Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

Last week Stockland filed plans just down the road. They want to build a <a href="https://www.apartments.com.au/new-apartments/601-pacific-highway-st-leonards-nsw-2065">52-storey tower on Pacific Highway</a>.

First look: SP Setia targets St Leonards skyline with 40-storey TOD tower

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Over the next month, around 260 piles are expected to be installed as work progresses on the basement structure. The building is anticipated to rise above ground level early next year, before unveiling its sculptural glass curtain wall, developed in collaboration with specialist façade engineers.

New home sales bounced back in November 2016 according to the latest New Homes Sales Report from the Housing Industry Association.
Harley Dale, HIA chief economist, said following a dip to a two year low last October, the November bounce in new home sales is a reminder that the national new home construction sector remains in strong shape
“The sector may have just passed its peak, but the short term outlook is a healthy one, a conclusion supported by other leading indicators such as the ABS measures of Building Approvals and Housing Finance," he said.
"The survey shows a 6.1 percent bounce in seasonally-adjusted new home sales.
"Over the three months to November 2016 the total number of new home sales fell by 0.7 percent to be down by only 0.2 percent when compared to the same three month period in 2015.
“At this stage of the new home building cycle that’s a very impressive result – this is already the largest and longest national new home construction cycle in history. 
“A healthy outlook for new home construction in the first half of 2017 is good news for the Australian economy, because of the huge impact that new home construction has on broader economic activity. Without the boost from housing over the last five years the domestic economy would have at some point slipped into recession.
“You wouldn’t want to be seeing signals of an imminent and sharp slowdown in national new home building activity, and we’re not. Looking further out, the declines in construction activity will inevitably become chunkier."

New home sales bounce back in November 2016: HIA

Broadwater in Western Australia's Busselton figured on CoreLogic's 2016 top 10 list for units that showed the biggest 12-month change. 
Even though the list was dominated by Sydney suburbs, Broadwater (postcode 6280) squeezed into the list at number nine with a median unit value $282,755 and percentage change of 22.6 percent, according to CoreLogic's Best of the Best 2016 report that lists the top suburbs in various categories. 
Hunters Hill topped the list with a median value change of 45.8 percent over 12 months and a median value of $1.16 million. 
The report's data was for the 12 months up to September 2016. 
Broadwater reported just the 12 unit sales in the period. The suburb's dwelling composition included 3 percent units, according to ABS Census 2011 data.

We found the units that fetched the maximum and minimum prices in 2016 from RP Data. 
The highest sale we found on RP Data in 2016 was a five-bedroom unit at 18/605 Bussell Highway Broadwater, WA, 6280 which sold in November 2016 for $1.45 million. There was a multi-sale previously in 2014 for $13,194,093, according to RP Data.

The minimum selling price for a unit which we found on RP Data was a one-bedroom unit at <a href="https://www.realestate.com.au/sold/property-house-wa-broadwater-116656127" target="_blank">57/11 Holgate Road Broadwater, WA, 6280</a> that changed hands for $70,000 in August 2016 through Harcourts Busselton.
The property was first listed in January 2014 and spent 1114 days on the market, according to RP Data.

We also looked up some sales around the median price with sales history, but found very few in 2016 in that range.
A three-bedroom unit at <a href="https://www.realestate.com.au/sold/property-unit-wa-broadwater-122124094" target="_blank">39/14 Little Colin Street Broadwater, WA, 6280</a> sold for $225,000 in August 2016. It was on the market for 156 days with a last listed price of $280,000. The unit previously changed hands in 2005 for $147,400, according to RP Data. This works out to an annual change in value of about 3.9 percent.

