<h2>How does the solar scheme work?</h2>

The ‘first of its kind’ product offering includes a state-of-the-art 5.1 kilowatt solar panel system, 10 kilowatt battery and 5 kilowatt inverter valued at a total of $20,000, to be provided to purchasers of specific townhouses at no extra cost. Residents will be able to track energy generation and consumption via a web-enabled monitoring system. The smart system will also learn user power usage habits and give residents the ability to sell surplus solar generated power back to the grid.

<h2>Why do we need solar energy?</h2>

The Australian Energy Regulator Ausgrid Network found that residential electricity prices have doubled over the last 10 years, which has significantly impacted the cost of living in Australia. By utilising solar energy, Mirvac has found that their residents will be able to save approximately $1,620 per year.

<h2>How is the initiative being delivered?</h2>

The solar initiative comes off the back of CEFA’s (Clean Energy Finance Corporation) $90 million debt commitment to Mirvac.

Solar energy will be implemented within many of Woodlea’s townhomes by next year, which Mirvac’s GM of Sustainability and Reputation, Sarah Clarke <a href="https://www.cefc.com.au/media/files/cefc-and-mirvac-to-help-homebuyers-reduce-energy-costs-at-new-masterplanned-communities/">comments</a> will also help progress the company towards their 2030 environmental target.

Consultancy Green Energy Markets, has seen solar installations across Victoria surge by 90% following the introduction of the state government’s incentive scheme. Major construction firm Multiplex has announced their <a href="/buildings/sapphire-by-the-gardens-63-la-trobe-street-melbourne-vic-3000">Sapphire By The Gardens</a> team has commenced the build of their highly anticipated dual skyscrapers in <a href="/new-apartments/melbourne-vic">Melbourne's CBD</a> – following the site's groundbreaking earlier this year.

The groundwork and preparation required a day-long concrete raft pour which covered an area of 1000 square meters. Sapphire by the Gardens’ monumental three-metre deep raft foundation is located atop an existing railway tunnel and is said to be one of the most significant concrete pours in the city’s history.

Image supplied.</figcaption></figure>The 308 Exhibition Street site will be transformed into a mixed-use precinct, with Malaysian property developer <a href="/developers/s-p-setia">S P Setia</a> set to deliver two high-rise towers designed by <a href="/architects/cox-architecture">Cox Architecture</a> and <a href="/architects/fk-australia">Fender Katsalidis Architects</a>. The 222-metre tower will be dedicated to 300 luxury residential apartments, while the taller 232-metre building will be home to Melbourne’s new Shangri-La hotel. Both towers will be linked at Level 46 by a suspended bridge, which will contain an exclusive Sky Lounge which overlooks Melbourne’s UNESCO world heritage listed Royal Exhibition Building and surrounding Carlton Gardens.

Sapphire By The Gardens and the Shangri-La hotel will be constructed simultaneously, with 95% of apartments already sold and limited units remaining and slated completion of late 2020.

Works commence on Melbourne’s Sapphire By The Gardens

The glass façade of the University of Technology Sydney’s brand-new tower UTS Central is not only aesthetically pleasing but also very practical.

FJMT’s 17-storey structure features a dramatic curved podium comprised of opulent panes of glass – with a triple-height atrium, allowing for fantastic natural light and airflow. To mitigate strong sunlight and heat during summer months, leading industrial design firm TILT was employed to find a sunshade solution for the structure. The final design features operable blinds across the north-facing façade, which are controlled via an optimised algorithm based off sun position throughout the day. This intuitive technology will help to regulate the sun streaming into the central Reading Room, providing greater comfort for staff and students.

The system has been made using both fixed and motorised panels designed to capture the light at different times of the day, and disperse it into the retail atrium and landscaped terraces. Each individual entrance pays homage to the suburb’s rich history, with a monolithic brick facade, steel-framed windows and rustic sawtooth roofline, creating a refined, industrial aesthetic.

It was also great to experience the extent of the ceiling height in-person – 3.9 meters makes an impressive difference and creates a sense of spaciousness, which is often one of the most sought after features in modern apartments and townhomes.

Urban's tour of the Shelley St display suite

On Thursday evening <a href="/">Apartments.com.au</a> was invited to attend the annual Equinox Evolution building material expo&nbsp;at the Royal Exhibition Building in Melbourne. The event was hosted by AIS (<a href="http://www.aisaustralia.com/">Architectural Information Services</a>) and featured over 73 exhibitors, many of whom also toured with the event to&nbsp;Sydney, Melbourne, Brisbane, Adelaide, Perth, Canberra, Cairns, Townsville, Hobart; as well as&nbsp;Auckland and Christchurch in New Zealand.

