<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

According to the CoreLogic RP Data Stratified Hedonic Index, the most affordable quarter of suburbs recorded annual value growth of 6.6 percent compared to a 6.4 percent rise across the middle market, and a 7.0 percent rise across the most expensive suburbs. 
While the annual figures show the most expensive suburbs recorded the strongest value growth over the past 3 months, value rises have been more uniform and with little difference between the broad value-based segments of the market. 
Across the most affordable suburbs, we’ve seen values move 1.8 percent higher over the March quarter followed by the most expensive suburbs move by 1.7 percent, and the middle market suburbs by 1.6 percent.

The most affordable suburbs recorded value rises of 9.7 percent compared to 10.5 percent across the middle market and 10.0 percent across the most expensive suburbs. Growth is fairly steady across the affordable market but slowing across the middle and most expensive suburbs.
Brisbane: Home values increased by 4.5 percent over the past year with the rate of value growth higher than it was a year ago. The most expensive suburbs recorded value growth of 4.6 percent over the past year compared to a 5.1 percent rise across the middle of the market.
The most affordable suburbs saw a 5.7 percent rise. Annual rates of growth are generally trending higher across each segment.
Adelaide: Home value changes have been fairly steady having increased by 3.2 percent over the past year. The most expensive suburbs saw values rise by 3.2 percent compared to a 3.1 percent increase across the middle market and a 2.9 percent increase across the most affordable suburbs.
Across each segment growth is fairly steady with the rate of capital gain holding reasonably firm over the past twelve months.
Perth: The only major capital city to see value falls over the past year, however, the annual rate of decline has started to improve, easing from - 4.1 percent in November 2015 to the current annual decline of -2.0 percent. Across the broad valuation segments, home values have fallen -0.5 percent across the most affordable suburbs, and are -1.5 percent lower across the middle market and 2.1 percent lower across the most expensive suburbs.
Across each segment values are still falling but the rate of decline in values has slowed.
The CoreLogic RP Data Stratified Home Value Index highlights the importance of looking beneath the broad headline figures.

Markets within a city can be performing quite differently to what the over-arching statistics for a capital city market shows, not only across valuation based segments of the market, but also across housing types and geographically.

Home value growth strongest in most expensive suburbs: CoreLogic RP Data's Cameron Kusher

If you rely on mainstream media for your news, you probably won’t be aware of this: there has been a significant improvement in housing affordability in Australia recently.
In fact, my reading of the HIA’s Affordability Report for the March Quarter is that the Housing Affordability Index for Australia is now the best it’s been in five years. In some parts of the nation, the situation is the best it’s been in 13 years.
Affordability nationally improved 2.7 percent in the March Quarter, compared to the December Quarter, despite slightly higher interest rates.
Affordability is significantly better than it was five years ago, because interest rates are much lower (notwithstanding the recent out-of-cycle increases), average earnings have been gradually rising and price growth (meaning changes in the national median dwelling price) has been relatively muted, despite three years of big growth in Sydney.
Very little was said about this in Australia’s major newspapers. They’re simply not interested in facts that conflict with their cherished storylines about an affordability crisis, young Australians being priced out of the market by foreign investors and negatively-geared Australian investors, and the Great Australian Dream being dead.
A long-standing joke in journalistic circles is that you never let the facts get in the way of a good story. A good story is, by definition, a negative one. If it bleeds, it leads. If something comes along that doesn’t fit the formula (for example, portrays a positive scenario or contradicts beloved beliefs), bury it. 
So we have a situation where the national affordability index portrays a strong position but few people realise it. The national median dwelling price has decreased and average earnings have risen. The situation would be better were it not for major banks lifting their mortgage rates. 
That’s the average national situation. As the HIA report points out, “the differences in affordability across and within states are still considerable”.
In aggregate, affordability improved 4.1 percent in the eight capital cities in the March Quarter, with a lesser improvement in the regional areas.
Sydney’s quarterly improvement was considerably larger than the national average. It recorded an 8.9 percent increase in affordability, while Perth was 4.9 percent better and Darwin 4.4 percent.
Sydney’s affordability is now at its most favourable since the March 2015 Quarter. Price growth has stopped and incomes have risen. But it still has some way to go before it gets in line with the national average situation of being the best in over five years. Regional NSW, on the other hand, needs only a marginal improvement to achieve that.
Melbourne’s affordability index has improved with a slight reduction in the median dwelling price and increases in earnings, but remains 4.4 percent less favourable than a year ago.
Brisbane’s affordability position, on the other hand, has deteriorated because the median dwelling price is up and average earnings are down (slightly). 
But in Perth the affordability index improved 4.9 percent in the quarter and 9.9 percent for the year, because prices have been falling and incomes, surprisingly perhaps, have risen. Perth’s affordability position, and that of Western Australia generally, is the best it’s been for a long time. “Statewide affordability in WA is at its most favourable since the final quarter of 2003,” the HIA report says.
The position has improved also in Hobart and Tasmania. There the economy has been making notable strides and income growth is well above the national average. The HIA notes: “For Tasmania as a whole, affordability has reached its most favourable level since late 2003.” 
In the Northern Territory, the housing affordability index is 11.3 percent better than a year ago. And it’s better than it’s been any time in at least the past five years. Darwin’s index has improved 13.9 percent compared to a year ago. The Darwin market peaked more than three years ago and prices have been trending downwards since then, but average earnings have been rising.

