Let's go right back to basics and break down a commercial property investment into its fundamental components.
You see, very few investors seem to spend enough time to fully understand what's involved.

When first starting in commercial property, most people assume equity simply means available cash. But that doesn't necessarily always need to be the case.

<li>Subdividing ONE title into two or more smaller components; or</li>
<li>Identifying change-of-use opportunities, to generate a higher net income from basically the same property.</li>

<li>Maintain the property in original condition; or</li>
<li>Adopt an ongoing program for upgrading.</li>

However, this could prove a rather foolish approach, particularly given the current-day statutory compliance requirements.
As such, you would not only be missing out on growth opportunities but also running the real risk of incurring significant fines.

Use all resources to find the right commercial property investment: Chris Lang

It’s true that every deal will be different. But that does not mean you can't use a series of simple measures to help you sift the "wheat from the chaff”.
How to quickly shortlist your properties
Basically, there are three simple tests you can apply to filter out potential properties that are not worth spending any further time on.
1. The net yield
This is the figure that quickly tells you what the net operating income (NOI) represents as a percentage of the actual purchase price you may ultimately pay [where NOI = gross income - operating expenses].
Naturally, the appropriate net yield will vary with the type, age and location of the property, as well as the actual marketplace over time. However, with a little research (or help from your consulting team) you'll quickly be able to establish what that figure ought to be for potential properties in your area.
2. Cash-on-cash return
You should also establish what your annual cashflow is as a percentage of the equity you invest [where annual cashflow = NOI - interest payments].
However, when calculating your equity contribution, an LVR of 70% requires you to provide 30% of the purchase price, plus acquisition costs (like stamp duty, legals, etc.) — for which you should allow a further 7.5% to 8% of the purchase price.
By way of a guide,  your cash-on-cash return ought calculate to be no less than 10% in order to make a deal worthy of further consideration.
3. Debt coverage ratio
Your next test is a favourite with financiers. And you calculate it by simply dividing your NOI by the interest payment.
Generally, financiers like to see this figure is at least 1.2 times your debt servicing costs. Otherwise, you will need to provide proof of additional income or pledge further assets as additional collateral.
Remember: You can have a positive cashflow and still have a negative taxable income by fully claiming your appreciation entitlements.
Armed with a viable shortlist, you are now in a position to determine which property (or properties) should undergo a more thorough financial analysis.

How you can find the best deal when buying a commercial investment property: Chris Lang

The near-zero office vacancy rates enjoyed by the mining cities of Brisbane and Perth pre-GFC  now seem to have come back into line with the other capital cities.
The latest survey released by the Property Council of Australia (PCA) displays a much more even spread for cffces vacancies around the country.
The cooling of the mining sector, coupled with the Queensland floods, has caused a number of key players to rethink their office space requirements.

<h3>So, what's happening around Australia?</h3>
In the past six months, Perth's vacancy rate has increased by nearly a quarter — to where it now sits at around 5.7%. This has followed some major staff and space reductions by mining companies and their related consulting firms.
Over the past five years, developers in Melbourne have had the chance to secure pre-commitments from major tenants wishing to move into brand-new buildings within Docklands. And only recently has it become viable to tackle any new projects within the CBD proper.
Therefore, most of Melbourne's increased vacancy (currently at a respectable 6.9%) has resulted from the need to refurbish and back-fill the space being vacated.
In the past six months Sydney's vacancy rate has fallen to 7.2%. However, the leasing market remains cautious because much of the available space was withdrawn as landlords looked to refurbish buildings before reoffering them to the market.
As such, around 165,000 square metres of space is due to come onto the market over the next 12 months, representing about three years of supply.
Mining companies led the office boom in Brisbane, but that demand has sadly fallen away. And now that impact is being felt, as the current vacancy rate of 9.1% needs to be mopped up by traditional businesses. And like in Sydney, there are also a number of major projects due for completion over the next three years.
With a vacancy rate of 9.5%, Adelaide currently sits as the highest for any mainland capital city. But unfortunately, things are likely to get worse.
With the completion of several major projects, the PCA estimates the past six months has produced Adelaide's fourth highest supply increase on record — three times its historical average.
As such, the current vacancy rate will no doubt rise before returning to a more reasonable level, of around 7% to 8%.

Bottom line: The commercial property playing field around Australia now seems considerably more level.
While access to CBD offices may not be readily available for the small to medium investor, this sector does provide a good guide to the health of the overall office market.
Clearly, interest rates and consumer confidence (i.e. spending levels) dramatically affect retail property. And to a lesser extent, industrial property — which (in Australia) caters mainly to warehousing for retailers.
However, according to an 80-year study by Macquarie Bank, there is apparently no correlation with rising interest rates having a detrimental affect upon office property.
And so, given we are currently at the bottom of the interest rate cycle, that ought to give you considerable added confidence for investing in the office sector going forward.

