Evolve Development and Hassell architects have come together to create South Melbourne’s ‘Jewel’, a 65 apartment development at 244 Dorcas Street.
The seven levels of apartments at <a href="https://jewelsouthmelbourne.com.au/" target="_blank">Jewel</a> are expected to attract 60% owner occupiers and 40% investors. New residents are likely to move into the $45 million project by late-2016.

In total, nine one bedroom plus study apartments and 22 two bedroom, two bathroom apartments will include parking.

The one bedroom apartments, spanning 45.1 square metres internally plus a further 4.9 square metre terrace, have price indications of $395,000 to $440,000.
The ‘premium’ one bedroom apartments will be priced from $450,000 to $575,000. They range from 48.5 square metres to 52.3 square metres internally with a 5.4 square metre to 24 square metre terrace.
One bedroom plus study apartments, spanning 56.4 square metres to 58.1 square metres internally, plus a 5.2 square metre to 28 square metre terraces, will be priced from $540,000 to $620,000.
The two bedroom, two bathroom apartments will range from $685,000 to $960,000, with internal sizes of 61.5 square metres to 93.9 square metres. They will feature terraces spanning from 7.0 square metres to 69.2 square metres.
The development is expected to achieve a 4 star/green star sustainability rating. Some of its features include solar power for the common areas’ electricity and a 15,000 litre rainwater tank in the basement.
Evolve director and founder Ashley Williams said that they are a Melbourne-only developer and the Jewel apartments are in a sought after location.
“Given the high quality of architecture and finishes we expect Jewel to appeal mostly to owner occupiers looking for an oasis to call home, with commanding sea and city views, with  the popular South Melbourne lifestyle at the doorstep,” said Williams.

Recent housing finance figures from the Australian Bureau of Statistics show positive signs for new home building moving into early 2015.
Comparing October 2013 and October 2014 in Tasmania, the increase is 61.5%. Meanwhile, the Northern Territory and the ACT also scored double figures with 35.1% and 12.3% increases.
Victoria, Western Australia, Queensland and New South Wales all recorded increases of 9.5%, 8.5%, 4.2% and 1.2% respectively.
South Australia, however, declined by 3.3%.
The Housing Industry Association’s economist Diwa Hopkins noted that comparing the results from 12 months ago some big gains have been realised, particularly when looking at the total number of owner occupier loans for new housing.
 “While total lending to owner occupiers, excluding refinancing, eased by 1.4% during the month of October, loans to those constructing a new home expanded by 1.5% to a level that is 14.6% higher than 12 months previously,” said Hopkins.
“On the investor side of the ledger, lending for the construction of rental housing or housing for resale remained strong during the month. The value of lending edged higher by 0.5% to be 24.3% higher than a year previously,” she said.
Hopkins pointed to APRA’s updated guidelines on supervision of lending practices and the flexibility of their approach, and expressed that it is important that residential construction is affected as a result.
“There has been a string of disappointing data updates to the wider economy in recent weeks, but the residential construction sector has remained fairly resilient. Policymakers should be working to ensure that the sector can continue to be a key source of strength in the wider economy as the re-balancing of domestic growth continues to take effect,” she said.

New home building activity set for a strong 2015: HIA

At present, the New South Wales government allows two storey houses to be put through a 10 day planning approvals under the current housing code.
However, Urban Taskforce’s CEO Chris Johnson says that this quicker approval code should be extended to more developments to assist with Sydney’s supply problems.
While he acknowledges that taller towers will be crucial in this mix, he says that unsurprisingly they do take longer to be assessed.
For mid-rise apartments, of six to eight storeys, he suggests that a 30 day approval could be brought in.
“With Sydney’s projected population growth requiring a doubling of the number of homes over the next 50 years, we must encourage more mid-rise apartments as a major component of housing such large growth,” he said.
“We cannot rely only on two storey houses so a mid-rise apartment code with 30 day approvals will be needed.”
They have created a two page Complying Code that could be introduced for mid-rise apartments.
The requirements in the code include specific rules for setbacks, heights, landscaping, parking, apartment size and so on, and also requires architects to design the development.
“The planning system does not need vast volumes of complex rules. Our code respects the context and the amenity of neighbours as well as requiring an expert to deliver a quality result,” he said.
“Mid-rise apartments represent a third way to deliver housing between two storey houses and high-rise apartment towers. At a height of six to eight storeys these apartments are family friendly with parents able to keep an eye on children playing in a common garden. They also blend into the landscape well as the Australian gum tree grows to height similar to an eight storey building."
He also suggested that large areas featuring 1960s walk up flats could be renewed under the new code.
“The proposed mid-rise apartment code would be a strong signal from the government that it supports this building type as a preferred way to house the growing future population,” he said.

Is 30-day approval for mid-rise apartments the solution for Sydney’s supply?

