<a href="/new-apartments/south-yarra-vic-3141">South Yarra’s</a> latest development is about to strike a blow for excellent and inclusive urban realm design...and not before time.

As far back as <a href="/news/prime-time-in-forrest-hill">2014</a> and <a href="/news/add-another-to-south-yarras-emerging-forrest">2015</a>, Apartments.com.au has highlighted the runaway success of South Yarra's Forrest Hill urban renewal precinct. Unfortunately though as skyscrapers sprouted throughout the precinct, the ground plane and its importance to the success of the overall development was in essence lost.

Scant few recent apartment projects have provided a meaningful expression at street level, and the precinct is the poorer for it.

South Yarra's latest apartment release, <a href="/buildings/yarra-one-16-22-claremont-street-south-yarra">Yarra One</a>, will well and truly buck the trend though by way of a new open-air atrium fronting Claremont Street. Apartments will be set above the grand atrium within the <a href="/architects/fk-australia">Fender Katsalidis Architects-designed</a> project, which is on behalf of developer <a href="/developers/ecoworld-international">Eco World</a>-Salcon Y1 Pty Ltd.

An extension of the narrow and poorly lit Yarra Lane directly opposite, Yarra One's atrium will continue the mid-block pedestrian thoroughfare to Daly Street. Long term it is possible then a new entrance to South Yarra Station would see pedestrians disembarking and transiting Yarra One's atrium through to Chapel Street and by default Forrest Hill.

Cafés, restaurants, and retail spaces are set to act as the atrium's drawcards, with the expectation that Yarra One will become a meeting place. The structure itself also continues Fender Katsalidis Architects' penchant for incorporating trellis-like structures into their high-rise designs; other notable examples include <a href="/news">Republic Tower</a> and <a href="/buildings/australia-108-southbank-70-southbank-boulevard-southbank">Australia 108</a>.

The timber trellis structure includes draped greenery whilst also allowing ample natural light penetration. Tiered seating is also incorporated as is a stage, allowing for small performances.

The pending excellence of Yarra One's public atrium brings into focus the shortcomings of many surrounding developments in creating a pleasant, interactive and genuinely usable street level interface. It can be argued that planning provisions should have been implemented across the Forrest Hill prior to the precinct's renewal in order to facilitate similarly impressive urban realm outcomes.

Although no one is ever wrong in hindsight, it is nonetheless highly encouraging to see both architect and developer deliver a project that includes much foresight.

Yarra One finally strikes a blow for Forrest Hill's urban realm

It didn't happen overnight, but it is happening.

The spread of higher density living into Melbourne's virgin northern suburbs is beginning to unfold at a quickening pace, as various projects begin to take their place across certain fringe suburbs.

At the epicentre of the development action is Epping, with three major projects in motion. Largest of all is Empire Epping which has begun its sales campaign prior to deliver the 12 level mixed-use building.

Apartments will sit above 7 lower levels with the commercial space within expected to service the high growth corridor. Cafes, retail tenancies, a restaurant, day spa, gym and childcare facility will also be delivered, adding to the diversity City of Whittlesea is pushing for via the Epping Central masterplan.

Spurned on by the delivery of the new wholesale fruit, vegetable and flower market and the expanded Northern Hospital, the projects will create 96 and 214 rooms respectively.

Valued at $70 million, Hacer will build Mantra Epping Hotel which has a nominated completion date of mid-2019. Across 6 floors, Mantra Epping Hotel will include both hotel rooms and apartments, plus a café/restaurant and brewhouse.

Epping also has various other projects in the wings; the largest of which is 67 Rufus Street which sees approval in place for 92 apartments across 8 levels.

A short distance away Mill Park and South Morang are also garnering their fair share of apartment living.

Gibson Propery Group and Roche Holding's Mason Point mixed-use development continues to roll apartment projects out at a regular interval; Figurehead is well into building 74 dwellings as Alba Apartments with additional releases also planned. Diagonally opposite, Morang Views is beginning to make an impact upon the landscape.