Why you should be confident about the office market, even as vacancy rates rise

Over the past several months, I have been recommending you refrain from trying to pick the bottom of the commercial property market.
And certainly you should not wait for overwhelming evidence of prices being "on the up".
Anyway, last month you were probably given the best confirmation you needed in an article by Carolyn Cummins (The Age, BusinessDay: January 24, 2013).
In the article, she talked about high-net-worth investors having now joined institutional investors and sovereign funds at the top end of the commercial property market.
Driven by lower interest rates, demand has increased for healthcare properties and large-scale shopping centres, plus traditional offices and industrial property.
How will this affect smaller private investors?
On the face of it, you can be forgiven for thinking that this would have virtually no impact whatsoever. But just stop and think that through for a moment.
As demand picks up at the top end for commercial properties, prices will inevitably begin to rise.
Therefore, the properties in the $40 million to $60 million price bracket are quickly pushed into the $50 million $70 million bracket. As a result, the $40 million $60 million buyers are forced to start bidding on the $30 million to $50 million properties.
As such, these price increases will quickly work their way down through the entire commercial property market — much like the "ripple effect" of a pebble in a pond.
Therefore, it is only a matter of time before you soon feel the effect of price increases occurring down in the $1 million to $2 million price range.
Bottom line: By the time you reach the middle of 2013, you should see the start of this upward trend in prices for the lower end of the commercial property market.
As you can appreciate, that will then only be accentuated when renewed confidence returns in earnest within the Australian economy as a whole.

Therefore, now is the time to make your move — rather than be left to merely follow the herd.

Why a rise in high-end commercial property investment is good for the small investor

With the proper guidance, commercial property will prove to be a very rewarding investment — and in different ways.
However, there are several golden rules you really should keep in mind.
1. Safeguard your equity
Never allow yourself to become totally mesmerised by return on capital. Your first consideration always needs to be the return of capital.
Protecting your equity will involve undertaking the proper due diligence at the time you purchase. However, it also relates to having the appropriate insurance policies in place — to protect your property in case of unforeseen calamity.
2. Control your costs
You can do this in two ways. First, by ensuring the lease structure provides for a net rental — where your tenant becomes responsible for the building operating costs.
However, this rule also relates to the interest on your mortgage. In the current market, it would be far better to avoid surprises and fix your rate than try to save 0.5% per annum on interest costs.
3. Look at how you can add value
Try to only purchase properties that  provide you with "an angle".
These include things like being able to subdivide the building into smaller components. Or recognising an under-let tenancy that is an approaching market review. Perhaps there's an opportunity to upgrade (or transform) the property, when the lease expires.
4. View commercial property for the longer term
Bought correctly, your properties will not only provide you with handsome returns now but also build up additional collateral within your overall portfolio. That way, you will be in a position to release additional equity and acquire further similar properties down the track.
5. Your tenant is ultimately your success
The intrinsic value of your commercial properties lies in both the amount of rent to be paid as well as the fact that it is paid.
Therefore, it is sometimes wiser to accept a slightly lower rental and lock in solid tenants on secure leases. Then you need to look upon those tenants as "your partners".
Their wellbeing will be reflected in the future returns your properties generate. If your tenants have something causing them concern, you should respond quickly and with genuine empathy.
You can be businesslike,and still show understanding — because your ultimate success is very much based upon a team effort.

<li>The EEC claims the "essential threat" to the euro is over; and</li>
<li>Australian share prices and bond yields have risen.</li>
</ul>
All throughout last year, Australia's underlying economic fundamentals remained strong.
It was simply a confidence thing. People no longer "felt wealthy", compared to how it had been in the early 2000s. Any interest rate cuts were being squirrelled away into savings accounts, which then reached record levels.
And as we explained, this had been occurring on a week-by-week (or a month-by-month) basis.
However, as confidence returns to the economy,you won't see people releasing the purse strings on the drip-feed. Instead, they will be spending in lump sums on big-ticket items — playing catch-up for the past five years of hibernation.
Bottom line: You were warned last year about trying to pick the bottom of the commercial property market.
Recently, you've seen a surge in car sales. Next will be high-priced household items, and then a boost for house sales as people undertake the upgrade they had postponed.
And so by mid-2013, they will once again begin turning their attention to commercial property — particularly in the under $2 million market.
The question is, will you have already secured your position? Or have you meekly been waiting for the "clear signs," and be knocked over in the rush?

