<a href="https://www.apartments.com.au/developers/lendlease-development">Lendlease</a> has teamed up again with Mitsubishi Estate Asia (MEA),and Nippon Steel Kowa Real Estate (NSKRE) to deliver a luxury residential development at their recently acquired Liverpool Street site on Hyde Park.

The acquisition of the site at 175 Liverpool Street, which is subject to conditions precedent, is intended to be developed as two luxury residential towers with up to 300 apartments for sale and 2,000 square metres of retail and commercial space, subject to planning consents. It will have a development end value of more than $2.5 billion.

Under the terms of the agreement, MEA will take a ~33 per cent equity share in the joint venture, and NKSRE a ~17 per cent share.&nbsp;

Centrally located in Sydney’s CBD at the southern end of Hyde Park, residences at 175 Liverpool Street will offer north-facing expansive views across 16 hectares of green space through to the Opera House and Sydney Harbour.

The project builds on Lendlease’s strong success in Sydney’s luxury residential market and marks the seventh partnership between Lendlease and MEA; previous and current projects include One Sydney Harbour, One Circular Quay and One Darling Point in Sydney, and East Tower residences at Melbourne Quarter.

It also marks the second venture between Lendlease and NSKRE, with build-to rent development 899 Collins at Victoria Harbour in Melbourne currently in delivery.

Construction of 175 Liverpool Street is targeted to commence in 2027.

Lendlease announces partners for its $2.5 billion luxury development on Hyde Park

Brisbane developer Zen Group has received development approval for its dual-tower apartment project in West End.

The approved plans for&nbsp;<a href="https://www.apartments.com.au/new-apartments/24-duncan-street-west-end-qld-4101">24 Duncan Street</a>&nbsp;are for&nbsp;two 17-storey towers comprising 202 apartments, ranging from one-bedroom plus study configurations through to three-bedrooms.&nbsp;

Designed by <a href="https://www.apartments.com.au/architects/bettspartners">Betts + Partners</a>, the development is grounded in a climate-responsive and contextually sensitive approach, aiming to reinforce the emerging identity of the West End Riverside South precinct.

“The contextual design strategy is to celebrate the qualities found within the established <a href="https://www.apartments.com.au/developments/west-end-qld-4101">West End</a> suburban character,” Betts + Partners noted in the Architectural Design Report, “providing elevated high-quality subtropical apartment living with exceptional communal recreational amenity.”

The project includes a 2,600 sqm rooftop offering a comprehensive suite of resident amenities: three pools, a fitness centre, cinema room, private dining rooms, lounges, a library, and wellness facilities including hot and cold plunge pools, pilates, a sauna and a contemplative garden.

On the ground plane, active retail frontages along Duncan and Rogers Streets will sleeve ground-floor services and visitor parking. The two-level podium integrates green walls, planters, and textured façades, contributing vertical greenery and softening the street interface.

Apartments are oriented for privacy and outlook, with operable glazing and brise soleil elements supporting passive climate control. Balconies and structural articulation are designed to optimise light, airflow and private open space. “Each quality is reinterpreted in the sectional and plan parti and manifest in the three-dimensional building expression,” the architects said.

Located within a three-minute walk of the Brisbane River and in close proximity to local amenities including ALDI and Davies Park, the project reflects West End’s growing appeal to owner-occupiers seeking proximity to lifestyle amenity and urban vibrancy.

The development also aligns with Brisbane City Council’s broader planning vision to become a “New World City” by 2031, promoting a globally recognisable subtropical lifestyle through contextually responsive design.

Scotch Hill Gardens, a new life for the former University of Melbourne Hawthorn Campus

Brisbane-based developer Red &amp; Co. is venturing into the Gold Coast apartment market, spending $8 million on a vacant site in Varsity Lake.

The plan is to developer 156 apartments on the 2,857sqm, 22 Lake Street site, near Varsity Central Park.

Colliers Queensland Residential Development Sites Director Troy Linnane said Colliers had been &nbsp;working closely with Red &amp; Co. to help them secure their first Gold Coast site, with this site offering a great opportunity due to its location and existing approval.&nbsp;

“This off-market transaction highlights the value of strong market knowledge and relationships, we were able to align the right buyer with the right site given the relationships we have with many active &nbsp;developers seeking sites across the SEQ market,” Linnane said.&nbsp;

“Those groups with in-house construction capability or strong builder alliances are leading market activity as they are best positioned to deliver projects in the current market."

Linnane said with&nbsp;confidence strengthening in 2025, they are seeing increased competition for prime development sites.

“Developers are actively seeking well-located sites, to take advantage of the under supply of &nbsp;apartment stock and the significant uplift in revenues due to strong buyer demand."

