A development site in Melbourne's South Wharf with plans and a planning permit for a residential project of 940 apartments has hit the market.
The 8,847 sqm site at 89 Lorimer Street within the city fringe precinct of South Wharf will be marketed by Colliers International’s Trent Hobart and Bryson Cameron on behalf of Little Projects’ Paul Little.
“This development site is of an international scale and has recently been granted with ministerial planning permit approval for a high-end dual tower development of 940 apartments, known as South Wharf Towers,” Hobart said. 
“It’s an ideal city fringe residential location just 1 km from the CBD, with view lines that span across vast parkland, the Yarra River, Port Phillip Bay and the Melbourne CBD."
The dual cylindrical towers will be designed by Elenberg Fraser architects.

Paul Little lists dual tower site in Melbourne's South Wharf soon to come to market

Land in Melbourne’s growth corridors will retain its affordability throughout 2016 compared with other capital cities, despite a trend for smaller allotment sizes, according to the latest Australian Property Institute (API)-Herron Todd White Residential Land Subdivisions Update.
Developers could look forward to another strong year in the residential land sales sector, although Australia-wide there will be a need to balance allotment sizes, infrastructure costs, increasing levies and increases in supply in order to maintain development margins, said Paul Wheate, Herron Todd White director, Residential Development Division and API spokesperson.  
“The difficulty developers are now having is to ensure they can produce the allotments and deliver the final product within the time-lines stipulated by ‘sunset’ clauses in the pre-sale contracts,” he added.
“Coming off 2015, many developers experienced a significant increase in the absorption rate for allotments, however some are also now seeking to increase prices in order to slow the rate of sale and maintain better control over their future allotment delivery obligations given demand is currently so strong,” Wheate said.
This scenario, where there is readily available allotment supply, sufficient resources to construct roads, provide the services and deliver the allotments, there is a slowing in the rate of growth in prices and developers are able to maintain development returns, will provide a compelling “win-win” situation in the market, he said.
Land prices would remain high in Sydney through 2016, whilst allotments in Melbourne’s key growth corridors around transport routes and key infrastructure would retain their relative affordability.
“Allotments in Melbourne’s growth corridors are available at around $200,000-$220,000 whereas similar allotments in Sydney will cost around $400,000-$450,000, suggesting that Melbourne remains a great proposition to acquire affordable land for either first homeowners, upgraders or investors.”
However, developers’ margins are coming under increased pressure, bringing into focus several issues like development costs, which he said are becoming a larger hurdle for developers nationwide.
“The difficulty with that is you’re talking about smaller allotments being developed remotely from key amenities along normal growth corridors - developers are being required to do this in order to meet the ongoing contributions they need to make to Councils and to state governments through different infrastructure charges. There is biodiversity levies and development contribution levies that have to be paid so allotments tend to be getting smaller to deliver a more affordable block,” he said.
“In Melbourne the cost involved in delivering a typical allotment is around $100,000, whereas in 2007 this was around $35,000 per block. Development levies and charges are now contributing up to $65,000 per lot to the cost of producing an allotment and new home.
“In Sydney, developers face costs which can range from a total of $60,000 per allotment to $120,000 per allotment, likewise Perth, whilst Brisbane and Gold Coast developers face costs of around $100,000 per allotment.”
Wheate said the clear trend across the country for decreasing allotment sizes, allowing developers to achieve increased allotment yields, offer more product diversity and maintain development margins, would carry through 2016.
“Residential lot sizes are an average of 448 square metres across the growth corridors of metropolitan Melbourne. There’s been an ongoing growth in the number of 300 square metre to 400 square metre allotments, predominantly driven by affordability issues – that is, developers trying to deliver a product that is around a price point of $200,000 per allotment which then allows a house to be erected for circa $150,000, achieving a ‘house and land’ cost in that $350,000 sweet spot.”
“Likewise in Sydney, allotment sizes are decreasing across the market, which now has a general acceptance that blocks will be less than 500 square metres in area.”
Brisbane allotments have also reduced in size, driven primarily by Councils allowing denser levels of development, whilst the Gold Coast has seen average lot sizes reduce from around 600 square metres to 400-450 square metres.
Similarly, allotment sizes in Perth have decreased over the past 10 years, which has assisted in easing local affordability issues, and now the market accepts that smaller allotment sizes are the “new normal”.
A large pipeline of demand spurred by strong net overseas migration and natural population growth, particularly in Victoria, will continue to drive growth in sales after more than 12,000 allotment sales were transacted in the state in 2015 - the market’s best ever annual sales performance.
“There’s usually a lag of some 12-18 months after an increase in population prior to an increase in demand for allotments, and that’s what we’re currently seeing after an influx of people, particularly via net overseas migration, over the last couple of years,” Wheate said.
“We’ll continue to see that steady demand for land through 2016.”

