Such abundant growth has universities considering expanding and further developing their campus to accommodate demand. 

<a href="/">Apartments.com.au</a> has compiled a list of the top three Australian universities with the most future-focused building designs. 

<h2>$564m Victorian Heart Hospital at Monash University </h2>

Monash University has proposed to build a $564 million Victorian Heart Hospital on their Clayton campus adjacent to the Australian Synchrotron.

The new Victorian Heart Hospital will also incorporate clinical cardiology services and research facilities to raise the profile of cardiovascular discovery, treatment and training.

Designed by Conrad Gargett and John Wardle Architects, the proposed development aims to reduce its carbon footprint, with the building being constructed using 90% of locally sourced materials. 

Inspired by the tree-lined university, the architectural design of the new building emphasizes the surrounding external native landscape of the campus, through light-filled interiors, internal gardens and energy-efficient heating and cooling systems.

Once completed, the hospital will have the capacity to provide 2,150 cardiac surgeries per year, 108,000 consultations and outpatient appointments; and 13,500 cardiac laboratory procedures. The development will also include:

First large-scale timber building at Murdoch University 

Murdoch University in Perth has proposed to build the first large-scale timber building in Western Australia. 

Designed by Lyons Architecture in collaboration with Officer Woods, The Fulcrum Agency, Silver Thomas Hanley and Aspect Studios, the $105 million academia building will be constructed using locally sourced timber. 

The proposed building design follows a creative warehouse model which includes partitions for a flexible internal form, and, "will serve as an important entrance statement and further activate this key arrival point to the university campus", according to the <a href="https://www.melvillecity.com.au/CityOfMelville/media/melville-talks/documents/Murdoch-University-Development-Application-Planning-report.pdf">planning report</a> advertised by Melville Council.

The proposed design aims to develop a building identity that enhances the campus's low rise and landscaped environment. 

The four-story building will provide 15,000 square metres of learning space, informal study areas and academic workspaces to facilitate the university's anticipated increase student load.

Murdoch University also announced a design competition for its new environmental education centre in early January 2020.

The centre will be built in memory of Harry Butler, the Australian environmental consultant and lecturer of biology and natural science, and will also receive $25 million in federal funding.

Entries into the competition are open to multidisciplinary teams that are led by an Australian architect. However, they must contain at least one architect registered in Western Australia.

The winning design will be announced by mid-2020.

Three Australian universities with the most future-focused building designs

The City of Onkaparinga has officially given property developer Greaton the green light to commence construction on their new 10-building luxury resort in McLaren Vale, 38 kilometres south of Adelaide. The development is a partnership between Greaton and sustainable wine purveyors Wirra Wirra, with plans to build a 33-key resort, situated amongst the Wirra Wirra vineyards.

Recent data from the South Australian Tourism Commission found that there were only 3% of overnight visitors to the Fleurieu Peninsula between 2018 to 2019, many of which were intrastate visitors. Greaton decided to embark on this ambitious project to drive an uplift in international tourism within the Fleurieu Peninsula region.

And I was saying to everyone how I feel old because everyone looks like under the age of 25 or at least under the age of 30. So that blew me away, I am very proud of you guys, well done. 

Mike Bird: Thanks so much, it means a lot for us, as a startup company to have the Mayor come and spend time with us and have a chat to us about, what are you thinking and how does that impact the people that both live in Stonnington and also the property developers looking at investing in the area.

Mike Bird: So tell me, what makes an LGA [Local Government Area] a great place to live?

Councillor Steve Stefanopoulos: Well for me it's about community, it’s all about, you know, how can you engage the community and build a great environment for them to live and work and play in. So it’s not just about peoples homes but it’s about peoples places where they can experience the environment around them interact with their friends, family, invite guests over and it’s also about business development, so we’re keen to ensure that people have the capacity to open businesses in the city of Stonnington, develop businesses, smart setups, whatever, it might be we’re here to help in those people too. 

Mike Bird: So with that in mind, what kind of role does the council have to play in there? 

Councillor Steve Stefanopoulos: So in terms of the City Of Stonnington, we’re delighted to partner with any property developer who’s out there, who can meet in the requirement of our municipalities. So at the moment, we’re looking for a great urban design, we’re looking for great apartment developments to be built in Stonnington, we’re also keen to see some hotel and especially some office development. And we’re seeing it come on board especially in the Chapel Street precinct but also in Toorak village as well. We’re seeing some great development there happening too. 