Broadwater near Busselton is WA's only property star

The NSW State Government has sold 125 properties in Millers Point since its sales program recommenced in 2014, with the program delivering funds for around 1,500 new social housing dwellings around the state. 
The sales of the mostly original condition sandstone abodes have yielded more than $300 million for modern social housing investment. 
The Millers Point sales program will kick off in 2017 in early February with the launch of six blocks of four apartments.  
The biggest sale among the sandstone offerings came at the start of last year when Darling House fetched $7.7 million at auction.
Formerly known as the Rocks Cottage Type Hospital, the standalone house offers 10 bedrooms, 10 ensuite bathrooms and picturesque gardens in a quiet enclave.
It has a sandstone façade, a cantilevered Victorian verandah, a large entertainers deck and a separate office.
McGrath Estate Agency founder John McGrath has repeatedly pinpointed the area around The Rocks as a wise invstment.
"As a shift in the housing stock moves from Government owned to private dwelling there is bound to be a massive upgrade to these beautiful harbourside Georgian and Victorian homes," McGrath said.
"Plus a significant change in local amenity that usually follows such upgrades.
"With the recently opened Barangaroo Point park, a 5 minute walk to the CBD &amp; Barangaroo commercial precinct, this is fast becoming one of the most fashionable addresses in Sydney."
Upon the beginning of the Millers Point sell-off, a 2014 survey of agents by Property Observer suggested the initial strong sales were a result of the the combined circumstances, including:

The Government has sold 125 properties in Millers Point since the sale program commenced, with the program to deliver around 1,500 new social housing dwellings around Sydney and in the Illawarra.
The listings are part of the next stage of the Millers Point program, which includes a new product mix, including a diverse range of lofts and other apartments, blocks of units and terraces to be listed on the market over the coming months.

The NSW Government’s Millers Point sales program continues to deliver excellent results with the auction of seven properties in late 2016 for a combined $35.22million.
The sales included the highest value single property sold to date – a block of 12 one bedroom apartments on the corner of Merriman and Bettington streets, which sold for $12.3 million.

The biggest sale across the country last week was in the Gold Coast where a five bedroom home sold for $7.7 million, according to CoreLogic.

A Northbridge home at 52 Coolawin Road topped the New South Wales biggest sellers, going for $4.85 million.
Black Diamondz property agent Tim Le secured the sale of the substantial five bedroom family home (below).

Victoria's biggest sale came from Park Orchards where a four bedroom home built just two years ago. It sold for $3,107,000.

Mermaid Beach Gold Coast trophy home tops sales with 10 percent growth over 10 years

The National storage managing director Andrew Catsoulis and his wife Karen have sold their Brisbane home to a local buyer.
The <a href="https://www.realestate.com.au/property-house-qld-holland+park-123895602" target="_blank">Holland Park</a> offering sold for $3.2 million through Place Kangaroo Point agent Simon Caulfield.
Caulfield said nothing in Holland Park under 2000 sqm of land had been sold at that price.
The Catsoulis family were downsizing because they had too much space, Caulfield told The Courier Mail.
It comes with self-contained guest accommodation, a shed designed as a man cave with work bench and television, multiple entertaining areas, a media room, numerous gardens and grassed areas, a 25m lap pool, and a gym with racking for bikes.

Raby, Surry Hills, Mount Annan. It's not just harbourfronts that set fresh price records across Sydney during the blockbuster spring selling season.
Stellar prices have been paid in suburbs north, south, east and west, all caught in the wave that sees Sydney's annual price growth at 13 percent higher than the same time last year.
Another record price seems likely tomorrow when a lavish Abbotsford home goes to auction having been listed by spiritual healers Mina and Yvon Attia.
Waterfront homes continue to carry the required cache for record prices, but they needn't look out onto the Sydney Harbour Bridge. 
A six bedroom waterfront at <a href="https://www.realestate.com.au/sold/property-house-nsw-sans+souci-123847178" target="_blank">Sans Souci</a> smashed the suburb record when it sold last month for $9,105,000, bettering the previous record by over $3 million.
McGrath agent Liam Tsaprazis secured the sale of the home, complete with boating facilities including a slipway.
The four level home with views of Kogarah Bay features a state of the art cinema. Plus pool and spa.
<a href="https://www.realestate.com.au/sold/property-house-nsw-mount+annan-123959490" target="_blank">Mount Annan</a> has just seen its first sale over $1 million.

