For all its prestige, Roseville hasn't seen many new apartment developments that genuinely cater to the suburb's owner-occupier market.

Most new projects on Sydney's North Shore have focused on increasing supply, but Aqualand Prestige's <a href="https://www.apartments.com.au/new-apartments/boronia-by-aqualand-roseville-2-4-larkin-street-roseville-nsw-2069">Boronia</a> is taking a different approach.

The 111-apartment project on Larkin Street has been designed around a buyer who already knows the area, whether they're downsizing from a nearby family home, upgrading from an older apartment, or moving into the suburb to be closer to schools and transport.

Boronia is the first project from Aqualand Prestige, the boutique residential division of Aqualand, the developer behind projects including AURA in North Sydney and Blue at Lavender Bay. The project is being delivered in partnership with Phoenix Property Investors.

Rather than trying to maximise density, the focus has been on creating apartments that feel much closer to a house. There's a strong weighting towards larger three-bedroom residences, alongside a limited collection of four-bedroom duplex-style sky homes, a product that's rarely delivered in apartment projects on the Upper North Shore.

Architecture firm Woods Bagot has designed the building to sit within Roseville's established tree canopy rather than dominate it. The building steps down the site with deep balconies, generous setbacks and a material palette of masonry and natural stone that reflects the suburb's established character.

"The forms float among the canopies along the Larkin Street ridge to maximise the outlook across the green sea of the treetops," Woods Bagot Principal Jason Fraser said.

"The architecture is deliberately simple and understated, so that the detail, the craftsmanship and, above all, the landscape can be the hero."

The same approach continues inside.

Interiors by COX take inspiration from the surrounding bushland of Lane Cove National Park, using natural stone, timber and handcrafted finishes throughout the residences. Kitchens feature Gaggenau and Bosch appliances, while the penthouse collection includes upgraded stone finishes and bespoke detailing.

"We wanted the homes to feel like an urban retreat, where the boundary between inside and out simply dissolves," COX Director Brooke Lloyd said.

Landscape architecture by Ground iNK extends that connection outdoors, with mature tree planting, deep soil landscaping and retained established street trees helping the development blend into one of Sydney's leafiest suburbs.

Residents will also have access to landscaped communal gardens, a wellness centre and outdoor spaces designed more as an extension of their own homes than traditional apartment amenities.

The location is another reason Aqualand Prestige believes Boronia will resonate with buyers.

Roseville Station is around a five-minute walk away, placing Chatswood just one stop down the line, while the Sydney CBD remains within easy commuting distance. The suburb also sits within the NSW Government's Transport Oriented Development precinct, where planning changes are encouraging more housing around existing rail infrastructure.

Despite those planning reforms, opportunities to secure a new apartment in Roseville remain relatively limited, particularly developments aimed at owner-occupiers rather than investors.

Aqualand Prestige Executive Director Wayne Xiong said Boronia was designed for buyers intending to stay for the long term.

"These are homes built for decades of living rather than for the moment," Xiong said.

"Whether buyers are downsizing, raising a family or simply seeking more space, they're choosing the scale and craftsmanship of a fine house in a suburb they love, with the ease and connectivity modern life calls for."

Aqualand Prestige launches Boronia to undersupplied Roseville apartment market

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

Why this Castle Hill apartment building starts with a $7 million advantage

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

The estate was established in the 1850’s by Robert Tooth was was credited as Australia's oldest and grandest dairy estate when sold about 12 years ago after four generations in the same family.
It last traded at around $7 million in 2007 when bought by Giles W. Pritchard-Gordon Pty Ltd.
Like the great English agricultural estates on which it is based, Kameruka has a picturesque cricket ground and team.
In its heyday the vast estate was worked by a small army of tennant farmers and produced the famous Kameruka cheese.

Glenrock, the Scone district pastoral station, has been sold for Chinese buyers.
It last traded in 2005 when bought by then Babcock &amp; Brown managing director Phil Green and Tricom brokerage firm founder Lance Rosenberg in a syndicate that paid $23 million.
The syndicate purchased Glenrock from Compagnie de l’Occident pour la Finance et l’Industrie, a Luxembourg corporation with interests in financial management, banking, property and ­agriculture.
The Australian Financial Review columnist Joe Aston reported contracts exchanged last Friday with a Chinese buyer for "the princely sum of $45 million".
"We're sure the Foreign Investment Review Board will be taking a look at that one," he added.
According to ASIC filings, Green owns 51% of the property's holding company Glenrock Station Pty Ltd, and its directors include Claymore Capital's Anton Rosenberg (whose wife Sharron is also a shareholder) and former Babcock &amp; Brown's Paul Platus, who now works with Green at advisory firm, Alceon.
The other shareholders are Grace Mutual chief Andrew Tyndale and property developer Alan Cardy, the second largest with 25%.
When the Upper Hunter Valley sold it was apparent investment driven Pitt Street farmers were on the rise, not seeking the tax dodge of the past but a diversification of risk as improved rural returns now compete with rival asset classes.
Previously passionate about city residential properties, those new entrants were attracted by improved farm returns that they envisaged were comparable to investments such as industrial property.

