Queensland regional areas are slowly recovering from a property market slump driven by the resources downturn.
New vacancy rate data from the REIQ reveals the regional centres throughout the state are moving slowly towards a recovery. 
REIQ chief executive office Antonia Mercorella said in towns where employment rates are stronger and opportunities are greater the rental market is recovering more quickly.
“The State Government has announced a range of regional infrastructure projects in its recent budget and these will doubtless impact on the vacancy rates in the coming quarters,” she said. 
Figures from REIQ show Mackay has had a third consecutive drop in vacancy rate, down 0.3 percentage points from March to 9.1%, with rental listings spending on average four weeks on the market with approximately two applicants per listing.
The vacancy rate in Townsville fell 0.6 percentage points to 5.3% at the end of June.
Bundaberg had the highest vacancy rate in 21 quarters, with the end of June figure up 0.5 percentage points to 4.6%
Rockhampton's rental market is in oversupply, with its vacancy rate at 6% at the end of June.
Toowomba's vacancy rate was marginally down 0.1 percentage points to 3.1%.

Regional Queensland vacancy rates patchy: REIQ

ASIC has provided two information packs designed to better the advice given by advisers on investing in self-managed superannuation funds.
The downloadable documents stress ASIC's view that an SMSF with a starting balance of $200,000 or below is unlikely to be client-centric and more likely be investigated by ASIC.
ASIC Deputy Chairman Peter Kell said it is important that consumers receive good quality advice that will assist them in making informed decisions about their retirement savings.
'ASIC wants to ensure that only those investors for whom an SMSF is suitable are advised to establish an SMSF and that our expectations around the standards of advice are clear.
'SMSFs are a key priority for ASIC and we will continue to target inappropriate advice about SMSFs in our surveillance work,' Mr Kell said.

ASIC offers to help SMSF investment advisers

Even the RBA is worried about it. In a key speech, delivered this week, RBA Governor, Glenn Stevens, noted that 'perhaps trend output growth is lower than the 3% or 3.25% we have assumed for many years'. 
Our own estimates suggest it could be closer to 2.50-2.75%. In particular, productivity growth has slowed as the resources boom gave policymakers less impetus for reform. If the 'new normal' is, indeed, as low as we estimate, Australia will have lost over two years of possible growth by 2030. Policymakers should focus on tax and regulatory reform as well as investment in infrastructure if Australia is to be able to grow at its previous trend rates. 
Implications
This story is not new. Our estimates from early 2014 suggested that Australia's potential growth rate could by then have already fallen to 'around 2.8%' (see Downunder digest: Australia's lowered potential, 22 January 2014). We recently re-ran our models and, if anything, the numbers look a little worse. In our recent report we showed that Australia's new potential growth rate could be 2.50-2.75%.
The key contributor to lower potential growth is a slowdown in productivity growth. Part of this has reflected the direct effect of the mining boom. When mining investment was ramping up, lots of labour and capital were used, but there was little measured output. Now that export volumes are ramping up, mining sector productivity is rising. But overall productivity is still sluggish, suggesting there are other (maybe deeper) factors at work.
A key problem is that the resources boom itself discouraged policymakers from reform. Blessed with income growth from rising commodity prices, policymakers saw fewer reasons to focus on reform. We have long described this as the 'curse' of the resources boom. 
For the RBA lower potential growth has a number of implications. First, part of the RBA's role is to ensure monetary policy will contribute to 'the economic prosperity and welfare of the people of Australia'. If trend growth is slower than it used to be, there is less economy to share around. If potential is now 2.50-2.75%, not 3.00-3.25%, by our estimates the economy would be 7.5% smaller than it could be by 2030. That's a loss of over two years of growth. Unfortunately, there is little the central bank can do about this. Monetary policy can manage the cycle and affect demand, but has little effect on the supply potential of the economy.
Second, if potential is now 2.50-2.75%, the Q1 GDP growth rate of 2.3% y-o-y, is not far from trend. This helps to explain why the unemployment rate is already steadying. It also helps explain why underlying inflation is just below the middle of the target band, at 2.3% y-o-y, rather than further below it. If GDP were actually growing a percentage point slower than its trend, it would be surprising that underlying inflation was only 0.2ppts below the mid-point of the target band.
Third, if potential is lower, then the RBA may have less room to move. In this world, only a modest pick-up in growth could be expected to put upward pressure on inflation. 
Overall, it would somewhat disappointing if Australia's potential growth rate has fallen permanently, particularly if lack of reform is the cause. We remain of the view that Australia has significant opportunities to grow its economy, as it is still tied to the fastest growing region in the world, Asia. The challenge is to embrace these opportunities. Policymakers should focus on tax and regulatory reform as well as investment in infrastructure if Australia is to be able to grow at close to its previous trend rates.

