One of the most significant beachfront projects ever proposed for the small suburb of Miami on the Gold Coast, has taken a major step forward.&nbsp;Monaco Property Group has secured approval for <a href="https://www.apartments.com.au/new-apartments/nalu-miami-122-marine-parade-qld-4220">NALU</a>, a $500 million development comprising just 45 ultra-luxury residences on the iconic former Nobby’s Outlook site.

Acquired by <a href="https://www.apartments.com.au/developers/monaco-property-group">Monaco Property Group</a> in 2024 for $70 million, the rare 7,238 sqm Marine Parade parcel boasts more than 80 metres of uninterrupted ocean frontage.

With approvals now secured, Monaco Property Group will move NALU into its delivery phase. The project has been designed by&nbsp;<a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, who collaborated with&nbsp;<a href="https://www.apartments.com.au/landscape-architect/ldg-landscape-architecture">LDG Landscape Architecture</a> and <a href="https://www.apartments.com.au/interior-designers/tom-mark-henry">Tom Mark Henry Interiors</a>&nbsp;to create the low-rise building, its landscaping, and interiors.

Residences will range from 237 sqm layouts to beachfront homes exceeding 1,400 sqm.

At the heart of the project is a 2,200 sqm lifestyle precinct with a bathhouse, fitness centre and resort-style pool, elevated by a concierge service.

Jonathan Grasso, Co-Founder of Monaco Property Group, said the council approval marks an exciting milestone for NALU, which will launch in Q1 2026.

Originally developed in the 1970s as Nobby’s Outlook and later refurbished in 2019 as Nalu, the property has long held a place in the local community’s coastal identity. The most elevated residential tower in Palm Beach, <a href="https://www.apartments.com.au/new-apartments/corallo-palm-beach-5-palm-beach-avenue-palm-beach-qld-4221">Corallo</a>, has officially launched this week, however only a handful of buyers will have an opportunity to buy in to the 17-storey project.

$200 million Corallo Palm Beach launches with limited apartment release

In a move that aligns with NSW's accelerated planning incentives for affordable housing, developer&nbsp;<a href="https://www.apartments.com.au/developers/the-one-collection">One Collection</a> has revised its Hills District apartment plans, and taken it to the NSW Government, to secure approval.

The developer, which is currently delivering Horizon Hurstville, is seeking to add 80 more apartments to its <a href="https://www.apartments.com.au/new-apartments/the-one-castle-hill-16-dawes-avenue-nsw-2154">Castle Hill development</a> near Castle Towers. They already have approval for 280 apartments across eight six-storey buildings.

Now on the desks of the NSW Department of Planning is 360 apartments, 48 of which will be dedicated to affordable housing.&nbsp;Affordable housing is to be “fully integrated within the building and visually indistinguishable,” according to the planning submission.

The 15,697 sqm block, an amalgamation of 16 sites, spans across Dawes Avenue, Hughes Avenue, and Camdan Crescent, sits 550m from Hills Showground Metro Station.&nbsp;

"The existing context is quickly changing from free-standing homes into residential flat buildings in line with the Hills Showground Precinct planning framework," Place Studio noted.

They said the design was informed by the site's unique condition of having three street frontages and was developed to to respond sensitively to iots surrounding context.

"The design adopted a conventional perpendicular alignment to the primary street frontage. The massing of the development was carefully modulated to align with the evolving character of the neighbourhood. The design ensured that the scale was not excessive or out of context, but instead contributed to a cohesive urban form consistent with emerging developments in the area."

The apartment mix will be 46 one-beds, 168 two-bed apartments, and 146 three-bedroom units, with 631 parking spaces proposed.

Along the street frontages, the building heights are four storeys with a 7.5 metre setback, and eight storeys with an 11.5 metre setback. It should cost about $150 million to build.

There will be 229 apartments across the striking 10-level building, which will feature extensive roof gardens by landscape architects Ground Ink&nbsp;as the building tiers toward the top levels.

