A planning permit for a four-storey apartment building containing 11 dwellings and five townhouses over a basement on Glen Waverley’s record braking prime site has been approved.

The corner block site at 17 Marriott Parade, Glen Waverley caused turmoil back in April 2015 when it sold for $4.71 million. The adjoining site, 15 Marriott Parade was sold for $2.4 million and together, these sites combined have smashed residential sales records in Monash, selling over the $7 million mark.

The site is in a prime location on a combined area of 2169 sqm corner block opposite the Ibis hotel and Monash City Council.

The 11 apartments and the 5 townhouses designed by Architeria Architects are all spacious with generous size living/dining and balconies. 10 of the apartments are 4-bedroom apartments with 2-3 bathrooms in each and one a 3-bedroom apartment.

Generous walk-In wardrobes and bathrooms with his and hers and some apartments separating the rest of the bedrooms by allowing for large living spaces in between.

Spacious butlers’ pantries in the kitchens and open living areas for families to enjoy modern-day living. Considerable terraces and balconies offer a low maintenance lifestyle and that desired indoor/outdoor living for residents accessing their private terraces through sliding doors.

The modern contemporary architecture is prominent with its curved features and shapes. Mel Gawi, Principal Architect of Architeria Architects describes this building as a good response to the times we live in.

15-17 Marriott Parade: Glen Waverley gets the green light and it’s all about the space

Situated in the heart of Brisbane's Cannon Hill, is the latest boutique townhome development by Azure, <a href="/buildings/cornelia-edition-35-smith-place-cannon-hill">Cornelia Edition</a>. 

Drawing design cues from the work of American lifestyle photographer, Slim Aarons, Cornelia Edition boasts the same level of glamour depicted in the photographer's Palm Springs collection.  

We caught up with Trent Keirnan, Director of Azure, to learn more about the inspiration behind the development and what makes these properties unique.

Trent Keirnan: We are most proud of the communal pool and entertainment facility in the centre core of the community. The purity achieved with the modernist designed pavilion, aptly equipped with a feature palm tree growing through the centre and multiple recreational zones from lounge, dining to sun beds ensure that the terrace owners have a large private recreational space to enjoy the benefits of the south east Queensland climate.

TK: The new Golf course is to be a once in a generation opportunity. As the first course to be built this close to the CBD of Brisbane in 70 years and with Cornelia having a direct interface to one of the holes the natural amenity in the communities surrounds from, parks to connected bikeways and with the convenience of good public transport Cornelia ticks all the boxes.

TK: The Cornelia design borrows from the purity of true modernist design and the way it has been previously adapted to golf course / resort style living. From the spindle palms as a nod to Palm Springs to the repetition of form adorned using the simple palette of white render, stone and timber whilst all nestled amongst the soft lush landscape, Cornelia is deliberately intended to juxtapose its self from the neighbouring houses.

Queens Wharf is in the CBD of Brisbane, the development will feature iconic contemporary architecture created by Cottee Parker, alongside beautifully restored heritage buildings and provide locals and tourists with more than 12 football fields of public space to enjoy. Forming 10% of the CBD footprint, it will strengthen Brisbane’s reputation as an international tourism, leisure and entertainment destination.

It will create new riverfront spaces, fine and casual dining options to suit every taste and budget, exciting nightlife and entertainment, local and international retail brands, world-class 4.5, 5- &amp; 6-star hotels, and private residences.

As a family business who have been operating since 1969, the development also holds some sentimental value, with the Pellicano family launching their very first project not far from the brand new Alke residences.

Pellicano Managing Director, Nando Pellicano, explains that interest in the development has remained strong throughout the year, and even more so now that the development is complete.

There’s nothing quite like beginning the search for a new home to invoke almost all the emotions that we have - anxiety, excitement, frustration, fear and sheer joy!

For the typical home buyer, the home buying process can take anywhere from six to eighteen months; from research to making a decision and finally settlement. With the range of emotions that your buyer goes through, they will value and appreciate a sales agent who will ease the way throughout their buying journey.

If you can be this guide for them, you not only have one happy customer, you’ll have ongoing referrals and a successful sales process that can extend to the rest of your team. Sounds like more work? It’s actually less work. It’s about working smarter, not harder simply by having the right data. When you have visibility about who’s on your website, what they’re looking at, and when they’re looking at it, you’ll provide a better experience to your customer, right from the start.

