Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Australian retail turnover fell 0.4 percent in December 2018, according to the latest Retail Trade figures from the ABS.
The Christmas decline follows a 0.5 percent rise in November 2018.
Online retail turnover contributed 5.6 per cent to total retail turnover in original terms in December 2018, down from 6.6 per cent in November 2018, highlighting the increasing importance of the November month for online sales.
In December 2017 online retail turnover contributed 4.8 per cent to total retail.
Westpac's Matthew Hassan said the results underscore weakness already apparent in the Q3 national accounts and point to disappointing momentum heading into 2019.
"The 0.4% dip in monthly sales was against market expectations of a flat finish," Hassan noted.
"The rising popularity of ‘Black Friday’ sales is drawing more retail sales into Oct-Nov.
Hassan said at 2.8% a year, annual growth in nominal retail sales is sluggish at best with the six month annualised pace below 2%. 
"Overall this was a weak update, slightly weaker than we had been anticipating and highlighting downside risks to the December quarter GDP.
"For the RBA it comes on top of a Q3 national accounts update that already showed disappointing conditions across the consumer and confirms that the weakness is sustained rather than part of the choppy quarter to quarter profile that has featured over the previous two years."

The declines in December were the highest for household goods (-2.8 per cent) and clothing and footwear (-2.4 per cent).
There were also falls in Department stores (-1.1 per cent) and other retailing (-0.1 per cent).
The falls were partially offset by rises in food retailing (0.5 per cent) and cafes, restaurants and takeaway food services (1.1 per cent).
In seasonally adjusted terms, there were falls in New South Wales (-0.6 per cent), Victoria (-0.5 per cent), the Australian Capital Territory (-1.8 per cent), Queensland (-0.1 per cent), South Australia (-0.3 per cent), the Northern Territory (-0.3 per cent), and Tasmania (-0.2 per cent.). 
The only state to have a rise in December 2018 was Western Australia (0.1 per cent).  The trend estimate for Australian retail turnover rose 0.2 per cent in December 2018, following a rise of 0.2 per cent in November 2018. Compared to December 2017, the trend estimate rose 3.2 per cent.

Investors and owner occupiers recently competed for the former premises of Brighton icon Wild Holly Cakes on Bay Street, which Fitzroys sold $2.905 million.

Vacant retail property across Melbourne being snapped up

A local investor has acquired the home of bar and eatery Madras Bros. on Smith Street in Fitzroy.
Fitzroys agents Terence Yeh, Lewis Waddell and Chris Kombi sold 129 Smith Street under the hammer for $2,010,000 at a 3.5% yield on behalf of a private investor.
The retail property was offered for the first time in 35 years.
Set on a 207 sqm site the two-storey building is leased to Madras Bros on a 5 x 3 year deal over the ground floor restaurant and first floor apartment.
“The high levels of enquiry during the campaign and competition between multiple bidders at auction demonstrated the ongoing demand to invest in one of Melbourne’s most tightly held retail strips, within walking distance from the CBD,” Yeh said.
It follows Fitzroys’ sale earlier this year of 86 Smith Street, home of hospitality identity Shane Delia’s Biggie Smalls eatery for $3.58 million, at a similar  yield of 3.51%.
Chris Kombi said, “the local population continues to surge with the completion of a number of medium and high density developments nearby and others in various stages of planning and construction."
The property is within a short distance of public transport links and arterial roadways.

Fitzroy's bar and eatery sold for the first time in 35 years

A historic Fortitude Valley property was sold at recent auction where eight registered bidders competed for the Les Bubbles building.
Located at 144 Wickham Terrace bidding for the property doubled the starting bid of $800,000.
After 50 bids the property sold for $1.63 million to a Queensland investor.
The site of the once notorious Bubbles Bath-House, illegal casino and massage parlour at the centre of the Fitzgerald Inquiry is fully tenanted over two leases.

Bidding war for historic Les Bubbles building

A site of six amalgamated properties is on the market in Bondi Junction, with price expectations around $40 million.
Charles McKenzie and Trent Gallagher of Colliers International are selling the 2,679 sqm parcel alongside James Nixon of Belle Property through an international expressions of interest campaign.
Notably, owners Steve and Carmen Davidson have been approached numerous times to sell the site, prior to it being launched to market.
The six properties for sale in one line have an Oxford Street frontage and prominent corner location Denison Street and Mill Hill Road.

The mystery buyer has emerged as Patrick Johnson, the tailor to Sydney's well dressed business types and socialites.
Johnson will no doubt be busy this week at his exisiting nearby P.Johnson Tailors premises, fitting suits and shirts for racing lovers as they prepare to head to Royal Randwick for The Everest this Saturday.

The expansionary P.Johnson Tailors was recently described in GQ as London's hottest new tailoring story.
Johnson will fit out the William Street space which had been trading as fashion designer Muchacho Clothing (above and below).
The shop will be Johnson's fourth across the country, and third in Sydney having established the company in 2008. 
Johnson's shuffled around his private residential property portfolio last year, swapping Darling Point for Taramara with his wife, interior designer Tamsin Johnson who also runs Tamsin Johnson Interiors.
Having spent $3.85 million in Tamarama, the designer couple sold their Yarranabbe Road apartment for $1,755,000.

Originally constructed as a banking chamber in 1975, the 83 Whatley Crescent property was purchased by Bayswater Community Financial Services Limited.
It was bought at auction for $1.06 million. 
Located directly opposite Bayswater Train Station, the property comprises a 335sqm building most recently occupied by an Elders Real Estate office.

Petstock has a new five plus five year lease signed late last year for the 460 square metre building at <a href="https://www.realcommercial.com.au/property-retail-vic-clifton+hill-502833266" target="_blank">592-596 Smith Street</a>.
They pay around $126,500 per annum for the Smith Street space which is passed by 74,000 vehicles per day.

Melbourne-based property investment companies PodCo and Terraplex have continued the sell down of their Emerald Hill Terrace portfolio.
There have been two sales with a third property confirmed for July auction.
A local investor purchased 338-340 Clarendon Street in South Melbourne (pictured above) at an onsite auction for $3.95 million.
The 276 square metre property has a short-term lease in place to Bendigo Bank.

CBRE’s negotiated the latest transactions, and will be selling the third property conjunctionally with Dixon Kestles with the agents suggesting confidence in Clarendon Street as "one of Melbourne’s top performing retail strips".

PodCo and Terraplex continue South Melbourne terrace sales

A Melbourne based investor has paid $2.27 million on a 4.4% yield for 440 Hampton Street, Hampton.
The securely leased retail asset comprises a 180 square metre ground floor component of a three storey building, on a 180 square metre site zoned Commercial 1 with 10 metres frontage to Hampton Street and three car spaces on title located in Melbourne’s south-eastern Bayside.
According to selling agents, Teska Carson directors, George Takis and Michael Ludski, four bidders from a strong auction crowd pushed the price to more than $170,000 above the vendor’s reserve.
The property was sold subject to a brand new five year lease to Australia Post at an annual rental of $100,000 with 3.2% annual increases.
Ludski said the area had seen significant growth in recent years with a number of medium density residential and commercial developments transforming the precinct.
"What has been an upsurge in this area’s popularity, with its easy access to Melbourne’s CBD via major arterial routes, and the beach, has driven the development of new, high-profile, residential and commercial projects that have further enhanced a much sought after destination,’’ Ludski added.