The veteran pub family patriarch Arthur Laundy has bought the The Bells Hotel in Woolloomooloo, swooping pre-auction as an acquisitive battle continues between rival Sydney publicans across Sydney.
The price guidance had been around $15 million, highlighting the frothiness in hotel prices over recent years.
The historic 1920s pub was sold before Thursday's scheduled auction to the Laundy family which now owns almost 30 hotels across NSW, including venues such as the Watsons Bay Hotel, the Woolwich Pier near Hunters Hill and the Quarryman's Hotel in Pyrmont.
Laundy recently expressed concern about "silly prices", signalling he'd be steering clear of what he called a "crazy market", but The Bells was irresistible.
Rival hotelier Justin Hemmes had been pinpointed as also having an likely interest in buying the pub.
The Laundy family net worth is put at $500 million while Hemmes' is estimated to preside over a $950 million hospitality and liquor empire.
The 77 year old Laundy is credited as heading the biggest independent hotel operator in New South Wales, which includes the neighbouring Woolloomooloo Bay Hotel which cost $20 million two years ago.
It was the Miles family who called time at The Bells after initially securing the leasehold in 1976.
The family bought Tooth out in 1990.
The pub at 1 Bourke Street was known for legendary matriarch Lil Miles, who worked behind the bar until age 96.
Erin Petersen, from the Miles family, said there had been a number of pre-auction offers.
“The family has loved the 45 years at Bells and while it is the end of an era for us we are happy to sell to Arthur, a long time local publican, who we are sure will only be an asset to further develop the potential of our much-loved pub” said Petersen.
The sale was secured by Andrew Jolliffe who has sold more than $1.75 billion of pubs in the past six years including the Centennial in Woollahra on behalf of the Medich family to Merivale's Justin Hemmes.
The Laundy family company, which has been in pubs since the 1940s, includes scions Stuart, the socialite publican who briefly won Sophie Monk's heart on The Bachelorette, and the politician Craig, who has been the Liberal member of Reid since 2013.
Arthur Laundy typically fronts up every day at the Laundy headquarters in the Twin Willows Hotel, built in 1963 by his late father at Bass Hill in Sydney's south-west after the land cost 38,000 pounds. 
The family pub business had began when Arthur's parents Arthur Sr and Veronica took on the Sackville Hotel at Rozelle in 1945.
It was in 1969 when young Arthur and wife-to-be Margaret took the reins of the family business, which was then just two hotels including the Twin Willows.
Jolliffe noted that interest in the Bells, a prominently positioned asset, was drawn from a wide spectrum of well-known hospitality operatives and commercial property specialists.
There have been four other hotel properties in the past few weeks, Jolliffe noted.
Sydney's biggest publicans include the Waugh family, the Ryan family, Peter Calligeros, the De Angelis family, the Arnout brothers, and Pat and Angela Gallgaher.
Hemmes and his family have ownership of 70 hotels, restaurants and venues around Sydney.
The sale comes on the eve of hotel giant Redcape’s billion-dollar stock market listing later this month.
The Bells Hotel, located adjacent to the Woolloomooloo Finger Wharf, features a main bar, bistro, courtyard, accommodation spanning the entire first level, and eight electronic gaming machines.
There had been a pub on the 340 square metre Bourke Street corner address since the 1860s.
The original ale house was called Punches servicing the workers of the wharves.
The Miles family lost a family member at the hotel in 2004 when Shane Miles, died from massive head injuries after being hit in the head with a bar stool during a wild brawl at his family's pub.

The recently relaunched Frisco hotel has been brought to market by Manenti Quinlan.
The Frisco, located at 46 Dowling Street, Woolloomooloo is to be sold via Private Treaty.
It is situated in the hospitality precinct of Woolloomooloo, close to the Sydney’s CBD.
Nick Butler from Manenti Quinlan stated, “the current owners have overseen an extensive renovation, relaunching with modern improvements while paying due respect to its naval heritage."
The Hotel, which has 17 gaming machines, is set on 323 sqm and earns around $3.5 million a year in revenue a year across food, bar and gaming.
Set over two levels, the Frisco’s bar, food and function offerings range from rivate dining options for 10 people expand to function packages for up to 350.
The Frisco also holds six accommodation rooms located on the third floor.