With a number of experts now tipping a rate cut next year, 1300HomeLoan’s managing director John Kolenda is adding his voice to the crowd.
In fact, he notes that with significant drops to consumer confidence the evidence for a potential cut is becoming increasingly compelling.
The Westpac-Melbourne Institute survey of consumer sentiment is now at the lowest point in more than three years, he said.
This drop offsets a slightly better than forecast rise in the number of home loans in October – at 0.3%, 0.2% higher than expected.
“There’s growing expectations that the RBA will have to further ease its cash rate in the coming year due to deteriorating economic conditions and all eyes will be on how the retail sector fares over Christmas,” said Kolenda.
“Consumers are worried about the outlook for the economy and job security. Negativity about the federal government’s ability to get its budget measures through the Senate has also weighed on the minds of consumers.”
“Unlike other central banks around the world, the RBA has plenty of room to play with and the question may be when they have to act next on rates, not if,” he said, noting that the falling Aussie dollar may also cause a drop.

While the economy’s not booming, it is improving, according to CBRE’s Market Outlook Australia report.
The report notes that average yields are expected to decrease next year in retail and industrial property.
Offices are expected to see stabilising average yields.

However, while 2014 has seen a downward shift in yields in all three sectors and varying conditions in tenant markets, 2015’s limited rent growth expectations should be seen as a slight positive coming off of a softening yield year.
“Our broad view is that prime yields will stabilise through the year as the rent cycle is weak and IRRs remains steady. Further softening in Perth/Brisbane offsets modest compression in Sydney/Melbourne in 1H 2015,” the CBRE report noted.
Looking towards industrial, however, they noted that prime warehouse continues to perform well in comparison to secondary stock. Those with prime warehouse assets may see some rental growth.
Larger format retail and sub-regional/neighbourhood centres are also expected to outperform in the retail category, while those with prime retail may not have such a good 2015.
For the majority of commercial assets it seems CBRE is predicting a slow growth environment.

It also doesn’t cover every area in Australia, with best coverage in Victoria and New South Wales.
Auction results, profiles of suburbs and new home information are also listed and it provides the option to subscribe to sold results through an email sendout.
The URL is registered to a Beijing address, unsurprising given the .cn extension, and appears to have been registered on 6 June, 2005.
The profiles of suburbs clearly explain that the site is geared towards Chinese buyers. When you click into ‘suburb profile’ and look at who is born overseas, ‘Chinese suburb’ is at the top of the list. This shows you popular suburbs for Chinese buyers.

“However, the data is scattered on many corners of the internet, and the detailed historic sales data must be paid for,” it explains.
It notes that their idea was to build a free “home sold price website” that automatically collects data from many sources for home buyers.
Their FAQ notes that the data is updated daily, with the oldest home auction record in 2008 and that the data comes from “weekly auction results, realestate (sic) agents and famous realestate (sic) websites”.
Property reports on the site are not completely up to date. We double checked some recent settlements (in the past three months) that we have been aware of and found that the records still retain their older details.
On FlatMates.com at least one user has linked to this site instead of a mainstream listings portal to advertise a room available for rent in St Kilda.

Finder.com.au’s co-founder Fred Schebesta has urged Australia’s banks to become more accountable and independent.
Speaking about the Financial System Inquiry report released over the weekend, he said that we welcomes the inquiry, which makes clear that Australian banks are not even close to being globally competitive.
“Australian banks are not even close to being globally competitive in so many ways. This is insular thinking from an insular country that needs to think about actually being globally competitive for any future chance of expanding,” Fred Schebesta said.
He went on to say that Australia needs to “stop being a little island”.
“Start earning profits not just from Australia but from all around the world. Australia could become the new global Switzerland of finance with global banks around the world,” he said.
“Comparatively, the Australian financial system is a joke – we’re isolated and currently pretty terrible at integration. There’s some huge risks, for example the big four banks are so similar in business structure that it’s crucial they take on more capital – if something comes along and cripples our economy, we’re going to see all four crumble in the exact same way.”
He said that the Inquiry is a wake up call for Australia with one of the main issues being a lack of transparency.
“It’s great to see that a key message from the Inquiry was the need for more transparency. It’s about time it was seriously recognised that guidance and disclosure needs to be improved, especially in general insurance,” he said.
“It’s not fair that some institutions purposefully hide who they are owned by because they don’t want people to know that they favour or conflict with the provider. Institutions need to understand that hiding their identity makes them untrustworthy to the public.”
He said that all financial and any advice from comparison sites, brokers, financial institutions and others in Australia should disclose their ownership structure. He also said that more disclosure around pricing is necessary.
“This will give consumers a much clearer perspective on the incentives that are driving the decisions of that entity,” explained Schebesta.
“I think consumers will start getting more independent advice which will mean better financial outcomes for Australians.”

