Two years after securing the former Brighton Savoy Hotel at 150 Esplanade, developer Primeland has revealed what it intends to do with it.

The $25 million plans are for a luxury apartment development that will replace the 1900's built hotel that was first a private residence before becoming a hotel in 1959.

The 3,386 sqm corner site at 150 Esplanade, opposite the famous beach, had been owned by the Lee family for 55 years before it was&nbsp;acquired by <a href="/developers/primeland">Primeland</a> as part of its growing $1 billion portfolio which includes assets across hotel, residential, and mixed-use sectors.

The plans by Toorak-based Kennon Architects are for two separate three-level buildings with 14 luxury apartments.

Just five apartments will sit in the northern building, and nine in the southern structure.

Prices are expected to range between $5 million to $20 million for the two, three and four-bedroom apartments that will span anywhere between 178 sqm and 475 sqm. Penthouses will feature private rooftop gardens and expansive bay views, complementing the site’s proximity to the iconic Brighton Bathing Boxes.

The development will incorporate a series of high-end inclusions for residents, like valet parking for the 40 parking spaces,&nbsp;a concierge, a gym, an onsen, a catering kitchen, and a reflection pool.&nbsp;

The landscape design focuses on native and indigenous plantings, while the buildings will feature a contemporary architectural style, using materials such as polished plaster, tonal concrete, custom brickwork, and extensive glazing.&nbsp;

The Town Planning Report by Squareback said the proposed design response "is considered to be of a high architectural standard and will positively contribute to the character of the area."

Sustainable measures will include a 6.5-star NatHERS rating, solar panels, and energy-efficient systems.

Primeland chairman Robert Brij said the acquisition of the Savoy Hotel underpinned the developer’s strategic focus on the ultra-luxury residential sector, a sector largely unaffected by macroeconomic trends.&nbsp;

“This site is a prime jewel in the crown of Brighton; the fact that it has only transacted once in 55 years underpins its rarity and location overlooking the bay," Brij said.

“The vision for this project is to create a luxury experience that is befitting of this superior address, that will stand as a landmark for not only Brighton but all of Melbourne."

The plans by Kennon Architects are for two separate three-level buildings with 14 luxury apartments.

"Buy now at today's prices and take advantage of tomorrow's gain."

That was the overarching view of experienced property investor Dale Boseley when he decided to secure three off the plan apartments in the Gold Coast recently.

"The best way to make money in a booming market is to utilize the time that is coming," Dale says.

Boseley, who hails from Victoria but has lived across the country, first looked at property in the Gold Coast in 2016, assisting his uncle when he was looking for an owner-occupier apartment.

He ended up buying in Rainbow Bay, off the plan. So when Dale decided to invest money into the Gold Coast market, that's where he started. After just a few short weeks of searching, he quickly turned to the off the plan market.

“We asked ourselves a question, ‘Where's the best place to make money in a rising market?’”

"We looked at off the plan, and sure there's always a risk in buying something, however, we found less of a risk after research and due diligence. The Gold Coast market not only attracts local buyers but also sees significant investment from Sydney and Melbourne. The demand-supply imbalance in the region appeared substantial, and we believed it was an opportunity we could capitalize on."

Like any good investor, Dale analysed various locations and the submarkets within those locations.

"We looked at the established market, however, we felt sellers were asking top dollar for really bottom quality product," Dale said.

"We got close to a few purchases, but one didn't go ahead due to concerns with the building and pest inspection, and the other didn't want to sell for the fear of it becoming an Airbnb."

Dale would go on to secure a completed apartment in Jewel Residences in Surfers Paradise, and off the plan in Sherpa's Perspective Nexus in Palm Beach, Harbour Shores in Biggera Waters by Lewis Land, and in Rainbow Bay's Radia by Paul Gedoun's S&amp;S Projects.

"What is important as an investor first and foremost is that the numbers stack up," Dale said.

"It's all about yield, potential growth and how much the forecasted rental covers the mortgage. After that though, it became about investing in a tight-knit community, something which the Gold Coast has in spades."

It was this mantra that saw Dale reach out to Sherpa Property Group to buy an apartment at <a href="/new-apartments/perspective-nexus">Perspective Nexus</a> in <a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

"Sherpa's commitment to the community was someone we wanted to be a part of," Dale said.

"They go further than just creating luxury apartment buildings, they're clearly a part of the local fabric of Palm Beach and the Gold Coast, and that plays an important part in the off the plan buying process."

Sherpa is&nbsp;<a href="/news/qld/sherpa-donate-1-2-million-apartment-proceeds-to-serving-our-people">donating all the proceeds</a> of a $1.2 million apartment in Perspective Nexus to charity Serving Our People. They've also recently revealed their new brand collection, Flourish, which will offer a more diverse range of housing options to cater for more than just the high-end downsizer. They have one, two and three-bedroom apartments in the building of 94 units on Sixth Avenue, with the one-bedrooms starting in the $600,000's.

Dale also secured an apartment in Harbour Shores in Biggera Waters, driven by the reputation of veteran developer Lewis Land.

"Lewis Land is another developer who you can hang your hat on to do the right thing by its buyers," Dale said.

"The masterplan they're putting together is unreplicable in the current land and built environment. When a product is scarce, the price goes up, and that's why we invested in Harbour Shores."

The reputation component was at play again with S&amp;S Projects, as was the scarcity factor of available new apartments in Rainbow Bay.

"We're well and truly invested in the Gold Coast, both financially and physically, and we're excited to see all the new developments come to life."

