A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. Developer <a href="https://www.apartments.com.au/developers/auyin-property-development">Auyin</a> is the latest to turn to the Victorian Government's Development Facilitation Program in an effort to secure approval for its long-planned, mixed-use project in Elsternwick.

In 2018, Auyin lodged plans with Glen Eira City Council for a 14-storey building, however Council approved a reduced eight-storey scheme. A subsequent VCAT appeal in 2019 upheld the eight-storey height limit.

The project was later amended to nine storeys, but Auyin is now seeking to revive something closer to its original vision. The developer argues that the planning context has evolved significantly over the past decade, particularly within the Elsternwick Activity Centre, where higher-density development has increasingly been encouraged along Glen Huntly Road.

The proposal would transform the 1,239 sqm site at <a href="https://www.apartments.com.au/new-apartments/7-12-horne-street-elsternwick-vic-3185">7-15 Horne Street</a>, opposite Elsternwick Railway Station, into a 13-storey residential and retail development designed by CBG Architects, with 40 apartments

Scentre Group has sold its Sydney CBD office towers to US private equity firm Blackstone for $1.52 billion.
It is planning to use part of the proceeds to fund an $800 million share buyback to boost investor returns.
They will grant Blackstone a 299-year leasehold interest for the office towers above the Westfield shopping centre in Market Street and Castlereagh Street, however they will retain ownership of Westfield Sydney and Sydney Tower.
Scentre shares lifted 2.56 per cent to a more than two-month high of $4.01 following the statement to the ASX concerning the matter.
Group chief executive Peter Allen said the $1.52 billion transaction price represented almost $800 million in additional value on investment and an unlevered internal rate of return of over 16 per cent per annum.
"Our development of the Sydney Office Towers in 2011 and ongoing investment until now has created significant value for securityholders," Mr Allen said.
In total Scentre now holds $2.1 billion in capital following the sale of 50 per cent of its stake in Westfield Burwood for $575 million in May.
Mr Allen said the company would initially use the new funds to repay debt before commencing an $800 million share buyback in August.

“Our new Space&amp;Co. venue has been specifically designed to deliver to the growing interest we are seeing from businesses of all sizes for flexible workspaces that offer more privacy and digital security,” Hooper said. 
“We continue to see strong demand for our premium flexible workspaces, including 580 George Street where we have now increased the size of our Space&amp;Co. a second time since we opened in the building in 2016.”
“The opening of our new Sydney venue follows the successful expansion of Space&amp;Co. in Melbourne – where we now have four venues with around half of our members drawn from the existing tenants in the buildings where we operate.”
BVN Senior Practice Director Sally Campbell said the design of the new venue had been shaped by the evolving needs of members.
“We are now able to collect data from existing sites which provides a deeper understanding of the challenges Space&amp;Co. customers face in their own businesses and how that impacts their space requirements,” said Campbell.
“Space&amp;Co. is a provider of real estate solutions that support evolving businesses, and for this reason it is a necessity to incorporate flexibility in both environment and service to be able to respond quickly to tenants ever changing needs. Hooper said the said the venue benefitted from being in Sydney CBD’s Midtown area, which has emerged as a hub for start-ups and international technology and creative firms.

New co-working space opens in Sydney CBD

Sydney’s new underground CBD metro railway stations are taking shape about 25 metres under the centre of the city.
The Sydney Metro City &amp; Southwest project is the first new rail line through Sydney since the 1970s and will reduce travel times for commuters across the whole system.
Premier Gladys Berejiklian and Minister for Transport and Infrastructure Andrew Constance today met workers and had the first look at major construction work at the Martin Place Metro Station.
“It’s incredible to see the progress that’s been made by machines and workers underground with thousands of pedestrians moving above ground,” Berejiklian said.
“Two roadheader tunnelling machines are working 24-7 to excavate the new Martin Place station, which stretches underground between Hunter Street and Martin Place.
“This project is really taking shape and when it opens, customers in the heart of Sydney’s CBD will be more connected than ever before.”

Constance said the Martin Place metro platform caverns will be about 220 metres long, 16 metres high and 14 metres wide when fully lined with concrete.
“Roadheaders and about 95 workers have already excavated more than 166,620 tonnes of crushed rock at Martin Place – enough to fill about 26 Olympic swimming pools,” he said.
“They are also digging underground pedestrian connections to the existing Eastern Suburbs Line, making it easier to get around our great city.
“This once again shows that only the NSW Liberals &amp; Nationals Government will deliver Metro rail across Sydney.
“When Labor was last in office they announced 12 rail projects. They did not deliver one in full and they are already promising to cancel the Sydenham to Bankstown Metro upgrade.”
Sydney Metro will deliver a turn-up-and-go train service up to every two minutes to the four train stations being built in the Sydney CBD – Martin Place, Pitt Street, Barangaroo and Central.
Sydney Metro Northwest is on track to open in the coming months and is at least half a billion dollars under budget. It includes 13 Metro stations and 4000 commuter car parking spaces.
Metro rail is being extended from the north west, into the CBD and beyond to Bankstown in 2024, delivering Sydney 31 metro stations and a 66 kilometres standalone metro railway line.

