Perth is not actually a mine site, and it’s time to shift the thinking of “Asian investors and prospective immigrants” who overlook the capital as a result, according to RE/MAX WA managing director Geoff Baldwin.
Baldwin said that because of the continual talk of Perth being a mining and resources centre, rather than a beautiful evolving city, it seems some are taking it literally.
“In recent talks with an expert Asian immigration advisor about how Perth is seen in the eyes of many in China we were informed that many Chinese picture Perth itself as the centre of actual mining and associated industries and that this is a barrier to investment and immigration,” Baldwin said.
“Because we live here we assume that people in other countries know that it is only the headquarters of mining companies that are located in Perth itself and not the actual operations of those companies, but unfortunately that is often not the actual perception.”
He said that where Melbourne and Sydney are accepted automatically as large convention cities worthy of investment, “we have found that it is not until the prospective overseas buyer does some research or arrives and sees our city for themselves that they recognise it is not a mine site”.
“In recent years Perth has been widely promoted as the mining and resource capital of Australia however we must consider that it is easy for this to be interpreted literally and for it to give a completely opposite picture to the reality,” he said.
“Actual knowledge of Perth is scant in many Asian countries so it is important that it is promoted more widely and with more detail about it’s beauty, scope and lifestyle if we are going to compete with the more accepted eastern states capitals.”

Sydney inner city market: End of financial year predictions

Changes at the Queensland Building and Construction Commission will make the resolution of issues between home owners and builders faster and cheaper.
The process is a new early dispute resolution service that stops home owners and builders having to wait until the end of the contract, explained Minister for Housing and Public Works, Tim Mander.
“Contract disputes are never pretty but when you’re talking about disputes between mums and dads who are making the biggest investment of their lives, and builders whose livelihoods could be on the line, it’s only natural that emotions can run high,” Mander said.
“In the past there was no assistance for families, or for builders, until the contract had either been terminated or completed, which meant the process could drag on for months.
“This new service will significantly reduce the cost that disputes can place on consumers and contractors as well as substantially reducing the time it takes to resolve them, without legal action.
This measure comes into effect today, and comes with an internal review process allowing anyone dissatisfied with its decision to have it reviewed at the Queensland Civil and Administrative Tribunal (QCAT) without the requirement to appeal.
“Also from tomorrow, customers will be able to access information and advice from the Commission at any time of the day or night thanks to a new 24/7 call centre,” said Mander.
“The website has also been given a major overhaul with almost 70% of information now accessible within two clicks and 100 per cent of information accessible within three clicks.”

Queensland to make home owner, builder disputes easier

A new report from Moody’s Investors Service notes that Australia’s steady consumer sentiment is “remarkable” given the headwinds being faced, pointing to property wealth from rising housing prices as one of the factors maintaining confidence.
However, it is this factor that also has them concerned, with Moody’s suggesting that this trend indicates medium-term risks that the real estate market “may be overheating, with both price-to-income and price-to-rent ratios reaching levels well above historical averages”.
In fact, they noted that the growth rate – at its highest in nearly four years – along with supply constraints, an influx of foreign capital and monetary policy remaining accommodative for the “foreseeable future” suggests a drop in prices may be seen.
They noted that these factors suggest “the housing market appears to be increasingly likely to get caught up in a positive price-feedback loop and eventually could face a correction”.
“Re-accelerating housing credit suggests that monetary factors, especially record-low interest rates, are playing a prominent role in fueling the housing market trends. In terms of volumes, however, rising housing prices have not so far resulted in a construction boom: residential construction activity remains largely in line with demand trends.”
The impact of a real estate market contraction on the rest of the economy is limited by this, along with historically low leverage levels, strong mortgage buffers and a well-cpaitalised banking system.
Banks are notably sensitive to employment conditions, “amplified by the high proportion of household loans in their portfolios and a persistently high level of household leverage”.
However, they are mitigated by low loan-to-value rations, high lending standards and a moderate pace of housing credit growth, they noted.

Moody’s says property market may be overheating and "could face a correction"