Backed by Universal Corporation, Morang Views will eventually see in excess of 300 dwellings built, with stage one delivering 39 apartments. Not accustomed to tower cranes on the landscape, passers-by will likely see them across future apartments projects slated for the sprawling site.

The abundance of land is beyond doubt, as is the role that Mernda Rail will play in bringing Mernda to the high density party.

The suburb currently has a tower crane erected for a commercial and retail development, with a new town centre planned for land opposite the new station.

As the edge of Melbourne moves beyond the current fringe to new 'city's' such as Merrifield, the inclusion of higher density projects has been considered since their conception. Merrifields central heart dubbed Waterfront City will service the 770 hectare project.

Included across all renders to date are low and mid-rise buildings for Waterfront City, suggesting that the push of higher density development into Melbourne's northern reaches will continue.

Melbourne's northern fringe joins the high density movement

Building Designers Association of Victoria (BDAV) is currently showcasing the cream of the state's design crop by way of the 22nd BDAV Building Design Awards.

The public now has a chance to vote for their favourite building over the course of the last year, with 35 entrants vying for differing category awards. Each project is intended to highlight Victoria’s best residential, interior, sustainable, heritage conservation and non-residential design projects including commercial, industrial, hospitality and public buildings over the last year.

Vote for your favourite project in the BDAV 2017 People’s Choice Award

John Demos Architects have conceived a new apartment building with the expectation that the project be an appropriate design gesture for a key Ivanhoe infill site.

Vacant for many years, 40 Upper Heidelberg Road was in the past subject to a smaller apartment development that failed to materialise. The current project team led by developer SB&amp;G Group have sought a reinvigorated and much larger apartment project for the triangular gateway site which leads into Ivanhoe's premier retail strip.

Under new plans, the majority of the project's ground level will become a publicly accessible piazza activated by a cafe and commercial space, with the latter holding a health, wellbeing and arts focus.

Ostensibly an undercroft, the design feature is unusual in its sizeable generosity toward the public realm. 40 Upper Heidelberg Road's ground plane intends to provide the Ivanhoe retail strip with a design showpiece, while also injecting green space into the area.

The landscape Concept Design for 40 Upper Heidelberg Road is considered the key to unlocking the potential of this significant gateway site, allowing it to make a significant contribution to the vibrancy, functioning and success of Ivanhoe.

The Landscape Concept Design envisages outdoor seating/dining opportunities along the edges of the public spaces with the main event/gathering/communal seating spaces located towards the centre of the site. This creates an opportunity for a weekend market concept, ‘pop-up’ and cultural events, using the plaza space, the catenary ‘ceiling’ and building program to facilitate programmed events and community engagement.

Circulation has been carefully considered through the selection of paving materials and positioning of physical elements. The design creates permeability from the street and other major spaces within the site, but ensures spaces are defined and have a distinct character to allow wayfinding and pedestrian comfort.

Capturing the life and vibrancy of a new urban village and plaza in an intimate human scale, the landscape is bound by retail and building entries. Creating a network of fine grain that establishes the base for a contemporary urban development through planting, urban elements, paving and furniture.

While Oculus is responsible for the design of the landscaped piazza, the building also distinguishes itself through the use of irregular materials.

The design's Upper Heidelberg Road frontage is split into two distinct 'modules'. The northern facade is finished with an angular brass mesh veil which allows for both daylight access and privacy. The southern aspect is wrapped by a glass laminated brass mesh facade, articulated with white banding.

Essendon's heavily faceted 193 Buckley Street is a design recently realised, while two further John Demos Architects projects of high design merit are unfolding in Footscray.

Side by side, the golden-clad Hugo has just commenced construction while the adjoining 209 Ballarat Road also brings with it a heightened degree of design credibility.

Ivanhoe's latest apartment proposal provides a grand public gesture

Over the course of the last week, Malaysian developer S P Setia has landed two telling blows in Melbourne's apartment market, further enhancing its stature locally.

Malaysian publication The Edge Markets has in recent days reported that the developer has secured 111-125 A’Beckett Street for a price of $61 million. Complete with permit for an Elenberg Fraser-designed apartment tower spanning 200 plus metres, the A'Beckett Street plot of 1,714sqm is the developer's sixth Melbourne foray.

