Gold Coast's premium apartment sector will likely welcome another contender as a beachfront application looks to deliver premium oversized apartments to Surfers Paradise.

Only 50 apartments are earmarked within a 31 storey development on the intersection of Garfield Terrace and Thornton Street. Maintaining absolute beach frontage, the tower is set to capped by a tri-level five bedroom penthouse that sets the tone for the overall development.

Three sub penthouse apartments containing four bedrooms and 46 triple bedroom apartments round out the application's living options.

Blight Rayner are responsible for 59 Garfield Terrace's design, taking advantage of the site's high density residential zoning to yield the 98 metre tower across the relatively small 608 square metre site. Entity PM No.1 Pty Ltd is backing the application.

The architectural proposition is driven by the site’s natural beauty and coastal environment. Beaches are a natural phenomenon that are formed around rocky outcrops and made up of eroded materials that have been transported from elsewhere.

Our architectural approach to form and materials looks to this natural phenomenon to inform the proposition. To anchor the proposal, dark rocky walls form the base in which the elevated lobby sits.

The rocky outcrops are eroded to house landscape and become escapements for outlook. The tower structure is seen as a charcoal concrete which extrudes from the rocky base.

These rocky walls frame the tower's communal areas, headlined by a gym and overt swimming pool which is seemingly perched above the beach. Spanning two levels, the podium also includes an elevated lobby that accounts for the main space at ground level.

Northcliffe Residences is nearby; upon completion it will include 75 apartments over 28 levels in another luxury project for developers Qingjian Group and CNQC. Also surrounding 59 Garfield Terrace are expected towers at 2945 Surfers Paradise Boulevard and 9-11 Thornton Street.

9-11 Thornton Street has been approval for 81 apartments across 30 storeys.

A new player seeks its place in the Gold Coast luxury apartment spotlight

<a href="/developers/stockland">Stockland</a> is making good on a plan to realise a major mixed-use development in suburban <a href="/new-apartments/epping-nsw-2121">Sydney's Epping</a>, lodging plans last week that will pave the way for a substantial tower.

At the heart of the $181.5 million build is a new 29 storey building that would be dedicated to a residential aged care and independent seniors living units. The size and sophistication of aged care developments across the nation has advanced markedly in recent years, although Stockland's bid for <a href="/developments/epping-nsw-2121">29-33 Oxford Street</a> and 6-14 Cambridge Street is by far and away the nation's tallest.

Already a leading retirement living provider, Stockland in league with the Catholic Diocese of Broken Bay intend to deliver the project which would stand on the grounds of Our Lady Help of Christians Church.

As such the project is multi-faceted in that offices, retail, a primary school and ancillary church uses are also included.

<a href="/architects/architectus">Architectus</a> conceived the precinct design, and in their Urban Design report outlined the opportunity the sizeable site provides:

Similarly, the proximity of the elderly to young children creates the potential for mutual benefit, while prolonging the health and happiness of our oldest citizens.

Stockland first flagged its intentions for the site during May after announcing the tie up with the Catholic Church. At the time Stockland’s CEO of Retirement Living Stephen Bull noted:

The existing heritage-listed church will be preserved enhanced externally.

Whilst the Epping application is noteworthy for its sheer height, it is not the only substantial development Stockland has on its agenda. The developer continues to push for a <a href="/news/stockland-pushes-for-the-pines-to-include-retirement-apartments">mass redevelopment of its Stockland the Pines shopping centre</a> in <a href="/new-apartments/doncaster-east-vic-3109">Melbourne's Doncaster East</a>; included there were 283 retirement living apartments although Manningham City Council stymied the application mid year.

Birtinya Vertical Village also counts itself in the Stockland stable. South of Sunshine Coast, the project is all but complete and features a string of multi-level retirement villages with supporting services.

Stockland moves on the nation's tallest integrated aged care development

Apartments.com.au's Project Database continues to flourish on a national scale, with hundreds of new entries added in recent weeks.

One such locality garnering an increased presence in the database is that of the Moreton Bay Region, directly north of Brisbane. Spanning in excess of 2,000 square kilometres, the local government area is bolstering the growth of Apartments.com.au's Project Database, with predominantly apartment development applications becoming all the more common in recent times.

Popular seaside locations Scarborough and Redcliffe aside, adjoining Newport has stepped up with a significant development application in play. The August submission sees Rothelowman imprint their design nous upon Newport Marina, creating dual mixed-use 10 storey buildings for local property player Kindred Developments.

The 11,133 square metre waterfront site is in store for a hefty transformation under plans which would see luxury apartments, serviced apartments and a four star hotel component added above an activated ground plane.