Significant improvement in housing affordability: Terry Ryder

The competition to be the city with Australia’s “tallest skyline” is in full swing. But too many towers are rejecting local climate and context in an attempt to dominate skylines.
As a high-rise apartment boom sweeps Australia, concern is growing that the proliferation of skyscrapers will be to the detriment of cities.
To overcome this, we need to move away from thinking about the skyscraper as an “icon”. Instead, we should be asking how the tall building – which will always “stand out” – can also “fit in” to cities.
Towering trends
Australia is home to around 325 towers of 100 metres or taller in height (approximately 30 storeys and above). Most are located in Sydney or Melbourne.
Around 272 additional towers are either under construction or proposed in Australia. Melbourne, in particular, seems to be embracing the skyscraper. It has 111 new towers in the pipeline, more than double that of Sydney.

Such numbers may seem dramatic. But they reflect a greater international trend in high-rise construction.
In the 20th century, 1,062 towers of 150 metres or taller were completed globally. Yet it took just eight years of the 21st century for this figure to double. Between 2000 and 2015 2,445 skyscrapers taller than 150 metres were built. A further 1,793 are under construction or proposed.
China is without doubt the centre of this construction boom. Research suggests it will build between 20,000 and 50,000 skyscrapers over the next 20 years to accommodate 350 million new urban dwellers. Shanghai already has 1,510 towers taller than 30 storeys – almost five times as many as Australia.
Few places are escaping this trend. London has 175 skyscrapers of 30 storeys or taller in the pipeline. This has led some to worry the city will turn into “a bad version of Dubai or Shanghai”.
Switzerland – known better for its timber chalets than crystalline towers – intends to build between 140 and 160 new high-rises.
Economics certainly plays a role in driving this trend. The skyscraper has long been known as the “machine that makes the land pay”. With the increasing cost of inner-city land, building up is a sure-fire way to increase developers’ potential profits.
Then there is the huge level of urbanisation in the developing world. Rural-to-urban migration is driving a huge demand for new housing. Add to this the growing popularity of city-centre living. The suburbs are failing to compete with the vibrancy and culture the city has to offer.
Finally, towers are being used as part of global or regional competitions to demonstrate a city’s or company’s identity and success. As far back as the 12th century, rich families in Bologna built increasingly tall towers as status symbols for their wealth and power, displaying their dominance over their rivals.
Little has changed. Rival casinos plan competing towers either side of Sydney’s Darling Harbour, acting as urban “trophies” at a city scale. But surely our towers should be more than just trophies?
The generous skyscraper?
One of the main challenges that separates low-rise from high-rise buildings is the scale of their impact on the city.
Shorter buildings will often only have an impact on their immediate surroundings, perhaps a few hundred metres beyond their boundaries at a maximum. A skyscraper, however, will likely be experienced both visually and environmentally across a city for several kilometres. A tower’s shadow can stretch for hectares.
Historic city views and panoramas can be altered forever. Reports of hundreds of new skyscrapers bring to mind canyonesque streets, hemmed in by concrete blocks that plunge parks and public realm into darkness. However, this doesn’t have to be the case.
Rather than using dramatic shape and form in skyscraper design to create icons, Chicago architect Jeanne Gang’s Solar Carve Tower in New York, for example, is carved and chamfered to allow light to penetrate onto the public High Line below. A similar generosity of design would not go amiss in most new towers.
Beyond transparency
Too many of Australia’s tallest towers say very little about the context within which they sit or the climate in which they perform. This is not unique to Australia.
The rise of generic glass towers on skylines globally has led to concern that cities are becoming homogenised by cookie-cutter tower blocks. In doing so, they are losing some of the qualities that make these cityscapes unique.
Worse still, the use of seemingly never-ending glazing on tower blocks is environmentally criminal in most Australian climates.
There’s little point in building up if we don’t celebrate the million-dollar view height provides. But does this really mean wrapping every inch of towers in floor-to-ceiling glass?
A more contextual response would be to learn to balance view with appropriate shade and solidity in tall building facades, developing designs that respond to local climate and sunpath. Such an approach could breed a new generation of sustainable Australian towers, uniquely linked to one of a city’s strongest determinants – its climate.
Ground floor interface
While skylines get all the headlines, it is at the ground level where skyscraper design perhaps needs greatest improvement.
Residential towers can offer little more than gleaming glass real estate in the sky, most of which is inaccessible (literally and often financially) to many city residents. Given that upper floors are out of bounds, the ground floor becomes the key place where the public can interact with the building.
The problem is the ground-floor realm often only accommodates access for parking and private lobby space. Since most residential towers are single-function, they lack the vibrancy and activities that mixed-use buildings with cafes, restaurants and work spaces offer. This means any public spaces that are created can be empty during the day when residents are at work.
But it doesn’t have to be this way. Building up and creating higher densities can (in theory at least) free up greater space for the public at ground. What’s more, it can free up higher spaces, more dramatic and exciting spaces that would be unviable in low-rise schemes.
It can be difficult to argue that the skyscraper is not a selfish typology – absorbing resources, light and airspace from the city. But it can be a generous one too – perhaps most generous of all by providing higher densities and thus more compact cities, reducing suburban spread.
But our next generation of residential towers need to do more than simply generate higher densities. Key to this is moving away from treating towers as mere icons and instead creating high-rise architecture that responds to each city’s unique climate, culture and context.