AIS works to provide transparency in the market for&nbsp;architecture, engineering and design practices to identify new, innovative building materials, while&nbsp;also giving&nbsp;suppliers&nbsp;a platform to showcase their new products to the decision-makers within the construction and property development industries.

<h2>Here are our key takeaways from the evening:</h2>

1. Many construction industry material suppliers have an environmental conscience

One of the most important things we discovered&nbsp;at Equinox 2019, was the sustainability goals held by many of the purveyors. After learning about the various eco-initiatives, we decided to ask 5 stallholders the challenging yet crucial question,

We had a chat to the team at Interim Mouldings who explained that timber has been scientifically proven to have multiple health benefits when used as an interior material. When sourced sustainably, timber is also a highly renewable resource.

2. Composite timber products can be manufactured using recycled plastics

The goal of recycling is to turn waste into a product of newfound use with the lowest possible environmental impact. The Italian Lab is using recycled plastics&nbsp;to produce modern outdoor furniture, including sheltered seating alcoves complete with solar-powered USB charging stations. While repurposing waste can utilise a significant amount of power and water to refine and reproduce new materials, the production plant is powered by 9000 square metres of solar panelling, with 600-kilowatt productiveness. This reduces CO2 emissions by 95 % within the plant.

3. Recycled tyres can be used to add volume to&nbsp;adhesives

It’s great to see the extent of recycled materials that are being incorporated within many of the new products on display at the event. We spoke to the team at Bostik who explained the production method of their latest flooring adhesive Ultraset 3 in 1, has been created with the focus of reducing product wastage (swapping three separate materials for a single adhesive layer) which will reduce time due to the product’s efficient application.

4. Soundproofed units are becoming a popular choice for apartment buildings

While buildings today should be constructed with an excellent sound attenuation due to the accessibility of new technology, the team at Bowen Interiors explained to us that their soundproofed pods are becoming a popular option for residential developments. Each individual pod has been imported from France, and is available in a range of sizes, including seated and standing, as well as pods large enough to accommodate a group meeting. Each unit contains&nbsp;an&nbsp;in-built ventilation system, power outlets, and is available in a range of finishes, including an elegant wooden exterior.

5. Vertical greening is on the rise

“Unlock your fifth façade” is the slogan of vertical garden specialists, Next Level Urban. Their sales pitch is highly enticing to developers, as not only will a rooftop garden mean an additional level is allowed to be constructed (resulting in more residential floorplates and extra height), but the team are dedicated to innovatively transforming disused space into verdant gardens which add value to the property.

As far as trade shows go, Equinox Evolution delivers a platform for suppliers to showcase their latest product innovations to many of the decision-makers of Australia’s development industry. Each exhibit was informative, engaging and company representatives were happy to answer our questions and take on board feedback.

While&nbsp;not every&nbsp;Australian building material supplier&nbsp;is&nbsp;putting building material durability, resident health and environmental sustainability ahead of cost; it is very&nbsp;reassuring to hear that these issues are definitely becoming more pertinent in industry discussion. Next year, it would be great to see the standardised eco-conscious initiatives implemented across all products, with more of an emphasis on cutting edge sustainable technology.

Administrative Fund

An administrative fund covers the day-to-day outgoing costs associated with running a building. This includes majority of the expenses listed above.

Sinking Fund (sometimes known as the capital works fund)

The sinking fund is a body of cash which is accumulated should an unexpected issue arise. This fund acts as a buffer to provide residents with financial security, to avoid any surprise lump-sum invoices.

<h2>What is the Owners Corporation?</h2>

Formally known as the 'body corporate', an owners corporation is a collective of homeowners within a residential development who make the financial and maintenance decisions for the building's common property. 

<h2>A simple guide to effectively make these fees work in your favour:</h2>

1. Bulk buy water and energy to reduce your utility bills

Many new apartments offer residents the option of bulk buying utility services such as electricity and water. This means that an upfront payment will be made at the beginning of the year at a fixed rate, meaning that if there are any cost spikes, residents who have pre-purchased will not be affected. Buying in bulk can also mean discounts can be negotiated with the provider since the client (owners corporation) is such a high-value customer.