Ex-Babcock's Phil Green sells Hunter Valley station Glenrock to Chinese buyers

One of the largest farms in the Western district of Victoria has been listed for sale at Dundonnell on a walk in walk out basis.
<a href="https://mtfyans.com.au/historic-overview/" target="_blank">The Mt Fyans Aggregation</a> covers 5,900 hectares amassed over 25 years by the Earl and Countess of Stradbroke.
There is an 1880s eight bedroom historic homestead featuring a 70 foot hallway. In 1883 William Cumming commissioned Warrnambool architect Andrew Kerr to design the elaborate homestead, which was completed the following year. An earlier homestead, and woodshed, had featured in a <a href="https://shop.nga.gov.au/cards/greeting-cards/mt-fyans-homestead" target="_blank">Louis Buvelot</a> painting held by the National Gallery of Australia.
Water is a dominant feature of the property, which boasts springs, dams, bores and a storage capacity of over 800,000 litres.
A pumping system drives water through some 90 kilometres of 50mm poly pipe and feeds approximately 190 troughs.
<a href="https://www.realcommercial.com.au/property-commercial+farming-vic-dundonnell-501469923" target="_blank">CBRE’s</a> Danny Thomas and Duncan McCulloch have the listing, taking offers until 24 April.
"This is a once in a generation opportunity to acquire an institutional-scale asset in this region, along with a renowned Black Angus herd of some 2,800 breeders and 2,000 sheep for prime lamb production,” Thomas said.

Title Tattle recalls the Earl prefers to go by the name Keith Rous. He left England and his family’s Suffolk estate more than five decades ago to settle in Sydney.
“We bought it because we were in NSW during the drought, so we wanted somewhere with a good water supply," his wife, Rosie Rous told News Ltd.
“And because we could put the large family portraits in it.”

Not quite as far back, Title Tattle recalls the Earl of Stradbroke's bought a three-hectare Khancoban snowfields retreat. It was the Snowy Mountains Hydro-Electric Authority's Visitors Cottage - the Queen stayed there for three days in 1963 - which cost $211,000 in 1994.
There was a story of course behind why the young Earl came to Australia - he'd been asked to leave Harrow, the exclusive English public school, for running a book.
His father was a former Lord Lieutenant of Suffolk and had been private secretary to the Governor of Victoria in 1946-47.

Deddick Springs, the 3,100 acre home of the Cabanandra Campdraft, a celebration of horsemanship in the East Gippsland high country, has been listed for sale at $850,000.
Tommy Ventry was 10 when his father first taught him how to herd cattle, the youngest of three boys.
He learnt how to predict and cater for the movements of the cattle - and is now regarded as one of the last experienced cattlemen in Australia.
Ventry has hosted the Campdraft at his 1,252 hectare home for two decades, donating profits from the three-day event to local community halls, fire brigades and ill friends.
Sometimes Ventry and mates drove 860 borrowed cattle used in the competition through the Snowy Mountain high country, along a route that has been used to drive cattle for the past 100 years or so.

Its membership grew strongly from 46 members in 1973 to over 1,400 full members and 371 draft permit holders in 2013-14 season.
The number of clubs has fluctuated over the 40 years with eight clubs in 1973 to 46 clubs covering a large area from Port Augusta in South Australia to Broken Hill in the North West NSW down to West Wyalong in central west and onto the NSW Coast and southern NSW as well as most of Victoria.

