It’s an increasingly common debate – do you look to buy an investment property first, or a home?
Here are some easy pointers to steer you quickly through the maze of indecision.
Tradition says that when you have enough saved a deposit, you’re serviceable, and you’re prepared to take on debt, then you take the leap into buying your own home. However, this doesn’t necessarily need to be the case.
A debate is emerging around whether first time buyers should choose a home or an investment property first. It’s a fair question to ask – particularly when we’re seeing many decide to opt for this arrangement.
However, it will come back to one simple question: Why were you buying in the first place?
If you were buying to escape your parent’s house, or the irritating situation of renting and being unable to paint your walls or have a pet, then it’s unlikely buying an investment property will suit your goals. If, however, you are looking to buy for primarily financial reasons – rather than for lifestyle reasons – then asking yourself whether an investment property is a good option is a fair question.
While all properties should be treated with careful planning, and considered as a financial decision, it's worth noting that ignoring the "owner occupier" aspect of buying opens up many locations and opportunities across the country to consider where to place your money.
Mortgage Choice previously discussed the benefits of dabbling in the market through an investment first.

Owning your own home, investing later 
Pro: The security of not being asked to leave after six months of tenancy.
Pro: You can personalise the space you live in and have greater freedom to decorate.
Con: You cannot claim any of the tax benefits of living in your own home unless...
Pro: You rent out bedrooms to a boarder, entitling you to apportioned tax deductible expenses (effectively making your own home partially an investment property).
Pro: The advantage of being able to live in the area/suburb/street where you want to be. Renters are often at the mercy of accepting less than their ideal locale.
Con: You are at the mercy of paying the additional costs involved in home ownership (strata for units, council/water rates, house maintenance, repairs, etc) without any of the tax deduction allowances, making owner-occupying very expensive when coupled with mortgage repayments.
Investing while renting 
Pro: Cash flow month to month - it's easily considerably cheaper to split bills and rent rate.
Pro: Probably the biggest one – you free up cash flow to save harder for a deposit on an investment property.
Pro: Many options exist within this: couples moving in together to split costs; friends can flat or house share to split costs; or simply living with parents and paying a little board can keep costs down.
Con: Insecurity of long-term tenancy. Owners can sell/move back in/even demolish the property you're renting.
Con: Costs aren't fixed; leases tend to hike up in rent at the end of one lease and the start of another one.
Con: Depending on whom you're living with, the challenge of personality clashes or inconvenient lifestyle issues with accommodation sharers.
Con: Lack of freedom in personalising your home.
LIFESTYLE AND CIRCUMSTANCE
This part is largely personal.
Renting doesn’t suit everyone – particularly if you do not want to be forced to move at the end of your lease agreement. There are thousands of gripes that tenants have with their landlords and property managers. Many of us would love to be able to paint our walls, buy a pet or just not put up with inspections.
If you’ve come to the end of your tether, and that is why the property market is looking attractive, it seems that buying a home is for you.
However, if you are not sure about what the next seven to 10 years holds for you (how many of us really are), then renting might suit perfectly. Herein lies a lifestyle debate that sees many retain their tenant status. You might not know what you want to live in down the track – perhaps your lifestyle will change, you may have children or you’ll need to move for work. Remaining flexible, by renting, may be the best solution for you – particularly bearing in mind hefty in/out costs when it comes to transacting property.
Lifestyle is also heavily affected by affordability.