Beyond the icon: despite a construction boom, Australian skyscraper design needs to evolve

Darwin, the capital city of Northern Territory, was approaching the bottom of market for both houses and units in valuation firm Herron Todd White's latest property clock, April 2016, which also focuses on the markets in the fringe suburbs.
To identify the fringe suburban areas of the Darwin residential market, HTW split it up into three key areas. These are inner city, the northern suburbs and the nearby satellite city of Palmerston. Each of these areas has their own fringe suburbs with a common trait shared by all - they generally have the most affordable prices for their sector.

The inner city fringe suburbs comprise Stuart Park, Ludmilla and The Narrows. Stuart Park occupies a position nearest the Darwin CBD area and has a mix of units and houses whilst Ludmilla and The Narrows are primarily single residential dwellings on large residential allotments. Generally, those who can’t afford the pricier options of the CBD, Larrakeyah, Parap or Fannie Bay look to these suburbs as they are in relatively convenient locations close to the city, with good access to public transport, local schools and other amenities. There has been little to no activity on the sales front for houses in these suburbs, with Stuart Park having only four house sales in the December 2015 quarter. This is reflective of the Darwin market overall which is struggling, with overall vacancy rates up to 8.2 percent (source: REINT).

The volume of unit sales in the inner city fringe suburbs has fared substantially better, however, with sales in Stuart Park increasing by 42% but with a median price drop of 10%  (source: REINT). This can be attributed to new developments being released to the market such as the highly awarded Artique complex and savvy investors jumping on a bargain. These figures can be significantly misleading however. Due to the withdrawal of the first home buyer’s grant for existing dwellings, new developments have become extremely attractive while existing units have experienced substantial softening.
A semi-modern two-bedroom unit in Stuart Park recently sold for as low as $385,000. The downturn in the market has opened up the potential for good buying in the area, with the added convenience of being close to the CBD.
A secondary fringe area is the ex-government housing dominated part of the northern suburbs, particularly Malak and Karama. Considered the most inferior part of this area, Malak and Karama are primarily made up of single residential dwellings with a small number of units. These suburbs have performed fairly similarly to other parts of the northern suburbs, with median house prices down approximately 10% on the quarter for both (source: REINT). Good buying can definitely be had, with entry level ground level three-bedroom houses being sold in the mid $400,000 range. In the upper range, elevated properties (considered superior due to the ease of being built under) can be purchased for as low as $520,000.
Vacancy rates are up by 3.4% to 9.2% (source: REINT) year on year, which again is a reflection of the slowing down of the Darwin residential market as a whole. Rents for three-bedroom dwellings in this area have dropped to a median amount of $540 per week which equates to a 16.9% drop per annum. Long term, these suburbs do make for good buying for those who can’t afford the more expensive locations closer to the Nightcliff foreshore and Casuarina Shopping Centre. In the medium term, Malak and Karama are expected to follow the rest of the greater Darwin market, having experienced a large amount of softening since 2014.
Recent sales evidence has shown the market is stabilising however, with vendors setting reasonable price points to meet the new market conditions.
This leaves us with Palmerston, a satellite city approximately 20 kilometres south of the Darwin CBD. The removal of the first home buyer’s grant for existing properties has had a large impact across the board. Fringe suburbs include Moulden, Rosebery, Woodroffe, Driver and Bakewell. Sales volumes for dwellings are significantly down, with last quarter each posting drops of at least 50% on annual figures. Cheap buys in Moulden mean that the mid to high $300,000 range can grab you a neat and tidy three-bedroom property. 
Unit stock is also feeling the pinch, with drops in median prices ranging from 2.2% in Rosebery to 18% in Bakewell (source: REINT). These figures reflect a market that has seen a significant downturn, with little evidence of an increase in values any time soon. In Bakewell, a two-bedroom semi-modern unit can be bought for $285,000 and in Rosebery a modern two-bedroom unit can be picked up for $350,000.
The problem is all older stock is competing against brand new dwellings in Durack Heights or Bellamack with first home buyer concessions to boot. There are bargains out there obviously with prices down and vendors needing to sell, however it has become a waiting game for purchasers as with an excess of supply on the market they are spoilt for choice. There has been recent market evidence that 2016 won’t be as bad as 2015, but there is no doubt the polarisation of new versus old stock will remain until the Northern Territory Government addresses changes to the first home buyer’s scheme. A substantial election promise tackling this issue could be on the cards, with real estate professionals across the board agreeing on a necessary change and an upcoming general election scheduled for August 2016.

