The $800 million tower, planned for 7 Hoff Boulevard, will rise 67 storeys and deliver 673 apartments, with COX Architecture drawing on both Japanese design principles and Australia’s natural landscape to shape the building’s identity. A rectangular grid aesthetic defines the building’s exterior, with COX drawing design cues from New York high-rises and Tokyo’s skyline.

Aura builds on a growing trend in high-density living, where wellness is no longer an add-on but central to the product. OSK unveils AURA, the latest stage in Southbank's $3.5 billion Melbourne Square precinct

National developer Time &amp; Place appears to have settled on a design for its long-anticipated Potts Point project.

After several years of back and forth with local council and the NSW Government, the developer, which has spent seven years targeting the former The Chimes site on Macleay Street, has now progressed its plans.

Following a concept design submission last year by SJB, Time &amp; Place has lodged a full State Significant Development Application with the NSW Government, this time for a scheme designed by Kerry Hill Architects.

The 16-storey proposal includes 44 apartments, 21 of which will be build-to-sell. These will comprise 19 three-bedroom apartments and two four-bedroom units.

More than 50 per cent of the development will be dedicated to affordable housing, with 23 studio apartments to be delivered in line with the NSW Government’s Housing SEPP.

Kerry Hill Architects said the proposal is driven by a strong response to place.

“Our proposal for a new residential building for Potts Point in Sydney is driven by a deep consideration of place,” the practice said in its submission.

“This operates on multiple levels, including a landscape approach that reinstates endemic flora of the Sydney peninsula and provides a ground-floor garden for residents, reconnecting the site to its pre-European history. A brick podium further strengthens this relationship to context, integrating planting and fine bronze detailing that references the predominant material language of Macleay Street.”

The three-level podium will be topped by a communal resident space, featuring a covered pool designed to receive direct afternoon sun in winter, a neighbouring reflection pool, dining and event areas oriented to maximise sunset views, and an outdoor exercise zone.

The design also incorporates highly crafted shopfronts and a clearly defined residential entry to activate the street. Juliette balconies to the podium residences will provide passive surveillance and a strong sense of habitation.

“The tower steps back in a series of gently curved volumes that reference the rich Art Deco context of Macleay Street,” the architects said. “Carefully calibrated vertical fins frame the views while providing privacy and a sense of refuge.”

Time &amp; Place has been one of the most active developers nationally in the last 12 to 24 months. Late last year they completed&nbsp;The Queensbridge in&nbsp;<a href="https://www.apartments.com.au/developments/southbank-vic-3006">Southbank</a>, a mixed-use tower with 353 apartments and a hotel. They are currently selling Park Modern, 246 apartments near the famous Botanic Gardens in South Melbourne.

The developer has approval for The Burke, a mixed-use project in&nbsp;<a href="https://www.apartments.com.au/new-apartments/glen-iris-vic-3146">Glen Iris</a>&nbsp;being delivered in partnership with Woolworths. The 60 apartments, positioned above a new Woolworths supermarket, are expected to launch in the coming months. Time &amp; Place is also progressing plans for the redevelopment of&nbsp;<a href="https://www.apartments.com.au/developments/northcote-vic-3070">Northcote</a>&nbsp;Plaza, and have recently submitted plans for a <a href="https://www.apartments.com.au/news/vic/time-place-unveils-plans-22-storey-south-melbourne-tower">22-storey tower</a>, another in South Melbourne.

First look: Time & Place settles on design for The Chimes, Potts Point redevelopment

<a href="https://www.apartments.com.au/developers/develotek">Develotek</a> is joining the likes of TOGA, Deicorp, and One Global Capital, betting on a boom in Five Dock ahead of the 2032 mooted opening of the Five Dock Metro Station.

Develotek, which is currently developing Bianca on the Drummoyne waterfront and has plans approved for a tower in Chatswood, has filed a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/79-81-queens-road-five-dock-nsw-2046">two-building project in the evolving Kings Bay precinct</a>.

The buildings, one more boutique just five storeys and the other 26 storeys, will rise from an 3,158 sqm site across&nbsp;79–81 Queens Road and 2–8 Spencer Street, will home 134 one-, two-, and three-bedroom apartments, above ground-floor retail and five basement levels of parking.