Land market set for win-win year; Melbourne to lead capitals in affordability: API-HTW

With vacancy rates in a number of Australian capital cities remaining an issue, property managers are faced with three main challenges - improving communication, securing new managements and sourcing quality applicants to fill vacant properties, a new survey reveals.
A high proportion of respondents (64 percent) in rental property website Rent.com.au’s December property manager survey said they valued good communication with tenants and owners as a key focus in 2016, desiring to work more effectively and be capable of supporting both in their short-term and long-term objectives.
Other big challenges included implementing new technologies in a busy marketplace, sourcing and securing new managements and having renters attend viewings once a time slot is booked.
Another areas of focus were developing higher quality listings and tenant retention, especially in times of high vacancy rates.
“Our results show that property managers are aiming to strengthen communication with tenants and owners to establish the best possible level of customer service,” rent.com.au founder and CEO Mark Woschnak said. 
Property managers reported they would like further training in writing property listings, vendor paid advertising and responding to appraisals. 
Woschnak said the industry wanted to know how to create better-targeted, more successful online listings to fill vacancies quicker and with good tenants.
“The traditional forms of engagement with clients are rapidly changing and it’s becoming evident that property managers have a desire to improve their online marketing and multimedia application in order to boost their enquiry rates,” he said.
Developing strong tenant retention strategies will also be a major driver in 2016, Woschnak added. 
The survey revealed 82% of property managers considered building their rent roll to be ‘very important.’ Most respondents said they wished to grow their rent roll by 50% in 2016 (28%), while 26% expected it to increase by 11-20%. 
“Retaining good tenants is of paramount importance to the growth of any agency,” Woschnak said.
Key results of the survey:
• Most property management departments’ enquiries come in via email (83.33%), followed by phone (11.11%) and walk-ins (5.56%).
• 55.56% of respondents said they do not currently receive VPA for their rental listings.
• Key ways to secure property managements include an agency’s website (45.45%), walk-ins (27.27%) and Rent.com.au’s product RentQuotes. Other methods include word of mouth, referrals and through Google search.
• The majority of property managers (88.89%) indicated floor plans and videos were not presently a priority inclusion, adding the features to 0.25% of their listings. 11.11% said they added them to 26-50% of their listings.
• 72% of property managers add more than six photos to a listing, while the remaining 28% said they add between 3-5 photos.
• Property managers indicated an increase in the number of renters wanting more for less in today’s market, saying renters try hard to negotiate for better prices and want to dictate terms.