With 80% of the apartments already sold, Bowen Hills-located 228-apartment development Belise will soon see a tower crane on the site.
The $120 million<a href="https://www.belise.com.au/" target="_blank"> Belise project</a> has completion expectations for March 2016, and remaining in the development are one-bedroom plus study apartments, and two-bedroom apartments. Prices start from $477,000. Initially, there were one, two and three bedroom apartments, with prices from $405,000.
They have been advertised as "cash flow positive investments" from "year one". This would be for the after-tax outcome for a one-bedroom plus study with a 90% lend for assumed household income buyer of $80,000 to $180,000, at a $471,000 purchase price.
Breaking this down for a one-bedroom plus study shows that to get a substantial after tax cash flow, you would be renting it out furnished ($15,000 packages are available from the developer) or the positive cash flow is $1.63 per week after tax in year one. Adding the furniture package alters the numbers by slightly increasing the rent and providing more depreciation deductions. Interestingly, repairs and maintenance are kept equal for both equations. They make 5% annual capital growth rate assumptions. Body corporate is expected at $3,650 for year one and property management is estimated at 8% plus GST. A furnished apartment is projected as bringing in an after-tax positive cash flow of $84.20, according to their equations.
It was <a href="/news/a-lengthy-start-sees-constructions-begin-on-brisbane-belise-development">a slow start for the project, having launched in October 2010</a>, but in November 2013 was seeing traction.
RCQ Construction has been appointed to build the development, which is the creation of Reed Property Group and Group Kildey.
Reed Property Group managing director Ken Reed said that the area is high-yielding and experiencing a “boom in development unlike anything this precinct has seen before”.
“There is an undersupply of high grade property in Brisbane’s inner city suburbs and an oversupply of buyers demanding quality, which makes Belise the high-growth property investment that it is,” said Reed.
“Belise meets key investment criteria for both owner occupiers and investors offering close proximity to the CBD, the soon-to-be-opened Legacy Way Tunnel eastern connection, public transport, retail and entertainment options, parks, walkways and bike paths, and educational facilities,” he said.
The <a href="/developments/bowen-hills-qld-4006">median unit price in Bowen Hills</a> is currently $407,000, according to RP Data, with a $420 median advertised weekly rental price.
Group Kildey director Graham Kildey said that they wanted a five-star hotel feel and facilities.
It comes with a café, bar, recreation deck with heated pool, spa and sauna, a fully equipped gym and a sunset lounge on level 21.
“The layout of the apartments is open plan to create airflow and to award river or city views wherever possible,” said Kildey.

Brisbane’s "cash flow positive" Belise 80% sold after slow start

We know it’s cold. We know the last thing you want to do is go outside and work in the garden of your investment property.
However, now is a good time to get back up to date with maintenance on your property and to improve its outside appeal for selling in winter.
A lot of peoples’ gardens are, let’s be honest, short of perfect in the winter months. Bare branches, patchy grass, dead herb gardens – it’s not fantastic. If you are set to sell, then you still want to show off the outside of your property to best effect.
Firstly, aim to have your property open on a day where the weather is set to be as calm as possible.
Here are Property Observer’s tips for giving your garden a winter boost.
Solar lighting
You can buy these pretty cheaply, and they’re available in many places – from Kmart to Bunnings. At often around $5 each, a few of these lining paths, doorways or areas of best interest can do wonders for your property. Even better – they’ll make it glow in the darker mornings and overcast open home days. If you have any additional external lighting either at the front or back of the house then make sure it’s turned on for your open home.
Weather hazards 
Remove overhanging branches, dropped leaves and plants, and prune back where possible. Ensure your fence is fixed – we’ve seen many a fence swaying in the strong Australian wind, so do your best to remove this as a concern from the buyer’s mind. Tying down or removing your lighter garden pieces on windy days is important (for instance, light deck chairs and trampolines) as these can become a danger.
Mow the lawn
Sorry, this still applies even in winter! Keep it cut short and neatly trimmed. You won't get away with an unkempt garden in any weather.
Consider some winter-friendly plants
Wattles, lavender and snow drops are all good winter-flowering plants. The hardy Wollemi Pine, one of the world’s rarest trees and suitably beautiful, is also a worthwhile inclusion.
Bright colours
If plants are not your thing, and they can be tricky to maintain for those of us without green thumbs, then don’t look past some bright outdoor furniture or ornaments. Pick the pieces that suit your property, but warm colours can do wonders. Think oversized plant pots, and potentially even borrow or rent outdoor furnishings for your undercover areas. You might want to give the deck a new coat of varnish if the tough weather has made it fade - just ensure that the floor is not slippery when wet.
Heaters
When buyers come to view your property, you don’t want them to spend it thinking about the weather. While you may have considered having the inside of your house heated, particularly if it has that feature, it is probably time to turn up that outdoor heater as well.
Mats at the doors
While it’s common for shoes to be taken off during open homes, it’s worth putting mats at all the doors if you don’t want mud and damp tramped through your home. It can also be a warm and attractive addition – you can buy standard front door mats pretty cheaply, but remember to put them on your back doors as well. You may want to consider providing shoe racks, umbrella racks or similar to avoid the outside water getting into your home.
Clear path
Ensure that the walk to the front door and, where possible, through the garden, is clear and doesn’t require your prospective buyers to stand in puddles or walk through mud. You can use pavers to mark a direction in which to walk, and you can use this in the garden to guide your buyers to the best outside aspect.
Clean the pool
We know it's winter. We know that it's unlikely anyone is going for a dip. But clean your pool and have it sparkling for buyers, regardless of the weather. A green algae-ridden pool is a turn off no matter the weather, so don't tell yourself that it's acceptable.

