The creative digital agency, T-Brone Productions, has moved into Nick Manettas’ $24 million York Street, Sydney building.
Manettas, the founder of Nick’s Seafood and Nick’s Bar &amp; Grill, has had success with a range of tenants at this building.
T-Bone Productions have leased 208 square metres at 7/61 York Street, Sydney. This will be on a three-year lease with a gross rental at $680 per square metre per annum, or $141,440.
Ray White Commercial’s John Skufris and Anthony Harris who negotiated the deal said that T-Bone Productions was moving into the building due to its larger size, having previously been located at King Street Wharf.
“This is a partitioned offering with meeting room, boardroom, two executive offices and communications room all within close proximity to Wynyard Station,” said Skufris.
The building offers the option of whole floor tenancies and exclusive use of oversized balconies.
Interest had been received from office, insurance and software groups among others.

Organising bills and responsibilities with a tenant or with your landlord can be a headache, however Western Australia has a solution that allows property owners to prepay for the entire year and to set up a “tenant bill”.
The “tenant bill” allows Western Australian property owners to issue separate water use accounts to tenants and allows both owners and tenants to direct debit to pay service water use charges – this will cause no fee to be charged via the My Water website.
This comes as the Water Corporation looks to make it easier for property managers, investment property owners and tenants to manage their accounts and is the result of feedback from its customers, explains Water Minister Mia Davies. 
“Customers can now choose to prepay their service charges for the financial year, without applying a credit to future accounts. This will reduce the number of service charge bills received from the Water Corporation to one per property, making it easier for customers with multiple accounts to manage their bills,” Davies said.
“Investment property owners and property managers simply need to inform the Water Corporation there is a tenant on site which then gives the Water Corporation permission to issue a separate water use account every two months directly to tenants.”
Owners and tenants, as of yesterday, can choose to set up these separate direct debit arrangements. PDF copies of bills can now also be sent to individual email addresses. 
“This gives property owners and tenants the ability to set-and-forget their payments every two months,” she said. 
Two-monthly billing has apparently been popular with investors as it quickly shines a light on unusual water usage, allowing them to detect leaks and other activity earlier.

Investment property owners given simple service charge option in WA

The now commenced Brisbane City Plan 2014 offers up a number of lessons that could be applied to Sydney Metropolitan Strategy, according to Urban Taskforce CEO Chris Johnson.
The new plan for Brisbane aims to provide a multi-centred city, with elements of a corridor city. The idea is to plan development around transport nodes and keep suburban areas intact.
“The 2014 plan responds to increasing population growth by focussing new development in the city centre, the inner city, around employment hubs, major shopping centres, around transport hubs and along nine growth corridors with rapid transport routes,” said Johnson.
Brisbane City Plan allows for more code assessment, to reduce planning timeframes.
“Clearly Sydney and New South Wales will be left behind if Brisbane has a simpler planning system that encourages development. Only a month ago Plan Melbourne was released by the Victorian Government which also included code assessable approaches to encourage new development,” he said.
He also pointed to Brisbane’s new interactive mapping service that allows buyers to simply understand planning constraints on any site.
“A few weeks ago Gold Coast City Council released its new city plan which went even further in support of future growth. Many areas are proposed to have unrestricted heights and density particularly along light rail and public transport corridors,” he said.
“The recent activity in city plans from Melbourne, Brisbane and the Gold Coast demonstrate the drive these cities are undertaking to encourage growth within their cities.”
Unfortunately, he said, Sydney’s strategy began as a discussion paper in May 2012 and “seems to have become a victim of the failed NSW planning reforms,” he said, noting it is making Brisbane and Melbourne better organised to accommodate growth.

Should Sydney mirror Brisbane’s City Plan 2014?