What 2013 holds for commercial property investors

Clearly, the more funds you have available as a commercial property investor, the wider your choice, and the greater your chances are for growth.
When starting out, most investors feel the only way to leverage your modest equity is through borrowing. And sometimes you may extend yourself too much in the process.
But there is another avenue, which carries far less risk will. And that involves joining with like-minded investors, in a private syndicate.
So, what are the pros and cons?
Almost immediately, a number of potential reasons as to "why not" probably come to mind. And at first glance, they may appear quite valid. But we will explore those a little more in a moment.
The real benefit in joining an investment syndicate is that you are able to multiply your equity and (at the same time) spread your risk.
By law, private syndicates are limited to 20 participants and may raise no more than $2 million in equity. Unless of course, you wish to incur the cost of preparing a product disclosure statement (often up to $300,000 each).
And when they are properly organised, these private syndicates become more like 'Investment clubs' — where you get to know (and benefit from) the combined experience of everyone involved.
Now, some of those objections 
he concern most investors seem to have is: "How do you recoup your investment if you want to get out?"
You know, I'm not really sure what the magic is about 3.5 years after the start, but in the syndicates I've been involved with, this is around the time some investors seem to have a change in their personal circumstances.
In other words, they either:
<ul>
<li>get married, or divorced;</li>
<li>are transferred interstate or overseas;</li>
<li>have a child; or</li>
<li>experience some family upheaval.</li>
</ul>
Whatever the reason, one or more members of the syndicate genuinely need to redeem their equity. In most syndicates, you are then required to go cap in hand to the other members in an attempt to exit on the best terms you can negotiate.
As you are already having to deal with your personal circumstances, the last thing you need is the added pressure such a process involves.
And therefore, the syndicate structure I recommend to clients contains an automatic mechanism — whereby you can redeem your equity at fair market value every four years.
The next concern generally relates to your potential joint and several liability.
In other words, in the case of any loan of being called up, not only could you be responsible for your portion, but potentially, also for a share of others unable to meet their own liability.
Again, the syndicate structure I recommend ensures your exposure is limited solely to the initial enquiry you contribute — and nothing more!
There are also a couple of other items that are easily addressed by adopting the appropriate syndicate structure from the outset.
Bottom Line: The commercial property market is now starting to improve.

The pros and cons of a joint venture to invest in commercial property

Because banks have been reluctant to fund speculative development, very little new industrial space has come onto the market over the past few years.
Demand on the other hand has remained fairly steady, and it's now increasing.
And this will cause rentals to rise over the next few years — as there is only a modest amount of space in the pipeline.

According to a recent report by Jones Lang LaSalle, 90% of the space built over the past year was through pre-committed.
And with vacancies falling, you are likely to see these pre-commitments continue — as businesses start to expand or relocate from all the premises.
In Sydney, owner-occupiers have dominated the sales market, causing investment yields and prices to firm. And with a looming tight supply, you should see values rise during 2013.
Melbourne has had a continuing shortage of prime space over 3,000 square metres due to strong tenant demand. As such, many tenants are having to settle for second-grade accommodation.
The success of several speculative projects in the west and south-east has encouraged a few cashed-up developers to begin further projects. But even so, the amount of new space coming onto the market will be modest, thereby sustaining growth.
Queensland's mining activities have meant a quarter of all major lettings have been taken up by companies servicing the mining sector. Nonetheless, the demand by manufacturers and wholesalers remains strong, with most investors seeking quality tenants on long leases in modern buildings.
It would seem that strong tenant demand in Adelaide, combined with new space be in short supply have combined to cause some steady growth in rentals over the past six months.
Lack of ready funding in Perth has so far curbed speculative development, with most new construction being undertaken following tenant pre-commitments. However, with vacancies low and demand strong, development activity is expected to increase over the next couple of years.
Bottom line: If you are in a position to contribute the land as your "project equity", then banks will generally fund projects with just 50% pre-commitment.
And in the current market, you are likely to have your project fully leased (or sold) prior to completion.

Australian industrial property poised for growth

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land has opened the first completed sky home for inspection at Harbour Shores, giving buyers their first opportunity to step inside one of just three double-storey residences crowning The Waterline.

Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

“Being able to step out of your home onto your boat is a rare luxury, and it’s something residents here can look forward to when it opens later this year.”

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

The three Sky Homes range from 282 sqm to 367 sqm and each feature three bedrooms, three bathrooms, multiple living zones, expansive kitchens with butler's pantries and large balconies taking in the Broadwater outlook.

Each residence also has three secure basement car spaces and additional storage.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Three-bedroom villas are priced from $2.99 million, while four-bedroom residences start from $3.19 million.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Palumbo's return to Kent Town strikes early chord with buyers

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

<a href="https://www.apartments.com.au/new-apartments/silk-st-lucia-16-18-sandford-street-st-lucia-qld-4067">Silk</a> will rise 15 levels from an 810 sqm site at 16-18 Sandford Street, occupying a prominent bend of the Brisbane River with a prized northern aspect across Orleigh Park toward the Brisbane CBD.

The approved scheme will comprise 16 split-floor and six full-floor residences, continuing GRAYA's move into larger-format apartment developments targeting Brisbane's prestige owner-occupier market.

The project has been designed around the site's broad river frontage and dual-direction views, with GRAYA prioritising larger residences, privacy and outlook over apartment yield.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.

Registrations of interest are now open, with further details on the project and construction program to be released as it progresses.