The six bedroom home opposite Mount Anna Botanic Gardens fetched $1.07 million when it sold last month.
A granny flat sits on the large 1,187 sqm parcel.
A grand family residence with six living areas in <a href="https://www.realestate.com.au/sold/property-acreage+semi-rural-nsw-raby-123754354" target="_blank">Raby</a> has fetched $1.36 million, its first sale since 1986 when it traded for $64,000.
Set on a vast 5,356 sqm block, the grand family residence has six bedrooms, three bathrooms and a salt water swimming pool. 
Of course Altona, one of Sydney's most iconic trophy homes, fetched just over $60 million in a recent deal, beating its own prior suburb record when it sold for $52 million in 2013.
It ranks as second place in Australia's most expensive homes, behind James Packer's hillside Vaucluse home, La Mer, that sold for $70 million last year.
A <a href="https://www.realestate.com.au/sold/property-house-nsw-drummoyne-123306226" target="_blank">Drummoyne</a> waterfront set a suburb record when it sold for $8.05 million in September.
The four bedroom home, that last traded for $1.5 million in 1998, was advertised by Ward Partner's agent Matthew Ward for potential buyers to "start preparing to host a New Year's Even party."
North of the bridge the Berlin-bound Justin Reizes, who recently retired as head of equities giant Kohlberg Karvis Roberts, set the <a href="https://www.realestate.com.au/sold/property-house-nsw-northbridge-123307134" target="_blank">Northbridge</a> record again when he sold his home for $15.25 million.
He set the record in 2008, which has stood until its recent sale, when he bought the six bedroom, five bathroom home for $9.08 million. 
The Coolawin Road home is set on a private beach with a boatshed and pontoon on 1700 sqm. 
It's actually the third time the home has set the record, having sold for $7.13 million in 2003 by the Salteri family.
Not far away a five bedroom luxury home in <a href="https://www.realestate.com.au/sold/property-house-nsw-middle+cove-123750414" target="_blank">Middle Cove</a> broke the suburb record when it sold under the hammer for $4,315,000 through local agent Mark O'Brien.
The 2010 build with a heated swimming pool and sunken eight person spa is the first in the suburb to surpass the $4 million mark, blitzing the previous $3,575,000 set in 2008.
There were no suburb records for Mosman this spring, however they did achieve their highest auction sale ever when a Morella Road home sold for $14.5 million.
Set overlooking Chowder Bay home on Sydney's lower north shore it was bought for $14.5 million by a Chinese-origin buyer with residency. 
Non-waterfront homes are also setting records across the city.
A home in Kyle Bay broke the suburb record for a non-waterfront when it sold for $3.78 million.
Set on 1,012 sqm, the five bedroom home captures a vista across <a href="https://www.realestate.com.au/sold/property-house-nsw-kyle+bay-123482798" target="_blank">Kyle Bay</a> from its three levels and infinity pool.

Strathfield saw two record setters within a month, the first equalling the record, the second blowing it out of the water.
A four bedroom Newton Road home sold for $6.8 million in August, a joint record price that had stood since 2014.
But less than a month later the $6.8 million sale was smashed by a vast eight bedroom Llandilo Avenue grand manor with swimming pool that sold for $7.3 million. 
The Belrose record is set to be broken with the listing of Kameraigal which has a price guide of $8.75 million.
It appared in the fifth season of the television series Underbelly starring Jonathan LaPaglia being shot in the house in 2012.
A Kurraba Point record was broken earlier this week when a renovated three bedroom Penshurt Avenue home sold for $4,275,000, breaking the suburb's townhouse record.
It was sold by Flavour of India founder Lola Crossingham who will now move onto another property project.
The first spring Saturday saw a record warehouse sale in Surry Hills, where The Carriageworks sold for $7.95 million, which bettered the prior record of $7.55 million set in 2015.
The mid 19th century warehouse was reinvented by renowned designers Hare &amp; Klein comprises three levels, four bedrooms and an artist's studio.
