A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. The development would also provide a diverse mix of one, two and three-bedroom residences targeting a broader range of buyers than typically found in Surrey Hills' detached housing market.

Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. The proposal also sets aside more than 1,083 sqm for communal indoor and outdoor resident amenity spaces.

Antipodean Land Developments has built a reputation for design-focused residential projects across Melbourne, particularly in the medium-density sector. Developer <a href="https://www.apartments.com.au/developers/auyin-property-development">Auyin</a> is the latest to turn to the Victorian Government's Development Facilitation Program in an effort to secure approval for its long-planned, mixed-use project in Elsternwick.

In 2018, Auyin lodged plans with Glen Eira City Council for a 14-storey building, however Council approved a reduced eight-storey scheme. A subsequent VCAT appeal in 2019 upheld the eight-storey height limit.

The project was later amended to nine storeys, but Auyin is now seeking to revive something closer to its original vision. The developer argues that the planning context has evolved significantly over the past decade, particularly within the Elsternwick Activity Centre, where higher-density development has increasingly been encouraged along Glen Huntly Road.

The proposal would transform the 1,239 sqm site at <a href="https://www.apartments.com.au/new-apartments/7-12-horne-street-elsternwick-vic-3185">7-15 Horne Street</a>, opposite Elsternwick Railway Station, into a 13-storey residential and retail development designed by CBG Architects, with 40 apartments

The site currently comprises three commercial properties.

A publicly accessible 135 sqm plaza would be created on the north-east corner of the site, providing seating, landscaping, and a new gathering space adjoining Horne Street.

The design adopts a four-storey podium that references the finer-grain character of the surrounding streetscape, with the upper tower recessed behind generous setbacks on all boundaries.

Architecturally, the building draws inspiration from the established character of Elsternwick Village. The façade combines dark charcoal brickwork, textured concrete, bronze-toned metal detailing, and extensive planting integrated into podium and tower levels. The design also incorporates a chamfered corner treatment and publicly accessible plaza intended to strengthen pedestrian activity around the station precinct.

Just ahead of his judging appearances on another chilly Melbourne-based series of The Block, the interior designer Darren Palmer has skited of his recent Sydney home sales' success.
He boasted he and his partner, Olivier Duvillard made a profit of $450,000 on the Edgecliff home which cost them $1.35 million in 2013. It sold in November for $2.1 million through Pauline Goodyer of Goodyer Real Estate inconjunction with David Malouf at LJ Hooker Double Bay.
It sold to a young couple who fancied the walk-in, do nothing designer offering. 
Palmer estimated the two level Federation property had increased $150,000 due to the rising market.
"Not a bad increase by anyone’s standards but it wasn’t going to be enough equity for us to substantially trade up into a bigger house in a better location."
Dubbing it a "tidy renovation," he said he needed several hundred thousand to improve it, and then desired several hundred thousand more as profit to roll into their new property purchase at Bondi.
"With a $250,000 renovation I was able to achieve a $2.1 million sale price."
The sale yielded a profit of $450,000 after holding costs and commissions were paid. The home had three bedrooms, attractive original fireplaces and a Travertine tiled terrace with built-in barbecue. 
"The difference of $200,000 extra allowed me to climb another few rungs higher on the property ladder."
Pity The Block won’t always point you towards a profit.
Only last weekend a small loss came after a resale from the Blocktagon series.
The apartment renovated by Caro and Kingi fecthed $1.722 million which was $13,000 less than its $1.735 million price as last November’s televised auction when bought by the Mater Prize Home lottery who raffled it off to someone who didn't want it.
One of the biggest losses in its 13 year history came in the resale of a Bondi Beach offering. The two-bedroom Roscoe Street, decorated by Amity Dry and Phil Rankine, that had sold at $655,000 in the first 2003 series fetched $550,000, when resold by Fairfax Media two years later. 
The next Block 2016 is currently being shot and will air after the Summer Olympics set in another chilly inner Melbourne suburb.
It is a 1920s Art Deco block at Port Melbourne.
Five couples will battle it out to transform the derelict interior, but no-one from NSW.
“This series has gotten off to a cracking start – one of our best yet," said host Scott Cam.
“It’s a magnificent building rich in history, and will hopefully make a few more couples rich too.”
In May, The Block won its fourth TV Week Logie Award for Most Popular Reality program. The show has distributed an astronomical cash total of $14,640,501 to its contestants since premiering on Channel 9 in 2003.

Darren Palmer secures $450,000 profit in Edgecliff sale

A four-bedroom home on Fulham Place, South Yarra, Victoria has been sold off-market for $12.3 million with Jeremy Fox, at RT Edgar taking the credit.
Frank and Sharon Van Haandel, of the Van Haandel Group, owners of the Stokehouse, were the vendors after they were approached.
Title documents show the buyers were Helen and Radek Sali.
It last traded at $354,000 in 1997.
The house was then built on the 969 square metre site.
The couple are currently finishing the Stokehouse restaurant which was razed by fire in January 2014. The roof went on this week.

The former television producer who turned luxury resort entrepreneur Henry Crawford and his wife, Nina have sold their Avalon Beach home as they again head to Queensland. 
The trailblazing Australian TV drama producer - who set actors like Nicole Kidman on the road to stardom - and his wife who works on Blackmores corporate communications - secured $1,845,000.
Bordering Ruskin Rowe and a short walk from the village, the timber house has a relaxed feel with a lush level garden.
The much traded 2005-built, open plan, two storey house cost $1.64 million early last year after their return from New Zealand with their two daughters.
After beginning his career as an actor and lawyer, Crawford joined Crawford Productions, one of Australia's largest production companies, owned by distant relatives Hector and Dorothy Crawford. He went on to produce about 1,000 hours of drama with Against The Wind and the Emmy award-winning outback mini-series, A Town Like Alice among his solo efforts.
He then decided to try his hand at the tourism industry, building Vatulele, a luxury 19 bure beachfront resort in Fiji then more recently running Crawford's at Arrowtown, near Queenstown.
During his two decades at Vatulele, it was voted the world’s best small luxury hotel.
It's back to Brisbane for the Crawford's who previously briefly owned the 1910s home, Akoonah at Hamilton after selling their converted Clovelly warehouse, The Stables in 2004 for $2.4 million. 
He's kept his links with Brisbane having been an assessor of the student graduation films at Griffith University.

It had been listed with $2.6 million plus hopes before it was passed in at recent auction.

Creative designer Annie Bloom sells Rose Bay home

Professional surfer Sally Fitzgibbons has purchased a two bedroom apartment in the Gold Coast's beachside Jewel development, paying an undisclosed sum.
Two bedroom apartments in the three-tower project are selling for around $1.5 million with one-bedroom units not he market for around $700,000.
She told the Gold Coast Bulletin she had been hunting for a property investment after selling her “bachelorette pad” in Minnamurra last year.
“The Gold Coast will always have a warm place in my heart, so it’s only fitting it has a place in my property portfolio as well,” she said.
Jewel’s joint developers, Dalian Wanda Group and partner Ridong Group, have launched a second stage of 102 apartments for sale. The development is slated to have 512 residential apartments, a 169-suite five-star hotel, three levels of car parking with 812 spaces, plus retail and dining precincts when completed in 2019.
Lucas Wilson, Jewel director of sales and marketing said the developers are partnering with her Fitzgibbons to create a new surfing contest, the International Women’s Surf Classic in November.