RBA worried about output growth assumption: HSBC's Paul Bloxham

More than $1 billion in industrial property was sold in Melbourne for the year up to June with private investors accounting for 40% of total sales value.
A total of 648,324 square metres was leased during the same period, according to Savills July 2015 Melbourne Industrial Briefing.
The briefing found $1.47 billion of industrial property was sold in the year to June 2015 , with some investors choosing a “super” Prime category of industrial investment.

The report noted factors such as capital raising, debt restructuring and the slowing of restrictions to debt finance have led to a return of Funds and Trusts investing in the market. Private investors, attracted by low interest rates and positive returns took a 40% market share of sales.
Owner-occupier purchases amounted to 12% of all stock priced higher than $2 million. The market under $20 million accounts for over half of all sales vale.

Melbourne industrial sales to June break $1 billion, rentals hit decade high

Units within the western sydney suburb of Constitution Hill were on market an average of nine days over the past 12 months at a median price of $503,500 for the year ending April 2015.
This marks a 19.9% year-on-year change for the <a href="/news">Constitution Hill area</a>.
Recent suburb sales include this villa, for comparison, <a href="https://www.realestateview.com.au/Real-Estate/1-67-constitution-road-constitution-hill/Property-Details-buy-residential-7794392" target="_blank">under offer above $585,000</a>.
According to the CoreLogic RP Data Top 5 Capital city suburbs with the shortest days on market, the Sydney suburbs of Jannali and Heathcote, both in the Sutherland Shire came third and fourth respectively on the list under Rosemeadow.
Croydon South in Melbourne topped the Melbourne list with 21 units sold over 30 days on the market for a median of $457,000 and Herston the Brisbane list with 20 units sold over 24 days at a median of $516,000.
CoreLogic RP Data senior research analyst Cameron Kusher said with home values continuing to rise and interest rates remaining low it is reasonable to expect that homes will continue to sell relatively quickly over the coming months. 
"The amount of stock for sale in most cities is lower than at the same time last year which also tends to create a level of urgency in the market for buyers," Mr Kusher said.

Constitution Hill units sell fastest in nation: CoreLogic RP Data

The top three most expensive regional markets for median building lot prices in Australia during the March quarter are in New South Wales, Queensland and Western Australia.
The highest median lot price is in the Richmond-Tweed area of NSW at $280,000, the Kimberley in WA next at $270,000 and QLD's Sunshine Coast with $254,000, according to the HIA-CoreLogic RP Data Residential Land Report.
CoreLogic RP Data research director Tim Lawless said a current trend towards fewer land sales has been evident since mid-2013 and is visible across each of the capital city vacant land markets.

Northern NSW tops regional median building lot prices: HIA

House price growth accelerated during the March 2015 quarter as turnover fell 5.2% from the previous quarter, marking the third decline for land transactions in three consecutive  quarters.
Housing Industry Association chief economist Harley Dale said the combination of escalating residential land values and a related decline in sales volumes is not a good combination.
"The combination of significantly reduced turnover and strong price growth suggests that supply bottlenecks in residential land are intensifying," Mr Dale said.
"That is pricing new home buyers out of the housing market and capping the construction cycle at a lower level than would otherwise be the case.
According to the quarterly HIA CoreLogic RP Data Residential Land Report the residential land price in Australia increased 4.1% in March when with the previous quarter, up 8.2% from the same quarter last year. The amount of residential land transactions dropped 5.2% and is 17.6% lower than the same quarter last year.
CoreLogic RP Data research director Tim Lawless said the number of vacant land sales peaked over the June 2013 quarter and have since reduced by almost 30," Mr Lawless said.
"To see the price of land consistently rising over the same time frame suggests low supply is the main driver of this price growth rather than a slowdown in demand.
“Higher land prices translate to more expensive housing which is an unfortunate circumstance for those looking to purchase a detached house. Sydney stands out as the most expensive land market with a rate per square metre of $678, followed closely by Perth with a rate per square metre of $664.”