Mike Bird: Yeah, I think what we see in terms of with our audience data and also the feedback we get on projects, is that people find it quite tough to tell the difference between a developer that has been developing property for a long time and with a really experienced kind of team, and perhaps someones that’s less experienced. Do you guys find that as a challenge in council and how do you guys tackle that?  

Councillor Steve Stefanopoulos: Yeah, it’s interesting because we do have some new developers coming in trying to do new things, but we also have those been in the system and in the planning stage for a very long time. For us, it’s about managing community expectation and developers expectation, so there are planning regulations and rules that everyone needs to abide by and those who are coming in you may not understand that and we have constituency or residents or those who live in Stonnington who expect a high level of respect and they want to be consulted all the time. So for us that it’s about ensuring that communication channel is there constantly if there are issues they need to approach us, approach council, let us know what they are, we will try and resolve them. 

Mike Bird: Yeah, I think one of the key things is the whole thing that’s about transparency as you see it I think when developments are coming into a new area, there are so many different stakeholders whether it is the people that are the neighbours of the development the council you've got the developers themselves and then also the people that are considering moving in and I think what's really important is that everyone has an opportunity to have their voice heard because often there are going to be people that disagree with certain developments but they're also those people that really are excited to move into a new place so we think that it's you know, as I know the council does think it's really important that everyone has an opportunity to speak and have their voices heard and then proceed with what's best for the broader community.  

Councillor Steve Stefanopoulos: And that's definitely true but it's also important to ensure that when you do have a development becomes on board that they look about their neighbours to ensure that they are consulted that everyone is consulted throughout the entire process not just before and during but whilst the construction is occurring, listen to their neighbours to think you know how can we help you know them manage this construction process so they're not inconvenienced either at all or as little as possible. And what we do see is that when we do get development happening and they are respectful of their neighbours we do see an uplift in businesses because of course, you've got these men and women who are working on-site you need to go and eat and relax for a little while and then actually use the businesses in the precinct so for us that's a good thing. 

Mike Bird: Yeah, I thought just before we started rolling the camera we're talking about what you've been up to today and I thought it was just so interesting that you mentioned you were working within like a and a big kind of group sitting with a large audience but you're also calling one person who had some small thing outside their house. I thought it was just so cool. Would you mind sharing?

Councillor Steve Stefanopoulos: Yeah, the job varies so from day to day so one stage I could be you know with a large group of people taking a tour of the Malvern Town Hall to listen to a resident who's complaining about their bins not being collected or a portal-loo being set up in front of their home by a Water Authority or meeting someone who's coming from overseas who's going to a show of Chapel off Chapel venues. So it can vary from small community groups to major events that we are hosting what participating within Melbourne as well so it's great fun. 

Mike Bird: It's super cool. What projects are you working on what's the council doing to bring the high quality of living to the Stonnington residents?

Councillor Steve Stefanopoulos: So for us in the city of Stonnington, we're trying to ensure that we get some good quality development so we've just completed Prahran Square which is our largest ever Civic project it's about 65 - 60 million dollars which is great. We've just done or almost about to complete the new King Street Walk which is just opposite Prahran Town Hall on Chapel Street, redeveloped a street and closed it off to traffic and just pedestrianised that, that's almost completed.

Mike Bird: Cool.

Councillor Steve Stefanopoulos: We're about to open our brand new South Yarra maternal-child health centre so that's about a half a million dollar project in South Yarra. We're going to commence some new gravel Street works probably in the new year so in 2021 to the complete those works in gravel strip that we commenced about two years ago, where we narrowed the road why and the footpaths pedestrianised up a lot we also did the Grattan Gardens, we're looking at doing some more open space even around South Yarra, Prahan, we've done some works in Windsor at the moment spent about 3 or 4 million dollars in redeveloping some open space. We've acquired some new land in and around South Yarra and Prahan for additional open space. We're demolishing some existing council buildings that have gone to the end of their life especially in front of Chapel Off Chapel and the Princess Gardens to create some more open space. We're looking at a master plan for Prahan pool at the moment. Princes Close Children's Center [correction: Princes Close Childcare Centre], we're about to also do some works there and of course. Another major project at the moment is the Prahran Town Hall, so we've moved all our stuff out of the Prahran Town Hall centralizing them at Malvern which is great. We have the library there and customer service, we're about to close the entire town hall and spend over 30 million dollars on redeveloping restoring and creating a brand new community centre there and a new library so. 

Mike Bird: There's a lot!

Councillor Steve Stefanopoulos: There's a lot happening in Stonnington City we're doing ourselves.  

Mike Bird: That's amazing and so with all that in mind, there must be quite a bit of pressure coming through. What sort of pressures do you face? 

