The 26-place childcare centre with 100 percent occupancy earns a net of $94,000 pa plus GST. 
The portfolio auction of 19 properties generated more than $35 million in sales, according to the Australian Financial Review.
Burgess Rawson director Dean Venturato said the Chatswood childcare centre sale was the clear standout result.
"We've sold over 120 childcare centres over the last two years and it's the first time we've sold one on sub-4 percent yield," he was quoted as telling AFR.
 
Another childcare centre, at <a href="https://www.burgessrawson.com.au/buying/NSW/Northern-Beaches/Freshwater/MedicalorConsulting/2P1163#.Vv2042R946U" target="_blank">10/4-8 Waine Street, Freshwater</a>, sold on a 6.1 percent yield. This one has 80 places with 100 percent vacancy and a waiting list.

Childcare centres ripe for Burgess Rawson's 103 portfolio auction

Investors priced out of the Sydney market are turning to Brisbane developments that offer long-term capital growth and consistently attractive yield, according to a property group based there which has seen inquiries from Sydney climb up in the past year.
Mosaic Property Group is a Brisbane-based boutique property group, with 14 inner-city residential projects currently in development.
During the past 6-12 months, the group’s Sydney and Melbourne sales inquiries have significantly increased.
In addition, there was a fall of 1.6 percent in Sydney’s Residential Property Price Index (RPPI) for the December quarter 2015, according to the ABS.
Mosaic managing director Brook Monahan said while the investor exodus from Sydney to Brisbane was not new, it was gathering further pace.
“Sydney investors can spend $500,000 in Brisbane on a spacious two-bedroom apartment with quality finishes in a new boutique development within 10km of the CBD, or they can spend double that amount on a smaller, older unit in their hometown," said Monahan.
“They can see that with investment into a high quality development in Brisbane, they’re buying into a market that is not only offering good rental yields, but also has strong long-term capital growth potential in the right projects.
“Across Sydney we’ve seen established housing and attached dwellings pricing fall 2.1 percent and 0.8 percent respectfully."
Monahan added that the trend was not just about investors chasing affordability, but also quality.

Sydney's unaffordability driving investors to Brisbane, says local property group Mosaic

Nine more properties in Sydney's Millers Point have been put up for sale through auction by the NSW government to fund its social housing programme.
Last week, the government auctioned off 12 properties for $32.85 million, taking the total to $182.73 million from 70 properties sold to date in Millers Point.
Proceeds from the sale will fund 1,500 new dwellings across the state, with 590 new, fit-for-purpose social housing dwellings funded to date.
Government Property NSW, on behalf of Family and Community Services, announced the move on Monday. The properties will be marketed by McGrath Estate Agents and will be auctioned on May 4.
The properties are: 
9 Lower Fort Street (left) – an eight-bedroom, four-bathroom residence within the Milton Terrace group.
13 Lower Fort Street – a six-bedroom, two bathroom dwelling, also part of Milton Terrace.

47 Lower Fort Street – a five-bedroom, two bathroom property in a row of four Italianate-style terraces, built in the mid-1880s.

54 Kent Street – a three-bedroom, one bathroom residence, originally owned by local shipwright, William Rowe.
60 Kent Street – a three-bedroom, one bathroom residence, originally built for Thomas Hely, son of a local shipwright.

NSW govt to auction off nine more Millers Point properties

Mandurah's top retail centre to get $350 million upgrade

Hope Island Tavern in north Gold Coast region has fetched $10.2 million, with the new owners from Brisbane buying it via a company called Tavgrow.
The 9,982 sqm site, situated on the major access route of Broadwater Avenue, was marketed via an expressions of interest campaign by Darrell Irwin, Stewart Gilchrist and Neil Scanlan of Colliers International.
The freehold investment property attracted more than 100 enquiries and offers because of its secure long-term lease until 2029 with eight five-year options, said Irwin.
In addition to its secure covenant, there is also potential for further development in the future as a significant balance of the site is still available, with the tavern gross floor area being a total of 1,565 sqm, he added.
Hope Island Tavern underwent an upgrade in the past year which includes a public/sports bar, including TAB, a bistro and bar, a gaming room with 40 machines and a walk-in bottle shop.
It was previously owned by Anthony Moreton Group and Pryde Group, who bought it for $6 million in May 2014, after which a 15-year term lease was secured to Coles’ subsidiary, Liquorland.
“The tavern is also part of the Hope Island town centre envisaged by previous owners,” said Irwin.
“A Development Application has been lodged for the town centre’s retail component on the land immediately west of the subject site. It is understood both Woolworths and Aldi have pre-committed to the project that is proposed to include 18,707 sqm of gross floor area and 9,686 sqm of retail.”

Hope Island Tavern in Gold Coast sells for $10.2 million to Brisbane investor

A 64-storey mostly residential mixed-use tower on Melbourne's King Street that ran into trouble with the local council has been finally approved by the Victorian government.
The 431-apartment tower by developer Farinia will come up at 295-309 King Street and comprises two existing sites at the north-western corner of King and Little Lonsdale streets – an area earmarked by the Victorian government for high-density urban renewal, a media release said.
A council spokesman said it remained concerned the tower was "an overdevelopment of the site", had inadequate setbacks and would have a negative impact on nearby Nicholson Place, according to brisbanetimes.com.au. 
The council cautioned that the skyscraper could create a recess used by homeless people sleeping rough.
The 208-metre circular tower, inspired by Brancusi’s ‘Bird in Space’ 1923, will have one, two and three-bedroom types plus nine luxury penthouse apartments.
The original plan for the tower was for a 269-metre, 80 storey tower with 603 apartments, but the developer had to cut back on the number of levels to win approval.
Approval for the tower came under old planning rules in the CBD that have now been superseded by stricter controls, according to the Australian Financial Review.
One level of the project has been dedicated to communal amenities and shared residential activities.
At street level, the development will include both retail and laneway lobbies and cafes will spill out on to the street.  
The tower, with a facade of glass, comprises three sections: the base, an upper, flared section that offers views of Flagstaff Gardens and beyond, and a central transitional section that connects the base to the soaring form above.

A factory warehouse that is a Petersham landmark since its construction circa 1903 is up for auction, with the site conditionally approved for a residential development.
The auction is on April 30 and Duncan Gordon and Michael Harris of Raine &amp; Horne are the listing agents. They have $5 million hopes.

For most investors, location is the top priority for purchasing a property, and Sydney's North Ryde is one such suburb. 
Median house prices in North Ryde increased by 28.12% over the last 12 months, positioning it in the top 10 percent of all Australian suburban markets for the 12 months to December 2015, according to Core Logic RP Data.

Roseville is poised for a wave of new apartment development following the NSW Government's rezoning of land around Roseville Station under its Transport Oriented Development program.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Alex & Willow, Crows Nest penthouse sells off the plan for $6.5 million

Fresh from launching the first stage of its Wollongong precinct, <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place</a>, builder-developer Urban Property Group has unveiled plans for the next phase of the masterplanned community.

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Urban Property Group secured the 11,000 sqm Smith Street site in 2022 and has since progressed plans for the broader Keira Place precinct.

Construction recently commenced on the first stage of Keira Place, which will deliver 150 apartments across two residential buildings, including 27 affordable housing apartments and 18 specialist disability accommodation dwellings, alongside activated ground-floor retail and commercial space.

Urban Co-CEO Patrick Elias said the commencement of construction marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."
