John McGrath invested $40,000 in a childcare centre for children living with disabilities or special needs on Channel 10's Shark Tank this week.
The McGrath estate agents founder secured a 12.5% stake of Hummingbirds, as did tech entrepreneur Steve Baxter when the pair decided to split the offered 25% stake.
The two "Sharks" chose to invest after hearing the story of Rebecca Glover and Leah James, businesswomen and mothers of children with disabilities.
Their business, Hummingbirds, offers care, early intervention and support for young children of all abilities, including those with motor development delays. They founded the business after finding traditional childcare facilities unsuitable for their own children, who live with disabilities.
Currently, they offer just four places for children, but said on the show there was a waiting list of 35. Hummingbirds' care is offered at $120 per day, with government assistance and Medicare rebates reducing the out of pocket cost to about $35 per day.
Glover and James are hoping to expand the business to accommodate 21 children, with two carers carers available at all times for each room of seven children.
As they presented their business model on Shark Tank, the potential investors queried the businesswomen about their plans to upscale the business, wondering whether they were willing to take on the extra commitment of expanding Hummingbirds. The entrepreneurs assured the panel that they one day hoped to become a national business.
James said to the panel: "We're driven with heart and passion but we're smart women. We're very capable of this. But we have so many desperate, desperate mothers and fathers out there."
Their pitch was enough to convince Baxter, founder of SE Net, who has no experience in childcare. He later wrote in BRW: 
"If you told me a year ago that I would be investing in the childcare industry, I'd have laughed you out the door. However, when Leah James and Rebecca Glover entered the Shark Tank, they came not just with a moving personal story about what they've done to ensure a better future for their children, and other children effected by disabilities. They came with a sharp, well-thought and viable business proposition ... As I said in Shark Tank, Hummingbirds was a deal too important not to be done."
McGrath, who was visibly moved by the pair's story, said he had a friend who worked in the childcare industry.
McGrath's $40,000 investment isn't his first on the show – he has also committed money to Salsa Rudo Hot Sauces, paying $80,000 for a 45% stake in the business. And while not investing in teenager Daniel Baise's interactive computer screen GTouch, he did, with Baxter, help support the teenager's trip to a trade show in Las Vegas.
McGrath famously did very poorly in his HSC results before moving into the real estate business as a letting agent. At 20, he moved to real estate sales and later founded his own agency. McGrath Estate Agents now has 62 offices along Australia's east coast and sold over $12 billion in residential property in the last year.
McGrath has also been a director on the board of REA Group since 2001.

A house in the Trillium Estate will be auctioned off for this year's Royal Children's Hospital Good Friday Appeal.

While Tasmania continues to favour buyers, Sydney and Melbourne offered even more favourable conditions for sellers in January 2015, according to the latest Commonwealth Bank/CoreLogic RP Data Home Buyer's Index.
The index is based on the number of properties listed to sale compared to the number of loans the Commonwealth Bank has signed in the same period.

Tasmania's subdued market has consistently offered the most affordable options for buyers in recent years. The Mersey-Lyell statistical division, also known as the Cradle Coast region, includes Burnie, Devonport, Queenstown and Smithton.
In Burnie, where the median house price is currently $259,000 according to CoreLogic RP Data, this Queen Anne federation house at <a href="https://www.realestate.com.au/property-house-tas-burnie-119166255" target="_blank">13 Charles Street</a> is currently on the market for $349,000.

The four bedroom house set on 951 square metres is a two minute walk to the town centre and has two bathrooms. The vendors purchased the home for $290,000 in 2004.
Another Burnie home, at <a href="https://www.realestateview.com.au/Real-Estate/20-garner-court-burnie/Property-Details-buy-residential-8528798" target="_blank">20 Garner Court</a>, is on the market for $159,000. The three bedroom solid brick home is currently tenanted. Advertised at $200 per week in 2012, at its current asking price (assuming the rent has stayed constant) the home would yield 6.5%.

The other four of the top five buyer's markets are all located in Queensland, with the Commmonwealth Bank noting that the "best opportunities for buyers at a state level can be found in mining markets or coastal suburbs in Queensland, Western Australia the Northern Territory. The bank advises buyers seeking properties in capital cities to focus on Hobart, Brisbane and Darwin.
Dan Huggins, General Manager Home Loans Commonwealth Bank, says: "As demand in Sydney and Melbourne continues to be strong, the January 2015 Report highlights that these are the best markets for sellers."