Councillor Steve Stefanopoulos: Well, this is all, in response to population growth so we're seeing about 4-5 thousand people who are going to be moving into mainly the western end of the City Of Stonningtonm that's around the chapel Street precinct over the next couple of years. So population growth is going to increase in and the demand for services are there, so hence why we're building more open space a new maternal-child health centre more children services, the Chapel Off Chapel Arts Precinct, the Prahran pool needs redevelopment the public realm so those streetscapes along Chapel Street, Gravel strip, Commercial Road, Toorak Road, they all need an upgrade and we're spending money on there because we're seeing a large increase in population and we're seeing some new businesses coming in so the new developments that are occurring with some more office spaces, also a cue to the demand but also the interest in more office development the precinct. 

Mike Bird: Very cool and so you know what the one that the private investment in the area because obviously, it sounds like the council's pretty busy and doing a lot how are you seeing the private investment landscape kind of playing out? 

Councillor Steve Stefanopoulos: What's great is that we're seeing up to now a billion dollars that's a billion dollars being spent in this present and I challenge any mayor across this across Melbourne across Australia to see outside a capital city of course if they can find me an area that a billion dollars is being spent and that's both government and private sectors. So I’ve said all the stuff that we're doing but in the private sector, we're seeing some new hotels going up in Toorak Road as we speak now. We have a 25,000 square metre office building at about 30 stories going up in Chapel Street, we have a proposed Hotel in South Yarra, we have some more office space going in the jam factory which we hope will start construction this year. So we have a huge amount of that commercial aspect going into the Chapel Street precinct we also have still some residential coming in as well so in Windsor we have a large about I think there are about 500 new apartments going into the precinct as we speak throughout Windsor, Prahran, and South Yarra. So it's not just in the South Yarra end, it is going through the entire precinct so it's a lot of construction that's happening.

Mike Bird: Yeah, so even Capital Grand and South Yarra, you know that's one of the kinds of largest developments in the country right now and certainly an amazing addition for South Yarra. 

Councillor Steve Stefanopoulos: Well Capital Grant is our tallest building outside the CBD and it's on the corner of Toorak Road in Chapel Street it has the largest David Jones food store that's just opened outside of the CBD which is fantastic and that's a great popular place at the moment of those residents. We're seeing some new cafes and restaurants, there'll be a gym that will open up in the next couple of months, so it is a great development lots of residents have moved in. It's almost complete at the top yeah so when those residents have moved into the lower levels and the retail is developing at the moment 

Mike Bird: And with all this, what's your message for people thinking of moving to Stonnington? Sound like there's plenty to like.

Councillor Steve Stefanopoulos: I say where else would you want to live but in the city of Stonnington, we have the great place we're close to the CBD lots of cafes, retail, bars, clubs are close to sporting precincts you can walk to the CBD lots of parks and open space and we have a great activity centre where. We're offering great initiative for new businesses to also open up in the Chapel Street precinct we have a new business concierge service where if you want to open a new business in the Chapel Street precinct or anywhere across the city of Stonnington and you want some assistance with that we can provide you with one-on-one connection with one of our staff from Stonnington and they will walk you through the process to open up your business from footpath training, to signage, to planning approval applications, to liquor licensing. whatever it might be we've got a service and staff there who will walk you through that process so if you want a new business and you want to open it up Chapel Street is where to go and at the moment we're seeing an upswing vacancy rates of now plateaued and so we're now seeing some new businesses opening up in Chapel Street and I would if I was to try and open up a business, I would come to Chapel Street right now.

An offset account is a savings or transaction account linked to a home loan account. The balance of the account is “offset” daily against the home loan balance, and therefore you are only charged interest on the difference between the total loan balance and the amount offset.

The money held within an offset account is not regarded as taxable income, as the account does not generate interest, which is beneficial for people who deposit large sums of money into the account.

Depositing money into the offset account with extra income from other sources of income such as bonuses and profits from investment can also help lower your interest repayments, as well as contribute to paying off your mortgage sooner.

Personal Loan: A personal loan sits between a home loan and a credit card loan, and provides a faster and easier process than taking out a mortgage. Unlike a credit card loan, to access the personal loan, you are also required to sign a formal contract. 

Credit Card Rate: A credit card's interest rate is the price you pay for borrowing money. The interest rates, known as the annual percentage rate (APR) are stated as a yearly rate. With a credit card, paying interest on purchases can be avoided if the balance is paid in full each month by the due date. 

