A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. The development would also provide a diverse mix of one, two and three-bedroom residences targeting a broader range of buyers than typically found in Surrey Hills' detached housing market.

Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. The proposal also sets aside more than 1,083 sqm for communal indoor and outdoor resident amenity spaces.

Planning documents describe the property as one of the largest underutilised residential sites in Surrey Hills, arguing it presents a rare opportunity to introduce "missing middle" housing in an established inner-eastern suburb while preserving and revitalising a significant heritage precinct.

Antipodean Land Developments has built a reputation for design-focused residential projects across Melbourne, particularly in the medium-density sector. Previous developments include Neighbourhood in Brunswick East, delivered with Breathe Architecture, and Balfe Park Lane, designed by Kerstin Thompson Architects.

They've been very active in site acquisition as they build out their future development pipeline. Developer <a href="https://www.apartments.com.au/developers/auyin-property-development">Auyin</a> is the latest to turn to the Victorian Government's Development Facilitation Program in an effort to secure approval for its long-planned, mixed-use project in Elsternwick.

In 2018, Auyin lodged plans with Glen Eira City Council for a 14-storey building, however Council approved a reduced eight-storey scheme. A subsequent VCAT appeal in 2019 upheld the eight-storey height limit.

The project was later amended to nine storeys, but Auyin is now seeking to revive something closer to its original vision. The developer argues that the planning context has evolved significantly over the past decade, particularly within the Elsternwick Activity Centre, where higher-density development has increasingly been encouraged along Glen Huntly Road.

The proposal would transform the 1,239 sqm site at <a href="https://www.apartments.com.au/new-apartments/7-12-horne-street-elsternwick-vic-3185">7-15 Horne Street</a>, opposite Elsternwick Railway Station, into a 13-storey residential and retail development designed by CBG Architects, with 40 apartments

The site currently comprises three commercial properties.

A publicly accessible 135 sqm plaza would be created on the north-east corner of the site, providing seating, landscaping, and a new gathering space adjoining Horne Street.

The design adopts a four-storey podium that references the finer-grain character of the surrounding streetscape, with the upper tower recessed behind generous setbacks on all boundaries.

Vehicle access would be retained from Lois Lane, with upgraded pedestrian connections linking Ross Street and Horne Street. The development would provide 58 residential car spaces, two retail car spaces, and 52 bicycle spaces across two basement levels and ground-floor facilities.

Architecturally, the building draws inspiration from the established character of Elsternwick Village. The façade combines dark charcoal brickwork, textured concrete, bronze-toned metal detailing, and extensive planting integrated into podium and tower levels. The design also incorporates a chamfered corner treatment and publicly accessible plaza intended to strengthen pedestrian activity around the station precinct.

Joint venture, LEPC9, has lodged its first development application within its master plan-approved site, currently the Nine Network’s headquarters in Willoughby on Sydney’s lower north shore.
The DA includes provision for 40 apartments and associated parking as well as the creation of a public piazza at the corner of Scott Street and Artarmon Road. 
It is being designed by architects of CHROFI, and <a href="/expert-insights/investing/channel-nines-willoughby-hq-site-comes-to-market">the development is being offered to market</a>.
The site received concept approval earlier this year in January 2019 for 460 apartments across ten mid-rise buildings; public piazzas and an extensive publicly accessible open green space.
The DA submission by LEPC9 is the next stage of the approval process while negotiations progress with a number of parties from the expressions of interest process. 
It is projected that construction will commence in 2021.
In the erstwhile Channel Nine will continue to lease the site until a later point next year. 
Colliers International National Director, Development Sites, Residential, Guillaume Volz said despite contrary speculation in the media, demand for the site has intensified and negotiations are continuing with parties on the site well over $220 million.

Stage 2 DA lodged for Channel Nine's Willoughby headquarters

A lack of approved apartment developments is resulting in interest in the masterplan approved Nine Network site in Willoughby. 
The Nine Network site, which is to be occupied by the media giant until late 2020, is being sold by Sydney-based property group and funds management company Lotus Group and Hong Kong-based global property group Euro Properties.
Market research compiled by Charter Keck Cramer cites a critical shortage of supply in approved apartment development sites in Sydney.
The report showed the Greater Sydney apartment market fell by over 50% from 33,000 new released apartments in 2017 to just 16,000 in 2018; the lowest number of new releases since 2012. 2019 is expected to be lower again.  
A record 29,200 apartment completions were recorded in 2018 with a further 27,300 forecast to occur in 2019.
The report forecasts a drop to 23,300 completions in 2020 and a dramatic 9,200 completions in 2021.  
In the Lower North Shore, since 2009 there have been approximately 9,000 contemporary apartments completed.
Since 2009, the suburb of Willoughby has seen limited apartment completions with only 226 new apartments constructed across the suburb.
In the short term, there is likely to be limited increases in apartment supply across Willoughby with only one project containing 20 apartments under construction and no projects presently being marketed. 
Colliers International agent Guillaume Volz said it has seen strong interest in the 2.9 hectare Nine Network site on Artarmon Road in Sydney’s lower north shore.
Designed by architects CHROFI, the masterplan approved site, where Channel Nine remains the tenant until late 2020, currently includes approval for 460 apartments across ten buildings ranging in height from four to nine storeys. 
The masterplan also includes a series of public piazzas and publicly accessible open green space creating a village-style community.  
Volz said the lack of supply in the area is driving interest from those looking to add to their development pipelines in two to three years.
“We’ve been surprised by some of the unusual combinations of foreign equity and boutique local developers,” he said. 
“Australia is benefiting as a consequence of global economic uncertainty.
“Foreign capital, largely Asian including Singaporean, Hong Kong-based/PRC and Japan, is looking for a safe haven in quality trophy projects with some parts of the world currently perceived as less stable and with Australia offering strong relations, a weakening dollar and the outlook on interest rates dropping.”
The Nine site, marketed by Colliers International as Willoughby Parkside, closes expressions of interest May 30.