AFFORDABILITY LEVEL AND LOCATION
Let’s be honest – affordability is largely about location. If you can’t afford to buy in the location you’re renting in and that you love, then you will be required to look elsewhere. Similarly, growth might be forthcoming elsewhere than in your current city – for instance, Sydney has recently gone through a cycle and it’s debatable as to the levels of growth still expected over the year (although recent estimates have suggested 10% growth to come).
Do you actually want to live where you can afford to buy? If you love your current location (for instance, some upcoming first time buyers we know of cannot contemplate not living in Melbourne’s <a href="/news">Prahran</a> or in Sydney’s <a href="/news">Newtown</a> or <a href="/news">Glebe</a>) and can’t afford to buy there, but still want to be getting onto the property ladder… well, it might make sense to retain your current lifestyle and hold an investment property elsewhere.
If your budget is $350,000, not a huge amount given the median prices of our capital cities, and you live and work in, say, Sydney CBD – then it might be worth looking to see what the regional areas can offer up at your budget.
It may even be worth looking interstate.
Choosing an investment property and location means that you can get onto the property ladder, while remaining in the same area, and potentially choose something that is neutrally geared, or close to it. This essentially means you will be paying out minimally each month.
Compareyour rent to the mortgage repayments you would have if you were buying a home, as well as the investment property required pay-out. It’s worth considering which is the most viable for you.
In some areas it’s cheaper to buy than rent, based on repayments. Don’t forget that there are other costs you need to be paying as well (for instance, council rates or strata) that often make this not strictly true.
Even so, not every area is lucky enough to fall onto the list.
Similarly, investing in property allows some significant tax breaks – particularly if you are on a higher income. Things like depreciation can be claimed, as can your property-related expenses. While it<a href="/expert-insights/finance/negative-gearing-is-not-the-way-forward-kevin-lee"> is never worth investing in property for a tax break</a>, it does affect your overall bottom line and should be factored into the equation. You also want to consider the future effect of capital gains tax.
If renting a room as a single in a lower-cost area, you can significantly keep your own costs down. Having a home is going to be a pricey enterprise.
FIRST HOME BUYER GRANTS
The government doesn’t give out a huge number of handouts to those looking to buy property; however first home buyers are often in luck.
Some states and territories require you to live in the property for a period of time. Others say that buying an investment doesn’t affect your ability to get the grant in future, provided you don’t live in it.
Be clear on the rules to ensure you’re not missing your personal benefits by buying an investment property. If you are, then weigh up the lost opportunity.
MATURITY
Let’s be frank. You won’t hear this point much, but if you become an investment property owner – and therefore a landlord – you’re going to need to be able to handle a group of professionals. You will need the maturity and sensitivity to deal with tenants. These may be model tenants but, as we’re all human, there is always the possibility of them causing damage. If you can’t handle this – and it’s regardless of age – then you’re unlikely to be suited to a lifetime of landlording.
It’s also about being in the right frame of mind to invest over buying a home. Investing is about leaving emotion out of the picture and potentially buying something ugly, or in an area you do not personally deem charming, to secure future growth.
You are likely also going to need to hold onto this property for a period of time. How will it affect your future plans?

Property management revenues have been recorded as jumping by 10% since June 2013 for Raine &amp; Horne, with this wing of the business expected to become increasingly prominent as investor numbers climb.
Raine &amp; Horne’s chairman and CEO Angus Raine said that in recognition of the growth in this part of the market, they have employed a business support and development manager, Lauren Kirk, to support their nationwide property management arm.
“When the next batch of figures is released by the ATO, I expect to see a major spike in the property investor numbers, as self-managed super funds and individual investors have dominated residential property in recent times,” said Raine.
Kirk is planning to assist with increasing efficiencies, rent rolls and revenues.

It comes as little surprise that Master Builders Australia’s submission to the Senate Inquiry into affordable housing looks at the ‘supply’ side of the equation.
They say that boosting the national housing supply is the key to increasing affordability, particularly due to the current shortages.
“Reducing the massive shortfall in new housing is the major challenge the nation faces in maintaining home ownership as a realistic aspiration rather than an unaffordable dream,” said Master Builders Australia CEO Wilhelm Harnisch.
“Supply side reforms must include measures to generate appropriate funding for social housing,” he said.
Here are the five points that they have suggested will help with housing affordability:

<li>National competition style payments to local councils that improve supply of adequate releasable land (both greenfield and brown field’) and implement more efficient building and planning approvals. 
</li>
<li>Agreed ‘master plans’ to deliver positive housing outcomes that cover urban consolidation and urban and regional infrastructure plans to deliver a housing mix to meet the needs of different demographics. 
</li>
<li>All local councils to develop Land Release Plans which identify  and provide an indicative forward schedule of ‘greenfield’ and ‘brownfield’ land over a rolling 10 year horizon which could be made available for housing development. 
</li>
<li>Make state and territory infrastructure charges subject to a housing affordability assessment to ensure that the supply of adequate housing stock is not being undermined. The Commonwealth should penalise states and territories which impose excessive developer charges should be penalised through a reduction in transfer payments. 
</li>
<li>An online ‘InfoHub’ should be established by the Commonwealth to allow ready comparison local councils and state and territory jurisdictions and the efficiency of their processes, developer charges and progressive land release schedules.</li>

Five supply reforms that will assist affordability: Master Builders Australia

A new report from HSBC Global Research’s chief economist Peter Bloxham said that the RBA is expected to keep rates on hold next week with the next movement expected to be up.
While this has been expected for the last couple of months, Bloxham made an interesting observation of what must be watched in the next statement from RBA governor Glenn Stevens.
It’s all in the wording.
“A key thing to watch out for will be a possible language change in the statements,” Bloxham explained.
“For the past six months, the RBA has been stating that a 'period of stability' in rates was likely; however, with rates now having been stable for almost a year that language may change, simply because there has already been a long period of stable rates.”
He noted that Stevens had warned about a forthcoming language change, but said that it was not necessarily an indication that rate hikes were being considered.
Next week, Bloxham expects the RBA to reiterated that the Australian dollar remains higher than they would like it to be, and to revise down CPI forecasts.
Sentiment was also noted to be improving.

RBA expected to keep rates on hold, next movement up: HSBC

Grocon is selling two of three remaining landholdings in the Melbourne CBD’s former CUB site, expecting $60 million plus for the 6,600 square metre in total offerings.
Forming part of the Swanston Square development, between Queensbridge and Bouverie Streets, they’re about to enter an Expressions of Interest campaign to be offered internationally next week by CBRE Melbourne City Sales’ Mark Wizel, Josh Rutman and Tom Tuxworth.
On the former brewery site includes two residential developments, with 800 apartments under construction.
Grocon’s chief executive Carolyn Viney said that they have decided to test the market with a sale campaign, due to the potential for both of the sites for high density development.
“Recent site sales in and around the Melbourne CBD have achieved strong values and these landholdings have the benefit of being strategically located between RMIT and Melbourne University, as well as in close proximity to the attractions of the CBD and Carlton,” said Viney.
“We have another five development projects underway in various stages of delivery in Melbourne, as well as the $1.1bn Victorian Comprehensive Cancer Centre in Parkville, so we're well represented in the Melbourne market,” she said.
The land is in two titles, and can be offered individually, with interest expected from offshore and local groups. The Expressions of Interest campaign for the sites will close in mid- to late-September 2014.
Wizel said that interest is coming from Malaysian, Singaporean and mainland Chinese developers for Melbourne sites like this.
“These groups recognise the strong sustained performance of the Melbourne residential market and interestingly in recent times it has been groups that have already built in Melbourne that are being more aggressive than those first time groups looking to break into the market,” Wizel said.
“Since mid-2011, Asian developers have acquired circa $1.8 billion in Melbourne sites and there is no sign of any slowing in interest. More recently we have seen the emergence of new groups such as Hiap Hoe, UEM, ICD, Aspial and Fragrance Group, who have all secured land holdings for both immediate and medium term development.”