<h2>90% of research about a property is done online</h2>

People will do 90% of their research online before they pick up the phone or send an email to connect with an agent. That equates to many hours online, researching suburbs, new estates, developer history and credentials, house and land options, and more.

A typical home buyer will go through four stages when buying a home:

1. Developing awareness 
2. Researching options 
3. Making a decision

And it doesn’t stop there. Even when a prospect becomes a customer, they still need care and attention to get them comfortably through the fourth phase:

4. A smooth settlement

Your job as an agent doesn’t stop until the very end. Understanding your potential customer’s buying journey gives you a competitive edge, and puts you in a better position to look after them at each stage through to the final sale.

<h2>Developing awareness</h2>

At this very early stage of the buying journey, people have made a decision to start looking for a home. If they’re looking for a house and land package, they’re probably asking questions like:

- Where do we want to live? 
- Which suburbs are close to work and school for the family? 
- Is this a good time to buy a property?

They’ve come across your website online during their initial research, or your development while driving by, but unlikely to reach out and connect with you. At this point, they’re still thinking about where they want to live.

<h2>Researching options</h2>

Once they’ve answered the questions above, they want more specific information.

- Will the suburb grow in value? 
- What’s the value of property in the area? 
- What are the people like living here? 
- What schools, shops and transport options are there? 
- How close will we be to family, friends and work?

They may register with your website to find out about upcoming property. They may call you to ask more questions. When they do connect with you, remember they’ve done most of their research already and you’ll be the most helpful by being able to offer specific properties to suit their needs. They don’t want to be taken through the whole “research” process again.

<h2>Making a decision</h2>

At this point, the potential buyer wants to make a decision. They’ve probably received pre-approval for finance, so they know how much they can spend. They’ve chosen the suburbs they like and shortlisted the developments they prefer.

At this stage, they’re asking questions like:

- Am I paying market value for this property? 
- How much do I offer for this home/package? 
- Who am I competing with? 
- Does this development have titled lots? 
- How easy will settlement be with this developer? 
- What else is happening in the area I need to be aware of? 
- How long until settlement?

By this time, you’ll have gathered plenty of data about your prospect and what they want in a home. You’re in a position to offer a final selection of homes/packages that matches what they’ve been looking for. You know this because you’ve got sophisticated analytic tools on your website which give you up to the minute business intelligence about your buyer’s journey.

<h2>Finalising settlement</h2>

The time between finalising the transaction and settlement is just as important as any other part of the transaction, as any seasoned real estate agent would know. It’s an opportunity to cement the relationship and guide the process to a smooth settlement, whether that’s three months or one year down the track.

Alongside Neometro we share a commitment to design excellence and positively contributing to Melbourne’s urban landscape.

With architecture and interior design by Fieldwork and DesignOffice respectively, Wilson Ave Brunswick responds to its local context in its architectural form and interior experience. It explores the subtle elegance of traditional utilitarian materials chosen for their ability to age with grace.

The design narrative was driven by a process of distillation and deduction to create a distinct dialogue with the traditional bluestone foundations and cobblestone laneways visible throughout the neighbourhood, an enduring backdrop for living. Drawing inspiration from the local area, it was important to create a building that resonated with Brunswick and serve as a benchmark for contemporary architecture in the area.

1. To create truly liveable homes - Wilson Ave features two of Australia’s best design talents Fieldwork Architecture who have designed the building and DesignOffice designing the interiors.

2. The apartments at One Wilson Ave have been created with superior floorplans that meet the needs of residents that require homes designed for flexible living. Floorplans allow the flexibility to create home offices, children’s playrooms, yoga spaces or an extension of the living zone.

3. Paying homage to Neometro's history and Milieu's development approach, while referencing the area's brutalist post-war buildings, the façade is defined by a bold and singular material: concrete. Its use ensures that the building will age gracefully and develop a unique character as the years go by.

4. Storage considerations save valuable kitchen workspace and ample built in laundry and linen storage in every apartment ensures optimised floorplans and provides residents the chance to hide any unwanted appliances.

5. Sustainability - We believe sustainability is about longevity and strategic design rather than tokenistic gestures. This means favouring durable materials that wear in (not out); integrating renewable energy; and devising spaces that can respond passively to changes in weather. Measures have been put in place now to ensure clients can buy once and buy well, maintaining a high level of sustainability for many years to come.

