A Hong Kong company has lodged plans for a mixed-use development in one of Melbourne's Major Activity Centre (MAC) nominated suburbs.&nbsp;

The Box Hill development at 810-812 Whitehorse Road will include&nbsp;three distinct towers of varying heights, 23 storeys on Elgar Road, 26 storeys on Whitehorse Road, and 32 storeys to the rear/ centre of the site, along with residential amenity and open space, four commercial storeys, retail tenancy, five basement levels, and 424 car parks and 165 bicycle spaces.&nbsp;

Ricardo Energy Environment and Planning prepared a planning report on behalf of Hanex Investment Ltd who own the land, with the investment firm a subsidiary of Harbour Guidance Pty Ltd, the company that currently owns Jeanswest.

The group engaged renowned architects Fender Katsalidis to design the project, which the town planners say is set to critically shape the Box Hill MAC.

"It delivers a highly resolved, modern architectural development befitting of the site’s future urban context, and will enhance the public realm through landscaped forecourts and the ground level retail uses that will activate this section of Whitehorse Road, Elgar Road, and Prospect Street," Ricardo Energy Environment and Planning said in their report.&nbsp;

"The strategic role of Box Hill is arguably the key MAC in the Melbourne eastern suburbs, giving it a stand out role, while the site also sits within Built Form Precinct F which permits taller buildings enabling increased density."

The site is currently occupied by a three-storey commercial/office building which is occupied by Stanley &amp; Decker, BMM Test Labs and Box Hill Super Clinic.&nbsp;

The surrounding land is currently occupied by mid rise office buildings, taller mixed-use towers, and (on the opposite side of Elgar Road) post-war housing. However, there is a visible shift towards higher density development.

There will be 368 apartments constructed within the towers, with 114 one-bedroom 57 one-bedroom plus study, 143 two-bedroom and 54 three-bedroom floorplans.&nbsp;

Commercial and retail spaces will occupy the ground floor with seperate entrance lobbies for the residential and office components of the project.

Identified as a gateway site into Box Hill, Fender Katsilidis has incorporated a layered design, with three distinct tower forms that step down to lower shoulders to the west and north.&nbsp;

The shape of the northern and western shoulder towers has been curved to increase sight lines through the site, while articulation has been achieved through curved horizontal concrete profiles and vertical bronze banding.

The tower will comprise a light coloured off-form precast concrete panel, with clear glazing to the windows and balustrades, while the upper levels will feature glazing and concrete precast panel treatment in a light grey, coupled with metal or metal look banding elements in bronze and horizontal landscaping.&nbsp;

A suite of residential amenity will be on offer across the towers, with an 851 sqm outdoor terrace planned for level four, along with 1,446 sqm of seating and dining, a swimming pool, spa and gym.&nbsp;

A second terrace is proposed at level 24, providing a further 327 sqm of open space for residents.&nbsp;The group are also planning to enhance a currently under-utilised pocket park at 808 Whitehorse Road.

An array of convenient amenity surrounds the site, with the Whitehorse Road site well-connected through public transport links, including Box Hill Train Station, which is located 400-metres away, and the Box Hill Bus Interchange further east of the train station. There's also several bus routes located along Whitehorse Road and Elgar Road, while tram services operate along the Whitehorse Road corridor directly in front of the site.&nbsp;

Box Hill Gardens is located within 500 metres of the site, while Kingsley Gardens is within 250 metres. Box Hill Public Hospital, Epworth Eastern Private Hospital and Elgar Medical Suites are also within close proximity, as is Box Hill Lawn Bowls, Box Hill TAFE, and the suburb's Town Hall and library.&nbsp;

Hong Kong developers lodge plans for Fender Katsalidis-designed mixed-use Box Hill tower

LDS Property are a step closer to bringing their Glen Iris development GALERIE to life with the group recently appointing a builder to the project.&nbsp;

Award-winning construction company Iurada will handle the build of the 29 residences, which has been designed by the architects at Ewert Leaf.&nbsp;

Projects by Buxton are marketing the project with Director Heath Thompson saying Iurada should break ground in the coming weeks which will bring a lot of confidence to buyers.

"Appointing a builder tells any prospective buyer that the project is moving forward and it's going to be built," Thompson says.