A key component of the proposal is the inclusion of 15 per cent of residential floor space as in-fill affordable housing, unlocking additional height and density under the Housing SEPP.

Designed by <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, the scheme adopts a podium-and-tower configuration, with a five-storey street wall along Queens Road transitioning to a 26-storey tower set deeper into the site. The ground plane prioritises activation and permeability, with retail frontages and a new through-site link connecting Queens Road to Spencer Street.

At the upper levels, the tower façade has been conceived using a modular system to support prefabrication and reduce construction waste, while improving build efficiency. The splayed form draws on the geometry of surrounding industrial rooftops, reinterpreting the area’s heritage in a contemporary expression while also helping to reduce solar heat gain to east and west-facing apartments.

“This project aspires to transform a former industrial site into a connected, resilient and people-focused urban community, grounded in Country, shaped by history, and designed to enrich everyday life within the evolving Kings Bay Precinct,” said John Walsh, Principal at Plus Studio.

The proposal reflects the broader transformation of the Kings Bay Precinct under the Parramatta Road Corridor Urban Transformation Strategy, marking a shift from its industrial past to a higher-density, mixed-use urban neighbourhood.

Develotek is emerging as an active participant in the state’s affordable housing-led uplift pathway. The developer recently secured approval for a 34-storey mixed-use tower in Chatswood, where it similarly leveraged the in-fill affordable housing provisions to increase scale and deliver a 101-unit scheme with dedicated affordable apartments.

Their entry into Five Dock places them alongside a growing list of developers targeting the suburb ahead of its anticipated transport uplift, with Sydney Metro set to extend into the area. Major players including TOGA, Deicorp, and One Global Capital are all progressing large-scale precinct-style developments nearby, collectively reshaping the low-rise industrial fabric into a higher-density mixed-use corridor.

The Five Dock site sits within the Kings Bay Precinct, a key renewal area under the Parramatta Road Corridor Urban Transformation Strategy, where planning controls support significant uplift tied to affordable housing delivery. The consolidated 3,158 sqm site is currently occupied by low-rise industrial uses, including warehouses and vehicle workshops, earmarked for transition.

First Look: Develotek joins in Five Dock apartment boom

Ascot’s Racecourse Road continues to be a hive of activity for Brisbane developers.

Following Fortis and GRAYA, which are both preparing new projects along the key strip connecting Kingsford Smith Drive and Eagle Farm Racecourse, local developer <a href="https://www.apartments.com.au/developers/skyhold">Skyhold</a> is the latest to lodge plans for its own development.

The group is proposing One One Two Residences, a boutique project comprising just seven apartments, named after its address at 112 Racecourse Road.

The proposal outlines a five-storey building on an 810 sqm site. The built form slightly exceeds the four-storey expectation under the neighbourhood plan, aligning instead with the emerging character of the strip. As the planning report notes, “the locality is characterised by a transition toward medium-rise residential development, with a number of recent developments… above the stipulated height limits.”

Apartments are configured as large-format residences, including multiple three-bedroom layouts and a full-floor penthouse, supported by ground-level parking. A rooftop terrace will provide communal amenities including a pool and landscaped recreation areas. The design prioritises privacy, natural ventilation, and greenery, with planting integrated across all levels to soften the building form and contribute to the public realm.

The proposal sits within the Racecourse Road precinct, a key mixed-use spine in Ascot that continues to attract renewed development interest.

Later this year national developer Fortis will launch its own boutique development, which, pending council approvals, will be 16 apartments designed by Koichi Takada Architects, just down the street.

“Racecourse Road is going through a massive revitalisation and we’re proud to be a part of that transformation,” said Fortis's QLD General Manager, Dan Boman.

Nearby, GRAYA is advancing its larger-scale The Gallery, a mixed-use shop-top housing project designed to act as a “catalytic project for Racecourse Road.”

The Abedian development family is looking to amalgamate a number of apartments at their approved&nbsp;<a href="/developments/mermaid-beach-qld-4218">Mermaid Beach</a> apartment tower, Peerless.

They've submitted a&nbsp;minor change application to the Peerless Avenue development to drop the number of apartments from 109 to 98.

