The new <a href="https://www.apartments.com.au/new-apartments/yarraville-green-42-stephen-street-yarraville-vic-3013">Yarraville Green</a> development in Melbourne's inner west is showing that landscaping can be just as influential as architecture, with buyers responding strongly to the garden-first approach adopted from the outset by developer Excelon Projects and the project's design team.

The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 40-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The fact Chevron One sits within a developing precinct, looking back at the other high-rise developments in Surfers Paradise and Broadbeach, makes it a different proposition altogether. The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

Satterley Property Group has purchased the 198 ha, 1,350 lot ‘Arena’ residential estate in Greenvale, Victoria for $93.1 million.
51 lots on the development have already been sold. The Arena estate will feature a $9 million sports precinct five times the size of the MCG.
Slattery Group managing director Nigel Slattery said arena is already trading and is essentially an in-fill site within highly sought after Greenvale. 
"With two projects in the north – Riverstone and Coburg Hill – close to trading out, the purchase of Arena refreshes our development pipeline in the strategic Hume growth corridor,” Mr Slattery said.
The development would take between seven and ten years to complete.

Sydney's preliminary clearance rate at 78% Realestate.com.au

Melbourne secured a 79% weekend clearance rate compared to 77% last weekend and 72% this weekend last year.
There were 872 auctions reported to the REIV on the second weekend of August.
There were about 2,700 auctions in the month of July, with 77% selling.
"This is up 14% from the same time last year, with auction sales also notably higher (up 22%) in comparison to July 2014," REIV's Enzo Raimondo noted.
The top sale was a three house offering in Kew through Jellis Craig.

Sydney and Melbourne suffered the greatest amount of annual change in the property listings on sale with Melbourne listings falling 20.2% year on year and Sydney down 15.7%.
All listing numbers in capital cities fell during June to 335,971, with the national level down 6.5% when compared to May and down 3.2% when compared to June last year, according to new figures realised form SQM Research.
SQM Research managing director Louis Christopher said while the national result is only down marginally from levels recorded this time last year, the Sydney and Melbourne result clearly reveals the ongoing boom in these two cities. 
"We have not seen Sydney with so few listings and Melbourne’s stock is now being quickly absorbed. Potential vendors in these two cities are holding back on selling their property in the hope (and fear) that the market is going to rise from here," Mr Christopher said.
"With this type of squeeze on the market, prices will indeed most likely rise from here."
House prices in Sydney held a monthly rise of 2.8%, with a median asking price for a Sydney home at $1,120,700.

Melbourne property listings fall 20% year on year: SQM

Property sales within the Mount Gambier district of South Australia have levelled despite a January to March dip when compared to the first quarter of 2014, with overall sales now much higher than the 'soft' market of 2011. 
The Herron Todd White June 2015 review noted the property market in Mount Gambier remains relatively stable, with sales numbers up in the first quarters of 2014 and 2015 all up from previous years until 2009/10.
However, due to the necessity of public spending and private sector investment to stimulate local economic conditions, the report predicts growth in property prices statewide will be subdued in the short term.

Mount Gambier a safe haven in SA property market: Herron Todd White

June property market offerings took longer to sell across Australia, but there was a marked trend to less discounting being required by vendors.
The latest APM chart showed only Sydney and Adelaide wen against the trend of lower discount required for the private treaty markets in the survey.
Brisbane's property cycle recovery gains momentum, but fell back on the key indicator of days on market, according to the latest APM heat chart.
The required discount for private treaty vendors was down to 5.7% from recent 6.3% peaks.
The Gold Coast market improvement was similiarly inconsistent. 
At 49 days, Sydney remained the unchallenged engine room of the Australian property market for speed, but Canberra and Melbourne vendors were selling at less required discount.

Longer to sell, but less discount required to secure sale in June: APM

The REIV reported the top weekend auction locations were Reservoir and Yarraville with nine auctions in each, followed by Dandenong North with eight auctions.
The 2015 auction capital is Reservoir - for the second successive year, the REIV chief Enzo Raimondo noted adding Victoria's housing market secured the highest number of auction sales over any six-month period in Melbourne’s history – in the six months to 30 June.
Some <a href="/news">seven of the nine Reservoir weekend auctions</a> resulted in sale ranging between a $380,000 unit and<a href="https://www.realestate.com.au/property-house-vic-reservoir-119956609" target="_blank" style="line-height: 1.3em;"> </a>(pictured above) a $1 million 1920s house.

A total of just over 13,000 homes were sold at auction over the past six months, compared to about 12,400 over the same period last year.
The biggest growth in sales was driven by outer Melbourne, with these suburbs seeing a 20% year-on-year increase – to 2,263 auction sales this year (compared to 1,879 in the first half 2014).
Enzo Raimondo said Melbourne’s reputation continued to grow as the auction capital of Australia, with traditionally private-sale suburbs now turning to auctions as buyer numbers trend upwards.
“The growth in auction sales in outer Melbourne has helped push the city’s clearance rate to a high 80%, compared to 73% this time last year,” he said.
Mr Raimondo said the large increase in auction sales in outer Melbourne reflects several factors, including a growing interest from owner occupiers in areas which are still affordable and within commuting distance of the CBD, and a growing number of investors securing homes in these areas.
One suburb, Wantirna South, has seen a 100% increase in auctions this year - from 36 for the first six months last year to 72 this year;
The middle suburbs had the highest proportion of auction sales in Melbourne, where 82% of properties going into auction were sold.
In other results, three eastern Melbourne suburbs recorded the next highest year-on-year increase in the number of auctions - Mount Waverley, Glen Waverley and Bayswater. 
Others in the top 10, which covered all of Victoria, were Rosebud and Shepparton.
“Melbourne’s east has seen some of the strongest growth in buyer activity and in median prices in Melbourne this year, leading to many more auctions in this region,” Mr Raimondo said.
The inner Melbourne suburb with most auctions this year is Richmond – where 230 homes have gone to auction, with 186 selling.
A clearance rate of 78% was recorded throughout June 2015, compared to 72% the same time last year.
"This is the highest clearance rate for the month since 2009," the REIV chief advised.