Martin Place metro station begins to take shape

For the first time in 18 years, some 20 Sydney CBD street kiosks are to be leased.
They were originally built for the Sydney Olympic Games in 2000.
The kiosks permitted uses include fruit, flowers, news and general retail style operations.
Michael Tuck, Senior Executive, Retail Leasing at Colliers International said it presented an "exceptional and rare opportunity" for local businesses to secure prime retail positions in the heart of Sydney CBD.
Earlier this year, the Colliers International Real Estate Management team were appointed by City of Sydney to manage property portfolio, consisting of approximately 400,000 square metres of commercial and community property.
The Colliers team are seeking Tenants for the approximately 20 Street Kiosks across the City.
One such kiosk is <a href="https://www.realcommercial.com.au/property-retail-nsw-sydney-503066802" target="_blank">1 Temperance Lane</a> (pictured above).
Set on 10 square metres it is situated in a laneway just off George Street in the food and beverage precinct.
The listing states the kiosk is "ready to trade" and approved for 9PM closing (6am opening).

20 Sydney CBD street kiosks for lease

Hotel baron Justin Hemmes has bought the office block adjoining the Ivy, his prime Sydney CBD hospitality venue.
Hemmes, the CEO of the family founded hotel giant Merivale, bought the Westpac site at <a href="https://www.commercialrealestate.com.au/property/312-318-george-street-sydney-nsw-2000-2014470995" target="_blank">312-318 George Street</a>, which sold with a lease pre-commitment from St George Bank for the entire retail footprint.
Hemmes is reportedly seeking outside investors to back the project for the first time in Merivale's six decade history, according to The Australian which broke the story.
The sale came with approved plans for a 16 storey, 195 room hotel with ground floor and mezzanine level retail (above).
It's expected the hotelier is not likely to follow through with the plans however, instead slating a mooted $1 billion redevelopment of the expanded site.

"It is not imminent and we have not lodged any plans, but it was always my intention to redevelop the site with an office tower and maybe a hotel,'' Hemmes told the Sydney Morning Herald.
Hemmes said it would probably be at least a three-year process to get approvals.

"We will start from scratch and given Sydney's strong demand for office space, an office tower would be a viable option, but I've not decided on the final outcome," Hemmes said.
"The redevelopment and upgrade of George Street, Sydney is a major opportunity and we will work to get investors and developers on board."

The building is rumoured to be 55 levels, including a number of hospitality outlets as well as an expansion of Ivy.
McVay Real Estate agent Sam McVay sold the property directly opposite Wynyard Station to Hemmes, who paid around $10 million more than the price expectations.
It's a change in focus for Hemmes, who has been quiet on the hotel purchasing front this year.

He also focused on his residential portfolio, <a href="/news/justin-hemmes-buys-a-bit-more-of-south-coast-berrara-hamlet">expanding his footprint in Berrara</a>, a small inlet on the South Coast, and <a href="/news/sunroom-pavilion-slated-for-harbourside-hemmes-vaucluse-mansion-the-hermitage">adding a sunroom</a> for the family's iconic Vaucluse mansion The Hermitage. 
It's a return to the CBD for Hemmes, who's ancestors began their venture into hospitality in the city when they opened a Thai tea café within their Sydney CBD fashion building in 1970.

George Place, a new $75 million precinct in the heart of the Sydney CBD, has just been unveiled.
The precinct, owned by superannuation fund-backed manager ISPT, has linked three Fender Katsalidis-designed buildings to create a new premium office location bounded by George, King, York and Barrack Streets.
Spanning around 54,000 sqm of commercial space, Current tenants include tech giant Atlassian, TAL and EML, who comprise around 3,000 workers.

ISPT unveil $75 million George Place precinct in Sydney

National construction group, Built has announced the sale of its Sub Station No.164 development at 183-185 Clarence Street in Sydney to global real estate investment group, TH Real Estate.
TH Real Estate have made the $180 million deal for the FJMT designed development on a fund-through basis with Built undertaking the construction of the project.
Built will also become the anchor tenant, pre-committing to lease four floors for its new Sydney head office to showcase the group’s experience across development, construction and managing complex heritage sites.
Brett Mason, Built Managing Director said “Sub Station No.164 is unlike any other development in Sydney right now in creating what we clearly see as heritage development of the future” he said.
“We’ve already had strong enquiry on the leasing front that clearly talks to the quality and rare opportunity presented by this development and we look forward to working closely with TH Real Estate to bring our clear vision to a reality,” he said.

The A-grade, 7,867 sqm office tower will come equipped with a seven-level sculptural glass extension making an addition to Sydney’s skyline.