The documents said it was due to "changes in the economics, market and viability of the project," as well as wanting to "diversify the product being brought to market."

They're wanting to consolidated&nbsp;36 units into 27 units over levels 17-25, a reduction of nine units, and consolidating four units to two units on levels 34-35, a decrease of two units.

The consolidations on levels 34 and 35 will create two four-bedroom sub-penthouses, located underneath the whole-floor penthouse.

The amalgamated site at 35-41 Peerless Avenue is located&nbsp;less than 400 metres from Sunland's nearby luxury tower 272 Hedges which is nearing completion, and is next door to the recently completed Bela by Mosaic Property.

Spatium Architects drew up the plans for the 124 metre high tower which initially had 64 three-bedroom apartments and 44 two-bed units.

The only four-bedroom apartment proposed was the rooftop penthouse, which will span over 400 sqm of living space and a further 280 sqm of outdoor area which will feature its own lawn.

Spatium Architects said in their design statement submitted to the <a href="/developments/gold-coast-qld">Gold Coast City Council</a> that the amalgamation of four&nbsp;properties in Peerless Avenue presents an opportunity for a significant tall residential building, defining the southern boundary of the high density residential zone in Broadbeach.

"The site has high visual exposure from the Gold Coast Highway and Hedges Avenue, and from a distance will become the landmark building along the southern high rise fringe," the statement noted.

The landscaped recreational facilities deck is located on the elevated podium. That will feature a 25 metre lap pool with lagoon and an inpool spa and surrounded by poolside garden pods. There's further work from home space in the form of a lounge with library and meeting room. Set privately away from the pool is a private bar and dining room with a green roof, which can be booked out by residents.

Abedian family creating amalgamated apartments at Mermaid Beach tower, Peerless

Two years ago the Greenmount Beach Hotel, one on of the most sought-after, beach-facing development sites on the Southern Gold Coast, sold to Sunland's Abedian family for $42.3 million.

Now, Urban can reveal what is being planned for the 2,934 sqm site which straddles 3 Hill Street and 55 Eden Avenue.

Sahba Abedian and his brother-in-law&nbsp;Riaz Rezvanipour, who are behind the new development company Arium, have submitted plans for a 15-level tower with 54 apartments designed by Contreras Earl Architecture.

Of the 54 apartments, 41 will be three-bedroom apartments, a move which Sunland have been known for in previous towers.

Their 272 Hedges Avenue tower in Mermaid Beach had 6 three-bedroom apartments, and their planned tower on Peerless Avenue nearby has 64 three-bedroom apartments.

In the new tower, there will also be 12 two-bedroom apartments, and a single four-bedroom apartment.

The entry from Eden Avenue to the building is past resort-style facilities. A spa with two treatment rooms will sit next to a swimming pool and adjoining plunge pool. There will be a concierge on the ground floor.

The four-bedroom penthouse will have its own rooftop, complete with a private infinity pool,&nbsp;a gym, steam room, sauna, outdoor terrace, and a kitchenette.

In their Design Statement submitted to the Gold Coast City Council, Contreras Earl said the development is positioned in a special location in Coolangatta.

"The location, nestled between the beaches of Greenmount and natural vegetation, provides a unique opportunity to create a residential landmark that coexists with the natural environment. This location conveys a sense of arrival in the Coolangatta neighbourhood.

"This iconic building will create a unique sense of arrival to the prospering suburb of Coolangatta, as well as a beautiful visual addition to the Coolangatta/Greenmount beach corner, as approached from Marine Parade from the east."

They said the tower’s design is inspired by the surrounding vegetation and plants.

"The tower expresses its vertical structure to beautifully articulate the massing of the tower achieving an elegant and strong verticality that resemble a blooming flower.

"The façade columns are unique and performative since they are the main structure of the whole tower, helping to achieve large living open spaces and most importantly to achieve the strong tapered definition of the tower which allows to minimise the footprint of the building and allowing to increase the landscape areas of the ground level."

Contreras Earl said the "challenge conventional architecture" to contribute to the evolution of cities.

