Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

Hutchinson Builders are handling the construction of Monarch Residences. The two towers will be built&nbsp;simultaneously, with construction kicking off in March. They should take around two and a half years to build.

Consolidated Properties Group purchased 600 Coronation Drive for $43.5 million from Sunland in March 2021. The development application was filed in November 2021 and approved in July last year.

“It’s often one of the riskiest parts of the build, with with large amount of open areas often the subject to storms and erosion,” Feltham said.

The penthouse crowning Arc Toowong, the newest Brisbane development from prominent South East Queensland developer Spyre Group, will be one of the priciest ever developed in the Queensland capital.

Spyre are seeking $14.5 million for the luxury 700 sqm spread atop the striking riverfront project designed by bureau^proberts.

The developer will be shooting for back to back records with the Toowong penthouse, having earlier this year secured the biggest price for any Queensland apartment, both off the plan and established, at it's boutique Burleigh Heads project, Glasshouse.

Bureau^proberts, who also designed Glasshouse, were again tasked with creating a visually-unrepeatable development.

The penthouse boasts&nbsp;100 metres of unobstructed river frontage across two floors, the largest river frontage for a multi-resident property in Brisbane. Leading private Brisbane developer, Consolidated Properties Group, in joint venture with the Qualitas Real Estate Opportunity Fund 2, has&nbsp;received approval for Monarch Residences, a $375 million development of the last significant riverfront parcel of land at Toowong in Brisbane.

The&nbsp;development of 600 Coronation Drive will see two 15-level towers built among three acres of riverfront gardens with around 130 metres of direct river frontage.

The development approval allows for a third 15-level tower to be built on the site, however it is expected that this third tower will not proceed to make way for the Toowong to West End Green Bridge in the future.

The two Monarch Residences towers will include 233 apartments that will be launched to market in Spring this year. There will be a mix of&nbsp;one, two, three&nbsp;and four bedroom skyhomes, river villas and penthouses. The Monarch Residences are priced from $550,000 for the one-bedroom apartments through to $8 million-plus for the penthouses.

Monarch Residences have been designed to maximise views across the Brisbane River and the city. AIA Gold Medal award-winning architect John Wardle Architects (JWA) has designed the development with support from local Brisbane architects Cottee Parker Associates.

Consolidated Properties Group Chairman Don O’Rorke said Monarch Residences will become the signature address in Brisbane’s inner west.

“Monarch Residences will set a new standard in apartment living in Toowong with its premium location and unsurpassed quality and style," O'Rorke said.

“Monarch Residences is an outstanding offer and will be unique for the area with its extensive gardens which run to the river’s edge. It will become renowned in the local area, and we look forward to working with Hutchinson Builders to get it started.”

Monarch Residences site is rich in history, with the local community awaiting its development. It will provide a significant uplift for the local Toowong community as the development approval includes an extension of the Bicentennial Bikeway, a riverfront park and the restoration of the Heritage listed Middenbury House. Upon completion, Middenbury House will be accessible to the public for the first time since it was built in 1865. Its refurbishment will include a conversion into a café and restaurant.

Consolidated Properties Group and Qualitas Group purchased 600 Coronation Drive for $35.5 million from Sunland in March 2022. The site has been vacant since 2006 when the ABC decommissioned their operations.

Consolidated Properties Group Head of Residential James MacGinley said 85 per cent&nbsp;of those registered so far have been locals.

"Feedback on the apartment design from these locals have reaffirmed the deliberate approach we’ve taken to enlarge living areas and balconies to embrace Queensland living,"&nbsp;MacGinley said.

Consolidated Properties to launch two-tower Toowong apartment development after council sign off

The Brisbane developers State Development Corporation, in partnership with City Developments Limited,&nbsp;have redesigned the&nbsp;plans for their&nbsp;new apartment tower in Toowong.

The proposal for 58 High Street seeks to respond to the shortage of quality owner occupier apartments within the Toowong residential market, which was demonstrated by the successful sale of all apartments at the nearby Aviary, SDC note.

Nettleton Tribe have prepared revised architectural plans for the site, known as The Vanda, with approval previously given for 157 apartments.

The change comes as the developers focus shifted from wanting to attract residential investors, initially creating a majority of one and two-bedroom dwelling, to instead complimenting the Aviary, responding to the maturing residential apartment market, attracting owner occupiers.

The new plans reduce the number of apartments by 29, with the 20-storey tower now set to be home to 125 residences, consisting of 28 one-bedroom, 61 two-bedroom and 36 three-bedroom apartments.

The landscaping throughout, by AS Design, plays a pivotal part in the development, with three out of four facades covered in deep planting and greenery, as well as creating a garden space on the rooftop terrace.

The proposal provides a distinct lower, middle and upper building form and is well articulated with varied materials, balconies and screening.

The built form of the podium and ground floor plane embraces the subtropical environment of South-East Queensland by providing layered awnings and an articulated landscaped interface to the north and west activating Ebor Street and High Street edges.

The configuration of apartment floors has been orientated to encourage favourable daylight and maximised view lines to living areas.

Sitting above all residential floors, both outdoor and covered communal areas take advantage of natural lighting and sweeping views to the city and the river for all of the residents.

Large doors have also been installed in all public and communal locations, allowing seamless connection between indoor and outdoor spaces. Where possible and appropriately shaded, large floor-to-ceiling openings have been created with Juliette balconies.

Plans outline three levels of basement parking, before reaching the lower ground floor, which features a resident&rsquo;s store, with the upper-ground floor including four retail tenancy spaces, occupying the north-western side of the ground floor.

Two podium levels provide further car and bicycle parking, with the residences starting on level four through to 19, before the tower tops out with a rooftop terrace on level 20.

Toowong apartment development to become more owner-occupier friendly

Toowong, the riverside inner-Brisbane suburb,&nbsp;is set for a contemporary mixed-use development.

Plans have been filed for two towers, dubbed The Edge&nbsp;at&nbsp;80-88 Jephson Street Toowong, which will see 320 apartments built above a number of retail spaces on a podium level.

There will be a mix one two, three and four-bedroom apartments in Tower A, and the&nbsp;

The local architecture firm, Zenx Architects, designed the two 24 and 25-level towers with the focus of &quot;Living on the Edge.&quot;

There will be further resident amenity on each rooftop, with landscaped gardens and lounge area, as well as ground level media room, lounge and function room.

The plans were filed by Po Seng Management.

No doubt they took some inspiration of the green laden The Aviary apartment development, currently being developed next door by State Development Corporation.

Plans filed for "post-COVID" mixed-use apartment development in Toowong

The South East Queensland&nbsp;developer Mosaic Property is having its busiest period on record.

Fresh off securing a near sell-out of their Mermaid Beach development Dawn in&nbsp;around two weeks, the developer, led by its founder and managing director Brook Monahan, are set to launch yet another project.

Kensington by Mosaic, designed in partnership with Cottee Parker, will be&nbsp;the eighth&nbsp;project the company have developed in Brisbane&#39;s inner west, with more to come, according to Monahan.

&quot;We have invested significantly in this particular area over many years and will continue to do so because there is a genuine, sustained appetite for the incredible, effortless lifestyle on offer,&quot; Monahan says.

Consolidated intends at least two luxury apartment towers, with concept planning now underway with community consultation set to begin.

Sunland put the Toowong site up for sale in late 2020 after its major development for the site, a "champagne flute" plan for three apartment towers designed by Dame Zaha Hadid was rejected by the Supreme Court in 2018.

The heights of the towers ranged from 22 to 25 storeys.

The site includes a heritage building known as Middenbury Home, set to be retained potentially as a restaurant, cafe or gallery.