Colliers Queensland Residential Site Sales Executive Jackson Robinson said the transaction reflected confidence in the market and increasing demand for well-located, DA-approved sites to develop into &nbsp;housing.&nbsp;

A shopfront in Adelaide’s Rundle Mall occupied by clothing retailer Connor has been listed with expectations of between $9 million and $10 million.
The property at <a href="https://www.realcommercial.com.au/property-retail-sa-adelaide-502610958" target="_blank">109 Rundle Mall</a> has long been occupied by Connor Clothing Pty Ltd, which has signed a lease term until January 2022, plus renewal options.
The store earns an income of more than $550,000 per annum.
The property is being marketed by Savills Australia’s Peter Isaksson and Rino Carpinelli through an expressions of interest campaign which closes on November 30.
Isaksson said enquiry was expected from local as well as offshore buyers, particularly from Singapore and Malaysia.
“Very few of the mall’s assets have traded in the past 10 years so the sale of 109 Rundle Mall presents a rare opportunity to secure a piece of Adelaide’s history and its future,” Isaksson said.
“As a landmark asset unmatched in its location, prominence and character, and surrounded by city-defining developments, the Connor retail space generates a solid cash flow and is anticipated to continue outperforming like assets in the CBD and beyond.”
“Rundle Mall is arguably one of Australia’s busiest and most successful pedestrian retail malls, with more than 400,000 customers per week,” added Carpinelli.

Retails investment opportunity springs up in Adelaide's Rundle Mall: Savills

There are few more telling signs of conflict in urban spaces than calls to send in the police.
Geelong’s Little Malop Street Mall has been the subject of many such calls, as regular incidents keep the space in the media spotlight.
But Geelong-based writer Ross Mueller’s 2015 call for the police to be called in to investigate “criminal neglect of our public place” comes at the problem from a new angle.
“That’s right,” Mueller began. “We need a whole division to investigate exactly who approved the brilliant idea of building two massive shopping (centres) right next door to each other.” He proposed “the biggest working bee in our history” to rip up the space and start from scratch.
Even if said working bee came to pass, the spatial issues behind the mall’s malaise need to be understood. While an influx of police has often been seen as a way to “fix” the mall, such approaches deal with symptoms rather than the causes of conflicts in such spaces.
The mall’s story has vital lessons for cities around Australia. Chief among them is that public spaces not designed for all can become stages of conflict and alienation. While the centre may hold the focus, the edges of these spaces hold the key.
Haven of the ‘mall rat’
In the 1860s, the area comprising today’s Little Malop Street Mall was part of Market Square, then a large public reserve in the east of the city centre. Its story has been controversial, with privatisation for commercial interests gradually eroding the space over time.
In 1985, what remained of the square and a network of streets was replaced by the Market Square Shopping Centre. This left the narrow rump of public space to the south that is now the mall.
The shopping centre, and another built on the other side of the mall soon after, closed over a connected network of streets similar in form to Melbourne’s celebrated Hoddle Grid. This loss of lively streets and laneways has made this section of Geelong’s city centre less permeable and less pedestrian-friendly.
While the introverted centres have prospered, the mall has become a space as feared and fretted over as the people locally derided as “mall rats” who have become associated with it.
Public perceptions of the space have declined in spite of various interventions, including redevelopments and communications campaigns targeting antisocial behaviour.
Conflicted messages and purposes
The conflict between users of Little Malop Street Mall is rooted in two larger interrelated conflicts. One is between the operation of space as a public common and space for profit. The other stems from the conflicted messages that the space sends to users.
People interpret spaces, and the messages we receive are shaped by several factors. These range from our interaction with physical factors like objects within the space, the space’s edges and how we navigate through spaces, through to discourses or texts that French philosopher Henri Lefebvre identified as “representations of space”.
A successful public space or commons sends messages that make it welcoming to all. The space encourages interaction and invites people to linger.
In this context, defensive interventions aimed at excluding particular groups, such as playing loud classical music to deter so-called “mall rats”, are particularly problematic. Measures that seek to exclude one group often generate a space that deters all.
More successful interventions to activate the mall have involved organised programs of events such as food trucks and live entertainment. But when the carnival moves on, the design problems remain.
Conflict by design
The shopping centre’s opening was clearly a decisive blow in favour of privatised space. Even more significant, though, is the way the centre is designed to turn its back on the public spaces and streets around it.
This speaks to the importance of edges in urban design. While the centre’s boxy form and bulky scale overshadow the mall, the biggest issue is at street level. Here, long stretches of blank concrete walls, loading docks, tagged shopfronts and security grilles form the centre’s face to the mall.
This stark edge sends a message that the space is unsafe and unwelcoming, positioning the mall’s public function as secondary to the profit-driven centre. While in theory the mall is a public space, these hard edges send the clear message that it is not a place for people.
Contrast this with a lively space where the edges between streetfronts and shops are open, with lots to attract eyes and people. Danish architect Jan Gehl, a key figure in the reinvigoration of inner-city Melbourne, writes in his 2010 book Cities for People:
When the city’s edges work, they reinforce city life. Activities can supplement each other, the wealth of experience increases, walking becomes safer and distances seem shorter.
The good news is that hints for creating a better mall are literally metres away. In Little Malop Street, west of the mall, narrow shopfronts on both sides of a one-way street and pedestrianised area form lively edges. These have laid the foundation for a renaissance of city life: dining, activity and a totally new vibe.
The mall’s edges are not the only issue confronting the space, but they are fundamentally important. Other interventions such as streetscape works will be of little use if the inactive edges remain.