As with bulk buying, since there are many home insurance companies in the marketplace, the corporation is able to actively seek the best rate on the market. By joining the owner’s corporation, you are able to advocate for this to be done on a yearly basis. For buyers joining an older apartment development, the first thing you should do is check the insurance premiums and see if you can get a competitive quote elsewhere. 

3. Find an apartment which has the amenities you feel happy to pay for

A lot of buyers are under the impression that amenities are “free perks” which come with an apartment. Each amenity provided within your apartment building comes at a premium. Once you change your perception of the cost of amenities and find an apartment which offers your favourite amenities and none of the ones you’ll never use, you’re more likely to feel confident that your payments are going towards the things that make you happy.

The cost of gym memberships, movie tickets and spa experiences certainly add up, so by having these amenities included within your apartment building can save you transport time and cost, as well as often significantly reducing your outgoing payments*.

*Depending on your body corporate rates.

5. Speak up at the owner’s corporation meetings

Owners corporations can have a lot of flexibility to get creative when it comes to the financial and social aspects of an apartment building, so long as all residents are in agreeance. You could pitch some cost-saving suggestions which will actively reduce your body corporate bill such as:

<li>Sharing a cleaning, gardener and security services with nearby buildings</li>
	<li>Use energy saver bulbs in communal areas</li>
	<li>Swap for sensor lights in hallways</li>

Any house will require regular maintenance as well as repairs that could set you back thousands of dollars. Investing in a communal ‘sinking fund’ will help to prepare you for funding unexpected remedial work that needs to be done on the building.

7. Prepare yourself for fee inflation

Luxury amenities come at a price, and over the years your body corporate fees are likely to increase with inflation. Double, or even triple your body corporate fees, and if you feel confident that you can cover that rate, then you’ll be well prepared for any increases in future. It's important to note that if you're buying into an older building, sufficient maintenance might not have been completed – which could result in a spike in your annual fees. Similarly, some new apartments will entice buyers with low body corporate rates, only to realise that they need to up the annual levy for long term maintenance sustainability. If you're prepared for this, however, you can enjoy the rates at their lowest, and be comfortable spending a bit more if they increase.

Robert Goodliffe: We aspire to create vibrant communities, so we seek out projects and collaborators who share that goal. Several years ago our Urban Design Partner Dean Landy wrote a book called Creating Vibrant Communities to share our approach with the industry, and that’s found its way onto the coffee tables of most planning departments around Australia. It’s part personal journey, part research project that allowed him to interview 35 thought leaders in the space, and part playbook setting out step-by-step what it takes to design and activate healthy, walkable, connected communities. Dean’s been invited to speak about this methodology all over Australia and internationally, so that’s certainly helped spread the word.

Sharing our methods through Dean’s book ties into our philosophy as a BCorp, which is a growing international network of businesses balancing purpose and profit to be a force for good. BCorps are certified regularly and are legally obliged to consider the impact of decisions not just on staff and customers but on communities and the environment. Open-source IP is one way we’re trying to accelerate change in the design and construction industry. We can’t move forward fast enough as individuals, we need the whole industry. And that’s a challenge because winning work is a selection process so we’re set up to compete with one another. Most architects keep their IP close to their chest. But look at doctors – they hold conferences, publish research and learn from each other. Architects and developers and builders need to do much more of that if we’re serious about tackling the climate emergency.

Urban.com.au: Do you feel as though architects have enough of a say over how our cities are designed?

Robert Goodliffe: I think architects are really trying, but cities are slow-moving and we’re one influence among many. A lot of inner-city architects are inner-city focused. Since Dean’s book, we’ve designed some very progressive new town centres in outer suburbs and regions and found real support for work that’s sustainable socially, environmentally and financially. That creates impact over time.

What’s ‘enough’ of a say is hard to define. Design thinking is now increasingly valued, and architects have a voice through the Office of the Victorian Government Architect. But if a design doesn’t add value it doesn’t resonate. Architects and urban designers need to have practical solutions to make a real impact. Otherwise, you’re relying on benevolence. Much better to provide practical, commercial solutions because then you’ve got the weight of the market behind you. If you have a success you can build on that.

Urban.com.au: What motivates you to accept a project – is it the location? Scope of the design task? Developer’s reputation?

Robert Goodliffe: As a practice, in general, it’s our search for impact and shared commitment. Our BCorp ethos guides us towards projects where we feel we can make a difference. People are asking for more walkable, social, less disconnected cities. Developers see the commercial sense in delivering that.