Located in a distinctly low-rise area, the proposed development is guided by the vision that "Newport Marina will be a renowned destination with a landscape that embraces its marine character. Through a series of highly engaging waterfront spaces, it will be buzzing with activity as a new lifestyle hub."

Headline numbers for Newport Marina include 93 apartments, 24 serviced apartments and 120 hotel rooms, supplemented by function spaces, 980 square metres of retail space and provisions for 226 vehicles.

The July application by Makeni Investments &amp; Developments sought and received a permit extension for a 12 storey building with 163 apartments.

Developments at 115-131 Redcliffe Parade, 75 Redcliffe Parade and 79 Redcliffe Parade are also waiting in the wings after receiving permit extensions, and stand to add a combined 272 apartments.

Of the projects noted within the Apartments.com.au Project Database which fall within the Moreton Bay Region, 24 are found along the coastal stretch which encompasses Newport, Redcliffe and Scarborough. The popular locations sit approximately 35 kilometres north of Brisbane, give or take.

The trio of locations are also reflective of the wider Brisbane apartment market in that the majority of projects within the Apartments.com.au Project Database hold approval but have yet to proceed to sales. This suggests that when market conditions improve sufficiently that Moreton Bay Region will be primed to see a rash of apartment developments released for sale.

Moreton Bay Region assumes a greater presence within the Urban.com.au Project Database

Another major commercial development is planned for a South Melbourne super site.

Marketed last year as <a href="https://www.cbremelbourne.com.au/wp-content/uploads/2017/01/CBRE_SouthMelbPortfolio_4pp_LS_27.pdf">Ensemble</a>, the 4,693 square metre development opportunity holds four street frontages and spanned ten separate titles. Directly opposite South Melbourne Market, 80-84 Cecil Street is formally at planning with the intent of seeing a $60 million build approved for the site.

Active Melbourne property entity Aviation Consolidated Holdings is backing the office proposal; the South Melbourne application joins a <a href="/new-apartments/26-34-buckley-street-footscray">substantial Footscray apartment project</a> under their charge.

14,845 square metres of net leasable area is planned within the Hassell-designed office complex, as part of a wider 34,935 square metre built form outcome. The remaining space within the development is dedicated to three basement levels, near on 800 square metres of retail space, end of trip facilities, building services and various communal/terrace spaces.

The intended built form is punctuated by a number of floorplate voids allowing for natural light penetration. The largest such void is in the centre of the building and reaches ground level, where a 'secret garden' has been included and splays out to a pedestrian link connecting to three separate street frontages.

Additionally Hassell and ARUP have rolled best practice Green Star and NABERS standards into the design.

Also in the market are two additional projects carrying large footprints which are poised to add a combined 26,000 square metres to the South Melbourne marketplace. Hickory's <a href="/developments/south-melbourne-vic-3205">Market Lane</a> at 68 Clarke Street is at construction; dubbed the Non-office Office, the Elenberg Fraser-designed 'office of the future' will also double as the builder's new headquarters.

Encompassing 8,500 square metres of office space, the development features light filled floorplates, a 5 star NABERS rating, under floor servicing, green outdoor terraces and greenhouses on each level, plus edible gardens.

Also in the South Melbourne hunt is Deague Group. In their keep is a roughly 4,000 square metre site at <a href="/developments/south-melbourne-vic-3205">81-109 Moray Street</a> which holds approval for a 17,500 sq m office complex. Initially conceived by Rothelowman, the reworked design now sees external hanging greenery and 17,500 square metres of space.

Deague Group are expecting to begin works on the Moray Street site shortly.

South Melbourne's super block joins the commercial race

Consultancy Urbis has released their most recent data set on the overall health of Melbourne's apartment market.

Encompassing the second quarter of 2018, the report provides insight into prevailing trends and conditions that are having an impact upon the local apartment scene. Urbis asserts that Melbourne has gone against the national trend during the second quarter, showing positive signs after a pronounced lull.

The wider report analysed the sales results from 45 developments released for public sales, amounting to some 9,500 apartments.

More specifically, 1,929 new apartments were releases across Melbourne during the second quarter, with 309 sales recorded at an average price of $679,000. This result is an increase over the first quarter of 2018, albeit a minor increase.

Urbis have also determined that the well diversified product offered for sale has contributed to Melbourne's price point of $679,000 which compares favourably to the national average of $713,000. Although certain apartment developments  are primarily aimed at the more affordable end of the housing ladder, high-end apartments have also pulled their weight during the reporting period.