Tasmania's Mersey-Lyell named the nation's best buyers' market

Developers Victoria Investments &amp; Properties (VIP) and Mirvac adopted a ballot system to sell off the first stage of their housing estate in Melbourne's western growth corridor this weekend.
VIP and Mirvac enlisted television personality Livinia Nixon to host the event on Saturday, where registered buyers had the opportunity to select one of 70 plots at <a href="https://woodlea.com.au/" target="_blank">Woodlea</a>. Each registrant had placed a $1,000 deposit to enter the draw.
There were 185 buyers registered on the day for a chance to select a lot, which were priced from $183,500 for 500 square metres. All 70 lots have now sold.
Upon completion, the $2 billion masterplanned community located 29 kilometres from the Melbourne CBD will span 711 hectares. Saturday's event at Galli Windery was the first stage of the development's land releases.
In total, the community is expected to hold 7,100 residential lots when completed, with two pre-schools, two primary schools and a secondary school.
There are also plans for childcare facilities, a public library and a town centre. The development, located in the City of Melton, is expected to house 20,000 residents. The planned development is located between Melton to the west and Caroline Springs to the east, and will make use of the Rockbank railway station, the Western Highway, the Deerpark Bypass and the Melton Freeway.
VIP's chairman, K.T. Lim, acquired the Woodlea site 15 years ago. Prior to Woodlea, VIP has largely worked on industrial and office projects, including various commercial redevelopments in the Melbourne CBD.

Woodlea sells out first stage of lots with ballot system

With construction beginning on more than 50,000 dwelling units in the September 2014 quarter, up almost 20% on the previous year, is the construction sector all that's holding Australia back from a recession?
That may certainly be the case, according to comments from BIS Shrapnel economists at its Melbourne business forecasting conference earlier this week. And the Reserve Bank (RBA) board may just agree.
In its March meeting minutes, the RBA board noted further softening in the mining sector, with "steep declines" in mining investment contributing to below-trend gross domestic product (GDP) growth in the December quarter.
"The ABS survey of capital expenditure intentions implied further large falls in mining investment, as current projects were completed and few new projects were likely to proceed," the minutes read.
Meanwhile, income growth stayed low by historical measures and "the unemployment rate had continued its gradual upward trend".
Aside from low oil prices, the RBA board didn't see much that would continue to support consumer demand – except for residential investment.
"The current strength of housing construction and the increase in housing prices were expected to provide a measure of support for consumption," read March's minutes.
"A range of indicators, including residential building approvals, suggested further strong growth of dwelling investment in the near term."
The Reserve Bank's comments crediting construction investment with supporting the domestic economy are supported by the Australian Bureau of Statistics' (ABS) December quarter GDP figures. The ABS noted that: "In seasonally adjusted terms, the main contributors to GDP growth were Construction and Health care and social assistance each contributing 0.1 percentage points to the increase in GDP."
According to the ABS, $50.35 billion worth of construction work was done (on a seasonally adjusted basis) in the final quarter of 2014. While the figure is slightly down from its previous peak in the final quarter of 2012 (<a href="https://petewargent.blogspot.com.au/2015/02/construction-holds-up-well-thanks-to" target="_blank">as noted by Pete Wargent</a>), on a historical basis, the pace of Australia's construction industry in the past few years has been unprecedented.

The value of total construction work done in the December 2014 quarter was also down on the figure recorded in the same period in 2013, by 4.8%. However, the decline can be attributed to engineering work and commercial construction, down 12.3% and 4.8% respectively over the year.
In fact, BIS Shrapnel managing director Robert Mellor noted on Tuesday that the state with the strongest relative commercial property construction sector currently was Tasmania, thanks to the Royal Hobart Hospital redevelopment.
Nationally, the value of residential work was up 12.7% from the December 2013 quarter.

The Reserve Bank has also acknowledged the weak commercial property construction figures, noting in the March minutes that:
"Overall, survey measures of business conditions had remained around their average levels, while the trend in non-residential building approvals was at a low level and conditions in the commercial property market remained weak, with office vacancy rates in all capital cities at high levels."
But while residential investment has been able to buoy a flagging commercial property market, can it continue to uphold the entire economy as the mining sector slows further?