Australian financial system is “a joke”: Finder.com.au

North Ryde development Ryde Garden features a number of apartments, some with views to the city, and architecture and interiors by Bates Smart Architects.
CBRE is now advertising the “last chance” to get up to $12,000 off when purchasing a one, two or three bedroom apartment in <a href="https://www.rydegarden.com.au">Ryde Garden</a> priced from $530,000.
The three apartment buildings that make up Ryde Garden come with rooftop gardens. It notes that the current advertised prices are "discounted" by $12,000.
Developed by Hong Kong listed development company Country Garden, who also <a href="/expert-insights/buying/ryde-garden-debut-for-country-garden-australia">previously expressed interest in buying Harry Triguboff’s Meriton</a>, it is their Australian debut and features around 830 dwellings.
In<a href="/expert-insights/buying/strong-off-the-plan-sales-at-country-gardens-ryde-garden-project"> June, it was reported that they’d had strong off the plan sales</a>, achieving $186 million in a six hour launch spree. Prices for one bedroom apartments started at $488,000, with two bedroom apartments from $688,000 and three bedroom apartments from $888,000.
Country Garden purchased the site in late-2013 and the project is slated for completion in 2017.

Apartments at Ryde Garden 'discounted' by up to $12,000

Yesterday, APRA stated that they had sent letters to all authorised deposit taking institutions (ADIs) outlining the steps they intend to take to enforce residential lending practices.
APRA noted that they would be increasing supervisory oversight onto lending.
Here are five comments to note:
<ol>
<li>“Interest rates remain at historically low levels, household leverage remains high, and housing loans represent a large and increasing concentration on many ADI balance sheets. Strong competition in the housing market is also evident, which is accentuating pressure on lending standards. Against this backdrop, housing credit growth has accelerated, with lending to property investors particularly strong; the Reserve Bank of Australia (RBA) has noted that this could be funding additional speculative activity in the market.” </li>
<li>“There are a number of additional regulatory and supervisory tools that APRA can apply to address emerging risks, building on the enhanced monitoring and review of recent years. These include additional supervisory monitoring and oversight, supervisory actions involving Pillar 2 capital requirements for individual ADIs, and higher regulatory capital requirements at a system-wide level. Beyond this, there are also more direct controls such as regulatory limits on lending activities, as introduced in other jurisdictions to manage risks emerging in the housing market.” They do note that they do not propose increases in system-wide capital or to introduce new regulatory limits, but does say they will keep them “under active review”. </li>
<li>Higher risk lending includes, for example, a high proportion of lending at high loan to income ratios (LTI), lending at high loan to valuation ratios (LVRs), lending on an interest-only basis to owner-occupiers for lengthy periods and lending at very long terms. In the current environment, where an ADI is undertaking large volumes of lending in these categories, or increasing this higher risk lending as a proportion of new lending, this will be a trigger for the consideration of supervisory action.” </li>
<li>“Given the currently very strong growth in investor lending, supervisors will be particularly alert to plans for rapid growth in this part of the portfolio. For example, annual investor credit growth materially above a benchmark of 10 per cent will be an important risk indicator that supervisors will take into account when reviewing ADIs’ residential mortgage risk profile and considering supervisory actions. The benchmark is not intended as a hard limit, but ADIs should be mindful that investor loan growth materially above this rate will likely result in a supervisory response.” </li>
<li>“The serviceability buffer assumed by ADIs as part of this assessment accommodates not only future changes in interest rates but also unexpected changes in borrower income and expenses. Practice in setting the serviceability buffer varies across the industry, with some assessments allowing borrowers to take on debt at very high multiples of their income.”</li>
</ol>
APRA notes that a prudent serviceability buffer is at least 2% above the loan product rate, with a minimum floor assessment rate of 7%.
They do suggest that “good practice” is the maintain a buffer and floor rate above these levels rather than operating at the minimum expectation, and that those who do keep to the minimum will more likely face further supervision.

Five comments from APRA about lending standards

The odds of your self managed super fund getting an Auditor Contravention Report (ACR) are just 53 to one, according to information provided by Chris Hocking Strategies.
An ACR is a notice that super law has been contravened in your self managed superannuation fund (SMSF) and that they have been detected and reported to the Australian Tax Office (ATO).
With 11,000 ACRs issued in 2013/2014, Chris Hocking Strategies explains that the ATO has made it obvious that those trustees who identify and actively address the contraventions will be viewed more favourably, with each ACR assessed by the ATO as either low, medium or high risk.
Your accountant or financial adviser should be speaking to the ATO for you in these situations. If you need to speak to the ATO then do so when you have prepared yourself, they suggest.
Low risk: Will be dealt with by a letter or phone call to trustee within eight weeks of the ATO receiving the ACR from the auditor.
Medium risk: A phone call to the trustee is likely to discuss the contraventions.
High risk: The SMSF will likely receive a comprehensive or full audit to look for additional problems.

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Palumbo's return to Kent Town strikes early chord with buyers

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

<a href="https://www.apartments.com.au/new-apartments/silk-st-lucia-16-18-sandford-street-st-lucia-qld-4067">Silk</a> will rise 15 levels from an 810 sqm site at 16-18 Sandford Street, occupying a prominent bend of the Brisbane River with a prized northern aspect across Orleigh Park toward the Brisbane CBD.

The approved scheme will comprise 16 split-floor and six full-floor residences, continuing GRAYA's move into larger-format apartment developments targeting Brisbane's prestige owner-occupier market.

The project has been designed around the site's broad river frontage and dual-direction views, with GRAYA prioritising larger residences, privacy and outlook over apartment yield.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.
