Brisbane developer Red &amp; Co's decision to include dual key apartments in its debut Gold Coast apartment development, <a href="https://www.apartments.com.au/new-apartments/como-varsity-lakes-22-lake-street-varsity-lakes-qld-4227">COMO Varsity Lakes</a>, is proving to be one of the project's biggest drawcards, with buyers quickly snapping up the flexible residences.

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens, rooftop open space and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

The rural property market in south west Victoria and south east South Australia has now hit its straps according to analyst firm Herron Todd White who say the past 12 months has seen a significant increase in demand from both graziers and cropping operators following a good 2016 season.
According to HTW 2016 experienced high crop yields and good pasture growth across most areas which has resulted in a large number of transactions at increasing value levels.
"The continued, although lower stock prices have provided confidence for graziers and cropping operators to search for economies of scale but have the makings of a good season in 2017 as they sow their crops," HTW said.
"Supply of good quality property stock remains tight and many properties are changing hands prior to hitting the market.
"The short supply in most areas is resulting in rapidly increasing land values in some regions especially around areas such as the Wimmera and Lake Bolac. 
"Corporate activity continues following the 2016 sales of Banongil, Mount Fyans, Coonawarra Fresh Produce, Camperdown Dairies and Kaladbro Station to name a few.
"The above sales totalling more than $130 million in transactions which has not been seen since the boom of the timber industry through the early 2000s. We expect that this corporate activity will continue over the next 12 months.
"Cool climate wine grapes in the Coonawarra, Great Western and Pyrenees are starting to display resurgence with improving market confidence and a small number of transactions occurring including the sale of Rymill’s Winery in late 2016 to a Chinese investor.
"A steady increase in demand and pricing of cool climate vineyards is expected in the medium term.

Demand soars for rural property in southern Australia: HTW

A family-owned vineyard in South Australia’s Wrattonbully wine region is on the market through expressions of interest.
The 41 hectare property, Gum Park Vineyard, is on The Hynam Caves Road and features a secure chemical/spray shed, overhead water tank and concrete fill area. It has seven blocks of premium grape varieties, including Cabernet Sauvignon, Chardonnay, Pinot Noir and Sauvignon Blanc.
CBRE Agribusiness’s Phil Schell and First National’s Brian Edwards are selling on behalf of John Southgate and Dee Nolan.
The property was established over 100 years ago by Dee Nolan’s grandfather.
Mr Schell said Gum Park Vineyard was also expecting a bumper crop for 2017, with picking due to commence within the next month.
“Located just 3.5 hours from the Adelaide CBD, this vineyard is ideally positioned in Wrattonbully – neighbouring the world famous Coonawarra and Padthaway wine regions,” he said.

South Australia’s Gum Park Vineyard listed

The Hunter Valley's Adina Vineyard and Olive Grove has been listed for sale by Peter O'Meara, chairman of the Australian Olive Association, who is retiring and selling both the property and the business.
The 49 hectare Adina estate features a nine-hectare vineyard, modern cellar door, olive processing facility and three luxury accommodation lodges.
The vineyard produces shiraz, cabernet, sangiovese, semillon, pinot gris and chardonnay varieties.
"The property is considered by many to be the home of the olive industry in the Hunter Valley, not just because of the quality of fruit that is produced from the olive grove, but because it has both the largest and most modern processing plant in the lower Hunter Valley," said selling agent Cain Beckett of Jurds Real Estate.

Victoria’s 1876 homestead Mount Pleasant still on the market

A sandstone Kangaloon church in the Southern Highlands countryside has been listed due to a decline in its congregation.
The Uniting Church of Australia <a href="https://bowral.ljhooker.com.au/68HQ6/1740-kangaloon-road-kangaloon" target="_blank">is selling the old church</a>, which held its last service in May.
Kangaloon is about two hours south of Sydney and about 15 minutes east of Bowral.
There's a graveyard with tombstones included with the historic 1860s church on the corner of 1740 Kangaloon Road and Warreeah Lane.
Its price guide is $680,000 to $740,000.
The LJ Hooker listing agent Paul Bakker suggests it was likely to be converted into a home or gallery after some $300,000 spent on converting the historic holding.
The oldest of the 14-tombstones is dated 1886.

Historic sandstone 1882 church at Kangaloon for sale

Durham Court, the Upper Namoi property held by seven generations of the Baldwin family, has been listed for sale.
The heritage landmark of the Manilla district is set for a November 30 auction through Purtle Plevey agents Patrick Purtle and Samuel Plevey.
Bidding is expected to exceed $2.5 million.
Listed for the first time, <a href="https://www.realestate.com.au/property-mixed+farming-nsw-manilla-7857750" target="_blank">Durham Court</a> has a grand, two-storey brick homestead dating from the 1870s on its 547 hectare land holding. 
It boasts six bedrooms, a formal lounge, dining rooms and staff quarters.
The house retains classic Victorian features such as cedar staircase and joinery, pressed-metal ceilings, marble fireplaces and fluted verandah columns.
When Otto Baldwin first settled in the early 1830s, the holding was around 80,000 hectares.
Originally named 'Diniwarindi', Otto settled when he and others were forced off their Liverpool Plains country when the 100,000 hectare 'Warrah' was given to the Australian Agricultural Company.
The name was changed to 'Durham Court' following the Crown Lands Act of 1884.
The Baldwin's were among the first to import breeding stock from Britain.
The subdivisions or the original station began in 1898 when 17 blocks were sold, followed by 50 more in 1908.
One of Manilla's most historic land holdings, Durham Court has most recently been run as Shorthorn cattle herd, currently number 200 breeders.