Considered the most popular high-end offering, the increased amount of low-rise developments targeting wealthy buyers in the city's inner eastern suburbs has risen dramatically in recent years as developers shy away from investor-driven apartment developments.

The two bedroom, two bathroom apartment type entrenched itself as Melbourne's most popular, accounting for 43% of apartments sold across Melbourne during the second quarter.

16 new apartment developments were launched during the second quarter, accounting for the aforementioned 1,929 new apartments which hit the market. Only 429 apartments were released for sale during the previous quarter.

On the flip apartment approvals continue to slide after reaching historically high levels over recent years; 2,278 apartments found approval during the second quarter. 

Consequently Urbis has also noted that issues may arise with the adequate delivery housing supply in key suburbs in the next 5 years.

Urbis provides a synopsis on the state of Melbourne's apartment market

Diversified Melbourne developer Meydan Group has launched its latest residential project which they expect will introduce a new standard of design and living to Southbank.

Already heavy with generic apartment developments in the immediate area, Meydan Group has launched 57 Haig which has been positioned as a new offering within the wider Southbank apartment market. Billed as a true vertical village, the Haig Street tower aims to provide a more neighbourly environment for its residents.

The 'stacked' village ethos has been created by long established Melbourne-based Bruce Henderson Architects in tandem with Meydan Group affiliate Wireframe Architecture.

Standing at 38 levels, 57 Haig was initially conceived by Bruce Henderson Architects, with Wireframe Architecture subsequently coming on to further align the project's intricate details to the expectations of Meydan Group.

57 Haig's people-centric design and progressive philosophy of communal living and social connection will see the project pitched at young professionals and families with children. This is a stark departure from the Southbank apartment market of recent years that has been pidgeonholed as an investor-driven sector.

Meydan Group launches Southbank's latest development billed as a vertical village

Another piece of the substantial Melbourne hotel puzzle has fallen into place as King Street prepares to host the nation's maiden Quincy Hotel.

After a period of speculation, 33 King Street will formally host the outlet after developer BPM came to terms with multinational investment fund InterGlobe. Toga Far East will manage the Quincy Hotel-branded tower after InterGlobe picked up the approved site for $91.3 million.

Asia One initially backed the project with BPM coming on at a later stage. After guiding the 241-room development through to approval, BPM then sough to offload the permit.

Similarly structured to BPM's fellow hotel development at <a href="/new-apartments/9-11-exploration-lane-melbourne">9-11 Exploration Lane</a>, the King Street build will be developed by BPM although final ownership will rest elsewhere. Contractor Maxcon has been assigned to both the King Street and Exploration Lane builds.

Maxcon is expected to begin works onsite in the third quarter of 2018.

Melbourne lands the nation's first Quincy Hotel

According to Fawell housing stock levels are approximately 25% down in both houses and apartments compared to the equivalent period last year, equating to a definite shortage of stock across Melbourne. This stock shortage coupled with tight lending criteria from banks and softening valuations due to a fluctuation of the market leads Fawell to believe that buyers will be facing tangible hurdles prior to a property purchase this Spring.

Know your lending criteria

"There is no doubt that the new bank lending criteria has changed and is changing every couple of months. I recommend that all purchasers seek a pre-approval and ensure that this is ‘stamped up’ every couple of months, as the lending environment is volatile and changing quickly.

"However, the good news is that the banks will bend over backwards for good borrowers.

"A good borrower is defined as having a sustained track record for servicing all debts, longevity in the workplace and has a solid deposit! Remember, banks look for ‘low risk’ borrowers".

Secure a correct valuation

"Because prices have softened, so have valuations. Yesterday’s value may not be the value of today. As prices and therefore valuations are on a downward trajectory, purchaser’s need to be especially prudent with price expectations so that they do not have to make up the shortfall.

"Essentially these are the two hoops that purchases need to jump through in this transitioning market, ‘pre-approval’ and ‘valuation’".

<h2>Advice on navigating the buying season</h2>

According to Andrew Fawell prospective buyers should consider these key moves in order to arm themselves with the best chance of success this Spring:

<li>Look to secure finance with a second-tier lender as they are quite accommodating at the moment. Don’t rely purely on the first-tier lenders, it pays to shop around and much like a medical practitioner, get a second opinion.</li>
	<li>Align yourself with a good mortgage broker who knows how to get a deal through in a tricky market. Typically, these are people who have survived a couple of property cycles and know the tactics of navigation and negotiation.</li>
	<li>Ensure that you align yourself with a good broker who will advise you on what you can, and what you cannot afford.</li>
	<li>Align yourself with a real estate agent you can trust, who is honest and can tell you truthfully about market conditions, not just what you want to hear</li>
	<li>Don’t get too clever and try and pick the bottom of a market, the market can, and does turn very quickly, it is more important to buy and sell in the same market.</li>
	<li>Get cashed up and get pre-approval!</li>
</ul>
Fawell also notes that there are certain bright prospects in the months ahead; good deals will present themselves to bargain-savvy buyers willing to scale up to a more expensive property through a property exchange.