Buyers are always looking for intelligently designed, fully resolved homes that have been painstakingly designed to ensure every aspect is considered. We’ve already had great interest from first home buyers who have been drawn to our one and two-bedroom apartments, many of which are eligible for the HomeBuilder grant and also downsizers who appreciate the design for flexible living and can turn spare rooms into offices, libraries or yoga studios should they wish.

The sense of permanence that Wilson Ave immediately instils from the outset is definitely a highlight for me. These apartments are designed with longevity in mind. The enduring materials used, combined with thoughtful design decisions, mean that these apartments will wear in, not wear out. Occupants can rest assured that their home will age gracefully, and require minimal intervention and replacements across the years, which will reduce both wastage and costs in the long-term.

I recently had the privilege of catching up with award-winning architect Rob Mills, who shared some insight into the origin of the Hampden by RMA design.

Rob Mills: We’re residential architecture specialists; we’ve been designing high-end and award-winning private residences for 30 years now. The same inspiration for those residences has informed our approach to the design of Hampden by RMA – that is, we design for great living. The project demonstrates all the hallmarks of Rob Mills Architecture and Interiors; intelligent design, healthy materials, crafted textures, enduring value, rich character and an intrinsic connection to land and location – in this case a coveted pocket of Armadale, just a short stroll by the village life of High Street.

We’ve drawn upon our knowledge of single residences and apartment projects to create a building that is technologically advanced, sustainable and healthy to live in, for generations.

RM:

1. The arched windows

There are many examples of arches in Armadale where they have been used to create verandas, window openings, shopfronts and so on. I think there's something that really resonates when you see an arch. It's quite a soft design element. It's inviting, it's very familiar. I was also influenced by the Fendi headquarters in Rome, which is a contemporary commercial building made entirely of arches.

We've purposely chosen to construct the building with bricks. It's a traditional material and it's durable. Bricks also have fantastic thermal qualities, and they have a lovely texture and colour.

3. The space

I believe today space is a great luxury. We chose to make each residence with three bedrooms, spacious living areas and large kitchens with butler pantries. Here you have all of the key elements that you'd find in a traditional family home. A place where you and your family and friends can gather and enjoy long Sunday lunches, with kids running around. A lot of apartments today don’t give you that sense of openness or room to move – something that’s more important today than ever before.

4. The light

At this point in our career, we are striving to design interiors that are really full of sunlight, warmth, and happiness. We purposely chose a soft palette where the sunlight can be one with the interior. And together they combine and create a lovely, warm glow.

We want to design spaces that fill you with joy.

5. The window reveals

The depth of the window reveals is very reminiscent of a more traditional building. We've chosen a depth of the arches to shelter the windows from the rain and the sun, without needing awnings, blinds and so on. So the building ends up pared back to its absolute minimum of just brick and glass. There's a real purity to this; your eye doesn't wander from one thing to another.

RM: The opportunity to work directly with an architect who is also delivering the project is rare. At Hampden by RMA, we’re taking the time to talk with purchasers and discover how they live, and what style of home they prefer, and so on. That way we can not only ensure the designs truly meet their needs and tastes, we can also work with them to hand-pick furniture and artworks if required.

It’s the same process which go through when we create the interiors in single residences; it’s part of RMA’s holistic offering which includes styling as well as architecture and interior design. It’s a real luxury, and it makes a real difference to the finished home and the quality of life.

RM: It would probably be the sense of ‘belonging’. Melbourne’s residential character is defined by its landscape and its wide tree-lined streets. Hampden by RMA is built within one of these leafy environments. Being larger than its neighbours, we softened its scale with vertical greenery, space for large trees to grow, as well as lush gardens at the ground level.

As an architect I always strive to make a contribution to our landscape, and to design a building that is new, fresh and unexpected – and yet which belongs. The way in which this building has been embraced by the community, and prospective residents, tells me we have achieved this.

RM: As proud as I am on the architecture, I believe it’s the method we are delivering this building which is unique. Rather than the standard ‘design and construct’ model which allows substitution and the architect becoming an employee of the builder, Hampden by RMA employs a traditional procurement method, which allows us to manage all aspects of the project in-house, end-to-end. That means we can truly cradle the integrity of the design and deliver upon our promises to the purchaser, from first sketch to final handover.