Hire Purchase: Hire purchase is an arrangement for buying expensive consumer goods, in which the buyer provides an initial down payment and pays the balance plus interest in instalments. Hire purchase agreements state that the ownership of the merchandise is not officially transferred to the buyer until all the payments have been made.

<h2>5. Split your loan </h2>

You may choose to split your loan in half, with a portion fixed, and the rest variable. 

A <a href="/guides/how-to-choose-the-right-home-loan">fixed-rate home loan</a> ensures your loan repayments are charged at the same interest rate for the length of your loan period. If the loan is not repaid by the end of the period and you choose not to enter another fixed-term contract, the rate is reverted to a variable interest rate. 

A <a href="/guides/how-to-choose-the-right-home-loan">variable interest rate</a> is a loan where the interest rate charged on the outstanding balance fluctuates as market interest rates change. 

To successfully split your loan in half you can contribute through fortnightly payments, a method which gives homeowners a sense of security as fixed payments will remain constant while variable payments will see interest rates rise and fall.

Small lenders have been found to sometimes compete more persistently for your business and provide more personalised service. These companies may also offer home loan options such as longer loan terms, lower ongoing fees and lower interest rates. 

<h2>8. Switch lenders </h2>

Finding a home loan at a lower rate can help you save money. However, always make sure to do your research before switching lenders or loans types. Always make sure to understand the rates and features of the loan, and don't be afraid to tell lenders the exact portion of your income you're prepared to allocate to mortgage repayments. 

<h2>9. Find a package deal </h2>

<a href="https://www.canstar.com.au/home-loans/packaged-home-loans/what-is-a-package/">Package deals</a> or package home loans combine home loans and financial products, which can provide fee waivers for a transaction or offset accounts. Some lenders may also charge costly cancellation penalties for those who opt-out after utilising the honeymoon rates. Don’t be afraid to discontinue business with a lender who is no longer giving you the best service available.

The average home loan is between 25 to 30 years, which is why it is quite common for people to move house whilst still paying off a loan. If you decide to move houses, a portable loan on your existing house that carries to your new property, can save you the inconvenience of refinancing. <h2>14. Pay off the principal</h2>

How to secure a mortgage-free lifestyle sooner

ME Bank's latest quarterly report found that Australia's rising house prices are not deterring first home buyers, and instead buyer sentiment has flipped 180º. The surge of first home purchases is accelerating the increase in property values due to competition in the market. 

The report, conducted at the beginning of January, found that more than half (51%) first home buyer respondents are planning to buy property within the next 12 months. This confidence in the market is even despite 92% of all respondents agreeing that housing affordability is a big issue in Australia.

Urban's data further reinforces ME Bank's findings, with 45% of first home buyers making the most property enquiries over the December/January period, compared to next home buyers (39%) and investors (16%).

In November, <a href="/news/new-urban-data-shows-next-home-buyer-property-enquiries-overtake-first-home-buyer-interest">Urban reported</a> that Next Home Buyers were the most proactive in their property search; however, this sentiment has appeared to have shifted within the space of two months.

<h2>The innate fear of "missing out"</h2>

"The recent property price recovery has likely nudged first-home buyers to get in while they can – as though it's now or never – and has created a sense of FOMO," Bartolo says.

"<a href="/guides/how-australia-s-interest-rate-cuts-could-impact-first-home-buyers">Low-interest rates</a> and commentary in the market for the support of first-home buyers may have also contributed to an increase in home-buying intentions."

In November last year, there were even a number of first home buyers who <a href="/news/first-home-buyers-camp-overnight-to-secure-affordable-property-in-geelong">camped overnight to secure property</a> at Victoria's Halcyon Armstrong Creek, 84 kilometres from Melbourne's CBD.

<h2>Purchase with diligence (rather than haste) to be rewarded</h2>

Increased first home buyer competition is not an unexpected market change. We observed the same trend occur in both <a href="/news/new-urban-data-shows-next-home-buyer-property-enquiries-overtake-first-home-buyer-interest">2019</a> and <a href="https://www.corelogic.com.au/news/share-purchases-first-home-buyers-has-lifted">2018</a>, which goes to show the ebbs and flows of the tumultuous property market. This could involve creating more flexibility and customisation within each floorplan, projects with a more sophisticated integration within the community, more practical amenities (worksheds, vegetable gardens, co-working spaces etc.) or even '<a href="/expert-insights/buying/rent-with-an-option-to-buy-the-housing-model-helping-first-home-buyers-into-the-property-market">rent with the option to buy</a>' developments.