CBRE City Sales recently ran an Expression of Interest campaign for the site which was initially controlled by Singaporean outfit Tong Eng Group. The scheme had been dubbed Myriad Melbourne prior to S P Setia's involvement.

The Edge Markets <a href="http://www.theedgemarkets.com/article/s-p-setia-acquires-sixth-parcel-land-melbourne-rm137-bil-project">reported</a> S P Setia's CEO and president, Datuk Khor Chap Jen as stating the following:

According to The Edge Markets, 111-125 A'Beckett Street will be launched this year and will carry an estimated gross development value of $419 million.

Image: CBRE City Sales</figcaption></figure>News of S P Setia's A'Beckett Street foray comes hot on the heels of <a href="/news/s-p-setias-308-exhibition-street-approved-shangri-la-hotels-resorts-confirmed-as-operator"> the developer launching Sapphire By The Gardens</a>, which includes dual towers in the 250 metre range.

While one tower has been dedicated to Shangri-La Hotels and Resorts to be operated under their premium Shangri-La banner, the other which includes 345 luxury apartments has seen a high level of sales made, according to offshore markets website The Edge. Located at 308 Exhibition Street, the Cox and Fender Katsalidis-designed development features a distinctive green podium.

Released for sale only last weekend, The Edge Markets also <a href="http://www.theedgemarkets.com/article/s-p-setias-sapphire-gardens-70-taken-over-weekend-launch">reports</a> that more than 70% of apartments have been accounted for after the launch which was held simultaneously in Kuala Lumpur, Jakarta, Sydney and here in Melbourne. Hong Kong, Beijing, Shanghai and Singapore are reportedly to have their launch this weekend.

Construction of the mammoth project is slated to start later this year.

S P Setia lands 111-125 A'Beckett Street as offshore media reports Sapphire is all but sold out

Glen Eira's apartment construction scene is particularly healthy at present.

Failing any construction works on marquee projects such as Caulfield Village or Monash University, a 'mosquito fleet' of low-rise apartment projects are ably taking up the slack and keeping the crane count within Glen Eira at a heightened level. Across the Apartments.com.au Project Database, 27 separate projects are listed as at construction, whilst additional smaller builds within the municipality further boost that number.

Of the projects tracked by Apartments.com.au, the sum of apartments under construction currently stands at just beyond 900.

Bentleigh is currently a stronghold of construction works; 6 projects are under construction and all are a short distance from the freshly completed Bentleigh Station. Carnegie also punches hard with 8 projects heading skyward, although they spread across the suburb.

In light of the swing away from investment grade inner city apartments to the owner occupier middle ring suburban market, municipalities such as Glen Eira, Stonnington and Whitehorse have seen a boost in demand for apartment living. This is borne out by the healthy number of projects at construction; these projects are smaller, require less capital and in general create less risk for their respective developers.

Usually a heavy hitter in Melbourne's inner city market, SP Setia is very much representative of larger developers delving into middle suburbs. Their Carnegie project dubbed Maison sees 48 apartments at construction at the hand of builder Ironstone.

Not to be overlooked is Steller; the prolific developer of smaller projects consisting predominantly of 2 and 3 bedroom apartments always maintains a healthy presence within Glen Eira. Currently, Steller has 13 projects within Glen Eira on the Apartments.com.au Project Database, with only a handful at construction.

Apartments.com.au is tracking a further 27 projects within Glen Eira that are at registrations and sales. Carnegie and Murrumbeena look to be the suburbs to watch in terms of construction activity over the next period.

Larger projects too are set to join the fray, as evidenced by 1060 Carnegie and Woorayl Street which involves Pace Development Group as builder. Both projects at between 10-12 levels represent a step up in projects size within Carnegie.

Boom times for apartment construction in Glen Eira

In recent times it has been a race of sorts between the University of Melbourne's Parkville campus and the Clayton domicile of Monash University to see which institution can deliver the most impressive new build facilities across their respective campuses.