Melbourne townhome of the week: Hampden by RMA, Armadale

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

"The transaction further reinforces Rainbow Bay's reputation as one of Australia's premier coastal lifestyle destinations, where limited supply and growing demand continue to support strong market performance."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Paul Gedoun is selling his third project, <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, after recently completing, and selling out, <a href="https://www.apartments.com.au/buildings/esprit-217-227-boundary-street-coolangatta-qld-4225">Esprit</a>. He has plans for a <a href="https://www.apartments.com.au/news/qld/first-look-s-s-projects-proposes-88-apartment-wellness-tower-at-coolangattas-boundary-street">fourth building</a>, 88 apartments on <a href="https://www.apartments.com.au/new-apartments/209-213-boundary-street-coolangatta-qld-4225">Boundary Street</a>.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

"Projects such as Park Residences and KOYO demonstrate that when the product is exceptional and the location is irreplaceable, buyers are prepared to act quickly."

Abadeen CEO Joe Tack said quality continued to differentiate projects in the current market.

"Today's buyers are incredibly discerning," Tack said.

"They are seeking larger floorplans, premium finishes, walkability, lifestyle amenity and confidence in the developer delivering the project. Well-designed boutique developments continue to outperform because they offer something genuinely difficult to replace.

"The enquiry we are seeing across our completed and recently completed Lower North Shore portfolio is very encouraging, and we expect this momentum to continue into spring."

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. A 1,000 square metre civic park on ground level features a curated mix of food, beverage and retail.

The plans have been refined over the past year to rebalance the residential and hotel offering, and reconfigure the retail footprint to create a stronger, more dynamic dining experience.

A three-level flagship building on the prominent corner of Pitt and Liverpool Streets will be the gateway to the Castlereagh Place lifestyle precinct. Set to become a Sydney icon, the building is capable of housing multiple hospitality venues.

“Castlereagh Place is designed to be the City's next great urban oasis - an energetic mixed-use precinct that pulses with life, day and night,"&nbsp;said Joseph Kinsella, Group Director of Billbergia.

"It will bring the vibrancy of places like Barangaroo and Darling Quarter into a more accessible, central destination at the very heart of Sydney."

Kinsella said the project will build on&nbsp;Sydney’s growing laneway culture with the City’s largest network of new activated lanes - an expanded, next-generation take on precincts like Angel Place, Palings Lane and Ash Street in Wynyard.

Castlereagh Place has been designed by architects <a href="https://www.apartments.com.au/architects/fjc-studio">fjcstudio</a> in collaboration with Trias Studio, Aileen Sage and Polly Harbison Design, joint winners of an international design competition in 2018.&nbsp;

Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

It marks the largest undertaking to date for the Billbergia and Metrics Credit Partners partnership. Together they are developing other underutilised Sydney sites into mixed-use precincts, including the $2.2 billion Concord Central and the $1.3 billion Chatswood Grand Residences.

Metrics Managing Partner and Group CEO Andrew Lockhart said Castlereagh Place is a landmark project that will redefine Sydney’s skyline.

"As the tallest residential high-rise development, the revitalised site will offer panoramic views across the CBD and surrounds. We are excited to partner with Billbergia to reinvigorate an underutilised site and create a sophisticated and contemporary mixed-use offering situated in the heart of Sydney.”

Total apartments within the towers have increased to 607 dwellings, with a focus on larger floorplans. Aligned to growing market demand, Castlereagh Place now comprises 299 three-plus-bedroom apartments, 198 two-bedroom units and 110 one-bedroom configurations.

Resident amenities will include an exclusive residents club containing a gym, rooftop pool, dining rooms, co-working spaces, library, golf simulator, games room, cinema room, and access to an exclusive concierge service. There will be around 500 basement car spaces below the towers.

The development will also include a state-of-the-art wellness centre, set to feature a bathhouse with magnesium pools, hot/cold plunge pools and premium amenities.

According to fjcstudio, the towers will feature distinctive yet elegant architectural design reflecting Sydney’s geometry and urban character, with a network of through-site links and intimate public spaces activating the streetscape.

"Castlereagh Place is a city-making project of significant scale and ambition," said Richard Francis-Jones, Design Director at fjcstudio.

"It will create a rich urban complex of public open spaces, landscaped gardens, and vibrant laneways. Defining these new public spaces and the important streetscape of Castlereagh Street is a sequence of fine-grained, diverse retail and hotel architecture designed in collaboration with Aileen Sage, Polly Harbison Design and Trias.

“Rising above the tree-lined, human-scale streetscape are two slender residential towers that will transform the city skyline and look towards the Harbour, Hyde Park, and the Royal Botanic Garden.”

Demolition and early construction works have commenced onsite at Castlereagh Place.