Toby Lauchlan: With Penny Lane specifically we saw an opportunity to partner with Giancorp to help revitalise the Mt Alexander Road-end of the Puckle Street retail precinct and connect the somewhat disconnected residential area behind it. This location has amazing amenity – shops, restaurants, trams, trains, employment – you name it. It scores 99% on the <a href="http://walkscore.com/" target="_blank">Walkscore.com</a> walkability scale. Penny Lane will enhance this. It’ll transform the site into a Palace Cinema complex designed by Buchan and provide a retail arcade between Puckle and Young Streets. It will integrate into the retail precinct via an active ground plane and into the residential area behind with two new vertical communities with interiors by Arkee. These are built around a shared courtyard and other communal spaces like a lounge, gym and large roof terrace with fire pits and a range of spaces. The whole development is integrated into the surrounding streets by a network of laneways. The intent is to raise the bar in terms of materiality and connectedness.

Urban.com.au: One of ClarkeHopkinsClarke’s latest developments Penny Lane has been designed with robust materials to ‘increase longevity’ and ‘minimise building maintenance’. What is an example of these robust materials and how will they stand the test of time?

Toby Lauchlan: Penny Lane is designed with longevity in front of mind. Robust, long-lasting materials including concrete will ensure the 10-storey building ages well and are low-maintenance and inexpensive to maintain over its entire lifespan. While concrete comes with high embodied energy it can also help reduce a building’s carbon footprint by making add-on elements like cladding unnecessary. It’s important to weigh the pros and cons of each project. Penny Lane prioritises ESD (<a href="http://www.environment.gov.au/about-us/esd">Ecologically Sustainable Development</a>) and achieves a 7.2-star NatHERS rating, so in this context, it works well. Extensive glazing maximises natural light and reduces the need for artificial light. Apartment interiors by Arkee use high-quality, natural materials including timber joinery, stone finishes and wool carpet.

Toby Lauchlan: Penny Lane’s passive solar design features make it low maintenance and low impact. High-performance glazing in all 114 apartments reduces excessive summer heat gain and winter heat loss. Most west-, north- and east-facing sliding doors are shaded by balconies to reduce summer heat gain. The north-facing façade of the retail building will be retained and bricks from other buildings on the site will be reused. It will use sustainably sourced timber, <a href="/guides/how-to-choose-the-right-flooring-for-your-off-the-plan-apartment">low-VOC materials</a>, paints and sealants, renewable energy (including PVs on the roof), energy-efficient lighting, water-efficient landscaping and rainwater harvesting for irrigation and toilet flushing.

Urban.com.au: How would you like to see Penny Lane look in 10 years from now? 

Toby Lauchlan: We hope it’ll be a much-loved part of Puckle Street and a driver for better connections between retail precincts and residential development in the area.

Urban.com.au: What do you think residents will love most about living at Penny Lane?

Toby Lauchlan: We think people will love the walkability of the location and the laneways connecting residents to the vibrancy of Puckle Street and the new cinema complex.

Toby Lauchlan: We gravitate towards durable, natural, low maintenance materials that contribute to high energy performance and timeless design. But our material selection varies project to project because we also take cues from local context - materials, colours and forms we find in the surrounding environment and built form.

Urban.com.au: How can buyers ascertain whether the development they're interested in has been constructed using high-quality materials?

Toby Lauchlan: The best way is to understand a development in detail. <a href="/guides">Research the architect and builder</a> (if a builder has been appointed). Look at their websites and visit some of their projects. Visit the development’s display suite and take a close look at marketing collateral, plans, models and visualisations for a good indication of internal and external materials proposed. Clarify what’s actually being specified, especially brands of appliances, tapware and materials, and touch and feel samples to make sure the quality you’re looking for is there. Do your homework and that’ll build your confidence in evaluating what’s on offer.

Urban.com.au: Given your experience in architecture, property development and construction, how do you believe all three fields can work cohesively to produce structurally sound, well-integrated precincts of the future?

Toby Lauchlan: I’ve worked in all three fields. Things work best when you all understand one another and prioritise quality. That means a developer focussed on providing a high-quality outcome for the end-user, a builder focused on high-quality construction, and a designer focussed on longevity – a design that stands the test of time and spaces that connect, work well together and have a look and feel that won’t date.

The City of Sydney has brokered a $60 million green energy deal with Flow Power – which is said to be the biggest standalone renewables deal made by any Australian council.

