The level of residential property sale listings fell nationwide during August, according to new figures released from SQM Research.
According to SQM Research managing director Louis Christopher said it is another surprise result and a reversal of the surge in listings during July.
“Normally listings start to rise in August ahead of the spring selling season. We will wait until the September reading before drawing too many new conclusions on the market,” he said.
National listed properties dropped to 333,923 in August 2015, a decrease of 4.3% from July 2015. The amount of sale listings are down 3.9% from a year earlier. According to SQM Research, a monthly fall in sale listings for August was expected due to abnormally high sale listings for the month of July 2015. 
"Asking prices for Sydney houses continued to climb over July, with a total monthly rise of 1.2% for houses and 0.7% for units. The median asking price for a unit has now reached $630,300, while the median house asking price in Sydney is $1,124,500," he said. 
"In contrast, median asking house prices in Canberra recorded yearly falls with a year-on-year comparison showing a 12 month decline of 4.8% for houses, and 1.4% for units. Perth median asking prices continue to record yearly falls, in particular asking prices for houses are down 4.6% over the last 12 months, and 1.2% for units.
"Year-on-year results indicate that Melbourne and Hobart experienced excessive yearly falls. Melbourne recorded the biggest yearly change, with listings falling by 20%, reducing the number of properties for sale to 35,474. Hobart soon followed with records indicating a yearly change of 12.6%."

National property sale listings fall in August: SQM Research

The level of fresh listings nationally has increased 4.9% when compared to the same period one year ago, with homes in capital cities increasing 8.9% compared to this time last year, according to CoreLogic RP Data's latest Property Pulse.
According to the report some 233,119 properties were added to the listings pool over the past month, with the largest increase in listings numbers for the four weeks ending August 30 in Sydney (16.4%), Melbourne (9.7%) and Canberra (17.7%).
Sydney's total stock levels are -0.5% lower than a year ago, with Melbourne listings down 4.7% lower than a year ago.

Combined capital city dwelling values are 5.3% higher for the three months to the end of August, according to CoreLogic RP Data, despite a slowing in the appreciation rate.
CoreLogic RP Data head of research Tim Lawless said dwelling values across Melbourne were 8.0% higher over the rolling quarter, and Sydney values were up 7.4%.
"Both cities have seen dwelling values trend substantially higher than other capitals, where the third highest growth rate over the three month period was Brisbane, which showed an increase in values of 2.2%," he said.
"While the three largest capital cities, together with Hobart, have all recorded growth in dwelling values over the past three months, half the nation’s capital cities have recorded a fall in values. Darwin recorded the most substantial decline in values with a fall of 3.2% over the three month period, while Perth values were down by 1.5%, Canberra values were 0.8% lower and Adelaide values are slightly lower, at 0.1%.”

Slowdown in the rate of appreciation in dwelling values: CoreLogic RP Data

Unit values rose 0.8% over August, higher than the rise in house values at 0.3%, according to CoreLogic RP Data's latest Hedonic Home Value Index.

The rolling quarterly rate of growth for units is 6.7%, with detached housing at 5.1%.
CoreLogic RP Data head of research Tim Lawless said over the past three months across every capital city except Melbourne and Brisbane, it has been the apartment sector that has shown the stronger growth result,” he said.
“This result comes at a time when apartment supply has ramped up substantially more than detached housing supply. To see such a broad-based over performance of units relative to houses, provides some comfort for developers and purchasers that higher density stock values are appreciating," he said.
"Since May 2013, dwelling values have risen at a faster pace than weekly rents. The result of the disparity between dwelling values and dwelling rents has been a consistent downwards trend in gross rental yields."

Queens Park, Clovelly and Malabar are the top three Sydney locations for the highest proportion of house auction listings nationally, according to CoreLogic RP Data research director Tim Lawless.
He said Queens Park had 59 out of 60 house listings (98.3%) being taken to auction. 
"Across the unit market two suburbs of Melbourne topped the list for auction listings with Kew East recording 33 out of 34 unit listings (97.1%) as being advertised for auction," he said.