Selling your property in winter: Improving your garden’s appeal this weekend

Don’t leave your property unattended, and ensure your tenants know their responsibilities as well.
In many areas, particularly where bushfires may occur, long grass and strewn-about materials – even on your own land – can constitute a hazard.
In Victoria’s Manningham, for instance, a $2,000 fine can be incurred for allowing your property to “remain a fire hazard or unsightly”. If you don’t comply with the notice, they further inform you that they will clear the land and pass on the costs to you, in addition to the fines issued.
This is certainly not contained to Victoria, and warnings regularly make news.
Failing to empty water containers
If you fail to empty water containers in some areas, particularly in summer months, then you might face fines.
Cairns Regional Council, in February, issued warnings about fines up to $22,000 for those who have water build up. This is due to the substantial risk of encouraging the dengue mosquito to breed on your property. The Council noted that this is for situations where the ‘container’ isn’t necessarily aimed for – they point to the example of a tarp covering a caravan that was containing water, children’s sand pits, fallen palm fronds, wheelbarrows and old tyres.
The fine is usually $550 for individuals and up to $2,750 for corporations, but can span up to the higher amount if the matter is taken to court.
Overhanging plants
If any of your trees, plants, shrubs or other matter overhangs from your land onto council land, such as obstructing the footway, then you may face penalties.
Owning a dilapidated building
Fines for not keeping a building repaired, and leaving them to decay for years, can also be seen.
In Tasmania since December, for instance, new rules can see body corporate facing $50,000 fines and individual owners slugged $13,000 for not keeping their buildings up to scratch.
Leaving the bins on the kerb consistently
It’s all well and good to put your bin out a day or so early, but don’t leave it there or you may also face a fine.
In Brisbane, the council is pretty blatant about the aggravation this causes residents, noting “When bins are left out on some of Brisbane's narrower footpaths, they can force pedestrians onto the road.” Bins “continually left on the footpath or kerb” may be investigated and fines may be issued. Those who do not have a reasonable excuse for bringing their bin back in may face an “on the spot” fine.
It’s not clear whether the tenant or the property owner is slugged this fine, but it might be worth reminding your tenants of your council’s rules.
Not keeping up to date with swimming pool standards
Rules around pool fences and associated requirements change regularly and can differ from state to state. Property Observer knows of one property owner fined for not having a resuscitation poster on the wall in Sydney, while many others will face $220 in fines for not registering their pool on the New South Wales pool register.
In some areas, having tall pot plants or chairs around your pool fence – that a child could climb up using – could see you facing fines. In the Hills Shire Council in New South Wales, for instance, 900 millimetres is the suggested minimum distance for any objects around the fence. Specific heights, materials and other considerations are also required to avoid facing a fine for an unsafe swimming pool.
While ‘spa pools’ may not need to be surrounded by a fence, they do need a child-proof cover.

Six things you can be fined for as a property owner

A slow down in price growth is occurring, with a consolidation now underway across the housing sector, according to Commsec’s chief economist Craig James.
In his most recent investor signposts Commsec Research, James noted that “For those who have been fretting that the upward ascent of home prices had come to an end, there is good news”.
This good news is that house prices did advance, but at a sustainable rate.
“Over June, home prices advanced, but at a sustainable rate, highlighting the consolidation now underway across the housing sector,” he said.
“On current data from RP Data, home prices across mainland states capital cities have lifted by 0.8 per cent so far in June after retreating 1.9 per cent in May. Over the past year, home prices have been rising by around 0.9 per cent a month, although average growth over the past four months has been far slower at 0.2 per cent per month.”
In Perth, they led the June gains – up 1.3%. This was closely followed by Brisbane and the Gold Coast – both up 1.2%. Sydney and Melbourne are up 1.1% and 0.4% respectively.
Adelaide prices have fallen 0.5% thus far in June.
Sydney still leads the way over the year, recording annual growth of 15.7%, noted James, with Melbourne up 9.2%.
However, the slow down is expected to continue.
“Annual growth of home prices will continue to soften over 2014/15 as the construction of houses and apartment is completed, adding to the supply of available homes,” he noted.

Pricing consolidation now underway across housing sector: Commsec

It's becoming increasingly popular - renting out an unused parking space or garage and cashing in on your vacant space.
In inner city areas, and areas where parking is tight, this can be potentially lucrative.
However, it might also be illegal in some areas - with Brisbane City Council warning against it, suggesting that fines and even a court visit might be in order for those doing it.
The Courier Mail recently reported that a council spokesperson said that there had been eight complaints about 'black-market car parks' in the past year, but that enforcement notices had rectified the problem.
“If a car park is not used for the primary purpose of the property – for example, a home or an office – and the space is being charged for use, under the Brisbane City Plan 2000 a car park application is necessary,” the spokesperson told The Courier Mail.
However, despite this, it isn't actually a new revelation.
In 2012, in the Brisbane Times, they looked at the same issue. A Brisbane City spokesperson also said that it's cut and dry "illegal".
“If a resident is charging someone to park their vehicle on private property, they are essentially operating a business," they were told.
“This business would be defined as a car park under the City Plan [and] all commercial carparks require city planning approval.”
Despite this, car park renting continues to swell in Brisbane with many believing that they do not have to notify anyone of the arrangement.

