from an 810 sqm site at 16-18 Sandford Street, occupying a prominent bend of the Brisbane River with a prized northern aspect across Orleigh Park toward the Brisbane CBD.

The approved scheme will comprise 16 split-floor and six full-floor residences, continuing GRAYA's move into larger-format apartment developments targeting Brisbane's prestige owner-occupier market.

The project has been designed around the site's broad river frontage and dual-direction views, with GRAYA prioritising larger residences, privacy and outlook over apartment yield.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.

Registrations of interest are now open, with further details on the project and construction program to be released as it progresses.