Sydney, Perth, Gippsland houses at peak pricing in September HTW property clock

Increasing the supply of housing in areas where the existing transport infrastructure is able to accommodate the additional demand is the recommendation of the Department of Infrastructure and Regional Development to the inquiry into Home Ownership.
"The release of additional land for residential development in areas with poor transport connections can lead to poor accessibility for residents, which can result in marginalisation from employment, education and essential services. 
"If planning is not undertaken in a coordinated way, residential land releases may require substantial infrastructure investments to subsequently deliver an acceptable level of transport service. 
"Especially in cases where adequate transport corridors have not been reserved and tunnelling is required, the additional cost of these investments may prove unaffordable in the long run. 
"Based on ABS Series B (medium growth) projections, the population of Australia’s capital cities is expected to grow by 6.1 million people between 2011 and 2031, and by 15.5 million between 2011 and 2061. 
"By 2061, both Melbourne and Sydney are expected to be home to around 8.5 million people. Perth is expected to experience the highest level of population growth over the next half century, almost tripling from around 1.83 million people to 5.45 million. 
"The Department has analysed changes in population and dwelling approvals in Australia’s major cities for two periods: 2006 to 2011 and 2012 to 2014. 
"During those two periods, the ratio of population increase to new dwelling approvals generally declined, suggesting that newer households tend to consist of fewer persons than in the past. 
"Assuming the recent trend continues, with the occupancy of new housing development remaining near the 2012-2014 levels of around two people per dwelling in Sydney and Melbourne, then it is expected that the two cities would respectively require around 40,000 and 45,000 new dwellings per year to accommodate the forecast population growth. 
"This is well above the average dwelling approval rates for the two time periods considered. If the figure going forward were instead closer to the long-term average of 2.6 people per household, then the number of new dwellings required would be around 30,000 for Sydney and 35,000 for Melbourne. 
"During the period 2001-2011, Sydney experienced an overall increase in housing density with 44% of all new housing stock consisting of apartments, 20% semi-detached units and 36% detached housing. 
"This saw the city’s share of apartments and semi-detached units increase from 36% to 41%, with detached housing’s overall share declining from 64% to 59%. 
"Over the past two decades, the Australian economy has reduced its reliance on manufacturing industries, with a greater economic focus on high paying jobs in knowledge intensive industries, which tend to be concentrated in the inner suburbs of major cities. 
"Specialist business parks, including those in close proximity to airports, are also emerging as key employment and economic centres in the landscapes of major Australian cities. 
"These highly productive, high paying and centralised jobs form a small but increasing proportion of the number of jobs overall, but are critical drivers of growth for Australia’s urban economies."
The continued growth of detached housing on the urban fringe, combined with the consolidation of many jobs in inner suburbs, creates a policy challenge for governments to effectively connect homes and workplaces. 
"This is placing pressure on Australia’s urban transport networks and leading to growth in road and public transport congestion." 
In the submission to the House of Representatives Standing Committee on Economics, the Department of Infrastructure and Regional Development supported the increase of housing supply in areas that complement the existing patterns of employment growth and that take advantage of existing transport networks. 
"Meeting the future transport needs of Sydney will be a significant challenge under any growth scenario, but it will likely become even more difficult if housing supply is added in areas that are poorly supported by transport services. 
"In formulating long term housing supply policy, the Department recommends a considered approach that takes account of the broader costs and benefits of housing development, including the costs of infrastructure connections and impacts on transport networks (such as road congestion). 
"While greenfield developments will be appropriate in some instances – a more holistic assessment may result in certain development proposals proving uneconomic." 
The Department believes that there are a number of other ways in which greenfield developments can be more costly than infill development, including reducing the supply of suitable land for agricultural, recreational, environmental and other uses; infrastructure connection costs; productivity and social costs.
"Overall, however, there is a clear body of evidence showing that, on average, the aggregate cost of infill development is well below that of greenfield development. 
"According to a study by the Centre of International Economics for the Australian Infrastructure Audit, urban consolidation can lower costs and environmental impacts. 
"Findings indicated that the resource costs of providing infrastructure associated with urban infill development are seven to 12 per cent lower than on the urban fringes."

Transport infrastructure key to housing development

A possible development site in South Yarra's Forest Hill has sold to a Hong Kong purchaser for $14.6 million - a new record for unpermitted sites in the street.
The 1,030sqm site at 6-8 Claremont Street is currently occupied by the Victorian Aids Council, who will continue to operate in the premises for the short term.
CBRE’s Mark Wizel, Josh Rutman, Julian White and Scott Orchard negotiated the sale through public expression of interest under instruction from transaction managers Nick Moore and Marcus Conabere of real estate advisory firm Urbis. 
Josh Rutman said apartment developments in the area have been sold at strong sales rates to a mixture of owner occupiers and investors, both local and offshore.
“We have been fortunate to handle the past seven development site transactions in the Forrest Hill precinct, and given the new record land rate achieved it is fair to say that we are now seeing a whole new level of confidence from local and offshore groups, especially off the back of the apartment pre-sale success that many developers are continuing to experience in the precinct,” he said.

South Yarra office sells for $14.6 million

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;