"It means pre-sales have been achieved, and finances have been met by the developer for the bank to fund the build."

Iurada has a number of projects delivered in Melbourne's inner ring, including the mixed-use Finery in Brunswick, Confluence in Hawthorn East, and Provenance in Camberwell.

Keen interest has already been shown in GALERIE, with the group having sold 40 per cent of the apartments so far, with one unit going to a friend of the developer. They purchased one of the top floor apartments.&nbsp;

It's not a common occurrence, Thompson says, but it just adds a further belief that the project will be a success when part of the developer's personal life is now invested in the project.

LDS appoint builder to construct Glen Iris apartments GALERIE 

ASX-listed developer Mirvac has commenced construction on its latest signature Brisbane apartment building, the $212 million Isle Waterfront Newstead, which will create a lush new green heart of more than 10,000 plants and additional public parkland in the riverside suburb.

Isle is the third apartment building Mirvac has underway at its $1 billion Waterfront Newstead community, joining the 25-level Quay and the build-to-rent development LIV Anura, which is being delivered in partnership with the Queensland Government.

Across the three projects, Mirvac is delivering more than 650 apartments just two kilometres from the Brisbane CBD, with over half to be build-to-rent apartments.

A total of 78 per cent of the 133 apartments have been sold off the plan at Isle since its release in July 2022, including all four ultra-luxury penthouses. Sales have ranged from $540,000 to $6.25 million.

Over 30 per cent of buyers are from direct surrounding suburbs Newstead, New Farm and Teneriffe, and more than two thirds plan to own and occupy.

Over 5,570 sqm, equating to more than 50 per cent of the site for Isle and sister building Quay Waterfront Newstead, will be available to the community as green open space, including parkland, shaded seating, water features and public art. Quay is also under construction, having been 100% pre- sold and will feature another 9,000-plus plants.

Mirvac’s $197 million Quay, which sold out in just seven months, and $270 million build-to-rent Queensland debut LIV Anura, are both anticipated for completion in 2024. Isle is anticipated to be completed in late 2025.

Mirvac is also constructing its $135 million Charlton House at Ascot Green, alongside Brisbane’s historic Eagle Farm Racecourse, with completion on track for mid-2024.

Principal of Mim Design, Miriam (Mim) Fanning and Edo Mapelli Mozzi of UK-based Banda Design Studio, who both possess a longstanding working relationship with O’Brien, were invited to design Masthead’s luxury apartments and shared amenities, which includes the private residents ‘Ocean Club’.

Mim Design has planned each single-level apartment to maximise view corridors of sunrise views over the pacific and sunset views across the hinterland.

When asked about developing a signature language for Masthead’s apartments, design associate of Mim Design Stephen Tieppo said they were inspired by the nearby Southport Yacht Club and superyacht marina, evoking imagery of smooth, streamlined forms, billowing sails and seamless detailing.

“Each detail was carefully considered and customised, similar to the curated design of a luxury yacht,” Tieppo said.&nbsp;

BDA Architecture – who designed the tower’s exterior – have also referenced the luxury yachts dotted along Main Beach to create a one-of-a-kind building unrivalled on the Gold Coast.

A highly articulated facade of white concrete forms and subtly curved blade walls creates a linear expression, with a well-proportioned podium lifting the mass of the building from the ground plane.

Mim Design folded the architecture’s fluted wall panelling and honed crazy paving into the entry lobby, creating an internal courtyard of sorts contrasted by a striking, double-height wall of ocean-green marble.

Banda Design Studio, which are designing Masthead Ocean Club’s five sky residences, two sky homes and one super penthouse, have also ensured the design was relevant to its surroundings, with Head of Banda, Edo Mapelli Mozzi saying context is everything.&nbsp;

“It’s not just the culture of the Gold Coast but the uniqueness of the surroundings that had a huge influence on our design," Mozzi said.&nbsp;

“The East/West axis of the building gives views over the sea, city, hinterland and estuary – four very different topographies – so more than ever the design needed to be relevant to the surroundings.”

Banda designed the kitchen island with a bold, fluidly veined, green sequoia Verde marble that speaks as one with the hinterland and the sea views beyond, whilst the rest of the kitchen is very understated and pared back with travertine and plaster so as not to jostle for supremacy with the views.

