Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Bedding and homewares brand Moss River has collapsed into voluntary administration with 65 creditors owed more than $2.6 million, and three stores quickly closed.
It is just two years since the business first fell into the hands of administrators in July 2015.
BDO partners Andrew Sallway and James White were appointed last month as administrators to Fineline Home Products Pty Ltd, which operates eight Moss River stores and an online store.
It employs around 40 people, mostly along Australia’s east coast.
The 39-year-old business sells linen and homewares items.
It previously went into administration in 2015 when it was then owned by an entity called Residential Homewares.
Administrator Andrew Sallway told the SmartCompany website challenging retail conditions led to the latest voluntary administration for the retailer.
The closure of the three Moss River stores were at Hyde Park in South Australia, Hawksburn in Victoria and Mona Vale in New South Wales.
The Moss River online store was described by Sallway as “easily the best revenue generator” and the best performing asset in the group.
Moss River has approximately 65 creditors, and BDO says on first estimates these parties are owed $2.6 million.
Sallway says the search for a suitable buyer for the business will continue.
Retail expert at Queensland University of Technology associate professor Gary Mortimer noted the next few years are likely to be tough for small retailers in the homewares space.
The discount department store market is generating one fifth of its sales from homewares, according to latest IBISWorld data, with discount grocer Aldi recently making a move into the increasingly crowded space.

Homewares retailer Moss River goes into voluntary administration again

The owners of Noosa’s renowned Sails Restaurant have listed their prime waterfront site, with expectations of $11 million.
Lyndon Simmons has listed the restaurant and wedding venue on Hastings Street through agent Tom Offermann, according to The Australian.
The two-storey restaurant tucked in a protected corner of Noosa’s Main Beach was developed on freehold land more than two decades ago.
The operation will continue with a 10-year lease in place and three possible five-year extensions.
“It’s not your usual commercial property and it’s not going to appeal to the hard-nosed commercial investor looking purely at immediate return on investment," Tom Offermann said.

While casual leasing focuses more on common area leasing, a pop-up business occupies what is traditionally a leased tenancy.
Landlords are embracing the concept in the absence of being able to secure long-term covenants. Pop-up retail can exist for a variety of reasons, including:

If the shop is earmarked for development and the landlord wants some activation prior to the start of demolition 
More rarely, if the landlord has devoted some space to allow entrepreneurial activity and would like to try out a new business.
Pop-ups started in Los Angeles in the late 1990s and were originally designed as a cheaper way to promote little known brands or products. 
However, their success attracted the attention of major manufacturers and in recent years, no label was too old or too high-end to open a pop-up under the right circumstances. 
In Australia, the current retail landscape is going through a period of reinvention as many traditional brands fail to differentiate themselves from the competition, and landlords are desperate to “keep the lights on” to receive at least some income rather than a vacant shop, writes Hunziker. 
Pop-ups rose in popularity as they benefit both retailers and landlords. 
They provide retailers a low-cost, low-risk platform to try something new. They also provide a low-rent and flexible duration to promote products.
For landlords, pop ups provide an income stream instead of a vacancy, while also providing a conversion opportunity to a long-term tenancy if the business succeeds.
“It’s important to remember that these pop-ups don’t operate just as a standalone alternative, and more often than not, they work in combination with traditional shopfronts as well as online retailing to help elevate brand recognition and target new audiences,” said Hunziker.
With consumers, pop-ups are popular because they offers something different, are more creative and available only for a limited time. 
The fear of missing out also plays a huge role, with 61% of shoppers listing seasonal products as the main reason to shop at a pop-up store, according to a PopUp Republic poll.
Pop-ups have been embraced by top brands. 
French designer Louis Vuitton showcased their winter men’s line in their first flash store in Milan, while Hermès sampled the market in a historically significant space in Kyoto, and then took their brand of luxury to customers in Causeway Bay with its mobile pop-up Silk Bar. 
The concept has been popular in Australia as well. Doughnut Time is a case in point.
Doughnut Time launched to the Sydney market via a 15 sqm pop up at Central Park (above) and, having successfully tested the market and delivered very strong sales, has now been converted to a high value 400 sqm permanent tenancy.
In Melbourne’s Richmond, pop-ups have become a regular feature on the Bridge Road discount fashion retail strip.
Other examples include Hello Kitty, Rue La La and Shoes.com which created pop-ups that provide sales and experiences not typically offered in traditional retail stores, whether through a shipping container that turns into a café, a two-day shopping event with a disc jockey, or a revolving door of different brands of footwear.
“In the future, it’s unlikely that the “online only” or traditional big box “brick and mortar” standalone approaches will be the most efficient,” says Hunziker.
Instead, pop-up shops are growing in popularity in combination with traditional and online retailing as a hybrid model to build more intimate relationships while creating unique, memorable 3D experiences that are aligned with the brand's values, he adds.
“In an environment where retail property is under stress, we expect that pop-ups will become increasingly popular. Landlords may continue to market pop-ups as new and exciting opportunities, however an abundance of this type of store may also reflect a certain amount of oversupply of retail space in Australia,” concludes Hunziker.