Buyers have flocked to Larool Crescent, the only new development to launch in Castle Hill in 2024.

In the months since launch, the market has responded strongly to the prospect of a low-rise building close to Castle Towers and a short walk to the newly connected Metro.

"<a href="/new-townhouses/larool-crescent-castle-hill-2-22-larool-crescent-castle-hill-nsw-2154">Larool Crescent</a> was designed to cater to every buyer, and that's exactly what we've seen since we've started selling," Boston Buckler Director Alex Walker says.

Residential developer Third.i is the latest to provide its buyers with the most comprehensive insurance policy in the off the plan apartment market.

They've taken out Latent Defects Insurance (LDI) from Resilience Insurance, a first-party insurance that safeguards against structural and construction defects for up to 10 years, meaning unforeseen issues can be addressed without major financial burden.

The policy offers both developers financial protection and instills buyers with confidence in their purchase.&nbsp;Dairy Farmers is the first development in Newcastle to have the insurance.

Developers who implement LDI must adhere to high construction standards, comply with regulations, conduct thorough risk assessments and maintain financial stability to mitigate potential financial risks associated with latent defects.

The transformation of Double Bay's Cross Street into one of the most prestigious stretches of luxury retail and apartments, is set to continue.

The latest shoptop housing plans will see the home of several retailers demolished, including the well-known Florida dry cleaners, womens clothing store Alex &amp; Harry, and cafe Bar Lanziano. They will make way for a four-level building with three street-level retail spaces, a cafe and two fashion outlets, with six luxury apartments above.

The $18 million plans for 8-10 Cross Street, an amalgamated 547 sqm site, have been lodged by&nbsp;Caradonna Capital, directed by the Point Piper-based Tyson Fenay. The company is also associated with Chinese property developer&nbsp;Feng Miao Ting.

Different entities but the same directors bought 8 Cross Street, known as Herford House, for $15 million in late 2023. They bought 10 Cross Street, which has approval for a six-level mixed-use building, in 2019 for $10.25 million.

Woods Bagot has designed the development which they said in the Urban Context Report "endeavours to contribute to the existing amenity of each site edge, whilst introducing new public domain, associated retail and new residential apartments."

"<a href="/developments/double-bay-nsw-2028">Double Bay</a> is Woollahra’s unique local business centre, which enjoys a privileged position near the southern edge of Sydney Harbour in Sydney’s Eastern Suburbs. The area is characterised by tree lined streets, significant residences, retail frontages and arcades. Outdoor dining and street activation is particularly strong in close proximity to the site, as is the presence of the Intercontinental Hotel north-west of the site.

"There is an eclectic mix of architectural periods in the area from Victorian terraces, Federation cottages, Art Deco facades and a nearby example of brutalist architecture. In the immediate Cross Street vicinity, a more modern streetscape is appearing, which this development has been designed to sit comfortably within. The proposed design retains a mix of masonry and stone-like facades to all edges and continues the retail frontages and awnings of the street and pedestrian lane."

The seven apartments start from 139 sqm and all have three bedrooms.

The first two levels above street level will have two half-floor apartments on each. Above will be three penthouse-style apartments, spanning the whole floor and offering over 300 sqm of internal space and four balconies. The penthouse also has access to a private 86 sqm roof terrace.

Woods Bagot said the design centres around the garden village history of Double Bay and pays homage to its botanical antiquity..

"The proposal focuses on the language of gardens in the area and is centered around the original fig tree; the intention is to retain the tree in good health and let it add a homely touch to the residential entry.

"The development has a minimalist material palette that is in keeping with existing palette along Cross Street but with a variation in colour or texture, such as brick masonry patternation to stone like GRC and a metal feature material for retail accentuations and residential trims.

"The proposal is an appropriate response to the character of the neighborhood both existing and proposed and will serve to provide a new standard of residences in Double Bay."

Cross Street is one of Double Bay's most popular streets, lined with cafes, restaurants and retail outlets. It is currently undergoing a full transformation, led by Top Spring Australia's Ode Double Bay.

Developer SJD kicked off the Cross Street rejuvenation with Encore 1788, which was followed by 1788 Residences.

34 Cross Street is slated for a new commercial building by fund manager Ben Finger, while 12 Cross Street, next door to the latest application, is owned by luxury residential developer HSN who will no doubt be proposing something equally impressive.

Builder appointed at luxury Ballina villa collection, Mana

OSK Property has revealed the luxury penthouses atop BLVD, the latest stage of its $3 billion Melbourne Square precinct in Southbank.

<a href="/developers/osk-property">OSK Property</a> called on globally renowned designer, David Hicks, to craft the interiors of the eight penthouses that start from $4.46 million. One has already been snapped up for $6 million.

The penthouses range in size between 180 sqm and 471 sqm.

David Hicks designed the high-end residences to act as sanctuaries of opulence, catering to discerning tastes with a bespoke ‘East meets West’ theme, inspired by his international travels, fusing Eastern minimalism with Western opulence and scale.&nbsp;

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Eligible purchasers can also secure finance options, including a 3.99 per cent two-year variable rate, loan-to-value ratios of up to 90 per cent, and interest-only lending options through EquitiCredit.

"While other capital cities have experienced stronger recent growth, that relative underperformance is exactly what's attracting sophisticated counter-cyclical investors."

"Melbourne currently stands as the most compelling entry point of any major Australian capital, and discerning buyers are beginning to recognise what those who move early always understand: the best opportunities are taken before the price rise confirms them."

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