House price growth up, land turnover still falling: HIA

Throughout the first quarter of 2015, 7.9% of owner occupiers and 11.9% of investors resold their properties at a loss. 
Across each capital city and rest of state market the proportion of loss making resales was greater for investors than it was for owner occupiers.

Some 5.1% of capital city homes resold which were owner occupied sold at a loss over the first quarter of the year compared to 8.3% of investor owned homes. 
The biggest discrepancy between sales at a loss for owner occupiers and investors was found in the ACT (7.8% vs 19.1%), Hobart (9.9% vs 18.9%) and Melbourne (4.2% vs 9.9%). 
The difference between the level of loss between owner occupier and investor resales was much lower in Sydney (2.3% vs 2.5%), Perth (6.2% vs 8.4%) and Darwin (10.3% vs 12.7%). 
Investors were significantly less likely to resell at a loss in Sydney, Perth and Melbourne relative to the remaining capital cities.

Investors lose more than property owner occupiers CoreLogic RP Data pain gain report

Sydney's Chifley Tower has received a performance award for its Energy Efficiency Upgrade project at the annual Council on Tall Buildings and Urban Habitat 2015 Awards.
Property management firm JLL nominated Chifley Tower for the award. JLL’s head of the premium asset group, Mike George said JLL estimates that electricity consumption in the building has been reduced by 55% from the 2008 baseline readings preceding the project’s conception.  
The target of the Energy Efficiency Upgrade project was a 4.5 star NABERS Energy Rating, which it earned in January 2015.
The project of works for the entire project included:
<ul>
<li>Installation of a new central chilled water plant.  The building’s cooling system was converted from a floor-by-floor, distributed condenser water cooled air conditioning system to a centralised chilled water system.  On 15 fully refurbished floors, five tenancy control zones were introduced for greater control of air conditioning supply;</li>
<li>Chifley Tower’s Building Management System (BMS) was upgraded with a new control system throughout the main plant infrastructure and on floors, including new graphic interfaces for improved monitoring and reporting;</li>
<li>Replacement of DC technology lift drives and control system equipment with latest technology;</li>
<li>Replacement of car park and back of house light fittings to reduce energy consumption;</li>
<li>Installation of C-Bus controlled lighting systems throughout the building to optimise lighting operation times and installation of LED sensor controlled light fittings in some areas to reduce the lighting load significantly;</li>
<li>Selection of a new standard tenancy light fitting and lighting layout design to reduce energy consumption and HVAC (heating, ventilation, and air conditioning) load; and</li>
<li>Review and optimisation of Waste Management systems in place.</li>

Using less power, Chifley Tower wins green performance award

A Victorian developer has paid $5.4 million for two adjoining residential properties netting the vendors a total of $2.7 million apiece and a possible windfall each of $800,000.
Teska Carson Director, George Takis said the owners of the 2 and 4 Littlewood Street Hampton properties could have expected circa $1.9 million each for their properties as individual sales.
"We are seeing more and more of these developments which have been very popular with residents looking to cash in on their good fortune whilst also increasing catchment for nearby retail centres, and providing councils with both increased revenue and maximisation of the use of local infrastructure. It makes a lot of planning "sense and has been widely accepted by communities,’’ Mr Takis said.
At just under $3,900 a square metre – a record for the area - for the land this is an extraordinary result driven by a robust housing and apartment market, low interest rates, Melbourne’s surging population and the relatively new planning regulations which have given the green light to multi-storey residential development within close proximity of activity centres."
Permission is being sought to develop a multi-level apartment building on the site.

Developer pays premium for dual residential sites

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.