In what comes as an “end of an era”, the first ever Lord of the Fries store, on the corner of Elizabeth Street and Flinders Street in Melbourne’s CBD, closed yesterday.
After eight years of residence at shop 9/2 - 26 Elizabeth Street the Lord of the Fries franchise, specialising in vegetarian and vegan fast food for around the $15 a meal mark, is closing its doors.
“We couldn't come to an agreement with our landlord at this store so we must part ways,” the franchise’s official Facebook account explained. However, in the “not too distant future” they’ll be likely opening a replacement store just doors away. This should appease some of their almost 16,000-strong Facebook fan base - many of whom have taken to social media blaming a "greedy landlord" as the reason for the dispute. This has not be stated officially or unofficially by the franchisee.
However, they now have eight stores with a ninth opening at Melbourne’s Southern Cross station on the Bourke Street overpass. Advertisements for staff suggest this store was meant to open earlier this year.
The stores recently announced their potential expansion to India and the US, which seem to be logical choices given the popularity of vegetarianism in both locations. Just last year they expanded into Sydney, with a 537 George Street opening in August.
The Elizabeth/Flinders Street Lord of the Fries outlet was regularly busy, and held late night hours – 10am to 11pm Monday to Thursday, 10am to 4am Fridays and Saturdays and 10am to 10pm on Sundays.
The now defunct store is located next to Starbucks Coffee and Walkers donuts.
They opened the store in November 2005 having previously operated as a food van.
Since then, their stores have become strong cultural hang outs with eye-catching designs. For instance, their Northland and Chadstone outlets had Russell &amp; George design the alternative outlets with a "modern" theme. The Northland outlet is no longer in operation.
Other stores include Brunswick Street, Flinders Station, Chapel Street, Melbourne Central and Swanston Street.
The offices above the outlet at 276 Flinders Street, or Melbourne Square, have also recently been up for <a href="https://www.realcommercial.com.au/property-offices-vic-melbourne-5575685" target="_blank">vacant possession lease through Savills</a>.

Latest home loan approval figures from Mortgage Choice suggest that it is variable rate home loan products that are continuing to prove popular.
In June, variable rate home loans accounted for 75.34% of all home loans written in the month – up 1.21% on May.
This comes as no surprise to Mortgage Choice spokesperson Jessica Darnbrough.
“The Reserve Bank of Australia has made it clear they are happy with the current setting of monetary policy and they could leave rates on hold for some time yet. With that in mind, more borrowers are opting for a variable rate home loan, rather than lock themselves into a fixed rate,” Darnbrough said.
Across the variable rate home loan offerings, ongoing discounts are currently the most popular – securing 39.62% of all loans written, with demand highest in Western Australia and New South Wales, 47.91% and 45.32% respectively.
“Australia’s lenders are hungry for business at the moment and, as such, have been offering some sensational variable rate discounts in a bid to attract borrowers and grow their market share,” she said.
Fixed rate demand was down in every state other than New South Wales and Queensland, where they were up marginally. Fixed rate demand dropped 10.44% in Victoria, and fell marginally across Western Australia and South Australia.
“While fixed rate demand has dwindled a little in certain states recently, the reality is borrowers can still secure themselves a very competitive rate – regardless if they opt for a variable or fixed rate home loan,” she said.