The apartment, that last traded for $2.7 million in 2001, spans 460 sqm of the <a href="https://www.realestate.com.au/sold/property-apartment-nsw-woolloomooloo-127836002" target="_blank">north east corner of the resort-style block.</a>
The lower level of the apartment holds the living and entertaining areas.

Woolloomooloo penthouse fetches $6.25 million

Fairfax Media property columnists have amended articles that reported the Academy award-winning actor Russell Crowe had sold two of his four apartments in Woolloomooloo Wharf last Saturday.
The Australian Financial Review's Su-Lin Tan had the Sunday "exclusive" which was followed up Monday by Lucy Macken at Domain, Channel 7 and The West Australian.

The Sydney Daily Telegraph checked the initial report and did not publish on receiving a denial.
Macken's Monday afternoon rewrite wrote "in a bizarre twist, Russell Crowe’s media agent Grant Vandenberg denied any sale had occurred."
“It hasn’t sold and it wasn’t for sale,” Vandenberg told Domain which then duly noted as a footer that it had amended its initial $13 million sale report.
Their URL however remained: "Russell Crowe sells half home on Sydney's finger wharf."
Last month a prestige Bellevue Hill article was also amended subsequent to publication.
The AFR kept its headline and URL, and without any acknowledgement, amended its article to instead suggest Crowe "is in discussions to sell two of his Finger Wharf apartments in Woolloomooloo to new Sydney entrant Sam Barnett, former Western Australia premier Colin Barnett's youngest son, for just under $13 million."
The article confusingly further advised "an offer and acceptance for the sale of the two smaller Finger Wharf properties of about 900 square metres had occurred, but settlement of the property has not."

The AFR labelled the little known Barnett a "premium property investor", crediting him for having "negotiated the purchase of the two apartments privately."

The original article was gushingly retweeted by fewer AFR colleagues than normal practice.
The near 1000-square-metre amalgamation of four lots was bought by Crowe in 2003 for a then-apartment record of $14.35 million. It was listed in 2016 with $30 million hopes, but pulled from the market last year despite offer around $25 million given Crowe's other property listings yielded high prices.

Russell Crowe denies Fairfax Media reports of Woolloomooloo Wharf apartment sale

The veteran rag trader Wassim Gazal is set to upgrade at Woolloomooloo.
He has sold a 157 square metre three bedroom apartment on <a href="https://www.bresicwhitney.com.au/buy/6-cowper-wharf-road-woolloomooloo-17489" target="_blank">the wharf's second floor for $2.85 million</a> and bought a nearby townhouse apartment with marina berth for $5.55 million.
It was secured through Juzcorp, the company that he co-directs with brother, Ziab, who has a fourth floor wharf apartment.
The apartment acquisition was through BresicWhitney agent Nic Krasnostein from Gaby Kennard who paid $3.31 million for the waterfront position in 2013 and had Jonathan Richards from SJB Architects to completely rebuild.

The Sydney sales team of the liquidated Unique Estates are set to start with boutique Sydney firm, Lifestyle Property Agency, next week.
Carlie Ziri, the director of the Woolloomooloo-based agency, said she is 'blessed' to have the team start.
"Sad to see such potential go to waste," she commented.
Unique Estates collapsed earlier this week.
Simon Platt and Grant Dale are confirmed to start with Lifestyle.
They were two Sydney-based agents working for Unique. Platt was the Sydney licensee.
Lifestyle Property Agency have been operating since 2012.
The company's most recent sale was in early December when they sold a one bedroom apartment in the Domain building in Woolloomooloo for $1.17 million.

Gaby Kennard, the first Australian woman to fly around the globe by airplane, has snappily sold her Woolloomooloo apartment with marina berth for $5.55 million.
It was well before next month's scheduled auction.
The <a href="https://www.realestate.com.au/sold/property-apartment-nsw-woolloomooloo-126565566" target="_blank">three bedroom, two bathroom apartment</a> had a guide of $5 million to $5.5 million through BresicWhitney Darlinghurst agent Nic Krasnostein.
Kennard paid $3.31 million for the waterfront in 2013 and called on Jonathan Richards from SJB Architects to completely rebuild.