The colour palette of the powder room is an unexpected addition to the design that pays homage to the red tones of central Australia. The vanity unit is clad in travertine rossa with a plaster tadelakt in deep burgundy.

“It’s fun and playful, and totally unexpected,” Mozzi added.&nbsp;

World class team combine to design $250m Masthead Ocean Club

Brunswick Yard, a contemporary multi-residential project in the eclectic Melbourne suburb of Brunswick, draws inspiration from the area's rich history and industrial vernacular.

The project fuses architecture, interiors, landscape, and streetscape seamlessly, creating a modern building suitable for contemporary living.

Architecture and interior design studio Carr handled both the exteriors and interiors of Brunswick Yard, adopting a seamless inside-out approach in their design.

The interior spaces reflect the same clean lines and simple forms that define the exterior, resulting in a consistent design language and thoroughly considered spatial experience.

Director Chris McCue said the project breaks down the overall mass by creating an architectural response that brings a finer grain residential architecture into a street dominated by large scale warehousing.

"We’ve articulated the fourth storey from the street level as a recessed interstitial floor with a floating podium form," McCue said.

"The elevation along the street is also quite long so we broke it down into a series of modules, presenting almost as a row of four-storey townhouses to the street.

"Breaking the scale down even further, two laneways punctuate through from the street to give each building its own identity, while functionally allowing for each apartment to have more natural light and cross-ventilation through dual aspects,” he explained.

Another benefit of the recessed floor with increased setbacks from the fourth level is several of the apartments have ceilings of 3.5-metres with an exposed concrete soffit.

The façade expresses a rhythmic play on the vertical form and even though each apartment is a single floor, on the façade they read as a series, with the ground floor apartments having dual access from the street, much like a mews or terrace house, but with additional internal access via the central courtyard.

The project comprises two buildings with a total of 122 apartments, evenly divided, with a maximum of 12 apartments per lift core per floor.

The apartments range from one, two, and three bedrooms, designed under the Better Apartment Design Standards (BADS) to ensure optimal utilisation of the square-meterage.

The laneways allow for dual aspects, and many of the apartments also feature a Juliet balcony.

The project is defined aesthetically by its use of concrete and steel mesh, a brutalist design language that reinterprets the industrial character of the area.

Carr Associate Richard Beel said the use of a singular material was critical on this project.

"It was chosen not just because of its relevance to Brunswick, but also for the atmospheric quality it expresses," Beel said.

"Despite being a monolithic building with a heavy material, the way the façade has been broken down in its form, and softened by planting, it also shows a lightness through its raw and natural properties."

The steel mesh is used for balustrading, screening, and planting, and helps soften the heaviness of the concrete. The planting scheme is also critical in aiding privacy and solar control, acting as very low intensive green walls.

“In an earlier project we studied the web forged mesh when used to control views in and out to comply with overlooking standards. Here we have used it for the same purpose but on a much larger scale, while are also integrating it as a planting medium so that vines can grow up it,” McCue added.

“In our architecture we often seek an integrated approach to any constraints, in this case the mesh satisfied all the criteria."

To add relief, handcrafted timber doors are inserted at ground level, and ample private outdoor areas are integrated into the project, creating a sanctuary-like space with a large lawn that captures northern sunlight.

McCue shared that the project showcases how to use BADS to create well-planned apartments without saddleback apartments, and the living and dining spaces are big enough to set up in a variety of ways.

"There are no saddleback apartments and the living and the dining space is big enough that it could set it up in a number of different ways.”

One, two and three-bedroom apartments are still remaining in Brunswick Yard, with prices beginning from $475,000 for a one-bedder.&nbsp;

Last chance to buy before price increase at Albero Greensborough apartments

The new Monarch Residences by Consolidated Properties Group is set to take pride and place in the heart of Toowong.

It's location at 600 Coronation Drive is one of the key selling points of the project, which is why&nbsp;Consolidated, along with joint venture partner Qualitas Group, snapped up the site for $35.5 million from Sunland in March 2022. The site has been vacant since 2006 when the ABC decommissioned their operations.

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.

Registrations of interest are now open, with further details on the project and construction program to be released as it progresses.
