Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.

Mark Bouris's son Dane selling Vaucluse home

The Head Lighthouse Keepers Cottage near the iconic Vaucluse lighthouse has sold.
It's the second lighthouse cottage sale in the last year. Last October Nanshan Group co-founder son Song Jianmin paid $7.5 million for the Keepers Cottage.
The Keepers Cottage was sold by Giorgio and Adisa Pompei, who run the Italian restaurant Pompeis in Bondi.
The first part of the house was built in 1817 by the convict architect Francis Greenway and formed one of the pavilions guarding the Greenway lighthouse.
The majority of the home was built in 1837.
Greenway designed the first lighthouse at Vaucluse under Governor Lachlan Macquarie’s instructions and it was first lit in 1818.
However, the soft sandstone started crumbling soon after and a new lighthouse designed by James Barnet was built in its place 1883.
The Pompeis spent the first two years of their ownership restoring the cottage.

Vaucluse Lighthouse Keepers Cottage sells

Hotelier Justin Hemmes wants to have more sunlight in his heritage harbourside Vaucluse home, The Hermitage.
The Hermitage, one of the earliest mansions in Sydney's east, is of the Victorian Rustic Gothic style, built in an era when the curtains were drawn.
The latest proposal by architects Hess Hoen for Hemmes is for a $260,0000 sunroom pavilion designed to be sympathetic to the overall style of the home which for many decades made do with an enclosed verandah space.
The 35 sq m space "enables the sunroom extension to be read as a separate pavilion in the garden," the recent application to Woollahra Council advises. 
Since taking ownership in 1975, the Hemmes’ family have not made any major changes, their impact mainly consisting of the re-decoration of interior spaces.
It was in 2011 when Justin Hemmes, the chief executive officer of the Merivale hospitality group, moved back into his family home, where he had previously lived with his parents, Merivale and the late John Hemmes, and his sister Bettina.
In 2012 there were some $750,000 in renovations with Hemmes telling Vogue he favoured a relaxed, individual approach.
Hemmes’ overall vision was to preserve the building’s integrity but begin to open it up to allow light and an organic flow through the 7000-square-metre space.
“A home is a very personal thing; it should be a reflection of how you like to live and what makes you feel comfortable,” he said.
“It’s not a project that has to excite;  it’s about finding your own relaxation and pleasure.”
The Hermitage is a very significant property known for its association with some of Sydney's most influential retailing dynasties including the colonial jeweller Alexander Dick, the McCathie haberdashery family, Victor Boyce of Palm Island Fashions, Theo Kelly of Woolworths and most recently, the Hemmes family of Merivale and Mr John fame.
The house, now set on 4978 sq m, was almost destroyed by fire in 1936, iignited by embers from an attempted back burn in the nearby gully area on the Hermitage Reserve.
Almost all of it was rebuilt in 1937, with architect Emil Sodersteen’s careful attention to detailing ensuring that the replacement "only evident on the closest inspection."
The main house was constructed of solid sandstone blocks with a terracotta Marseilles pattern tiled roof. Its 1965 wing is clad in sandstone veneer and has matching green terracotta tiles.
The interior of the main house is dominated by the imposing cedar-paneled entrance hall and main stair with a gallery extending around the hall at the upper level.
"This baronial quality is carried through into what was once the billiard room and is now the main family living room and then into the formal dining room," the heritage report noted.
"One of the most notable characteristics of the house is that although it has undergone so many layers of change it still ‘reads’ as a substantially intact yet distinctively personal family home," it noted.

The iconic Wentworth Memorial Church in Vaucluse, one of Sydney's most historic landmarks, has been listed for sale by the Anglican Church.
The <a href="https://www.realestate.com.au/property-house-nsw-vaucluse-125550462" target="_blank">church, built in the 1960s</a> as a memorial to the fallen soliders of the Second World War, sits on a near 2,000 sqm parcel that dates back to 1827.

The Wentworth Memorial Church is widely considered to be the finest surviving work in the Sydney School style of the important mid to late Twentieth Century architect Donald Gazzard.
Gazzard was the inaugural winner of the Wilkinson Prize for domestic architecture in 1961 for his Hunters Hill home and was regarded as a prominent figure in the field of architecture.
Gazzard, who worked on the Martin Place Pedestrian Precinct and Sydney University eletrical engineering building, now lives in Melbourne.
He had worked with Harry Seidler as a draftsman in the early 1950s. Well-known architect Richard Leplastrier helped Gazzard build the church.
The rocky outcrop where the church is now located was a favourite spot for Wentworth to view his estate and was also where he chose to be buried as evidenced by the Wentworth mausoleum on the opposite side of this outcrop.

The property currently has two bedrooms and two toilets, but no full bathrooms.

Inquiries have come from builders and developers with a more commercial focus, as well as organisations and individual buyers.
In 2010 the church won its appeal in the NSW Land and Environment court to subdivide the land after the Woollahra Council rejected the application from the church.
Gazzard noted on his website that the unrealistically large size of the church, which has created the current situation, was always going to become an issue. 
"The Diocesan brief was simple;  'A church of contemporary design to seat 350 people which conformed to the liturgy and form of worship of the Church of England'.  
"The Anglican hierarchy based the size on two optimistic assumptions. 
"The first assumption was that tall blocks of flats would be permitted along the ridge at Vaucluse as Sydney expanded, and secondly, an unspoken assumption  that there would be a religious revival and a church of this size would be needed for all these extra people."
But as a consequence of an ageing and dwindling congregation, the church was closed, <a href="https://www.dongazzard.com/publications/articles/wentworth-memorial-church.aspx" target="_blank">he noted on his website.</a>
 While I'm proud of the design, I hesitate to suggest that you visit the church in its present sad state.

Iconic Wentworth Memorial Church in Vaucluse for sale

The Vaucluse home of Japan-based Google boss Karim Temsamani has failed to find a buyer through Sotheby's, so he's put it up for lease.
They were seeking $5.9 million on its February listing.
Backing on to Parsley Bay Reserve, the Hamptons style five bedroom, four bathroom home that cost Temsamani $4.5 million in 2010.
It has been priced at a cool $3,400 a week through SydneySlice agent Melanie La Pouple.
It is available from June, having been previously available on their departure in 2014 at $3000 a week. 
Temsamani is now Google's head of Asia-Pacific, having been Google Australia managing director.
The lower level comprises a self-contained bedroom and rumpus room with ensuite bathroom and direct access to the private level lawn.
It had been on the market for over 110 days. The no sale has stalled Temsamani's plans for a Silicon Valley purchase.

Laing + Simmons Double Bay agent D'Leanne Lewis had $6.8 million hopes for the home that has been their residence for over two decades.
They paid $910,000 for the <a href="https://www.realestate.com.au/sold/property-house-nsw-vaucluse-124817314" target="_blank">two level Serpentine Parade mansion</a> in 1995.
Designed by David Phillips, the contemporary five bedroom home has formal and informal living areas spilling onto covered terraces and entertaining areas which overlooks a level garden with pool.
Bambi is a director of art insurer Barta and Partners, while Derek is an ex-Westpac banker and Hutchison Telecommunications executive.
Their son, rising soccer star Ryan Blumberg, is attracting interest from some of Europe's top clubs after being selected to join the Nike Academy after a trial in France last year.