"Our design process is motivated by a careful examination of contemporary life and the desire to create structures that coexist with the built and natural environments. The built form of the proposed building is a progression of the conventional box-shaped frame seen in many traditional developments.

"The final design is informed by varying factors that purposefully guide the design outcome. The resultant building expresses the vertical structure of the tower as an elegant mean of articulation."

The Abedian family shut up shop of Sunland Group last year, shedding its assets including its Benowa retail precinct for $16.5 million. They recently completed the build of 272 Hedges Avenue which was their last residential development.

Sunland were behind some of the Gold Coast's most well known buildings, including Palazzo Versace and Q1.

When telling shareholders Sunland were exiting the development game, the Abedian family always said they would run a private development company.

Sunland has abandoned its controversial 555-apartment scheme for the former ABC site in Toowong.
The Sunland proposal was dubbed the “champagne flute” skyscrapers.
Locals contested the Zaha Hadid-designed Grace on Coronation, which came with three towers.
The future of Sunland’s Grace on Coronation development was thrown into uncertainty earlier this year after a sole neighbouring resident won an appeal against the approval of the development.
A unanimous Court of Appeal judgment overturned an earlier Planning and Environment Court decision which approved the development where its towers were planned to significantly exceeding the height limitations outlined in the planning scheme.
Sunland's Soheil Abedian had hoped that people would “come to their senses”.
Abedian had indicated the Court of Appeal’s judgment meant Brisbane had “missed the opportunity” for a city-making development project.
“When we lodged our development application in 2014, our vision was to introduce world-class architecture and community parklands to the inner-city riverfront site, which has been closed to the public for more than 160 years,” Abedian told The Urban Developer.
Topping out at 27-storeys, the development exceeded the city plan by 12-storeys.
The development scheme has been removed from the public listed Sunland website.

Sunland scrap its Toowong champagne flute skyscrapers plan

Market conditions impacted Sunland's sales volume during the last year, with 304 sales completed to the value of $170 million compared to 2017 where 524 sales were achieved to the value $376 million.
Sunland Group also announced its after tax profit was down, to $31.3 million for the full year ended 30 June 2018, lower than their profits last year at $35.3 million.
They made $32 million in new site acquisitions in Brisbane and a medium-density, residential development in Victoria scheduled to settle in late 2018. 
The group launched four new residential projects during the 2018 financial year including Magnoli Apartments, 272 Hedges Avenue, Arbour Residences on the Gold Coast, and The Hills Residences in Brisbane.
The group also released new land stages within its master planned community at The Heights in Pimpama on the northern Gold Coast.
As at 30 June 2018, Sunland had 14 active projects along Australia’s east coast.
It represents a $3.6 billion portfolio comprising 4,977 residential homes, urban land lots, multi-storey apartments, and 27,000 sqm of retail.
Sunland boss Sahba Abedian said the group achieved revenue from property sales of $290 million during the period, generated from 425 settlements.
Delivery continues at 18 Macpherson Street in Warriewood and The Gardens in Chirnside Park, which are both sold out ahead of its 2019 financial year scheduled completion.
Contracted presales for projects total 381 as of 30 June 2018, with a combined value of $314 million.
The portfolio achieved an average return of 24%.

Leading Queensland property developer Sunland Group has appointed Rebecca Frizelle to its board of directors, effective from January 2018. 
The board selected Frizelle for the role of non-executive director, citing her extensive business experience. 
Soheil Abedian, Sunland Group executive chairman, said Frizelle is eminently qualified for the role and extended his warmest congratulations on behalf of the Board. 
“Rebecca is one of the most talented and respected business people on the Gold Coast and brings to the role more than 25 years’ experience in business strategy and workforce development,” Mr Abedian said. 
“We are thrilled to welcome her to Sunland.” 
Upon commencing in the role, Frizelle will also become a member of Sunland’s Audit and Risk Committee. 
Abedian said the board’s skills and composition are closely aligned with Sunland’s strategic direction, as the group maintains its conservative approach to the delivery and replenishment of its $4.7 billion development portfolio. 
The portfolio comprises 6,284 residential homes, urban land lots and multi-storey apartments along Australia’s eastern seaboard, and Sunland’s emerging retail portfolio.
Frizelle is chief operating officer of Frizelle Prestige and a key shareholder at Frizelle Sunshine Automotive and PWA, one of Australia’s leading private automotive groups, representing over 30 global automotive brands and generating more than $1.5 billion in annual revenues.
In 2015, she was appointed to the board of the Gold Coast Titans and became the first female chair in the NRL code. She stepped down from the role in September to pursue a personal stake in the club.
Frizelle is a director of the Griffith University Advisory Board, Audi Australia Foundation Board, and St Hilda’s School Foundation, and a Member of the AICD.