Foreign interest expected in masterplan approved Nine site at Willoughby

The relationship expert, now in his sixth MAFS series, paid $1.86 million for the home in 2014 with his wife, former newsreader turned interior designer Kelly Swanson-Roe.
Their solid brick 1920s Californian bungalow sits atop the dress circle The Avenues near Willoughby Park.
LJ Hooker Willoughby Artarmon agents John McManus and Dominic Patton are marketing the home with a $2.3 million guide for its April 6 auction.
The home has been updated over their five years of ownership, with modernised interiors including jet black walls.
But it has retained some of its traditional features, such as the high ornate ceilings, picture tails and leadlight windows.
The home has four bedrooms, including one on the lower level which has its own entrance next to a separate study.
A conservatory-style dining room has views of the 605 square metre landscaped gardens, which feature alfresco terrace, firepit, spa and cubby house. 
Aiken and Swanson-Roe have been together about 14 years and have two children.
The couple wed in 2007 on Waiheke Island off the coast of Auckland. 
They moved to Australia, where Aiken was born, around a decade ago and settled in Waterloo, where Swanson-Roe paid $1.03 million for a Victorian terrace.
It was sold in 2014 for $1.4 million when they headed to the lower north shore.
Aiken has long appeared discussing relationships and was a weekly regular on Channel 9’s Mornings with Kerri-Anne. 
He completed his clinical psychology degree and graduated in 1995 with BA. Hons (First Class). MA. Dip. Clin. Psych.
His first year on MAFS was 2015, the show’s inception in Australia, appearing alongside Sabina Read and Trisha Stratford.

A new suburb record has been set in Willoughby in Sydney's north following a $5.15 million sale.
The property at <a href="https://www.belleproperty.com/listings/541657/17-ann-street-willoughby-nsw-2068/" target="_blank">17 Ann Street, Willoughby</a> beat the prior record of $4.225 million (sold in 2015) at 15 Ann Street, according to selling principal of Belle Property Willoughby, David Forrester.
The five bedroom, three bathroom home at number 17 sits on 961sqm of land and features an open concept floor plan, soaring ceilings, panoramic windows and seamless flow to the outdoors.

New residential price record in Willoughby

Nine Entertainment has settled the sale of its 50-year-old Sydney headquarters, with the $147 million deal with a Hong Kong-based group and its partners completed.
Hong Kong developer Euro Properties and its partners paid nearly $125 million in a cash transaction for the Willoughby site near North Sydney. Nine had received $22.125 million in June. 
The deal was announced two years ago. The HK developer wants to build nearly 400 apartments on the 2.9 hectare site.
The deal came through in spite of settlement concerns following Beijing’s crackdown on offshore investments by Chinese businesses and also on outflows.  
Recently, Chinese regulators ordered the country's big banks to put the brakes on loans to Dalian Wanda Group, putting at risk its projects in the Gold Coast and at Sydney's Circular Quay with a total value of nearly $2 billion.
In an ASX announcement, Nine said that it had "completed the sale of its Willoughby, Sydney site to Euro Properties, a Hong Kong based property investor. NEC received a deposit of $22.125m in the financial year to 30 June 2016 and cash proceeds today of approximately $125m”.
“On an after-tax basis, Nine expects to receive a total of approximately $134 million. Nine has leased back the Willoughby site until the expected completion of new premises in North Sydney in 2020.”
Nine has plans to relocate to North Sydney's tallest tower at the new 39-storey, 1 Denison Street tower being developed by Gary Rothwell's Winten Property Group and due for completion in 2020, added The Australian Financial Review.
The broadcaster will base its production, sales and digital operations in the new tower. 
Euro Properties and its Sydney-based partner Lotus, led by director Michael Jiang, have plans for a five-building residential development at the site.
Euro’s other project in Sydney is an apartment tower on Castlereagh Street. It has a presence in the US, Hong Kong and Singapore as well, including a mixed-used tower at 118 East 59th Street in New York, its first in Manhattan.
Its partner Lotus focuses on restaurants and property in Sydney and recently scooped up the leasehold commercial property Chatswood Central in Sydney's lower north shore for about $115 million, with another partner iProsperity.

Nine sells Willoughby headquarters for $147 million to Asian developer

Former Rugby World Cup winner David Nucifora and wife Annabel have sold their Willoughby home.
They've refurbished and extended the classic bungalow since 2008 when they paid $1,881,000.
The double brick family home has five bedrooms, three bathroom, a private entertaining deck with heated pool and a freestanding rear studio on its 613 sqm.
It was set for a November 19 auction with John McManus at LJ Hooker Willoughby.
David, who was part of the 1991 Rugby World Cup winning team which beat England in a nail-biting final, took the job at the IRFU in 2014.
