Perth property developer Prosper Living has just launched The Pearl, a mixed-use development on one of South Perth's best streets.

The Pearl will rise 25 levels from 3 Lyall Street, just a stones throw from the Swan River. There will be 137 one, two and three-bedroom apartments across the tower, which will also include three two-level sub-penthouses, as well as a special penthouse across the top two levels.

"The Pearl is destined to become a landmark in every direction across the city and the Swan River," Prosper Living say.

The Pearl has been designed to be&nbsp;delivered as a 5-star Green Star mixed-use development, with retail and hospitality located across the ground floor plane.&nbsp;

Following an open-plan layout, the apartments&nbsp;connect to expansive balconies, offering panoramic views across the River to the City skyline in the east, Matlida Bay to the west and the Canning Bridge and the Canning River in the south-east.

"The Pearl adopted a series of design strategies to reduce energy consumptions and enhancing thermal comfort via efficient central gas hot water plant, roof-mounted solar panels, high-efficiency LED lighting and appliances, smart control system, home energy and water metering systems to allow residents to track their water and energy used," the architect said to the project.&nbsp;

The Pearl will exceed solar access levels, with the dynamic shape of the building's footprint maximising&nbsp;natural cross-ventilation and light&nbsp;into each of the apartments, while&nbsp;high performance double glazing systems and beyond NCC standard insulations are also incorporated to maximise thermal comfort for residents.&nbsp;

A green spine softens The Pearl's façade, providing light throughout the development, with the greenery spilling into the lobby area.

Level three will be home to The Pearl’s residential amenity, with a lounge and dining area, along with a fully equipped kitchen and large temperature-controlled wine storage, a games room and pool table, and a 12-seater cinema.

The space is also set to include&nbsp;an infinity edge pool, with the pool deck sitting amongst lush greenery and a herb and citrus garden, as well as an alfresco entertainment area, complete with a barbecue area and an enclosed dining space, along with a massage room, a yoga deck, a gym and a sauna and steam room.

Prosper Living launch 5-star Green Star-rated South Perth apartments, The Pearl

The Perth skyline is set to welcome&nbsp;one of the world&#39;s most unique towers to date.

Developer Grange Development has this week submitted plans to City of South Perth for what is set to be the world&rsquo;s tallest, $350million hybrid timber tower, and Western Australia&rsquo;s first carbon negative building.

If approved, the 183m high residential building, at 6 Charles Street, South Perth &ndash; aptly titled C6&nbsp;after the periodic table&rsquo;s symbol for Carbon - will become one of Australia&rsquo;s most ambitious carbon negative buildings, with only the Atlassian hybrid timber Tower in Sydney currently on target for a similar carbon negative status.

Designed by Fraser &amp; Partners - a research-based design studio that has emerged from Elenberg Fraser and created in response to the demands of our times and viewed through the lens of the climate crisis - C6 will be constructed using approximately 7,400m3 of timber leveraging Cross-Laminated Timber (CLT), Glue Laminated Timber (Glulam) and Laminated Veneer Lumber (LVL).

The proposal currently includes provisions for 245 one, two, three and four-bedroom apartments set over 48 levels, a 500 sqm rooftop with an edible garden, dining and entertainment space, and 1650 sqm of communal wellness amenity.

At ground level, C6 will include a 2000sqm+ four-storey, split level, open-air piazza with a playground, cinema, horticultural zone, F&amp;B and entertainment precinct, equivalent in size to over 85% of the site, gifted back to Council and the community.

The public realm has been envisaged as a part paddock-to-plate urban farm and part immersive education hub in a visual and auditory experience.

Biophilic design is at the heart of C6, with almost 3,500 sqm of floral, edible, and native gardens. The building seeks to demonstrate that living in a building connected to nature provides tangible health benefits for its occupants.

In total, C6 will offer 18 sqm of communal space per apartment, which is 300 percent more than the current planning requirements of 6 sqm per apartment.

If we can accelerate a paradigm shift into the use of more renewable building materials such as mass timber in a hybrid nature and see even 10, 15 or 20 percent of future projects use mass timber in their construction in the next few years, we will have succeeded. Perth set for world first hybrid timber tower with 245 apartments

The longstanding Perth developer, Devwest, is&nbsp;set to bring something unique to the South Perth waterfront.

No stranger to mixing commercial office space in with their residential towers, Devwest, led by Tony Hatt,&nbsp;Chad Ferguson, Damon Ferguson and Brett Lovett, is creating two towers on the dress circle Richardson Street, one residential, one commercial.

It&#39;s the first time Devwest has created two standalone towers of commercial and residential in the same development.

Chad Ferguson, Devwest&#39;s Executive Director,&nbsp;says prospective home owners and business owners are rarely afforded the opportunity to work and live within the same development, while still being separate from the office.

South Perth penthouse with city views listed

Fractional property investment platform BrickX have entered the Perth market over the Christmas period.
They've paid $1.04 million for a renovated 1930s home at <a href="https://www.realestate.com.au/sold/property-house-wa-kensington-129759462" target="_blank">29 Campbell Street</a> in Kensington, a southern suburb of Perth.
Its purchase reflected a 3.5% rental yield.
They are yet to release the cost per brick, which is how investors value their share of the property.
Their first purchase in Perth was undertaken after consultation with its buying panel, which include CoreLogic's Tim Lawless and the REA Group's chief economist Nerida Conisbee. The buying team includes two buyers' agent.