The new initiative will aim to meet the city’s electricity needs using only wind and solar to power all city-owned properties by mid-2020. These properties include pools, libraries, playing fields, depots, council buildings, and even the Sydney Town Hall.

Sydney Lord Mayor, Clover Moore also explained that this initiative provides a great opportunity to strive towards the <a href="/news/a-greener-future-green-building-council-australia-discuss-climate-change">Paris climate change agreement</a>.

The budget will also allow $5 million to see the creation of a community solar farm project come to life, which will be developed by Repower Shoalhaven. The project will aim to provide local employment, and the ability to generate enough energy to power around 1,000 NSW homes. Anticipated completion of the project has been slated for 2020.

NSW government is also <a href="https://au.finance.yahoo.com/news/nsw-free-solar-panels-save-300-234117410">planning</a> to have 7,800 solar panels installed on buildings across the city by mid-2021.

<h2>A SUSTAINABLE PAST</h2>

Ever since 2006, Sydney has been leading the way in terms of sustainability, starting with a 26% electricity usage decrease, and preceding to become certified carbon neutral by 2011. Over the years the NSW government has facilitated a stream of energy efficiency investments and initiatives to come to fruition. 

These investments include:

<ul>
<li>Replacing 6,500 streetlights with LED bulbs, saving $800,000 and reducing 2,400 tonnes of carbon emission annually</li>
	<li>1,600 solar panels have been installed at Alexandra Canal Depot and have the state’s first utility-installed Tesla batteries. Each battery can store &lt;500 kilowatt-hours of electricity, which is equivalent to the daily needs of 50 city homes or 50,000 mobile phone batteries</li>
	<li>The City of Sydney has partnered with Ausgrid to upgrade the 9,500 Ausgrid-owned street lights to LED, saving 3,500 tonnes of carbon and $1 million in annual maintenance and energy costs</li>
	<li>Solar panels have been installed on over 30 office buildings, pools, libraries and community centres</li>
	<li>40 buildings have been upgraded within the City’s building portfolio to be more energy-efficient, saving 6500 tonnes of carbon emissions and $2.3 million per year</li>
	<li>Energy-efficient technology installed at several swimming pools, saving nearly 1,000 tonnes of emissions per year</li>
</ul>
<h2>FREE SOLAR PANELS FOR NSW HOMEOWNERS</h2>

Another secondary green initiative will also see a series of solar panels distributed to 3,000 low socioeconomic households across the state. NSW government has recently launched an <a href="https://energysaver.nsw.gov.au/households/solar-and-battery-power/solar-low-income-households">online eligibility checker</a> for interested homeowners to find out if they qualify for the trial.

The <a href="https://energysaver.nsw.gov.au/households/solar-and-battery-power/solar-low-income-households">criteria</a> list requires entrants to be currently receiving the Low Income Household Rebate, a valid Pensioner Concession Card or Department of Veteran’s Affairs Gold Card, no pre-existing solar PV system, own your own home (which is not in a retirement village or strata building) and agree not to get the Low Income Household Rebate for ten years.

Applicants must also live in:

Sydney says goodbye to coal electricity powering city-owned buildings with $60 million green energy deal

There’s no denying that there are numerous reputable and trusted construction firms across Australia. However, Consumer Affairs Victoria has readdressed the issue of <a href="https://www.consumer.vic.gov.au/faketradies">‘fake tradies’</a> (also known as travelling conmen) after more homeowners have been burnt by the negative impacts of unscrupulous trade deals and undelivered work.

Consumer Affairs Victoria's public announcement sought to raise the awareness of home-owners as summer approaches, as this is the peak season for fake tradies to begin door knocking and handing out fliers for their services. Dodging a bad deal is also more difficult than it seems, with over $3 million lost by victims of trades conmen in Victoria alone. What is even more concerning as that the financial loss had increased by 200% over the course of only one year, between 2017 and 2018.

Margaret Connell was one of the hundreds of home-owners affected, losing more than $10,000 to a scam. Margaret engaged the services of individuals whom she believed to be reputable to install new gutters at her Melbourne home. The company told Margaret that they would only complete the work for cash, and charged Margaret an exorbitant fee for a job that was done in only three days and of “extremely poor quality”.

<h2>Who do fake tradies target?</h2>

Anyone and everyone – even more sophisticated advertisements should be thoroughly analysed prior to engaging the company for building work. Consumer Affairs Victoria has found that those most prone to being targeted by fake tradies are homeowners and small businesses.  