Has the apartment construction boom saved Australia from recession?

Precinx, a suite of urban design and planning software, has won the judges award of the Weapons of Mass Construction innovation competition at Green Cities 2015.
The project, a collaboration by Urban Growth NSW and Kinesis, models the performance of residential, commercial and mixed-use developments and makes assessments according to a range of criteria. It has been used by major government land authorities as well as private developers.
The software models the potential economic, commercial, environmental and social impact of developments, using local data sources and environmental metrics.
Users can compare the impact of their potential project against local standards. Users using the software can model the effect that additional parking, certain designs or building materials might have on the environment or on the behaviour of people who use the project in the future.
For example, <a href="https://www.kinesis.org/ccap-precinct/" target="_blank">Precinx</a> can be used to assess how improved access to public transport might affect household spending and car use, as well as greenhouse gas emissions. Urban Growth NSW and Kinesis hope the technology will drastically reduce the time needed to devote to modelling when planning urban renewal projects, and allow a more evidence-based approach to the process.
The software, also known as CCAP Precinct, will be featured in the Property Council of Australia's Property Week and the Green Building Council of Australia's (GBCA) Green Building Voice. It was picked as the competition favourite by judges Caitlin McGee, research principal, Institute of Sustainable Futures at the University of Technology, Sydney, Robin Mellon, chief operating officer of the GBCA and Geoff Dutaillis, group head of Sustainability, Lend Lease.
The people's choice award was given to Sydney University's Indoor Environmental Quality Lab for SAMBA, a monitoring system that allows building operators to assess a building's indoor environmental quality in real time.
The Green Cities 2015 conference has now finished, after three days of discussion, networking and education around sustainable property practices. The event was sponsored by the GBCA, Lend Lease and the Property Council of Australia.

Urban planning software wins Green Cities 2015 innovation award

The beach box on the well known strip is located near the Brighton Lifesaving Club.

Brighton Bathing Box listed with $150,000 guide

A new apartment complex developed by Kangoala is set to be located opposite Albert Park Golf Course.
<a href="https://www.queensdomainmelbourne.com.au/" target="_blank">Queens Domain</a>, designed by DKO architects, will have 238 one, two and three bedroom apartments set over 20 levels. The apartments include two penthouses which will be constructed to accommodate custom interiors.
The Queens Domain complex will include 252 car parks, and a variety of communal areas including a rooftop garden, a pool, gymnasium, lounge and dining room.

Set back from Queens Road, the development has something of a front yard, with its entrance, inspired by Copacabana beach, will also include outdoor seating.
The building's design was in part inspired by its neighbours – DKO Architects have taken their cue from the Frederick Romberg-designed modernist Stanhill and Newborn Flats, said principal Koos de Keijzer.
"The neighbouring Stanhill and Newborn Flats are traditional and functionalist buildings with sweeping open balconies and fine glass detailing," explained de Keijzer.
"Queens Domain takes up the next thread in this story reinterpreting existing elements, while showcasing the design and construction techniques of our time."

The curvaceous forthcoming building was designed with the intension of creating an impression of upward motion.

Queens Domain development to bring 238 new apartments to Melbourne

It's not just investor activity, but changing benefits and an increased willingness to sit out of the property game that may be keeping first home buyers out of the market, according to one economist.
At BIS Shrapnel's Melbourne business forecasting conference earlier this week, managing director Robert Mellor commented that while investor activity did put upward pressure on prices, particularly in Sydney, there were other factors which are contributing to declining first home buyer numbers.

He cited the change in some first home buyer benefits as a catalyst for a recent shift in purchasing activity among the demographic. In New South Wales, first home buyers formerly received full stamp duty concessions on established homes, which Mellor explained equated to about a $17,000 benefit on a $550,000 purchase. The scheme <a href="/expert-insights/investing/nsw-to-scrap-full-first-home-stamp-duty-concessions-for-existing-homes-from-2012">ended in January 2012</a>.
"So those sort of changes mean for many first home buyers, certainly in NSW, you suddenly had to find another $20,000," said Mellor.
"So I'd argue the point that one of the problems for potential first home buyers was the change in the rules where grants and stamp duty benefits were only provided for new dwellings, rather than established dwellings.
"They effectively had to find another $20,000 fairly quickly."
The change, Mellor said, may have encouraged potential first home buyers to "sit out of the market for another year" to save more – only to find home price growth eclipsing their increased savings.
"And you've suddenly found that instead of trying to buy a $550,000 property, you were paying $630,000," he explained.
"And that...increase in price obviously totally swamped the lost value of the grants."
First home buyers who were unable to anticipate recent price growth, particularly in Sydney, may have found themselves priced out of the market. After a period of suppressed house prices, Mellor explained, many inexperienced buyers would not have expected prices to escalate in Sydney as they have in recent years. He also acknowledged the Australian Bureau of Statistics' admission that its first home buyer figures may be inaccurate.