Renting out a car space without approval? It may be illegal

Central Melbourne will be home to three new skyscrapers totalling 2,022 apartments, with Planning Minister Matthew Guy approving the developments this week.
Over $830 million will be invested into the three projects, which will house an expected 4,000 people and provide 5,800 construction jobs.
“Importantly, central Melbourne is the right place for high density, high rise living,” said Guy, saying it’s the most walkable city.
“Building more apartments in the city takes population pressure off quieter suburban areas,” he said.
The three projects each include shops and cafes at ground/street level, pedestrian links and resident amenities and facilities.
“Australia 108 will be the first 100-storey building in the Southern Hemisphere. At a height of 319 metres above ground it fits within relevant aviation regulations, and will include 1,105 apartments. This includes a good mix of one, two and three bedroom apartments that will bring diverse household types into this central city location,” he said.
“When completed Australia 108 will be the most striking building on Melbourne’s skyline and a great example of the strength of homegrown Melbourne architecture.”
Another apartment tower is 452 Elizabeth Street, a 75 storey creation rising 241 metres, that includes 622 apartments, including three levels of communal resident facilities.
The third tower is 84-90 Queensbridge Street in Southbank, which will see a 54 storey creation spanning 185 metres high, containing 295 apartments.
“Victoria has the strongest construction sector in Australia, and our planning system is geared towards maintaining this economic advantage,” Guy said.
“Since 2010, 54% more homes have gained building approval in metropolitan Melbourne than in Sydney, and 11% more than the entire state of New South Wales,” he said.
“By building more homes, we are ensuring we won’t have the drastic and harmful housing shortage Sydney is experiencing.”

Three more Melbourne skyscrapers, 2,022 apartments, approved

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Urban Property Group's <a href="https://www.apartments.com.au/new-apartments/la-vera-macquarie-park-94-talavera-road-macquarie-park-nsw-2113">La Vera</a> is leading the next phase of Macquarie Park's residential evolution, with the new apartment development set to become the first of several new apartment projects in the precinct to complete.

The 169-apartment building has now topped out ahead of its scheduled completion in the third quarter of 2026, as new residential investment continues to reshape one of Sydney's largest employment hubs into a true mixed-use precinct.

Cox Architecture has designed La Vera to capture the best of its unique positioning on Talavera Road, orienting the building towards Lane Cove National Park.&nbsp;The building features a sculpted northern façade with flowing curves inspired by the surrounding landscape, while its city-facing elevation adopts a more structured architectural expression to maximise skyline views.

"The vision for the project was to conceive a building that adopted an organic and curvilinear form to the northern portion that faces the Lane Cove National Park," <a href="https://www.apartments.com.au/architects/cox-architecture">Cox Architecture</a> Director Felipe Miranda said.

"The residents that reside in the northern portion of the building benefit by having beautifully crafted curved balconies that speak to the natural context and heighten the relationship of their internal living spaces to the external balconies."

La Vera offers a diverse mix of one, two, three, and four-bedroom configurations, with prices currently starting from $740,000. Buyers so far have been a mix of Sydney-based investors,&nbsp;metro commuters, owner-occupiers and downsizers from surrounding North Shore suburbs.

Brisbane developer Red &amp; Co's decision to include dual key apartments in its debut Gold Coast apartment development, <a href="https://www.apartments.com.au/new-apartments/como-varsity-lakes-22-lake-street-varsity-lakes-qld-4227">COMO Varsity Lakes</a>, is proving to be one of the project's biggest drawcards, with buyers quickly snapping up the flexible residences.

More than half of the project's 36 dual key apartments have already sold, helping drive COMO beyond the 50 per cent sold mark within the first month of launch.

The strong response highlights growing demand for apartment designs that can adapt to changing lifestyles, with buyers increasingly looking for homes that accommodate multi-generational living, provide rental income opportunities or simply offer greater flexibility over time.

Located on the shores of Lake Orr, COMO will deliver 156 apartments across 16 levels, with the dual-key residences forming a limited release within the broader development.

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

The report identified the key issues and concerns raised by neighbouring residents and other stakeholders, allowing those matters to be considered and incorporated into the design where appropriate.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Doueihi founded Ceerose in 1998 and has grown the business to become one of Sydney's more active apartment developers in recent years, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay.