The increase in the ‘small office home office’ (SoHo) worker, fuelled in part by mobile and Wi-Fi technology, has implications for the property market in that more city workers will have the option to live in more affordable lifestyle locations with good access back to the city when required, says John McGrath in a recent Switzer blog.
As technology advances and more businesses introduce flexible working arrangements, the need to go ‘into the office’ is diminishing and that transformation has a bearing on the property market.
Working in SoHo was one of the hottest future trends analysed in the latest annual McGrath Report.
Imagine being able to pay off your home much sooner, spend every afternoon at the beach, take a 10 minute drive to everything, live for less and still earn a big city salary? That’s the lifestyle of a future generation of teleworkers who won’t need to live in expensive cities to earn a living, writes McGrath.
Citing a 2015 report commissioned by nbn™, he says social demographer Bernard Salt described a new Australian dream where work fits around lifestyle. Fast broadband will allow more people to work when and where they like, with workplaces switching focus to what is delivered rather than serving the traditional 9 to 5. 
According to ABS figures, 8.5% of the workforce operates as a sole-person business; and one in 12 employees spend more time working from home than any other location.
The Australian Communications and Media Authority adds that one in two Australians are already considered ‘digital workers’ who use the internet to work away from the office part-time, full-time or outside normal hours.
A typical digital worker is aged 35 to 44, university qualified and lives in a major capital city. They work for medium-sized businesses (20-199 employees) and more than a third telecommute three-plus days per week. But soon enough, more of them will be working remotely on a permanent basis.
As Salt says in the report, “The Australian penchant for lifestyle locations such as seachange and treechange might be enhanced as more people set up businesses or deliver work via the internet from wherever they choose to live.”
Workplaces are increasingly recognising the benefits of digital employees, including the ability to hire the best of the best no matter where they are located; heightened productivity because teleworkers are not subjected to the usual office distractions; and greater staff retention because employees will appreciate this new style of flexibility.
Right now in Sydney, there is a growing trend of senior executives and empty-nesters heading to the Blue Mountains, Southern Highlands and the North Coast where they can work from home part-time, enjoy a better lifestyle and commute to Sydney with ease.
McGrath believes more young families will join the trend, propelled not only by new and flexible employment opportunities but also by rising property values in major cities, which limits them in terms of home size and discretionary spending after paying the mortgage.
With every Australian expected to have access to the NBN by 2020, the population outside capital cities is expected to swell to 10 million from eight million today in 2030, according to the report, called Towards a Super Connected Australia.

Working in SoHo and its impact on the property market: John McGrath

Property developer Sunland Group (ASX ) has acquired the popular 3-star Greenmount Resort in Coolangatta on the Gold Coast's southern beaches for $26 million (plus GST), the company said in a regulatory announcement.
The beachside property adjoining Greenmount Highland was bought as a going concern and the deal is expected to be complete by December this year. It will continue to operate as a resort pending future Council planning approvals, the announcement said.
The resort has 151 rooms and is a stone's throw from the Greenmount and Rainbow Bay beaches. It is also close to Coolangatta's retail and restaurant precincts and is 3.7 km to the Gold Coast airport.
"We see great opportunity on the southern Gold Coast, where the surge in urban renewal and investment is accompanied by a collective understanding that preserving the vibrant village atmosphere of these communities is fundamental to their success," said Sahba Abedian, managing director of Sunland.
“Our vision for this landmark site is to conceive an architectural outcome which complements the existing scale, character and beauty of Coolangatta, while contributing to its ongoing renaissance.”
There has been speculation that a new owner could demolish the old resort and create room to build two or three new buildings, adds the Courier Mail.
Sunland said earlier this year it had spent $40 million in site acquisitions through its first half, while reporting a dip in first-half profit to $3.2 million after taxes.

Sunland Group buys resort in Coolangatta for $26 million

Over the coming months, rental rates could begin to fall on an annual basis due to new supply in the market, going by the latest release of the monthly CoreLogic RP Data Rent Review results for February.
“With construction activity set to peak over the next 24 months, and with many new properties still to settle, there is a real possibility that rental rates will fall over the coming months," said research analyst Cameron Kusher.
“Based on our expectations, landlords have little scope to lift rental rates while for renters, it potentially means more surety in securing accommodation and the potential to upgrade into a higher level of accommodation for a similar cost.”
He said the cause of the current slowdown in rental growth was falling wages, excess rental supply in certain areas and lower rates of population growth and population mobility which was hurting demand for rental accommodation.
Here are the February findings:
 Capital city rental rates continue to record no change over the year
 Weekly rents across the combined capital city measure increased 0.3% in February, however, rents were unchanged over the past 12 months 
 Rental rates have increased over the year in Sydney (+1.5%), Melbourne (+2.2%) and Canberra (+1.6%) and are unchanged in Hobart.
 Rents have fallen over the year in Brisbane (-0.7%), Adelaide (-0.4%), Perth (-8.4%) and Darwin (-13.3%).
 Currently, combined capital city rental rates are $488/week for houses and $467/week for units.
 CoreLogic RP Data analysis shows rents across the combined capitals rose by 0.3% in February 2016. Rental rates increased over the month in all capital cities except for Perth and Darwin.
Results Summary:
 Dwelling rental rates across the combined capital cities have not moved and continue to sit at now $485 per week for the past year; at the same time last year rental rates had increased by 1.7% highlighting that the slowdown in rental conditions has been quite sharp over the year.
 Rental rates in Brisbane, Adelaide, Perth and Darwin are currently experiencing some of their largest annual falls on record.
 All capital cities are experiencing annual rental changes which are well below their decade average levels.