<h2>What kind of services do they offer?</h2>

Any remedial maintenance work, from smaller tasks like painting and landscaping to large-scale projects such as driveway resurfacing and roof repairs.

<h2>What are the warning signs of a fake tradie?</h2>

They will often offer a cheap rate which can only be redeemed today (which is often a cash deal) and will provide no receipt or contract.

<h2>Consumer Affairs Victoria’s guide to avoiding fake tradies</h2>

Consumer Affairs Victoria wants to protect homeowners from the perils of scams – which cause financial and emotional distress. The government agency has shared a guide to undertaking thorough due diligence before employing trades workers with the hope to provide more insight into spotting dodgy tradespeople.

Here is their advice:

<li>Use established tradespeople who provide written quotes</li>
	<li>Independently find the business’ contact details if someone claims to be working for a company</li>
	<li>Be cautious of individuals seeking upfront payment for works</li>
	<li>Do not sign any agreement that doesn’t seem legitimate</li>
	<li>Report any interactions with suspected fake tradies to Consumer Affairs Victoria</li>
</ul>
<h2>Aspects to consider if you’re buying or currently live in an off-the-plan apartment</h2>

Consumer Affairs Victoria alerts home-owners to be wary of construction cowboys this summer

Longstanding Gold Coast and Canberra developer <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a> is continuing to roll on with its Glitter Strip apartment pipeline, seeking to return to Mermaid Beach with a new 68-apartment development.

Morris, founded by Barry Morris in 1978 and one of the Gold Coast’s most prolific apartment developers over the past two decades, has filed plans for a 12-storey mixed-use building at <a href="https://www.apartments.com.au/new-apartments/36-seabeach-avenue-mermaid-beach-qld-4218">34-36 Seabeach Avenue</a>, on the prized eastern side of the Gold Coast Highway.

The 1,227 sqm site occupies a prominent corner position at Seabeach Avenue and the Gold Coast Highway, opposite the Mermaid Plaza retail and office precinct and around 140 metres walking distance from the future Mermaid Beach South light rail station.

<a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser &amp; Partners</a> has designed the project, which will comprise 68 apartments across a mix of 48 two-bedroom and 20 three-bedroom residences.

The building will rise 12 storeys, reaching a maximum height of 36 metres, with the apartments accounting for a total of 156 bedrooms. The development application also seeks approval for short-term accommodation across the 68 apartments, while two office tenancies are proposed at ground level.

The plans show 108 car spaces across the development, with parking accommodated at ground level and within a three-level basement accessed from Seabeach Avenue.

Resident amenity will be concentrated on level two, where Fraser &amp; Partners has designed a recreation deck with a swimming pool, 90 sqm pool terrace, outdoor barbecue area and gym.

The broader communal offering will also incorporate landscaped spaces, with the planning documents noting the amenity has been designed to provide areas for recreation, social interaction and outdoor living.

The proposal would continue the transformation of the Gold Coast Highway corridor through Mermaid Beach ahead of the arrival of the light rail.

The site is zoned Neighbourhood Centre and sits within the Mermaid Beach/Broadbeach Light Rail Corridor neighbourhood plan. While the prescribed building height is 24 metres, the site is identified within an Urban Neighbourhood context providing for a 50 per cent height uplift to 36 metres.

Planning documents describe the stretch of the Gold Coast Highway between Broadbeach and Nobby Beach as increasingly characterised by medium and high-rise development, with the proposed Morris tower joining projects including Ventura, The Alfred, Oceans and Otto.

The development would mark Morris Property Group's latest investment in Mermaid Beach, where it has already delivered two apartment projects.

Otto, at 1 Bondi Avenue on the western side of the Gold Coast Highway, comprises 70 apartments across nine storeys. The project was completed in 2019 and includes a residents' gym, recreation deck and swimming pool.

Morris also developed Oceans at 46 Ocean Street, a nine-storey, 70-apartment build-to-rent development completed in 2019. Oceans was the group's first build-to-rent project and incorporates commercial space at ground level.

The two existing Morris projects sit further north along the same Gold Coast Highway corridor as the proposed Seabeach Avenue development. Fraser &amp; Partners' planning analysis specifically identifies both Otto and Oceans among the established built-form precedents surrounding the site.

Mermaid Beach represents only part of Morris' considerable Gold Coast footprint.

The family-owned developer has been particularly active in neighbouring Broadbeach, delivering projects including Sierra Grand, Eclipse, Synergy, Qube, Koko, Opus and Malo, while its current pipeline includes Maison and the two-tower Crest development.