Retail asset near Bondi Beach listed for auction

Woolworths and Harris Farm are locked in a battle for a prime retail shop lease at a $110 million Kiaora Lane development in Sydney's Double Bay.
Woolworths is in the NSW Supreme Court seeking orders against organic grocer About Life and Harris Farm, saying it had the first right of refusal over About Life's retail lease, according to The Australian Financial Review. 
Family-owned grocer Harris Farm says Woolworths is engaging in anti-competitive practices by entering into leases that gives the supermarket giant the first right of refusal.
In 2009, Woolworths gave an undertaking to the Australian Competition and Consumer Commission it would not enter into new leases that gives Woolworths a first or last right of refusal in relation to additional supermarket space in a shopping centre where Woolworths had its store.
In 2014, Woolworths signed a 30-year lease with About Life where the latter granted Woolworths a "first right of refusal to retail" the retail shop if it wished to transfer the lease to a third party.
Harris Farm bought the About Life store in the Double Bay retail precinct in April for $10 million and About Life agreed to transfer the lease to Harris Farm. 
The bone of contention is the ‘first right of refusal’ in the lease, with Woolworths saying the deal cannot proceed because Woolworths says the lease rules were breached.
The Kiaora Lane Double Bay precinct was developed by Woolworths and Woollahra Council in a $110 million joint venture.
It has a Woolworths supermarket and a Dan Murphy liquor store, which is part of the Woolworths group.
In his opening submission, Woolworths' barrister Matthew Darke, SC, said the object of the agreement between About Life and Harris Farm was for Harris Farm to occupy the retail premises in Double Bay because following the sale, Harris Farm was to demolish the shop's fitout and dispose of the equipment.
Darke said About Life breached the lease because it did not first offer Woolworths the right to take over the lease on the same commercial terms as Harris Farm.
Woolworths director of property Ralph Kemmler told the court the first right of refusal was added to secure its right over the site.
"It was a valuable piece of real estate... and we wanted the ability to go back to that piece of real estate," he said.
When asked by Harris Farm's barrister Peter Wood, Kemmler said large scale supermarkets such as Woolworths face strong competition from specialist retailers for food and grocery sales.
When Darke asked co-CEO of Harris Farm, Angus Harris, whether it is "not seeking to be a supermarket at all", Harris told the court while Harris Farm advertises itself as a "market" as part of a marketing strategy but it remains a supermarket that competes in the grocery space.
"We know we're a supermarket but we're like going to the market."

A tenanted beachside retail property in Sunshine Coast’s Caloundra has sold for $675,000 to a Brisbane private through Savills.
The 1, 12 Otranto Avenue property, which is on the ground floor of Monaco Resort, sold at a net yield of 7.2%.
The selling agents were Will Carman and Scott Gardiner of Savills.
The retail strata lot, built in 2010, features a modern, well-appointed café fit-out and is leased to ‘Shingle Inn’ on a five-year lease with a five-year option. 
It has a GFA of 175 sqm which comprises 98 sqm of internal dining and 77 sqm of alfresco.
Carman said the property’s location, close to Caloundra’s major amenities and Bulcock Beach, were the main selling points.
“The property, which is zoned as ‘Tourist Accommodation’, benefits from its positioning on the ground floor of the luxurious Monaco Resort which comprises 96 residential units divided into holiday letting, permanent rentals and owner-occupiers,” added Gardiner.  
The resort is popular and had about 90% occupancy in 2016, Carman said.
The property generates a net rental of $49,075.31pa, excluding outgoings and GST.
Shingle Inn was established in Brisbane in 1936 and today, has a franchise network of approximately 50 stores nationwide.

Caloundra beachside retail snapped up by Brisbane private investor

Australia Fair’s $25 million upgrade is on track, with stage one of the redevelopment of the Southport shopping centre in Gold Coast expected to be completed by the end of the year.
Work is underway to replace and modernise the Centre’s iconic Scarborough Street facade.
The facelift will create a modern facade for the retail, dining and entertainment complex, with fresh signage bearing Australia Fair’s new branding.
Inside, ceiling mall finishes have been removed between the Scarborough St entrance and Mister Minit, while the ground-floor mall and an expansion of Coles continues. The store’s total floor space will increase to 4,222 sqm and will become one of the most modern supermarket formats in Australia, with new specialty butchery, seafood and bakery areas when it opens in December.
Hutchinson Builders has been contracted for the upgrades.

Australia Fair general manager Ramon Otten said construction was progressing well on the first stage of the Centre’s rejuvenation.
“The upgrades to the ground-floor mall and expansion of Coles will create a whole new look and feel to this part of the Centre,” Otten said.
New tenants include Colette by Colette Hayman, LiquorLand, Zaia Handbags, U Grill, Green Valley Butcher, Joy Stylist, Clearskincare Clinics. The latest arrivals include men’s clothing store Connor, which has recently opened on the ground level.
Sportsgirl, City Beach and Lowes have recently relocated into their latest concepts stores on the ground near Scarborough Street. Go Vita, Lucky Dragon Newsagency have all relocated to the Woolworths Mall floor while Ally Fashion has relocated next to Valleygirl on Level 1. Shine Beauty will be returning to the Centre in late 2017.

Owner YFG Shopping Centre’s ongoing upgrade at Australia Fair follows the $15 million makeover of the Centre’s western section into Australia Fair Metro – an alfresco dining and retail precinct.

A freehold corner site in Brisbane’s Fortitude Valley has been listed for sale through Savills with expectations of at least $15 million.