Variable rates remain the loan product of choice

Hindmarsh, a national property development company, has launched Zest, a Brisbane project in the Kelvin Grove Urban Village precinct that will bring 144 apartments to market.
Each apartment will have either an outdoor courtyard or a balcony with a 600 square metre rooftop terrace and views to the city. The <a href="https://zestkelvingrove.com.au/" target="_blank">Zest development</a> spans over 15 levels and is designed by NettleTribe. Twelve of the levels will be residential.
The 60 one-bedroom apartments are priced from $320,000, with 84 two-bedroom apartments from $375,000.
This comes as the cheaper option to CS Developments’ Kelvin Grove offering, Victoria Park Residences, with <a href="/news/kelvin-grove-to-welcome-cs-developments-third-project-victoria-park-residences">one-bedroom apartments from $343,000 and two-bedroom apartments from $469,000</a> – however, they are notably larger offerings.
A rooftop terrace will also be built in Zest including a seating area, BBQ facilities and an open-air pool.
Kelvin Grove’s Evoque development was <a href="/news/qld/no-gym-and-no-pool-a-selling-point-for-kelvin-grove-s-evoque">using the fact they had “no pool” as a selling point in February</a>.
Hindmarsh Queensland development manager Bill McClanachan said that the project includes glass balustrades and textured pre-cast panels.
“Zest has been designed to offer a modern, easy and convenient inner city lifestyle,” said McClanachan. 
“We have already received more than 60 expressions of interest from both investors and owner occupiers so the value and design appeal of Zest is evident,” he said.
It will include one and two bedroom apartments ranging from 50 to 82 square metres internally.
“Landscaping and a street-side park at the base of the building will create a restful fringe of green and enhance the outlook from the upper level balconies and podium-level apartment courtyards,” he said.
The apartments have been designed with the aim of keeping body corporate power bills lower, using sunshading, fresh air flows, thermal massing and glazing, with each apartment serviced by individually-metered gas hot water.
“Quality carpets throughout the bedrooms combine with the generous living and dining areas to give a feeling of comfort, while the expansive windows and glass doors to the balconies drench the rooms in natural light. When night falls, feature LED lighting in kitchens and bathrooms adds an energy-efficient touch of style,” he explained.
 All the apartments are cabled for wireless broadband, Pay TV, free to air HD digital TV, regular telephones and include TV, data and phone points installed to both living areas and the main bedroom.
It includes two levels of retail and commercial space, as well as a suspended level of parking and two basement levels.
The project launches on 5 July. It will be on the corner of Musk Avenue and Carraway Street.
According to the project’s marketing, Zest has the potential for “long-term capital gain” with prices outstripping the Brisbane average previously.
In Kelvin Grove, a notable 60% of the population rent, median rental yields throughout 2013 sat at 4.24% and rents increased by a median of 3.15% in the past 12 months. According to RP Data, the <a href="/news">median unit price in Kelvin Grove</a> is $499,475, with median advertised weekly rent of $450.

National developer launches 144-apartment Zest in Brisbane

The eastern section of the East West Link has been given approval, as well as a full report of the East West Link Project Assessment Committee.
The 18-kilometre multi-billion dollar road connection looks to help with those looking to commute from the east to the west, and not into the CBD.
Planning Minister Matthew Guy called it a “critical transport connection for Victoria” that looks to improve traffic flows in the inner-north.
“The East West Link will improve transport throughout Victoria – this  vital piece of infrastructure is the missing link in our road transport  network,” said Guy.
The approval is subject to the Linking Melbourne Authority (LMA) progressing design refinements to the eastern flyover, the connection from CityLink at Parkville and the Port of Melbourne.
“I have also determined that the  Elliott Avenue interchange as proposed will not proceed and instead will  be replaced by access to Flemington Road, subject to further detailed  design work,” Guy said.
Additional plans for aspects of the project and a process for providing information to owners and occupiers of land where design refinement is occurring are being established.
“The purpose of this process is to balance project benefits with community impacts, and to work out how to minimise the impacts on the community. LMA will be required to prepare a Property Impact Report to ensure ongoing  management of the project’s impact,” he said.

Eastern section of East West Link given planning approval

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

The development will feature an extensive rooftop recreation and wellness offering including a 25-metre lap pool, sundeck, barbecue and dining areas, gym, sauna, plunge baths, landscaped gardens, wellness spaces and rooftop pickleball and paddleball courts.

The remaining dual key apartments range from 137 sqm to 167 sqm and include generous three-bedroom layouts with separate self-contained studio accommodation and dual parking.&nbsp;

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

The report identified the key issues and concerns raised by neighbouring residents and other stakeholders, allowing those matters to be considered and incorporated into the design where appropriate.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Doueihi founded Ceerose in 1998 and has grown the business to become one of Sydney's more active apartment developers in recent years, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay.