Rental growth rates weakest performance since 1996: CoreLogic RP Data

Property sale numbers fell in Brisbane over the past three months, the latest research from Brisbane Cityscope shows. 
The last three months to the beginning of February recorded 16 sales for a total of nearly $428.3 million, with $394.4 million for commercial, $300,000 for commercial strata, $12.9 million for retail, $1.2 million for retail strata and $17.6 million for other.
In comparison, the three months to the beginning of November had 23 sales for a total of $209.9 million, with $131 million for commercial, $700,000 for commercial strata, $53.7 million for retail, $5.7 million for retail strata and $13.5 million for other.
The 12 months leading up to the beginning of February 2016 recorded 74 sales for a total of over $1.93 billion, significantly higher than the same time period a year earlier.

The three most significant sales recorded this quarter were:
▪ Mineral House, 41 George Street, was sold by QIC Investments No. 3 Pty Ltd and QIC Infrastructure Management No. 2 Pty Ltd for $159 million. The sale represented an initial yield of 8.77% on an advertised passing income of $13.93 million (net). Chesterton International and Colliers International brokered the deal. Mineral House is a 27-storey office building which was built in 1979.
▪ 313 Adelaide Street was bought for $114 million by Gref Brisbane Pty Ltd on behalf of a German fund managed by Deutsche Asset &amp; Wealth Management. The sale, through CBRE and JLL, represented an initial yield of around 7% on a passing income of $7.98 million.
▪ 201 Charlotte Street was bought for more than $81.5 million by Perpetual Corporate Trust Limited on behalf of Fortius Funds Management Pty Limited and BlackRock Investment Management (Australia) Limited. Chesterton International and Evolution Capital brokered the deal.

Brisbane records fewer commercial deals in quarter to Feb, but value up: Cityscope

Brisbane is approaching the peak of the retail market cycle, according to valuation firm Herron Todd White's recent property clock.
The clock is a simple broad brush means to suggest where property markets are as at February 2016 - and what direction prices are moving in, with an accompanying analysis.
Neighbourhood and convenience grade shopping centres were the flavour in Brisbane in calendar year 2015, with a large volume of transactions.
The high levels of demand and active market was seen across all market sectors, and has seen investment yields compress by up to 100 basis points over the course of the year, a significant shift in such a short time period, says the HTW report.
Among the neighbourhood centres, there were a number of transactions involving newly developed supermarket-based centres in growth areas.
Convenience centres are also in strong demand and many such properties in the inner ring suburbs are also now benefiting from expectations that they may offer future redevelopment potential.
Prime grade freestanding retail assets were realising yields in the range of 5% to 6%, whilst non-institutional grade retail properties attracted slightly softer yields of between 6% and 7%. Convenience centres were showing yields of between 6.5% and 8.0%.
Recent evidence indicates that yields are probably nearing the bottom at these ranges, however, there is no indication as yet of any likely upward movement. Certainly, retail assets are generally being tightly held due to the lack of yield in alternate investment classes, says the HTW report.
Second tier assets saw compression of yields, though these remain some 100 to 200 basis points higher than premium grade assets.
Rental growth remains patchy with very little growth evident in current markets. There has however been a gradual decline in vacancies in the higher quality centres. Future rental growth, however, is still likely to only keep pace with inflation at best.
Large format retail properties have been coming back into popularity with a significant compression of yields since the difficult post-GFC days. Vacancies are generally declining, however rent growth remains largely stagnant, it concludes.

