Buyers unsurprisingly are still showing a keen interest in <a href="/developments/collingwood-vic-3066">Collingwood's apartment market</a>, as demonstrated by Pace of Collingwood's strong sales.

Pace Development Group's latest project notched the enviable figure of accounting for 50% of the building's apartments during its first week at sales. This in turn has prompted Pace to commence construction on the project immediately, with an eye toward completion during the last quarter of 2017.

At 75 Wellington Street, Pace of Collingwood will include 77 apartments within the SJB Architects-designed 9 level edifice. As a developer/builder Pace will oversee construction of the project, which joins 808 Sydney Road and Pace of Northcote as fellow current builds under the Pace banner.

With a number of projects freshly completed and no sign of buyer intent waning plus a relative dearth of projects at sales, prospective Collingwood apartment purchasers will be limited in what they can secure.

As a point of reference, Apartments.com.au has in the past highlighted the surge in apartment sales and subsequent construction boom that has blanketed many parts of Collingwood. Since late 2014, well in excess of 1,000 apartments have been completed in the area.

As these projects have been completed, others have filled the void, but in doing so have fallen well short of the volume of apartments being offered relative to recent years.

So much so the fresh release of Holme Apartments for sale is the only new release that buyers can peruse in Collingwood. The imminent release of 88 Cambridge will add to available buyer stock, as the Centreland Property-backed project looks to add 93 apartments to the suburb.

SMA Projects reveals Australia's first above rail line residential building

On the occasion of OpenCorp's launch of their Eastside Village apartment development, Apartments.com.au recently spoke with the group's Director Allister Lewison regarding the design merits of the Hawthorn East project.

Teaming with architects Rothelowman and interior designer Fiona Lynch, Eastside Village has been put forward as an apartment development designed to cater for the particular market in which it finds itself in. According to Allister Lewison, the target demographic/buyer played a part in forming both the size and layout of the apartments on offer.

Dwellings within the six storey development have been positioned to soak up a certain type of buyer, given Hawthorn East's hefty median home price. With that in mind, prospective downsizers and young professionals and couples are at the forefront of the project's sales campaign.

Prior to Eastside Village's sales launch, a registrations of interest campaign was highly reflective of this particular aspect of the buyer market.

These flexible layouts are backed by incumbent Interior Design Excellence Awards (IDEA) designer of the year Fiona Lynch. Her presence across the project's internals has given OpenCorp confidence in Eastside Village's sales prospects, with Lewison describing Fiona Lynch as a key to luring prospective buyers.

Add Ben Scott Garden Design as landscape architect and Eastside Village's design team has worked together to produce a project reflective of the premier location. 

With amenity at the forefront of the design process, Eastside Village's apartments enjoy aspects over dual sculpted courtyards, which also serves to maximise natural light penetration into each dwelling.

As for OpenCorp's development fund subscription which underpins Eastside Village, Lewison noted that the standalone fund for the Hawthorn East project was oversubscribed by 30%, pointing toward investors recognition of the project's blue chip location.

Construction is expected to begin during mid 2017, with a completion time frame approximately one year later.

Profiling OpenCorp's Eastside Village development

Early in the year Apartments.com.au highlighted a squad of <a href="/news/south-melbourne-a-magnet-for-new-residential-tower-applications">new residential towers looking to call South Melbourne home</a>. Fast forward and the considerably lengthy backlog of residential projects at planning within City of Port Phillip is a little lighter, with a number of earlier tower applications given the go-ahead.

A VCAT-issued permit for 2 Bowen Crescent was obtained by Wuzhong International last month, clearing the way for a 19 storey residential building for Chinese-backed outfit. The work of Plus Architecture, 2 Bowen Crescent holds 213 apartments across a 1,800sqm site.

The tower planning application was lodged during December 2015, and at the time included a healthy number of apartments in a single bedroom format. Property advisory and project management practice Gallagher Jeffs have indicated the project will proceed to sales mid this year.

Currently, the project has been noted as at appeal within City of Port Phillip's planning system, with the supplemental action taking place earlier this month.

Initially submitted with a heavier apartment count, 7 Bowen Crescent's internals have been rejigged to carry just over 120 apartments, with 64 noted as having three bedrooms.

Meanwhile another Asian developer is poised for success, as City of Port Phillip have issued a delegated notice of decision last month for 596 St Kilda Road; the final stage prior to a permit being issued.

Having landed at planning mid last year, Singaporean outfit Lian Beng Group are in the box seat to move ahead with the tower designed by Bates Smart. Included are 170 apartments, split between one and two bedroom options. The tower was designed as a mixture of vertical fins, protruding balconies and hanging greenery running the height of the tower.