Urban.com.au last month highlighted Monash University's <a href="/news/monash-clayton-facilitates-another-grand-design-gesture">grand design gesture</a>, the new Biomedical Learning and Teaching Building, which will begin construction shortly. Not to be left behind, University of Melbourne have also moved to create a new design showpiece, titled the Western Edge Biosciences (WEBS) building.

Kane Constructions have begun early works on WEBS which includes the demolition of the current Faculty of Veterinary and Agricultural Sciences Building, and subsequent site works. Construction proper is expected to begin later this year, post-Kane Constructions' targeted October 2017 completion of the early works.

Along with design lead Hassell, Semaphore provided a wayfinding strategy for the project which will be the first stage in a larger master plan to be rolled out over the years to come.

Within the distinctly green facade, the intention is to create an environment designed to foster world-class outcomes for biosciences teaching, research, and training.

According to <a href="https://ourcampus.unimelb.edu.au/western-edge-biosciences-program">University of Melbourne</a>, "It will improve research performance and learning experience in the biosciences, and help train the next generation of bioscientists, vets, and doctors. The program will also meet requirements for the global accreditation of the Doctor of Veterinary Medicine program in 2020, safeguarding the only accredited veterinary course in Victoria."

Most recently completed was the Arts West Redevelopment building designed by ARM Architecture and Architectus; it too was built by Kane Constructions to a value of $66 million.

WEBS will join two further projects University of Melbourne currently has in development. Builder Cockram is working on the latest addition to the Bio21 medical research precinct whilst the future home of the Melbourne Conservatorium of Music on Southbank is cleared and awaiting construction commencement.

University of Melbourne adds another design showpiece to their Parkville campus

In light of the boom in student accommodation projects, Apartments.com.au recently took the opportunity to chat with Hayball duo Marcus Ieraci and Tom Gilbert.

As senior members of the Southbank-based design practice, both are heavily involved in Hayball's numerous student accommodation endeavours, and are all to happy to outline where the sector has come from in Melbourne, and more importantly, what lies ahead.

As a point of reference Hayball has designed 6,726 student accommodation beds to date, and have a further 5,474 beds in design and development. <a href="https://www.cbp.com.au/insights/2016/june/student-accommodation-market-in-australia-growing">Research</a> indicated that during 2015, Hayball was working on approximately 20% of all projects within the student accommodation market.

But both demand and design weren't always to current levels.

Tom Gilbert explains that prior to the Global Financial Crisis of 2009, the student accommodation market was a very different beast. In those times student accommodation developments generally consisted of strata owners buying into projects where studios were stacked atop one another, and the design nous was akin to that of a silo.

Built at the lowest price possible, they led to rudimentary design and livability outcomes. Post the Global Financial Crisis a hiatus in student accommodation occurred as the strata model fell by the wayside, whilst overseas student numbers grew steadily in the interim.

A new model of student accommodation delivery was taking shape in response to the <a href="http://www.jll.com.au/australia/en-au/Research/jll-australian-student-accommodation-market-update-2015.pdf">shortage of beds</a>.

It has also led to the typical student accommodation project now being a very different beast.

Marcus Ieraci explains that even though a handful of players are now dominating the development scene within the sector, competition to attract students and the endorsement of any given university is high. Add the extensive research undertaken by institutions such as University of Melbourne, and the design of the once humble student accommodation building has radically changed.

It's this university driven research that shows students are looking for the inner city living experience close to their place of education, but not necessarily on campus. Design informed by research on how students prefer to study, socialise and interact within these new buildings has given rise to the cluster formation; a 'dormitory' of sorts.

Tom Gilbert adds that of current crop of developers in the sector, some are simply misreading the market and still providing solely studios.

Hotel like in their amenities and appearance, all student accommodation designs also now include Melbourne City Council's mandate that there must be a minimum of 1.25sqm of communal space per student within any given development. More astute players are pushing the envelope to 2.5sqm in light of the competition between providers.

Marcus Ieraci maintains that these communal areas are at the crux of the modern student accommodation building, where design budgets and allocated space are tight yet pivotal to the end result.

In the light of design features which champion communal spaces, connectivity, dynamic design and interaction with one's surrounds, the question was posed regarding the future direction of student housing, both in Melbourne and in the wider context.

