Billionaire garbo Ian Malouf's development company, REMI Residences, is proposing Project Elegance, a 44-storey tower with over 270 residential apartments and 88 short-term accomodation units at&nbsp;2065 Gold Coast Highway, Mermaid Beach, on the corner of Mermaid Avenue.

Malouf paid $23.76 million for the 3,783 sqm site in 2022, six years after it traded for $34.1 million when it was bought by Hubei United Investment Group.

A State Significant Development proposal from Ecove Group could see two high-rise residential towers developed above an ALDI-anchored retail podium in Gordon.

The 28-storey towers, dubbed Eight 10, would become the tallest in the sleepy Upper North Shore suburb, which has been stirred by changes to the Low to Mid-Rise Housing Policy aimed at triggering greater density around transport hubs.

Ecove Group’s plans for 810 Pacific Highway, a 2,357 sqm site around 400 metres from Gordon railway station, include 180 apartments, 39 of which would be dedicated as affordable housing.

Architecture firm PBD said in its Design Report the site "presents an exciting opportunity to positively contributes to the surrounding context, enhances the overall urban experience."

The site previously received approval for a development comprising 56 apartments above retail in 2018.

PBD noted in its report that the planning&nbsp;context for the site has "evolved significantly since the original consent was issued."

In April 2024, the Department of Planning, Housing and Infrastructure (DPHI) identified the site as being located within a Transport Oriented Development (TOD) precinct. In parallel, Ku-ring-gai Council progressed a preferred planning framework for Gordon Town Centre, including proposed amendments to the Ku-ring-gai Local Environmental Plan 2015 (KLEP 2015).

PBD said the proposed development "responds to the amended KLEP 2015 and, in addition, seeks to utilise the floor space ratio and height incentives available under Chapter 2, Part 2, Division 1 of the State Environmental Planning Policy (Housing) 2021."

Late last year the first project in Gordon through the NSW Government's Housing Delivery Authority was approved. That was for 106 apartments across two connected seven to eight-storey buildings.

The swell of new apartment developments in the in demand Coolangatta has slipped south of the border into northern New South Wales.

The latest stage of the Quay Grand mini-masterplan has been filed by local Queenslander developer builder Heran Building Co, on behalf of the Adelaide-based Koumi family.&nbsp;

Jackson Teece has handled the designs for the two 11-level towers on Enid Street, next to the 10-level Bay Grand South building, which is part of the wider development, and next to Jack Chard Park.

In their design report submitted to the local council for the $60.5 million project, Jackson Teece noted that the project is located in&nbsp;the City Centre Core Precinct of the City Centre North character area.

"This area is defined a the “heart of the city” and is well located to accommodate future residential and business development. It is the vision of the tweed shire development control plan to visually enhance the public domain in the form of integrated landscape elements at the street level framed by high quality buildings.

The podium is a key feature of the design, with Jackon Teece aiming to provide a strong definition of the public domain.

"The podium contrasts and compliments the tower form with a modulated series of arched openings that provide the residential apartments and their associated private outdoor spaces with a sense of enclosure and privacy in a unified composition that engages with the activity of Enid Street," the design statement noted.

Tweed Heads property listed for auction by mortgagee

An office space on the fringe of the Tweed Heads CBD in far north coast NSW has been leased by Ray White Commercial.
The nearly 52 sqm space at <a href="https://www.raywhite.com/nsw/tweed-heads/1604406/?lang=en" target="_blank">3/28 Recreation Street</a> was leased to Changing Homes Australia by Darren Jones of Ray White Commercial GC South on behalf of a private owner.
The property has been leased for one year at a net rental of $14,872 per annum.
“This was an appealing office suite in a popular and well-presented complex,” Jones said.
The property recently underwent a makeover. The tenancy has a glass front reception area, work space and a storage area.

Office space in Tweed Heads leased

A prominent motor dealership in Tweed Heads town centre precinct is being offered at auction on June 14.
The 153 Wharf Street property offers a high-profile tenant in Sharp Motor Group that sells brands like Kia, Honda, Holden, HSV and Suzuki.
The listing agents are Steve Clark and Kyle Youngson of Colliers International. 
Youngson said the property was developed in 2004 by Expo Park Properties linked to Warren von Bibra, who operated the dealership as von Bibra Twin Towns Auto Village, prior to Sharp Motor Group taking over the business in 2011.
Warren von Bibra is a well-known figure in car dealerships. 
“It’s in the bustling heart of the Tweed Heads commercial and retail precinct,” Youngson said of the location.
The property is surrounded by the Tweed Mall, Tweed Heads Public Hospital and Twin Towns RSL Club.
Local and state government statistics showed over 26,000 cars use Wharf Street daily, added Clark.
He said population growth in Tweed Heads Shire was projected to grow from the 2017 forecast of 92,000 to over 125,000 in 2036.
“That’s a 36 per cent population increase just in the Tweed Shire alone,” he said.
“We expect strong interest given continued tightening yields in the southern markets and a strong appetite for automotive investments, especially with future development upside.” 
Sharp Motor Group has taken on a new eight-year lease plus options. The property returns about  $708,000 net pa after outgoings. 
The property has about 3,919 sqm of building and sits on a 9,880 sqm parcel of land combining new and used sales showroom, offices, servicing workshop, vehicle display yard and rooftop parking area. 
There is future development potential as well, due to the B4 Mixed Use zoning, which allows for a mixed use high-rise. 
“That could translate into a mixed-use development with street-level retail and commercial outlets topped by residential development,” he said.