Sydney bayside living: Discover Botany's latest townhouse development

Brisbane is showing signs of some remarkable plans for the future, with a long list of&nbsp;skyscraper projects on the cards. In late 2019, the city welcomed the highly anticipated <a href="/buildings/brisbane-skytower-222-margaret-street-brisbane">Brisbane Skytower</a>, which topped out at an impressive 274 metres. However, the tower&rsquo;s height is unlikely to be surpassed any time soon, due to a few contending projects falling through or facing planning roadblocks. The reason for the lack of competition when it comes to height is due to the Brisbane Airport radar shadowing restriction, which limits towers to 274 metres &ndash; posing a challenge for developers&nbsp;wishing to exceed this height.

Despite the restriction, Brisbane is showing an upward trajectory of skyscraper development, with eight exciting&nbsp;new projects in the pipeline for the next few years.

The tower set to be delivered at 30 Albert Street by international developer World Class Land has encountered an obstacle, after discovering that the development could interfere with the Cross River Rail underground tunnel beneath the project site. 30 Albert Street has already undergone a significant design change in 2016, replacing the original green glass facade with blue and gold glass. While the original residential tower concept is no longer going ahead, there is still a chance for the new owners to utilise old plans or pursue a project of similar size. The initial Queen&#39;s Tower was architecturally designed by Woods Bagot, with two curved glass panels juxtaposed with slender flat planes, creating a changeable fa&ccedil;ade when viewed from different angles across the city. The striking 76-storey building will deliver 891 luxury residences, 100 serviced apartments and 2,500 square metres of dedicated retail and commercial space. Queen&#39;s Tower occupies an island site surrounded by Queen, Adelaide and Macrossan Streets.

The initial design by renowned architect Rothelowman was proposed in 2015 and featured a spectacular curved form to offer expansive viewpoints of the city below. The first five floors of the tower feature a large void which maximises the Buildings that Breathe concept, while ground-floor planting will aim to revitalise the streetscape. We have not heard any updates about whether this project will be commencing yet.

A collaborative project between Architectus and WOHA has led to an exciting new design for the 443 Queen Street site. The development is one of Australia&rsquo;s first buildings set to achieve a Generosity Index of 80 and Green Plot ratio of 197%. It embraces sub-tropical living with a carefully curated selection of native plants, cascading vertical gardens and mature trees, give this skyscraper a distinct point of difference. In <a href="/buildings/443-queen-street-brisbane-443-queen-street-brisbane">August&nbsp;last year</a>, we reported that the podium and first five floors were already&nbsp;under construction, so it&#39;ll be interesting to watch this development take shape throughout 2020.

A 60-storey residential tower with a striking black and gold fa&ccedil;ade has been planned for 500 George Street. Architect Cottee Parker has delicately integrated the existing heritage King George Chambers buildings with the modern new skyscraper. The building will feature 144 serviced apartments, student accommodation and 248 apartments. As far as we&#39;re aware, there has been no progress made on this development due to an issue surrounding easement access for construction. However, keep an eye on Urban for future updates.

Brisbane City Council approved the proposed 81-storey residential tower in 2017, however, was purchased by Charter Hall with no plans to commence construction on the approved plans as of yet. The tower would have&nbsp;become Brisbane&rsquo;s tallest residential tower to date and showcase the work of Blight Rayner Architecture with its dazzling cylindrical form and protruding balconies. No.1 Brisbane has been specifically designed to activate the adjoining laneway &ndash; Burnett Lane &ndash; which is a central feature of Brisbane City Council&rsquo;s Vibrant Laneways revitalisation scheme.

In October 2018, the development application for Brisbane Square Tower 2 was withdrawn due to planning constraints, a year after submission. Set to become the second tower for Brisbane Square, the $450 million project would have featured&nbsp;43,824 square metres of commercial space and be the fourth largest commercial tower in Brisbane, standing at 36-stories high. Designed by Blight Rayner Architecture, The tower was designed by Blight Rayner Architecture and&nbsp;appeared to be suspended off the ground, with elongated structural pillars at street level, making way for an accessible civic square. Brisbane Square Tower 2 was&nbsp;also on track&nbsp;towards achieving a 6 Star Green Star Rating, with a range of environmental initiatives incorporated into the design.&nbsp;

In 2017, Melbourne-based architects Joseph Toscano and Dino Pezzutti acquired the prominent Collingwood site at 93 Wellington Street, with a goal of catering to market demand for spacious 3-bedroom homes. Collingwood is set to welcome a boutique collection of 9 full-floor luxury residences

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

First look: Focus Group Investments taps Victoria’s Great Design Fast Track for Fitzroy apartments

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
