Bayswater retail complex sells under the hammer

A major $50-million refurbishment of the existing Toowong Village Shopping Centre has put Toowong back on Brisbane’s retail map with the shopping centre offering 32,895 sqm of shopping space and a new Sherwood Road restaurant precinct. 
The Toowong Village, prior to the transformation, had largely remained in its original condition since the centre opened in 1986. 
Australasian design firm The Buchan Group was appointed by Retail First to provide architectural, interior and graphic design services to the project. This included new finishes throughout the complex, a reconfigured retail plan, new centre entry statements and an external restaurant precinct. 
The reconfigured retail layout had improved sightlines and pedestrian circulation flow, said Buchan Group senior associate Anthony Tai.
“The team’s brief was to complete an internal revamp of the centre and to create a more lively ‘street presence’ for the centre externally,” he said.

The retail market in Sydney in 2016 is set to follow last year’s growth trend, with increased demand from investors continuing to drive the market, according to Herron Todd White’s retail outlook.
Properties with established retail tenants will be popular this year, particularly if the share market continues its downward trend, it says.
CBD and prime retail locations are still going strong with several transactions at sub 5% yields in the last half of 2015. The anticipation of changes to the CBD such as the light rail and George Street closure have investors looking to the CBD for returns and capital growth. This demand is likely to continue, according to them.
Rents are likely to remain stable in 2106 with evidence that an increase in prime locations is probable. 
Areas to watch are strong suburban strips that have embraced change. A good example is Oxford Street, Paddington which has been plagued by high vacancy rates and extended selling periods. While some pockets of fashion remain along this once popular strip, change is becoming evident with restaurants, wine bars and cafes now the focus. 
The main area for concern in the retail market is suburban strata lots. The increase in mixed-use development across the Sydney metro area has increased supply. Most of these are offered to the market on a vacant possession basis and therefore lack appeal for investors. Last year saw increased vacancy rates in some of the areas where this type of development is concentrated. 
This year does not look any better for this asset type, with more development occurring and little increase in demand, say HTW.
Bulky goods also remain a focus in Sydney with new residential subdivisions in the south-west, west and north-west of Sydney driving demand. 
The impact of the recent announcement that Woolworths will be selling or winding up the Masters Home Improvement chain is yet to be seen but may bring bulky goods under scrutiny. 
Overall the outlook for retail is positive with 2016 looking to be a year of further growth in capital values and rentals, particularly among the prime locations where investors are most active.

Sydney's retail market set to continue 2015 growth trend: HTW

The Bunnings warehouse in outer Brisbane's Springfield Central has sold to an undisclosed Melbourne investor for more than $40 million.
The retail outlet, 75 Southern Cross Circuit, Springfield, was sold through an expressions of interest managed by Peter Tyson and Jon Tyson from Savills Queensland.
The 15,972sqm store opened in August and was sold with new 12-year lease with options.

Bunnings Springfield Central warehouse sale nets over $40 million

An investment property leased to fast-food giant McDonald’s at Norlane in North Geelong fetched $3.05 million at Burgess Rawson's portfolio auction.
Twelve bidders went head to head for the property at the $35 million auction, pushing the yield down to 3.7 percent.
Reflecting strong investor appetite for blue-chip assets on long leases, 400 Melbourne Road was expected to go for more than $2,000,000.
“The low, affordable rental of $117,434 per annum reflects the property being subject to a ground lease with McDonald’s owning the building and all other above ground improvements” said Raoul Holderhead, managing director of Burgess Rawson ahead of the auction.
“With McDonald’s having re-built the building in 2003 and in recent years adding a McCafe, it is safe to say McDonald’s plan is to stay.” 
The lease is for 5 years plus 20 years of options through to 2038 with rental reviews annually to CPI and to market, the next due in 2018 upon the exercise of option.

North Geelong McDonald's reaps $3 million at auction

Burgess Rawson are offering two Westpac bank investments as part of its 100th investment portfolio auction.
Located in Leongatha and Wangaratta, both properties offer buyers in the lower end good long term security, said listing agent Raoul Holderhead.
“The Leongatha property also includes a successful OfficeSmart business, so you are buying two for the price of one” Mr Holderhead added.
Westpac have just renewed for another five years with the tenant paying all outgoings. There is a combined net income of around $80,000.
Mr Holderhead expects the Leongatha property to sell circa $1 million on a yield of 8%.
"Leongatha is the dairy capital of the world so very safe secure town to invest in," said Mr Holderhead who was born and bred in the town he vouches for.
The Westpac in Wangaratta is on a new three year lease to June 2018.
Set over two levels the building comprises 460 sqm on a central 909 sqm site.
Westpac pay all outgoings including land tax with an income of $104,800 selling agent Jamie Perlinger expects the property to sell for around $1.4 million.

Two high-end retailers have opened shop in Tattersall’s Arcade, one of Brisbane's oldest yet hippest shopping destinations.
AG Designer Jeweller and ESQ Male Grooming, have taken up 27 square metre and 49 square metre tenancies respectively on a five-year term with a five-year option.
Opened in 1926, Tattersall's Arcade houses an array of fashion and speciality stores including Canturi, Tracey Mathers Shoe Studio, Hunt Leather, Lannah Dunn and Optiko.
It is believed rents in the Arcade could attract between $1,800 and $2,000 gross per square metre.
Sam Degn of Colliers International, who negotiated the leases, said the two local retailers are eyeing members of the distinguished Tattersall’s Club.  
"AG Designer Jeweller was seeking space in a more prominent location after establishing his business in the Brisbane Arcade about three years ago," she said.
"The barber, ESQ Male Grooming based in Milton had a large portion of his clientele coming to him from the Brisbane City including Tattersall’s Club members. Opening his second store here has created more convenience for his clientele.”
Luxury retailers who plan to move in the precinct include H&amp;M, Zara, Uniqlo, Forever 21 and Top Shop.