"Everybody thought three years ago Sydney house prices were already very high. Well they weren't – they were undervalued in a long term context," said Mellor. However, he said that although Melbourne had not experienced the same price strength as Sydney, a similar situation had occurred when the Victorian government abolished its first home owner grant for established properties. Nevertheless, the declines in first home buyers numbers recorded in New South Wales and Queensland have been "much more severe".
The BIS Shrapnel head also attributed some of the lowered participation of first home buyers to a generational shift in attitudes towards home ownership, with uncertainty about future employment and lifestyles leading some to put off purchasing a home.
Mellor likened the relationship between investors and first home buyers to a "chicken and the egg kind of situation".
"Is it the investors forcing first home buyers out of the market? I would say they were out of the market simply because of the change in the conditions for them, and then once they sat on the sidelines, they couldn't purchase," said Mellor.

Sydney's Institute Arcade at 332 Darling Street, Balmain has been listed for sale.
The tenanted building has nine shops, five suites and a penthouse. This year, it will gross $527,838, plus GST. Current tenants include Alegrias, a Spanish tapas restaurant, and a hairdresser.
Its penthouse has three bedrooms, with city and harbour views.
<a href="https://www.realcommercial.com.au/property-retail-nsw-balmain-501484715" target="_blank">The Institute Arcade</a> was designed by architect Edward J Bowen to house the Working's Men Institute, which was established in 1965. Construction began on the building in 1887, and it was completed in 1896, reportedly for £6,000.
At the time, the building held a 400-seat lecture hall, a billiard hall, a library, a chess room and a reading room. According to Leichhardt Council, by 1912 the Institute, which aimed to 'improve the education of working men and instruct them in the trades', had 700 members.
Since then, the building has housed the Balmain dole office (during the depression), entertainment venues, and now a mix of offices, retailers and restaurants. Its interiors, renovated since its construction, are reminiscent of the building's history, with moulded arches and a tessellated tile floor in the building's foyer.
The building is currently zoned B2, for mixed residential and commercial use. It has 929 square metres of floor space, on a 645 square metre plot.
The Institute Arcade, being marketed through Steven Zoellner of Laing + Simmons Double Bay and Sonia Leal of Niche Portfolio, will be auctioned on 7 April.

Balmain's Institute Arcade going under the hammer

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Lewis Land has opened the first completed sky home for inspection at Harbour Shores, giving buyers their first opportunity to step inside one of just three double-storey residences crowning The Waterline.

Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

“Being able to step out of your home onto your boat is a rare luxury, and it’s something residents here can look forward to when it opens later this year.”

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

The three Sky Homes range from 282 sqm to 367 sqm and each feature three bedrooms, three bathrooms, multiple living zones, expansive kitchens with butler's pantries and large balconies taking in the Broadwater outlook.

Each residence also has three secure basement car spaces and additional storage.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Three-bedroom villas are priced from $2.99 million, while four-bedroom residences start from $3.19 million.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Palumbo's return to Kent Town strikes early chord with buyers

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

<a href="https://www.apartments.com.au/new-apartments/silk-st-lucia-16-18-sandford-street-st-lucia-qld-4067">Silk</a> will rise 15 levels from an 810 sqm site at 16-18 Sandford Street, occupying a prominent bend of the Brisbane River with a prized northern aspect across Orleigh Park toward the Brisbane CBD.

The approved scheme will comprise 16 split-floor and six full-floor residences, continuing GRAYA's move into larger-format apartment developments targeting Brisbane's prestige owner-occupier market.

The project has been designed around the site's broad river frontage and dual-direction views, with GRAYA prioritising larger residences, privacy and outlook over apartment yield.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.

Registrations of interest are now open, with further details on the project and construction program to be released as it progresses.