Further south, Morris has also developed a string of projects in Burleigh Heads, including Element, Boardwalk and Sandbar, while Essentia expanded its footprint north into Surfers Paradise.

The Seabeach Avenue application has been lodged by PMM Broadbeach Pty Ltd and seeks a development permit for a Material Change of Use for multiple dwellings, short-term accommodation and office uses. Zone Planning Group prepared the planning application, with Fraser &amp; Partners commissioned as architect.

The project comes as the developer continues to expand its Gold Coast pipeline while retaining a significant presence in Canberra. Morris now has more than $2.5 billion of development in its national pipeline and has delivered more than 7,000 homes during its near five-decade history

The upcoming launch comes just weeks after Fortis secured approval for the $80 million development, its third eastern suburbs approval in two months. Construction is already underway, with completion targeted for 2028.

55 William adds to a growing concentration of Fortis projects in and around Double Bay, a market the developer has become increasingly active in over recent years.

Fortis previously completed the nine-residence Marmont on New South Head Road, while it is currently developing a mixed-use residential and retail project at 12 Cross Street. Its wider Double Bay footprint also extends into commercial and retail development.

The developer's broader Sydney residential pipeline is particularly concentrated across the eastern suburbs, with projects spanning Doub​le Bay, Ro​se Bay, Wo​ollahra, Dar​ling Point, Poi​nt Piper and Eli​zabeth Bay.

At 55 William, Fortis has again turned to MHN Design Union, the architecture practice behind several of its eastern suburbs projects, while London-based 1508 London has been appointed to handle the interiors and Wyer &amp; Co the landscaping.

The six-level building will comprise a combination of two and three-bedroom apartments, including a garden residence, full-floor apartments, a sub-penthouse and penthouse. Each residence will have secure basement parking and private outdoor space.

A rooftop terrace for all residents, along with select apartments, enjoys views across Double Bay Harbour and toward the Sydney skyline.

Ceiling heights will reach up to three metres&nbsp;in select residences, while the kitchens will feature natural stone and integrated Gaggenau appliances.

The boutique nature of the project reflects the type of stock Fortis has increasingly targeted across Sydney's eastern suburbs, where larger apartments and smaller buildings are being pitched primarily toward local owner-occupiers and downsizers.

Fortis Group General Manager Ed Eve said the developer continues to see demand from buyers wanting to remain in the eastern suburbs but move into newer, lower-maintenance housing.

“We're seeing continued demand from local owner-occupiers and downsizers looking for high-quality homes that allow them to remain in the eastern suburbs, close to the lifestyle and community they know,” Eve said.

55 William is also one of the early projects to respond directly to the NSW Government's Low and Mid-Rise Housing reforms. Fortis had previously secured approval for just two townhouses on the 599 sqm site before revising the scheme to eight apartments following the planning changes.

Situated one street back from Double Bay's water's edge, the project enjoys an enviable harbourside setting within walking distance of Double Bay Village and the ferry wharf.

Fortis has increasingly made the eastern suburbs a major focus of its Sydney pipeline. Beyond Double Bay, it recently completed the 14-residence Piper in Point Piper and has projects underway or planned across Rose Bay, Woollahra and Darling Point.

The developer recently secured approval for Verano in Rose Bay, a six-level development comprising 21 two, three and four-bedroom apartments, also designed by MHNDU.

Fortis continues eastern suburbs push with 55 William launch

UAE-based developer Arada has unveiled plans for a $2 billion twin-tower apartment development in Broadbeach, marking its first move into Queensland as it continues its rapid expansion across Australia.

Arada will develop 952 apartments across two towers on a prominent site opposite the Gold Coast Convention and Exhibition Centre, with the project targeted for completion ahead of the Brisbane 2032 Olympic and Paralympic Games.

The project represents Arada's largest commitment to the Australian market since arriving in the country in 2024 and significantly expands a local pipeline that has now grown to eight projects and more than 5,000 homes.

It will also be the first major Queensland project delivered by Roberts Co since the tier-one contractor was acquired by Arada Group in 2025.

Plus Studio has designed the Broadbeach development, which will comprise one, two and three-bedroom apartments across two towers connected by a landscaped podium.

A significant resident amenity offering will include lagoon and lap pools, a gym, sauna and steam room, alongside a mist room, infrared room and salt scrub facilities. Communal terraces, private dining areas, a library, residents' lounge and work-from-home spaces are also planned. Around 1,200 sqm of retail and hospitality space will occupy the ground floor.