Fringes reflect Darwin's struggle, units fare better than houses: HTW

As Australia’s seventh largest city, Newcastle has many fringe residential options for the savvy buyer or investor, according to HTW's latest residential property clock.
The NSW city was also at the peak of the market position on the clock for both houses and units.

With positive capital growth and increasing values of inner city residential properties, Newcastle’s outer fringe suburbs including Fletcher and Cameron Park have provided investors with improved contemporary options and value for money.
For example, a contemporary four-bedroom and two-garage dwelling on 600 square metres of land in Fletcher may be found for around $550,000, however a dwelling with similar features in the inner suburbs of Newcastle may sell for $800,000 plus. As a result, anecdotal evidence is showing that more families are choosing to live in fringe suburbs where families will enjoy more space, while dwelling capital growth in suburbs such as Fletcher has also been in positive territory for three consecutive years (2013 to 2015).

Unlike Australia’s larger cities, traffic in Newcastle is rarely problematic and subsequently, suburbs on the Newcastle city fringe allow commuters easy access to CBD-based careers, services and social activities. A trip from Newcastle’s fringe suburbs to the Newcastle CBD may only take 20 minutes, as opposed to Australia’s larger capitals where a similar journey could take at least an hour.
According to the New South Wales Department of Planning and Environment’s Demographics Unit, in 2011 there were 70,750 existing residential dwellings in the Newcastle LGA and 84,150 in the Lake Macquarie LGA. By 2031, this is projected to grow by 24.5% to 88,050 in the Newcastle LGA and 15.3% to 97,000 in the Lake Macquarie LGA. Many of these dwellings will be built in the fringe suburbs of Newcastle where land will continue to be made available for a growing population.
Newcastle’s fringe suburb investments of good quality residential assets will provide sound investments over the long term provided access to the CBD and Newcastle’s service industry remain straightforward and Newcastle’s population continues to grow. 
Of course, with a low buy in price comes affordable rental, so outer edge suburbs usually have reasonable tenant demand too. Traditionally, the gross return is strong compared to those blue bloods closer to the CBD as well.

When planning on investing in property for the first time it is important to prepare yourself for the six main steps in any property journey (establishing finance, asset selection, negotiation, settlement, property management and portfolio review).
With thorough research and preparation you can go from a novice to a property owner in three or so months.
Month one
First things first: you should settle on your objective. In doing so, ask yourself the following questions:
<ul>
<li>What is it that I am after? Am I entirely investment focused?</li>
<li>What’s my budget?</li>
<li>When am I looking to buy?</li>
</ul>
To help you answer these questions seek the advice of a financial advisor to establish a financially viable budget and repayment plan that won’t leave you with unmanageable debt.
With your objective and budget determined start on your desktop research. This should involve studying the property market in your intended area and its surrounds. Those searching within two to ten kilometres of the CBD should pay particular attention to the auction/sale results, lifestyle factors, property types, capital growth and rental demand. It is also a good idea to visit your local library to access newspaper archives on past auction results and sale prices. This will give you an indication about whether the area you are looking in is one with proven capital growth.
Month two
Now is the time to get off the computer and take what you have learnt from your desktop research to auctions. Visit open for inspections and upcoming auctions for properties that are similar to what you are after in terms of location and property style. Doing so gives you knowledge of the current market and an up to date grasp of what fits your budget.
It would also be advisable to take this time to secure a conveyancer and if the property is for investment purposes, a property manager. Selecting a conveyancer before buying allows them to look over the sale of contract prior to the auction or sale. This limits last minute stress in having to find one just before or dealing with any unexpected conditions that may be in the contract.
Month three
You have done the footwork and know what you want to buy; where you want to buy and how you will finance it; and are now ready to find the right property for you.
With everything organised and in place start visiting properties, getting inspections done and attending auctions with the intention to bid. Keep in mind all your research to help keep you calm and in control throughout the whole purchasing process. Remember that while you may not win the first property, you are in the right position, knowledge wise, to find the right one even if it takes a while.
