BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

Service station yields have continued to firm over the past five years, more particularly for national branded retailers and the sale of quality investment product, according to the June Herron Todd White (HTW) commercial report. 
The report took a look at the service station investment across the nation. 
"Second tier, independent branded service stations and regionally-based assets continue to attract investment within a softer yield range," the valuation firm said. 
The two most recent and prominent service station portfolio auctions for 7-Eleven realised an average analysed yield for the New South Wales holdings of below 4.5%.
These sales comprised a varying degree of asset quality, however all featured 12-year initial lease terms with all outgoings except land tax and management recoverable by the landlord.Each lease had fixed three per cent annual increases and four additional five-year options.
"There have been limited recent service stations sales since the COVID-19 pandemic, however we would anticipate investor interest to remain in quality service station assets despite these uncertain times," the valuation firm said.

Major fuel retailers are seen as able to maintain fuel and shop margins in an ever increasingly competitive market space and manage the environmental aspects of the day to day operation of the asset and the future potential redevelopment of the site.

Investor interest remains in quality NSW service station assets: HTW commercial

Five developers, including two well-known institutional entities, are behind the purchase of $136 million worth of Caltex service station properties across Australia with plans for a mix of residential and retail development. 
The sales of the 25 properties - 15 in NSW, eight in Victoria, and one each in Queensland and WA - were brokered by CBRE’s Mark Wizel and Julian White with Lincoln Blackledge of Stonebridge. 
The institutional buyers purchased several sites, while three other groups purchased single sites. 
Wizel said the marketing campaign had attracted more than 2000 enquiries and ultimately 160 offers.
He said developers had been attracted by strong locations, the lack of development site options, predictions of housing undersupply, and the license agreement that offered an income well above what they were currently returning on cash in the bank. 
“Given widely forecast predictions of a looming undersupply of apartments, purchasing one or more of these sites was an ideal way to build a pipeline to cater to pent up demand whilst generating an attractive income in the interim,’’ Wizel said. 
“The market’s response to the campaign was not surprising, indeed it was a clear indication that confidence is returning to the residential development sector on the back of what has been perhaps a surprisingly quick rebound in housing prices across key markets.’’
He said the fact that the bulk of the sites were extremely well located to transport, schools and town centres made them ideal for residential redevelopment. 
Caltex Chief Development Officer David Bridger said the success of the campaign had unambiguously vindicated the divestment strategy involving a portfolio of 50 well located properties. 
“These sites had been identified as having a higher and better, non-fuel related use and obviously the market is in accord with that rationale given the success of this first tranche of sites we are very confident in putting to market another 25 sites across Australia early next year,’’ Bridger said. 
White said the properties, located in prime suburban precincts, including Surfers Paradise, Bondi, Mascot, Box Hill, and Perth, were sold via an expressions of interest campaign with purchasers having options to buy individual sites, sites in any combination or the offering as a whole.
He said the currently trading petrol stations - the first in tranche of a 50 property divestment strategy - would soon cease trading with remediation to be undertaken under a license agreement.

A new Shell service station in Noosaville has been offered for sale. 
The service station, at 140-142 Eumundi Noosa Road, is passed by more than 17,000 vehicles each day and in excess of six million annually. 
The 2,428 square metre site includes a 40m frontage to one of the region’s busiest roads, the main thoroughfare linking Noosa Heads with the Bruce Highway at Eumundi.

Expressions of interest are sought before December 5.

Noosaville Shell service station comes onto market

WA-based funds management company, Mair Property Funds, has sold the 7-Eleven service station in Canning Vale in an off-market transaction. 
The property, which is situated at 488 Ranford Road, was sold through Paul Davison and Jeff Klopper from Vend Property for $5.75 million. 
Mair Property Funds developed the site in 2016 and signed a 15-year lease with the international service station and convenience store chain.
Portfolio Manager for Mair Property Funds, Alex Lambert, said the results of the sale realised the development profit for investors in their commercial property trust, MPS Unit Trust 2. 
“Being a relatively new asset with a strong tenancy in place and a remaining lease term of over ten years, we identified a key opportunity to maximise the investment value of the property through its sale in a low yielding environment.”
The MPS Unit Trust 2 also owns other assets including Beldon Shopping Centre, which underwent a full refurbishment in 2016 after signing a 20-year lease to national retailer, Woolworths. 
“Since its refurbishment in 2016, Beldon Shopping Centre has benefited considerably from increased foot traffic.
“We are now working actively with our property management division to identify further ways to maximise and enhance the property’s performance,” Mr Lambert said.

Canning Vale 7-Eleven service station sold for $5.75 million

A 7-Eleven service station and convenience store in the south-eastern Perth suburb of Gosnells has sold for $5.1 million.
The property at 303 Corfield Street is passed by around 19,000 vehicles each day.
Knight Frank Director of Capital. Markets – WA, Tony Delich, said the 7-Eleven operator had recently signed a new, 15-year lease with fixed 3% annual rent increases, on a current net rental of $322,000 per annum. 
The sale price reflected a yield of 6.3%.
“This property is on the major, four lane district distributor road from Tonkin Highway, near the Albany Highway intersection, and there is a rapidly increasing residential catchment in the area,” Delich said. 
The property has a total land area of 1,945 square metres.
It directly opposite the IGA-anchored Corfield shopping centre and the Corfield Tavern, as well as adjoining a 3.27 hectare site currently poised for a 36-lot residential subdivision.

Gosnells, Perth 7-Eleven service station sold for $5.1 million

A BP service station and convenience store in Penshurst has sold under the hammer for $2.6 million.

The building measured 221 square metres.
The property was marketed and sold by Ray White Commercial NSW Director Michael Ajaka and Ray White Hurstville Sales Manager Christopher Munk.

Ajaka said the auction was attended by a 50-strong in-room crowd.
“The bidding started at $1.6M and more than 35 bids later, the sought-after asset finally sold for $2.6 million, $1 million more than the opening bid,” Ajaka said.
“Two multi-site service operators looking to add the property to their individual portfolios were raising their paddles, with a local Chinese syndicate and offshore buyer also bidding, until a local identity placed the winning bid.
“The sale represented a yield of five per cent net and highlighted how service stations are a solid investment in the current market. 
“It’s the only service station to be sold in the St George area in at least five years, with me selling the previous one.

Munk said the property benefited from a high volume of nearby traffic flow.
“The property is leased to the BP operator until September 2020 with 2x4-year options taking you all the way up to 2028,” Munk said.
“The asset produces $127,202 net rent per annum, plus GST, and has fixed three per cent increases.
“There were over 67 genuine enquiries for the asset, and they're still contacting Michael and I, wanting service stations.”