Neighbourhood and convenience shopping centre deals flourished in Brisbane in 2015: HTW

Fund manager Impact Investment Group (IIG) has launched what it calls The Dream Factory at its Footscray building acquired from Lonely Planet with the objective of making it a shared workplace for startups and technology-driven companies in Melbourne.
Melbourne-based IIG acquired the property at 90 Maribyrnong Street, currently the global head office of Lonely Planet Publications, in 2015 for $13.5 million. Lonely Planet will vacate the property prior to the end of its lease in October this year.
Set by the Maribyrnong River, the four-storey fully refurbished woolshed with over 7,000 square metres of loft style office accommodation will become home to some of Australia’s most innovative and disruptive businesses, IIG said in a media release.
“We are extremely proud of this particular property and its iconic transformation. We feel it’s a bold representation of our investment mandate to deliver strong commercial returns with tangible social and environmental outcomes,” IIG chief executive Chris Lock said. 
IIG has $360 million in funds under management across property and renewable infrastructure, and is owned by Lock and Small Giants, the private investment firm of Daniel Almagor and Berry Liberman.
Featuring energy-efficient technologies, The Dream Factory will commission Australia’s first Tesla industrial batteries and cover the roof with one of the largest rooftop photovoltaic solar systems in Australia, producing approximately 230 MWh per annum – to be passed on at no cost to the tenants.
There will also be a large 1,000 sqm communal rooftop garden and kitchen area with views over the Melbourne CBD and Port of Melbourne. Other features include a gym and ground floor warehouse café.
The Dream Factory is to be anchored by Inspire9, a community-led co-working business servicing Melbourne’s start-ups, freelancers and creative entrepreneurs. Other tenants that have made commitments to the building include Engineers Without Borders Australia, multiple teachers’ associations including DATTA Vic and School Libraries Association of Victoria.
IIG has appointed Savills and Lemon Baxter to lease the remaining vacant areas of up to 1,600 sqm.
"We are Australia's startup capital and this new investment through The Dream Factory will further strengthen Victoria's reputation as the place to do business,” Victorian minister for Small Business, Innovation and Trade, Philip Dalidakis said.
By January 2017, more than 550 jobs will be relocated into the building, IIG said.
IIG is seeking expressions of interest from tenants for the remaining space available, ranging from 400 sum to 1,600 sqm.