The site puts Arada in one of the Gold Coast's most active apartment markets, directly opposite the convention centre and within walking distance of Pacific Fair, The Star Gold Coast and Broadbeach's dining and retail precinct.

It also has immediate access to the Gold Coast light rail network and sits just a few blocks from the beach.

Arada Group Chief Executive Ahmed Alkhoshaibi said Broadbeach represented an opportunity for the developer to expand beyond its initial NSW pipeline.

“Broadbeach is a world-class address that gives us the canvas to create a community of exceptional design and lifestyle quality that genuinely enriches the daily lives of the people who call it home,” Alkhoshaibi said.

“This is our first development outside New South Wales, and it reflects our growing ambition to grow in key urban markets around the country.”

Alkhoshaibi said bringing Roberts Co into the project would give Arada greater control over the development and construction process.

“Delivering this project through Roberts Co, our own tier-one construction business, means we can bring the quality, pace and accountability that our buyers expect.”

The move into Broadbeach comes as Arada accelerates its Australian expansion following its entry into the market two years ago. The developer has assembled a pipeline of eight projects comprising more than 5,000 homes, while the acquisition of Roberts Co last year gave the group its own Australian construction capability.

Globally, Arada has a development portfolio valued at $50 billion comprising more than 55,000 homes across the UAE, United Kingdom and Australia.

The Gold Coast is emerging as the next major market for the developer, with strong population growth and infrastructure spending ahead of the 2032 Games continuing to underpin significant apartment development across the coastal strip.

Arada plots $2 billion Broadbeach towers in major Queensland move

Sydney’s downsizer market is changing, with a growing cohort of buyers prioritising the right home over simply finding a smaller one.

Coronation Property Head of Sales Cam Porter says the traditional idea of downsizing does not necessarily reflect what many buyers are now looking for, particularly those moving from established family homes across Sydney.

Instead, he says they are increasingly becoming “right-sizers”, seeking lower-maintenance homes without sacrificing the space, amenity or quality they have become accustomed to.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Porter says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

It is a subtle but important distinction in a market where apartment developers are increasingly targeting established owner-occupiers.

For many of these buyers, moving from a house to an apartment is not driven by a desire to dramatically reduce their living space. Instead, the appeal is in removing some of the maintenance associated with a larger home while retaining generous living areas, storage and enough flexibility to accommodate family and friends.

Coronation’s sales team is seeing buyers place particular importance on natural light, practical storage and additional rooms that can be used as guest bedrooms, home offices or secondary living spaces.

Kitchens and dining areas are also playing an increasingly important role, particularly for buyers who regularly entertain or have children and grandchildren visit.

“These buyers still want their home to feel generous,” Porter says.

“They may want less maintenance, but they are not looking for less life.”

The challenge for the broader housing market is providing enough of the right stock to encourage that move.

While much of the discussion around Sydney’s housing shortage has centred on the number of homes being delivered, Porter says the diversity of those homes is equally important.

Older homeowners can remain in large family houses for longer when they cannot find an appropriate alternative in the neighbourhoods where they have built their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Porter says.

“People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”

It also has implications beyond the downsizer market. Providing suitable apartments for smaller households can free up established houses for families who need the additional bedrooms and land, creating greater movement through the housing market.

<h2>Lillian targets the next stage of apartment buyer</h2>

It is a buyer Coronation is targeting at <a href="https://www.apartments.com.au/new-apartments/lillian-erskineville-9-metters-street-erskineville-nsw-2043">Lillian</a>, its new collection of apartments, terraces and penthouses at Erskineville Village.

Designed by Silvester Fuller, Lillian has been shaped around larger living spaces, natural light and flexible floorplans, alongside landscaped areas, wellness amenity and communal spaces for residents.

The development will form part of Coronation’s broader Erskineville Village precinct, which will combine new homes with green space, retail, hospitality and new pedestrian connections.

McPherson Park will sit at the centre of the precinct, creating a significant new green space alongside the project’s retail and hospitality offering.

For Porter, the opportunity is to give buyers another housing option without forcing them to leave the part of Sydney they already know.

“People should be able to change the type of home they live in without having to change their entire life,” he says.

“For many buyers, Lillian offers the opportunity to remain connected to the Inner West and the city, while gaining access to a more convenient, walkable and considered way of living.”