Grocon wants $60 million plus for former CUB brewery, Melbourne landholdings

If you’re a property owner in Cairns, then you must be prepared for the G20 Finance Ministers Meeting next month, according to Archers Body Corporate Management’s North Queensland regional manager Stephen McCulloch.
This is particularly the case for those in the CBD, usually unit owners, who will be facing increased security, traffic and some restrictions.
However, McCulloch said that Cairns residents will not face quite as many inconveniences as Brisbane from their G20 meeting.

<li>Monitor parking at your complex – if you don’t have a controlled or secure car park it’s a good idea to consider hiring a security or parking officer to keep across parking issues that might arise from the influx of traffic such as unauthorised use of your parking areas.</li>
<li>Be aware but not alarmed – visible security will be tighter in the city and around the conference vicinity. Police presence is expected to triple for the event as an extra 700 police officers move into the city so residents shouldn’t be concerned if they see extra police and security around.</li>

Four tips to help Cairns property owners prepare for G20

Riva Vue, a masterplanned development in New South Wales’ Murwillumbah has reduced the price of 15 of the elevated blocks in the estate.
The 24.5 hectare estate includes new residential land located off Barnby Street. Within states one and two, there were 15 sloping view blocks with a range of degrees of site-fall that have views over the Rous River and out to Mount Warning. They have been reduced in price.

First home buyers are leaving the Australian residential market and the government must work to fix affordability, according to the Real Estate Institute of Australia.
The REIA’s CEO Amanda Lynch, at the Senate Economics References Committee Inquiry into Affordable Housing said that home ownership in Australia is falling and first home buyers are at record lows.
“Governments at all levels must address structural factors that reduce the responsiveness of supply to demand,” said Lynch.
“Projections from REIA’s recent roundtable at Parliament House showed the cumulative housing shortage is likely to increase from 100,000 dwellings in 2006 to 375,000 in 2015.
“Studies have found that the stability associated with home ownership ultimately contributes to positive social outcomes, such as improved education levels for children, better mental and physical health, and greater social connectedness and participation in local community and voluntary organisations,” she said.
Their recommendations include:

<li>Assistance for first home buyers for both new and established property. 
</li>
<li>That international schemes, for instance releasing superannuation, be assessed and replicated. 
</li>
<li>Negative gearing be retained for investment to make the rental sector viable. 
</li>
<li>Conveyance stamp duties be abolished and replaced by a different source of revenue. 
</li>
<li>Time frames and release of land to be increased.</li>

Government needs to stem “exodus of first home buyers”: REIA

The best buyer’s and seller’s markets across the country have been identified by the Commonwealth Bank/RP Data Home Buyers Index (HBI).
Property market conditions have shifted from a balanced market in December 2013 to a buyer’s market, as of March 2014.
Their report found that Queensland, Northern Territory and Tasmania are remaining the top markets for buyers, while Sydney, Melbourne and Canberra offer sellers the best opportunities.

Despite off the plan apartments increasingly attracting investor attention, from both Australian and offshore buyers, Parramatta’s Promenade has seen 74% of its current early buyers identify as owner occupiers.
The five-hectare waterfront development is on Parramatta’s northern bank, and of those providing a registration of interest deposit - $3,000 – the majority are looking to live in the <a href="https://www.promenadeliving.com.au" target="_blank">Promenade</a> development.
Irene Lau, a director of Savills Residential project marketing, said that it’s due to the focus on lifestyle from Starryland Australia developers.

Parramatta Promenade bucks trend with 74% owner occupier interest

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

More than half of the project's 36 dual key apartments have already sold, helping drive COMO beyond the 50 per cent sold mark within the first month of launch.

The strong response highlights growing demand for apartment designs that can adapt to changing lifestyles, with buyers increasingly looking for homes that accommodate multi-generational living, provide rental income opportunities or simply offer greater flexibility over time.

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

The report identified the key issues and concerns raised by neighbouring residents and other stakeholders, allowing those matters to be considered and incorporated into the design where appropriate.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Doueihi founded Ceerose in 1998 and has grown the business to become one of Sydney's more active apartment developers in recent years, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay.