Alterations and additions to the existing commercial building will see an adjoining 19 storey tower constructed.

The approval and pending redevelopment of the Albert Road property into an aged care and retirement development is in addition to Australian Unity squaring away and their new commercial home on Spring Street, with construction due to begin shortly.

Multiple towers given the green light within Port Phillip

Adept at creating high-end residential projects, Piccolo Developments are chasing another for their portfolio by way of the redevelopment of a historic building at 71-75 Argyle Street, Fitzroy.

On the intersection of Fitzroy and Argyle Streets, Piccolo has submitted plans for the late 19th century brick factory and adjoining at-grade car park. The developer's hope is a 7 storey residential building created by Jackson Clements Burrows that would effectively wrap around the existing building.

In order to gain the nod from Yarra City Council, the application is required to adequately interact with the onsite brick building whose facade is "considered to be 'Individually Significant', meaning it is aesthetically, historically, scientifically, and/or socially significant at the local level and contributory or complementary to the South Fitzroy Precinct."

Also called for is the "Demolition of parts of the existing factory building including the circa 1930s-40s addition, parts of the original north and east walls and the roof." The Victorian factory facades to Argyle and Fitzroy Streets will be maintained, as will be the front corner returns to the side wall, the chimney and the painted signage along the east elevation.

Wood Marsh's spasmodic forays into higher density designs have resulted in 228-230 Dorcas Street. Piccolo describes the South Melbourne project as a "Landmark project designed by Wood Marsh incorporating luxury residential apartments and premium retail space."

Jackson Clements Burrows have a hand in the developer's remaining two projects. Construction is nearing completion on Elwood House; a bespoke residential project within Elwood Village that includes 31 apartments.

Also on the cards is 341-347 Queensberry Street North Melbourne, although a change to the application has been noted by City of Melbourne after initial plans called for a 13 storey building.

Piccolo gets busy in Fitzroy

It may still be in its infancy, but the emerging <a href="https://vpa.vic.gov.au/project/arden/">Arden Urban Renewal Precinct</a> has scored its most substantial construction project to date, with Hickory Group winning the Arden Gardens build contract.

The sizeable urban renewal area which is still at master planning has been earmarked for significant growth over the next 30 years. Arden Gardens will rise over Macaulay Road, with secondary frontages to Canning Street and Vaughan Terrace.

It is the latest project to head to construction for CBD Development Group, which also has <a href="/buildings/288-albert-street-brunswick">Brunswick's tallest apartment development</a> under construction.

On the border of Arden Precinct and City of Melbourne's pending Macaulay Precinct, Arden Gardens includes 299 apartments spread over two residential towers supplemented by extensive commercial/retail spaces throughout the podium, with Woolworths the anchor tenant.

ABD Group is advancing construction of <a href="/new-apartments/reflections-108-haines-street-north-melbourne">Reflections</a>, which will be a 13 level tower set above 2 basement levels, creating 143 1, 2 and 3-bedroom apartments. Adjoining Reflections, MAV Group have all but completed works on <a href="/new-apartments/north-melbourne-vic-3051">1 Shiel Street</a> which will add a further 39 apartments.

Elsewhere in Arden, Manresa Constructions is overseeing <a href="/buildings/charlotte-241-dryburgh-street-north-melbourne">241 Dryburgh Street</a> whilst Built is in charge of Cbus Property's <a href="/buildings/volaire-9-dryburgh-street-west-melbourne">Volaire</a> apartment project at at 9-19 Dryburgh St and 109-121 Ireland, West Melbourne. Ultimately that project will include 154 apartments, retail/commercial/cafe tenancies on the ground floor and basement parking.

36-58 Macaulay Road was given the nod at the turn of the year for a mixed-use development consisting of 177 apartments, communal spaces and 176 car parking spaces. The design by Artisan Architects sees apartments spread between dual 10 and 13 level buildings, with an activated plaza included.

Approval for 36-58 Macaulay Road leaves Fridcorp's <a href="/new-apartments/3-15-shiel-street-north-melbourne">3-15 Shiel Street</a> as the major development yet to gain approval in the area.

With the precinct still under planning, the flow of planning applications into Arden has lessened over the previous year as developers likely wait for planning landscape to become clear.

What is definitive is the creation of Arden Station, which will provide a bookend to the Metro Tunnel and act as a catalyst for urban renewal in the area upon its completion.

Arden will represent the next stage of Melbourne’s evolution as a world-class capital city. It will be a flourishing jobs hub that will boost Melbourne’s global competitiveness. Government owns much of the land in Arden, so it has a unique opportunity to ensure its planning is guided by world’s best practice in integrated and sustainable urban renewal.