Marcus Ieraci believes that Hayball's La Trobe project is a true ground breaker in a number of regards. A light weight facade and light structure thanks to builder Hickory Group's HBS method will allow for speed of construction, increased build quality and adaptability upon completion. Modern student accommodation builds increasingly have an eye toward the future. 

Extensive modelling during design allows for facades and even entire floors to be adjusted for different use, should a need arise down the track.

Overseas design trends also factor into current design considerations. Tom Gilbert points toward the emerging trend of communal design aspects within student accommodation projects where research, commercial and residential elements blend to create incubator-like environment. Melbourne has yet to see this format.

Hayball discuss the evolution of Melbourne's student housing sector

Development news from Footscray continues to flow at an increasing level.

Maribyrnong Council is providing the wider public with a first look at a new mixed use development in the heart of Footscray. <a href="/developers/k7-developments">K7 Developments</a> has enlisted <a href="/architects/rothelowman">Rothelowman</a> to create a scheme for 72-76 Paisley Street, with the expectation that it will eventually accommodate a substantial and predominantly residential building.

One block back from Barkly Street, 72-76 Paisley Street is a 1,840sqm site wedged between a multi level community healthcare centre and the Footscray Baptist Church. Not-for-profit community health organisation cohealth have occupied the modest brick building onsite for some time.

The proposed development's treatment of the eastern and northern ground level interface is a direct response to the site's immediate surrounds. An existing through link will be enhanced and activated in order to join with the laneway network bisecting the block between Barkley Street and Paisley Street. 

To the rear of the site an urban street art installation is envisaged. According to Rothelowman, "The concept for the artwork is to use an abstract form in either linear / checked patterns, with principal colors of blue and gold which are bright and complimentary to the proposed building material pallet. The artwork will be placed on the dedicated metal panels on the northern elevation with anti-graffiti coating."

72-76 Paisley Street's eastern flank is to feature the restaurant space and outdoor seating area to the Baptist Church interface.

Following on from builder <a href="/builders/citi-con">Citi-Con</a>'s recent completion of Canterbury Hill which includes 37 dwellings, two further projects are nearing a construction start. Hawthorn East's <a href="/buildings/brasshouse-771-toorak-road-hawthorn-east">Brasshouse</a> is defined by its undulating gold facade whilst Brunswick East's <a href="/buildings/seamstress-11-13-lygon-street-brunswick-east">Seamstress</a> references the past life of the site in question, which will in due course become a building of some 32 apartments.

Including the Paisley Street application, Rothelowman has become the incumbent architecture practice of choice for K7 Developments, accounting for the developers last four projects. 

72-76 Paisley Street is comfortably the developer's biggest project to date.

K7 Developments look to push up Paisley Street

It seems the former Alphington Paper Mill may not be alone in reshaping the face of the inner suburb.

Lodged with Yarra Council, plans for a sleek and sizeable apartment development on an adjacent 2,980 square metre site marks the arrival of a new architecture firm to the Apartments.com.au Project Database. XO Projects is the design force behind 700-718 Heidelberg Road; the relatively new firm represents the meeting of local design giant Elenberg Fraser with that of Amsterdam-based firm Elastik.

With the mantra of "creating the Extra Ordinaries within cities" XO Projects has hit the ground running with the 9 level building that features a split colour scheme and mature trees over its exterior.

Opposite the eastern flank of the Alphington Paper Mill site which has a preferred height of 6-8 levels, 700-718 Heidelberg Road has a high level of compliance with the Yarra Planning Scheme according to planning documents.

XO Projects have included a terraced southern facade which tapers down toward the residential zoned southern boundary.

Key to the overall design is the facade treatment of the proposed building with more than 50% of apartments having double facades. Dual level privacy walls across the facade funnel into deep planter boxes for mature trees; 1.2 meters of soil is provided per tree planter in order to accommodate abnormally large plantings.

The deep soil planters will aid in providing 700-718 Heidelberg Road in attaining a 'vertical forest' finish, as will surface level plantings across higher levels of the development.

XO Projects' first database entry makes for a sleek Alphington addition

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