Industrial vacancy rates in Brisbane fell by 1.8 percent over the past quarter, the second consecutive fall, the latest research report by Knight Frank shows.
Despite vacancy remaining above average, the total vacancy is beginning to respond to a lull in backfill space and a reduction in new sub-lease space, according to Knight Frank’s head of Industrial, Australia, Greg Russell.
“Take-up of vacant industrial space was strong over the majority of 2015, following a slow start in the first quarter of the year. Enquiry levels have remained patchy, with solid periods of enquiry followed by quieter times in the market,” said Russell. 
“Demand has continued to arise from transport and 3PL users, as well as those companies related to the building industry.”
According to the Brisbane Industrial Vacancy Research report for February, the level of available space within the Brisbane Industrial market decreased by 11,818 square metres over the past quarter to sit at 640,996 square metres as at January. (The report monitors available space 3,000 square metres + only).
“In tandem with the reduction in total vacancy, the time on the market has reduced slightly across the available space to currently average 15.1 months.”
The level of prime space fell by 8.8 percent over the quarter to 313,511 square metres, with absorption of prime space dominating the quarter. 
In contrast, the secondary space available increased by six per cent to total 327,485 square metres over the final quarter of 2015.
All available industrial space is split relatively evenly between prime (49 percent) and secondary (51 percent), says the report.
Warehouse-style buildings made 81 percent of the total available space, said Russell. “In line with the reduced expenditure in the resource sector, manufacturing and metal fabrication demand has remained subdued. This has impacted demand for vacant space. 
“Manufacturing stock has a current time on the market of 20.2 months, in comparison with warehouse stock, which averages 13.5 months.” 
Three precincts recorded significant falls in vacancy in the final quarter of 2015, added Jennelle Wilson, Knight Frank’s senior director, Research, Queensland. 
“TradeCoast was down 18 percent; the Greater North was down 18.9 perCent; while the South West was down 21.5 percent. Knight Frank recorded a total reduction in available space of 62,978 square metres,” said Wilson.
“The other three precincts balanced out these figures, recording increases with the North up 8.9 percent; South up 18 percent and South East up by 12.8 percent – meaning that the overall reduction in vacancy was only modest.
But despite the total vacancy falling over the past two quarters, the level is still at historically high levels and the market continues to favour tenants.
“Market rents are showing a softening trend with discounting of advertised face rents and incentives firmly in the market,” said Wilson. 
“Increasingly, landlords are accepting that rents on new leases will be lower than the passing rent from existing leases which had fixed reviews.”
“This has extended to making strong offers to sitting tenants, who had been considering relocation, in order to maintain an income stream over the asset and avoid vacancy.”
The forecast new supply for 2016 appears to be in line with that of 2015, with a number of the ‘proposed’ projects to potentially be deferred into 2017, she added.
“Investment market conditions have remained solid for prime assets, with yields sub-seven per cent for modern, long weighted average lease expiry opportunities. Although, yields for assets with exposure to vacancy have appeared to plateau. 
“These high prices achievable for new, long-leased assets has continued to spur both speculative development and low pre-commitmente rents, which will create further backfill space – although not at the pace that was seen in early 2015. 
“While the vacancy appears to be trending down and take-up has remained strong, the market rents remain soft,” concluded Wilson.

Industrial vacancy trends down in Brisbane for second consecutive quarter: Knight Frank

“The apartment floors deliver a collection of homes that embrace controlled outlook via a series of bay windows deliberately framing moments of view,” Rothelowman Director Kim Lowman said.

From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.

The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Kitchens sit within the main living zone, with stone island benches, integrated joinery and European appliances, before the living areas extend towards the glazing and the outlook.

Three genuine bedrooms provide room to accommodate family and guests, while two secure car spaces and storage address some of the practical considerations that can become more noticeable when moving from a larger home. Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.

A limited collection of half-floor penthouses occupies the upper levels, increasing the scale of the living spaces and adding private balconies and elevated finishes. From this position, the outlook extends between the ocean and hinterland.

Outside the private residences, The Eveleigh separates its shared spaces between the podium and rooftop. The podium is centred on wellness, with subtropical landscaping surrounding a swimming pool and pool terrace, yoga garden, private gymnasium, sauna and hot and cold plunge facilities. Landscaped retreats and pavilions provide additional places to sit away from the main recreation areas.

Interest to date has come from established owner-occupiers and interstate lifestyle purchasers, including buyers planning a future move to the Gold Coast. Much of that daily life can also take place beyond the building without requiring a drive. Kurrawa Beach and Pratten Park are an easy walk from Surf Parade, while Pacific Fair, Oracle Boulevard, The Oasis, restaurants, cafés, entertainment and public transport are also within walking distance.

The Eveleigh is Hirsch &amp; Faigen's fourth Gold Coast development since entering the market in 2021, following The Hemingway at Palm Beach, The Emerson at Kirra and Yves at Mermaid Beach. Each of the preceding projects sold out before completion.

“Broadbeach had been on our radar throughout our time operating on the Gold Coast,” the developer said. “Following our projects in Palm Beach, Kirra and Mermaid Beach, Broadbeach represented the natural next step for the business.”

The Surf Parade site brought together proximity to the beach, protected coastal outlooks and walkability to dining, shopping and recreation. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.

The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.

The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Campbelltown has been starved of new residential developments in the last decade.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.