Flinders rural offering with stables listed

Advertising industry veteran Harold Mitchell intends to sell up to 49% of his cattle station empire in Western Australia.
The aim is to boost the business from 45,000 head to 85,000 head.
"That is probably a little too hard to do all by myself," he told the Australian Financial Review.
He has appointed KPMG and ANZ to handle the transaction.
Mitchell intends on maintaining a majority share and management.
Expectations for the sale are put at about $40 million.
The business owns 850,000 freehold hectares and leases another 560,000 hectares in Western Australia's East Kimberley.
Harold Mitchell initially bought into the cattle station business via Yougawalla Pastoral Company in 2008.
New CoreLogic RP Data analysis shows $13.72 billion buying rural properties in Australia in the 12 months to November. There were 25,000 farm sales over the year, according to the report prepared for Harcourts Landmark.
NSW had $6.27 billion in transactions of which about $210 million worth were for farms bigger than 2,000 hectares. There were 10,600 rural sales in NSW over the year.
With 1,500 farm sales, Queensland has $1.3 billion worth of sales of which $494 million were of farms bigger than 2,000 hectares.
In Victoria $3.02 billion in rural transactions was recorded, the second busiest state with 7,400 farm sales.
Western Australia achieved $1.6 billion in sales and South Australia $825 million. There were 2,600 sales in WA and 1,600 in SA.
In Tasmania there were $462 million in transactions with only one sale of a property larger than 2,000 hectares, worth $2.35 million. All up Tasmania had 1,400 rural sales.
The Northern Territory had $246 million in sales, with six of more than 2,000 hectares, worth $53 million in total across the 435 sales.

Around 25,000 annual farm sales as Harold Mitchell to sell 49% of his WA cattle empire

The almond industry has emerged as one of Australia’s most valuable horticultural export industries with annual export sales in excess of $300 million.
The Almond Board of Australia has indicated there has been strong growth in production, prices, consumption and exports.
Colliers Rural research shows <a href="https://www.colliers.com.au/Find%20Research/Rural%20and%20Agribusiness/Rural%20and%20Agribusiness%20-%202015" target="_blank">the area planted to almonds has increased by 211% </a>or around 19,391 hectares over the past decade.
There is now 28,586 hectares under crop.
Typically, almond trees take three years to bear a crop and seven to eight years to reach mature production levels.
Colliers suggest currently there remains 1,008 hectares or 4% of almond plantings that are not yet bearing and 33% (9,486 hectares) of trees that are still maturing. 
Australian almonds are predominately grown across three Australian states in four major growing regions, including:
<ul>
<li>Adelaide and Riverland regions of South Australia</li>
<li>Riverina region of New South Wales</li>
<li>Sunraysia region of Victoria</li>
</ul>
A wide range of almond varieties is available, however within Australia the dominant varieties are Nonpareil, Carmel, Price, Peerless and Ne Plus.
Nonpareil is the main commercial variety and, as evidenced in the chart overleaf, currently accounts for over 50% of plantings in Australia.
Australian almond production in 2013 was 73,361 tonnes (kernel weight equivalent) with an expected tonnage for 2014 of 70,000 tonnes according to the Almond Board of Australia.
On a global scale, Australia is now the second largest producer of almonds behind the United States, who remains the dominant force in the industry with the majority of US almonds grown within the state of California.
The growth of the Australian almond industry has been mirrored by the US which produced 854,000 tonnes in the 2012-13 season making up 82% of world production.
Consumption growth has been led by improving incomes in major export destinations (most notably India) along with increased public awareness of the positive health benefits surrounding almond products.
The big grower Select Harvests currently is seeking expressions of interest for long-term investors to fund 5,000 acres of new trees with PPB Advisory appointed to manage the process.