Arden Precinct receives a construction boost

Two almost forgotten planning applications for substantial skyscrapers have re-emerged over the last month, prompting Apartments.com.au to once again highlight the very healthy number of 200 metre plus skyscrapers in the pipeline for Melbourne. 

Most recently, <a href="/new-apartments/63-exhibition-street-melbourne">57-63 Exhibition Street</a> which was first submitted during August 2014, is still active with <a href="/developers/salta-properties">Salta Properties</a> backing the <a href="/architects/bates-smart">Bates Smart-designed</a> skyscraper which would nudge 204m if approved. City of <a href="/new-apartments/melbourne-vic">Melbourne</a> have brought the project back into the spotlight via their Future Melbourne Committee, and have provided in principal support for the project subject to a number of conditions.

One condition being that the Planning Minister reduce the tower's height to 182m. In its current form at 204m, 57-63 Exhibition Street is valued at $255 million and includes 185 hotel suites and 119 apartments within the slim tower.

Approval at 43 levels was granted along the way, although proponent Eastern International Property Development is still pursuing a taller 69 level, 216m scheme that would yield 556 dwellings, 96 serviced apartments, offices and a supermarket.

The Future Melbourne Committee indicated a lack of support for the higher scheme earlier this month.

Although there's some conjecture over a number of projects (owing to contradictory or ambiguous information) such as <a href="/new-apartments/293-297-city-road-southbank-vic-3006">295 City Road</a>, <a href="/buildings/97-franklin-street-melbourne">97 Franklin Street</a> and <a href="/buildings/collins-house-melbourne-460-466-collins-street-melbourne">466 Collins Street</a> that have been left off the list, the number of projects confirmed and included above is still immense.

With a quarter of the 23 listed projects above including multiple towers over 200m or more, it's still conceivable that Melbourne will be sporting another 30 skyscrapers beyond 200m in height in the years to come. If nothing else it serves to demonstrate the immense change still to grip Melbourne's skyline.

Although rules that govern the design of tall towers across <a href="/new-apartments/southbank-vic-3006">Southbank</a> and the <a href="/new-apartments/melbourne-vic">CBD</a> have changed, there's still a veritable mountain of skyscrapers yet to fully take their place on Melbourne's skyline; interesting times ahead for our fair city!

The 200 metre club revisited

Two major projects within City of Monash will provide the municipality with a development boost over coming years.

Construction will begin this month on The Glen's $490 million development, with Vicinity Centres and co-owners Perron Group officially launching the project yesterday. Marking 50 years of operation, 'The New Glen' will encompass 78,000 square metres of gross lettable area and will include a variety of new retail and entertainment options.

As part of the development that will be completed by 2020, a new Town Square will also be built. Apartments.com.au highlighted the <a href="/news/the-glen-redevelopment-grows-further-with-more-apartments-approved">centre's revised plans</a> late last year, which also allowed for as many as 539 new apartments to be created onsite across 3 separate buildings - no word was given yesterday on their status.

The redevelopment will create an estimated 2,350 jobs, including 1,150 during construction and 1,200 permanent positions upon completion.

The New Glen will also act as a hub for the <a href="/news/could-glen-waverley-emerge-as-another-eastern-suburban-apartment-hub">hundreds of additional apartments</a> slated for Glen Waverley's Activity Centre.

Valued at $53 million, Alke will include 95 apartments across two buildings divided by a communal residents’ terrace, along with retail at ground level. Designed by SJB Architects, Alke is a far grander expression than Pellicano's first residential project - twelve solid brick apartments in Oakleigh Street - which was completed in the suburb over 46 years ago.

Alke has been positioned to capture the local first home buyer and downsizer market.

Vicinity and Pellicano provide Monash with a development boost

Melbourne's construction sector and the local development industry at large is showing a high degree of resilience, as tower cranes continue to populate the skyline in healthy numbers.

Despite predictions and warnings of an easing in the apartment sector in particular, Apartments.com.au has this city's tower crane count currently at a strong 140, just short of the October 2015 figure of 144 and well above the July 2014 figure of 107. Although holding strong at 140, the figure is well short of this city's high benchmark of <a href="/news/pulse-of-the-construction-industry-melbourne-tower-crane-count-march-2016">161 achieved during March last year</a>. 

This current instalment of the Apartments.com.au Crane Count also sees a number of firsts, with peripheral suburbs such as Mernda and Werribee South in the tower crane mix for the first time, as is Spanish tower crane manufacturer Saez who's units are beginning to appear across Melbourne.

By pooling varied resources and conducting a physical count, we believe the census to be accurate to within 1-2 units.