Developer Sunland Group appoint Rebecca Frizelle to board of directors

Sunland Group has lodged a development application with Gold Coast City Council to redevelop the ageing Greenmount Resort site in Coolangatta. 
Greenmount Resort is a 151-room, three star resort hotel constructed in 1980. 
It is located less than 100 metres from the patrolled Greenmount and Rainbow Bay Beaches and close to Coolangatta’s retail and restaurant precincts. 
The proposed redevelopment features two curvilinear residential apartment buildings ranging from 14 to 17 storeys, with an estimated end value of $370 million. The buildings, which overlook Rainbow Bay, the Tweed River, and Coolangatta Beach, will comprise 247 residential apartments. 
Some of the building height is buried below road level. 
Sahba Abedian, Sunland managing director, said the group’s vision for the site is of a scale and character which complements Coolangatta’s natural beauty.
It would contributed to its continued renaissance, he suggested. 
“This is undoubtedly one of the finest sites on the southern Gold Coast and requires a design response befitting its unique location,” Mr Abedian said. 
“The architectural topography of the buildings is inspired by the undulating nature of Greenmount headland, while allowing views through the property and generous open space fronting Eden Avenue. 
“Façade materials and textures animate the qualities of light reflecting off the water, and balustrade screening prints reference the patterns of the Norfolk pines which are so prominent in this locality. 
“The sculptured form of the building and continuous wrapping balconies will form a composition of light and shade that will change throughout the day. At the ground level, shelters and canopies draw inspiration from sea shells.” 
Abedian said striking landscape design will enhance its tropical feel and weave a lush continuity through the project, with rooftop gardens, terraced planters, water features, and hanging gardens over lower-level structures. 
“A restaurant/café tenancy is also included within the proposal, featuring an expansive outdoor dining terrace on the corner of Hill Street and Eden Avenue, to provide an active meeting place in this popular area of Coolangatta,” he said. 
Greenmount Resort will continue to operate as usual until early 2019. 
Pending statutory approvals, Sunland Group intends to launch the project during the second half of the 2018 calendar year.