The provided example sees a $750,000 property being sold for $700,000, thus losing $50,000 but saving $100,000 on a $1.1 million property and buy it for $1 million. The net position in the change over including some stamp duty savings on the purchase of $55,000 which pays for the stamp duty on the change over.

In summary, the spring market is a transitioning market and will offer lots of opportunities for those who are prepared, researched and have the right relationships in place. Beller's Andrew Fawell on Melbourne's potentially volatile Spring property market

The latest stage of developer Sekisui House's sprawling West Village apartment precinct in inner Brisbane has entered planning.

Earlier this week, plans for dual Plus Architecture-designed apartment towers were lodged. They are the latest proposed additions to the staged development which is permitted to add in excess of 1,200 apartments to the mixed-use precinct, located a mere 1.5 kilometres from Brisbane's CBD.

Covering 111 Boundary Street, the latest application forms Stage 2A of West Village. Expected are 163 apartments across both 15 level towers.

Apartments aside, the renewal project will ultimately also include 18,500 square metres of commercial space, retail arcades and extensive community and public realm uses.

53 apartments are within the North Tower and 110 dwellings within the South Tower. The discrepancy in numbers can be attributed to the North Tower being positioned at the premium apartment offering; it is slated to include 14 triple and 16 quadruple bedroom apartments.

Conversely the South Tower will be skewed to smaller living spaces, including 18 single and 84 double bedroom apartments. Amenities across both towers include a cinema, dining room, pool and wine cellar.

Four sub-ground levels accommodating 221 car parking spaces will support the towers.

In addition to 322 apartments, a varied ground plane programme is being created. Hayball, ACME &amp; Co and Netteltontribe banded together to create various aspects of the initial phase, which includes laneway-inspired retail tenancies and community spaces.

Earlier this year it was reported that <a href="https://www.brisbanetimes.com.au/national/queensland/public-space-plans-for-west-village-lodged-20180110-p4yydv">green space within the planned precinct had expanded considerably</a>; the green spaces will be in addition to seven residential buildings of between 8 and 22 levels and a capped apartment number of 1250.

The 2.6-hectare site first reached Brisbane City Council's planning channels during April 2015.

Plus Architecture lands at Brisbane's West Village

The Queensland government has moved to initiate a wider redevelopment of the precinct adjoining The Gabba with the intent of better serving the expanding Woolloongabba population and the wider public.

On Sunday Deputy Premier and Treasurer Jackie Trad outlined the vision for a new bridge connecting the sporting stadium with Cross River Rail's upcoming station in Woolloongabba. Expected to be completed during 2024, the Woolloongabba link in the wider Cross River Rail network will facilitate an overhaul of the 6.5-hectares adjoining The Gabba.

Mixed uses are earmarked for the precinct and are expected to come together within a precinct plan that will see input from stakeholders such as Brisbane City Council, Stadiums Queensland and the Department of Housing and Public Works.

The Queensland government's move on the wider precinct follows on from earlier reports during May that the stadium was in line to receive a substantial capital injection in order to bring the facility up to current standards.

Numerous projects have or are in the process of being delivered in the suburb which is a mere 2.4 kilometres from Brisbane's CBD. The Apartments.com.au Project Database shows a variety of developments earmarked for Woolloongabba, including apartment and hotel uses, through to projects such as 52-64 Annerley Road which is dedicated to high-rise office space and aged care living.

Residential use though remains the prime driver of change within Woolloongabba. Projects such as the 22 storey <a href="/buildings/silk-one-woolloongabba-825-847-stanley-street-woolloongabba">Silk One</a> launched to market earlier this year whilst others such as <a href="/buildings/the-drapery-64-logan-road-woolloongabba">The Drapery</a> and <a href="/buildings/south-city-square-148-logan-road-woolloongabba">South City Square</a> are well into construction.

The tallest and arguably the most recognisable tower earmarked for Woolloongabba has stumbled at planning though, with developer Majella withdrawing from planning their 27 storey development that would have included 262 apartments and located minutes from The Gabba.

The Gabba's redevelopment at the heart of a wider precinct regeneration 

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