Almonds emerging as healthy Australian export industry

Kelvin Park, one of Sydney’s oldest privately owned properties, has been listed for sale.
The 2.7 hectare Bringelly property comes with a rich colonial heritage dating back to 1820. Offers at $1.7 million plus to up around $2 million are expected through <a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/house-bringelly-nsw-2556/253972" target="_blank">McGrath Estate Agents' Luke Mannion and Anna Younan</a>.
This is reputedly the property from which 'The Wild Colonial Boy', bushranger John (Jack) Donohoe, escaped custody in 1828.
The semi-rural, seven acre property at 30 The Retreat comes with colonial Georgian style homestead with sandstone verandah. Heritage authorities regard it as an early Colonial Georgian, single storey, stuccoed brick bungalow with hipped, iron roof. The coach house dates back to 1851, a one and a half storey sandstock brick Early Victorian style building with a loft.
There is a tennis court and pool.
The estate, well suited to horse agistment, comes with coach house, two cottages and barn. Its stable complex has grass arena and round yard.
The property is within 45 kilometres of Sydney Airport and close to new south-west rail link.
Kelvin Homestead was part of the 243-hectare land grant in 1818 to Thomas Laycock Junior, the son of Sergeant Thomas Laycock of the NSW Corps. Thomas Laycock took part in the Rum Rebellion and fought in the American Civil War.
After he died in 1823, the property was bought by J.T. Campbell, former vice-regal secretary to Governor Macquarie.
In 1825 the property was leased by the Australian Agricultural Company, before their move to Port Stephens. 
Kelvin Park was purchased by Alfred Kennerley in 1833, later premier of Tasmania.
Since the summer of 2013 parts of the gardens and grounds have been used for<a href="https://www.kelvinhomestead.com.au/" target="_blank"> wedding ceremonies</a>, although not the Kelvin Homestead residence.
The McGrath agency also has the colonial five bedroom trophy home, <a href="/news/1840s-macquarie-field-house-glenfield-trophy-home-offering">Macquarie Field House</a> (pictured below) in Sydney's south-west for sale, marketed as a hobby farm.
It sits on 23 hectares at Glenfield, surrounded by lemon scented gums, an elegant single-storey regency brick home with a wide verandah supported by graceful white columns.

Historic Kelvin Park semi-rural homestead listed at Bringelly

Consolidated Pastoral Company (CPC), Australia’s largest privately owned beef producer, has completed the acquisition of Bunda Station in the Victoria River District, Northern Territory.
Founded as part of the famed Inverway Station in 1894, Bunda has been owned by the Underwood family since 1956.
The 178,800 hectare breeding and growing station currently runs in excess of 13,000 Brahman and Charbray infused cattle, including a 2,000 head purebred Brahman stud.
"Bunda Station has considerable development potential to run additional cattle that CPC will develop," said Troy Setter, chief executive of CPC.
“Our 28 year ownership of neighbouring station Kirkimbie gives us great confidence in the opportunity to apply our operational expertise at Bunda to further improve productivity and extract synergies and optimise performance from the merger of the two stations.
“This acquisition strengthens our portfolio in the north of Australia, the gateway to the rapidly expanding Asian markets. CPC and our owner Terra Firma see considerable opportunities across the beef value chain. We will continue to look at value-adding acquisitions which will allow us to expand grazing capacity as we continue to transform CPC from a farm-gate producer to a vertically integrated, customer-focussed business.” 
<a href="https://www.pastoral.com/en" target="_blank">CPC</a> runs approximately 360,000 cattle over 19 properties, covering more than 5.6 million hectares which represents around 0.75% of Australia’s land mass.

Consolidated Pastoral finalises Bunda Station purchase

The Melbourne property entrepreneur Mark Evans has relisted the historic Perricoota Station at Moama, that sits on the NSW side of the Murray River.
The 120 hectare Perricoota Station is one of Australia's most historic farms. It comes with 1860s homestead.
<a href="https://www.realcommercial.com.au/property-hotel+leisure-nsw-moama-501090163" target="_blank">Perricoota Station</a> was first settled by James Maiden in 1843 and consisted of about 120,000 acres.
In 1846 James Maiden established a punt to operate between Moama and Echuca. In 1865 Perricoota sold to Kirk Goldsborough who in turn sold to "Robertson and Wagner" in the late 1860s, part owners in Cobb &amp; Co., who used it to breed hundreds of their coach horses.
Perricoota was sold in 1899 to F.S. Falkiner &amp; Sons, the world famous Merino breeders, buying 72,642 acres for £250,000.
Until he was aged five, Mark Evans lived in Hay, NSW, where his parents owned motels.
It period features include marble fire places, tessellated tiled floors, high ceilings and hallway.
Its former packing shed which has been converted into <a href="https://www.perricootastation.com.au" target="_blank">function space</a> that can cater for up to 250 people. The old packing shed was once used to sort and pack oranges/grapefruits after it was built around 1925 from Oregon timber.
On Saturday March 7, Perricoota Station is hosting the 1980s Perricoota music festival with entertainment from Sean Kelly of The Models, Brian Mannix of Uncanny Xmen, Scott Carne of Kids in the Kitchen, Ally Fowler of the Chantoozies and the Royce Twins from The X-Factor. 
The property is set on the Murray River with nearly 2 kilometres of river frontage.
Perricoota Station is on Perricoota State Forest Road.
When it was listed in early 2014 there were $5 million hopes. It has a $4.9 million asking price now through Elders agents Wayne Eeles and Shane McIntyre and Guy Wells at Colliers International Rural.