Developer Sunland Group said its full-year revenue jumped 67 percent while profit rose 12 percent from the previous year to $35.3 million, helped by a rise in revenue from property sales.
The result was in line with the group’s outlook.
Sunland managing director, Sahba Abedian, said the improved earnings was due to its focus on the luxury multi-story sector.
“The strategic repositioning of the portfolio three years ago to return to the luxury multi-storey sector, and our expansion in to south-east Queensland residential markets, has delivered a strong financial performance for the year,” Abedian said. 
“This has been balanced by the continuance of our conservative capital management strategy and share buyback program, which has enhanced earnings per share and contributed to Net Tangible Asset per share growth consistently over the past eight years.”
The group announced a final dividend of 4 cents.
In addition, Sunland also announced a special dividend of 2 cents following the settlements at its luxury Abian residential tower (picture above) in the Brisbane CBD.
Sunland said it has a solid pipeline of 18 projects along Australia’s east coast, with 14 residential projects under construction in Queensland, New South Wales and Victoria.
“Throughout the course of the 2018 financial year we intend to launch a further eight projects, pending planning approvals and market conditions,” Abedian said.
During the financial year ended June 30, Sunland said it had launched three residential projects — Marina Concourse and The Lakes Residences on the Gold Coast, and 18 Macpherson Street in Warriewood in Sydney’s Northern Beaches. 
Its $3.9 billion portfolio comprises 5,601 land, housing and multi-storey housing.
Sunland’s revenue from property sales jumped 67% to $394.3 million from $235.6 million in 2016, generated from 597 settlements (2016: 443 settlements). 
“A major contributor to revenue was the luxury Abian residential tower in the Brisbane CBD, which commenced settlements in June 2017 and has increased the average revenue per lot due to the higher average contract price,” Sunland said in a media release. 
Other contributors to revenue include Magnoli Residences, The Heights, and Ancora on the Gold Coast; Carré Residences and The Gardens in Victoria; and Dahlia Residences in New South Wales. The portfolio achieved an average return of 20%, in line with Sunland’s target development margin.
Sales volume increased 23% in FY17 with new project launches in Queensland and New South Wales, in addition to sales from the existing portfolio, with 524 sales completed to the value of $376.4 million (2016: 426 sales to the value $261.3 million). 
Contracted pre-sales for projects that have been released across the development portfolio total 641 as at 30 June 2017, with a combined value of $534.4 million.
Sunland’s multi-storey portfolio is primarily located in premium, high-growth locations across the Gold Coast.
Construction of the twin six-storey, mid-rise apartment buildings at Marina Concourse, located adjacent to the Royal Pines Marina, is scheduled for completion in mid-2018. 
Other multi-storey projects in the preliminary design and approval stages include 272 Hedges Avenue (high-rise), Greenmount Residences (medium-rise), One Marine Parade (high-rise), The Lakes (medium-rise), and Palm Beach (medium-rise). 
It has also acquired sites in Sydney (Mount Annan), Brisbane (Everton Hills), and the Gold Coast (Coolangatta and Mermaid Beach) totalling $65.5 million and added 579 allotments to the portfolio with an estimated end value of $689 million. 
The two site acquisitions on the Gold Coast, at Coolangatta and Mermaid Beach, are earmarked for luxury multi-storey residential developments which, pending planning approvals, will be launched in 2018.

Sunland revenue jumps 67, boosted by Abian tower settlements

Listed property developer Sunland Group have bought a beachside site at the prestigious Hedges Avenue on the Gold Coast for $13.4 million with plans for a $210 million 40-storey residential tower.
The 1,821 sqm site is located at 272-276 Hedges Avenue in Mermaid Waters, Sunland said in an ASX announcement. 
It is close to The Star casino and resort complex and the Pacific Fair shopping centre.
Sunland managing director Sahba Abedian said the group wanted to design the tower to specifically cater to the owner-occupier market with high-level finishes and amenities.
The apartment mix would be two-bedroom to four-bedroom units. 
“Sunland intends to lodge a Development Application in the coming months, with a vision to deliver a boutique 40-storey residential tower comprising approximately 90 apartments,” said the ASX release.
Sunland is betting big on the Gold Coast market, with four proposed developments in the city.
The Gold Coast has seen a surge in infrastructure projects ahead of the Commonwealth Games in 2018.
Sunland’s other development on the Gold Coast include a luxury apartment project Marina Concourse in Benowa and a terrace home development called The Heights Residences in The Heights master-planned community in Pimpana.
Its portfolio of developments is estimated at $4 billion.
Earlier this year, Sunland reported a 45 percent jump in profit to $5 million for the half-year ended December 31, driven by a robust increase in settlements.
Sahba Abedian recently listed his luxury riverfront apartment in Newstead. The three bedroom apartment is in the Mirvac-built Pier Waterfront, the Property Observer reported.

Sunland buys Gold Coast beachside development site for $13.4 million

Sunland Group managing director Sahba Abedian and wife Nava Moghbelpour have listed their luxury riverfront apartment in Newstead.
The three bedroom apartment is in the Mirvac-built Pier Waterfront.
It cost the couple $1.95 million in 2013, the year before they wed. It comprises 178 square metres internally and 30 square metres of terraces.
The master bedroom comes with an ensuite and its own private balcony.
LJ Hooker New Farm agent Brett Greensill has marketed the property indicating the vendors 'have made definite decisions about moving forwards with this sale'.
No doubt the couple are off to the new Abian development in the Brisbane CBD, which is developed by the ASX-listed Sunland.
Sahba is a lawyer and in 1998 he joined his father, property developer Soheil Abedian, at Sunland Group.
He joined initially as legal counsel before heading south to start its Victoria operations and later returning to Queensland to become the group’s chief executive.