Apartments projects are as always dominant in the census - all bar 21 of the 140 units around Melbourne are devoted to residential builds.

The vast majority of tower cranes are perched above low and medium density residential projects; although not in the limelight relative to their inner city, high-rise equivalents, these smaller projects continue to be the unheralded driver of Melbourne's development scene.

<h2>The bulge continues</h2>

A trend that continues to intensify is the outward spread of tower cranes into some of Melbourne's newer suburbs. 

As touched upon earlier, Wyndham Harbour at Werribee South is sporting its first tower crane, as is Mernda (although the latter is doing precious little currently). Add the likes of Werribee, Wantirna South, Narre Warren, Berwick and Patterson Lakes, and the spread of tower cranes points to the intensification of development in many of Melbourne's outlying suburbs.

In terms of the middle/outer suburb with the highest tower crane count, there's no surprise that Box Hill takes that honour with 6 in use, and with more to follow.

Caydon's Mason Square project on the former Moonee Ponds Market site looms as the single largest project by tower cranes employed. With three currently onsite, a further two will be installed according to provider MCG Cranes in order to deliver the project that will yield Caydon in excess of 1,000 apartments.

Melbourne's commercial construction scene is also due for a boost following a quiet period of construction activity. Projects such as ANZ's 839 Collins Street, Collins Arch and 477 Collins Street are all at early construction whilst 80 Collins Street may well be sporting tower cranes by the next census, as onsite works are progressing on the long delayed project.

Brunswick flanked by Brunswick East and West shape as a forthcoming suburban hot spot for tower cranes, with a healthy number of projects poised to begin construction, or well into their sales campaign.

Finger on the pulse: Metropolitan Melbourne Crane Count March 2017

The well documented surge in apartments within the CBD over recent years looks to be dissuading developers from the inner city residential apartment sector. Whilst the masses of apartments roaring toward completion have taken the steam out of the apartment market, hotel and student accommodation projects have, in the interim, attracted a proportionately larger slice of the planning pie.

City of Melbourne are handling three prime examples, all of which were submitted late last year, which point toward this trend.

Generally rolled into larger, mixed-use developments over recent years, the smaller stand-alone hotel is making a comeback. Two such examples are in the pipeline, with one potentially accounting for a historic Melbourne facade.

On little more than a 202sqm site, the design by Kyriacou Architects sees a 49m tower finished in intricate China white concrete panelling which splays above the entrance, forming a unique canopy. Local firm Nicson Property Group is behind the project and hopes to gain approval for the design which involves solely single bedroom suites ranging in size between 17sqm and 23sqm.

Approval of the project would further extend the mixed-use nature of City North, a designated development precinct which includes the Elizabeth Street stretch north of the CBD. Research, medical, commercial, student accommodation, apartment and affordable housing builds have all been delivered in recent years throughout the precinct.

Moremas Land Pty Ltd is seeking to replace the historic building with a 13 storey complex which includes 215 hotel rooms, consisting of deluxe and standard room options. Also present across ground level is a walkway linking Flinders Street and Degraves Place; this will be the spine for a new retail arcade featuring 6 new leasable spaces and a restaurant fronting Flinders Street.

244-248 Flinders Street is hoping to drop into an area flush with hotel suites. Westin Melbourne, DoubleTree by Hilton, Rendezvous Hotel and Adelphi Hotel are all a short distance away, whilst Apartments.com.au last week noted <a href="/news/peppers-and-vibe-land-new-melbourne-addresses">Vibe Hotel as taking on branding rights for 1 Queen Street</a> nearby.

Originally, the Flinders Street site was home to a single storey shop built in the late 1800's. According to planning documents, "At the start of the 20th century a two storey building "Snows" menswear was built and was then significantly modified by Tattersalls in the late 1950's. The building has continued to undergo alterations internally and externally throughout the years, including major internal and facade works in the late 1990's."

How Melbourne City Council reacts to the proposed demolition of 244-248 Flinders Street in a sensitive strip of heritage buildings remains to be seen.

The well known Royal Parade commercial building will in time become another domicile for students, adding to the thousands of current student accommodation beds in development around the inner city. Breathe Architecture and Architectus will oversee the existing building's transformation into 332 student beds.

This will be achieved by repurposing the existing building, and adding a smaller 6 storey wing at the rear of the site.

UoM picked up the ageing building during 2014, reportedly for $25 million. Shortly thereafter UoM declared 303-305 Royal Parade to be an integral part of the institution's strategy of providing at least <a href="http://newsroom.melbourne.edu/news/student-accommodation-boosted-university-melbourne">2,000 new student beds by 2020</a>.

Three Melbourne projects indicative of the times

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.
