<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Bondi hoarders' property was withdrawn again from auction last night, after the Bobolas family bought an auction reprieve.
In yet another chapter in its saga, it was the fourth auction that failed to go-ahead.
The family have had to outlay some $340,000 in two installments to keep the sheriff at bay.
There were around 17 interested parties at the offsite auction room, but the property was pulled just 20 minutes after its scheduled 5pm auction.
The owner Mary Bobolas had been at the sheriff's office at 4.25pm with cash to stop the auction. They needed to pay a further $160,000 to meet the newest set of cleaning and legal bills.
Earlier this month they had secured a temporary legal stay that stopped another auction only to have the court's direct the auction proceed tonight because their wads of cash was not enough.
A $2 million sale had been anticipated due to its prime location and 550 sqm block size that last sold in 1973 at $15,000.
The Boonara Avenue offering was listed under instructions of the NSW Sheriff's Office.
It was the fourth time that the marketing failed to end in any under the hammer sale.
There was another unexpected delay last month.
Previously the owner Mary Bobolas dodged the sale of the property February last year by coming up with $180,000 to pay Waverley Council's cleaning and legal bills just hours before that scheduled auction.
The drawn out process has seen buyer interest wane as when it was first listed in 2015, 63 contracts had been handed out. Last month it was in the 30s. This time interest was down to around a still impressive 17 attendees. 
The council's solicitors wrote to the Bobolas family in November asking for settlement of the outstanding money to avoid the sale but they received no funds.
Raine &amp; Horne agent Ric Serrao was commissioned by the NSW Sheriff's Office to sell the property so that clean-up costs can be recovered on behalf of the council.
Rubbish flowed out of the door and onto the property frontage on the latest listing images despite a 10 truck clear up in July last year.
There were no inspections possible for prospective buyers.
Ric Serrao couldn't even access the property so there were no internal photos or floor plan available.
A 2008 study by John Snowdon, professor of psychological medicine at the University of Sydney, showed a increasing prevalence of cases of severe domestic squalor.
At least one in 1000 elderly people are living in appalling squalor, with most having dementia, alcoholic brain damage, schizophrenia, frontal lobe damage, and a few had obsessive-compulsive disorder.
The NSW Department of Ageing, Disability and Home Care issued guidelines for agencies ranging from local councils to the RSPCA that confront the problem, suggesting a heavy-handed approach can cause huge distress, and typically did not take long for the squalor to rise again.

Bondi hoarders pay to stop auction

The outer Melbourne property once the home of underworld wife, Roberta Williams during the height of gangland war in the early 2000s, failed to sell at weekend auction.
With its notorious past now long behind it,<a href="https://www.realestate.com.au/property-house-vic-hillside-122665654" target="_blank"> 20 John Paul Drive, Hillside</a> was marketed as a big family home.
The top bid was $610,000 when passed in to a young couple.
Before the auction, the listing agents indicated they thought its prior link to Ms Williams, the former wife of late crime figure Carl Williams, could give it a boost.
It came with price expectations of more than $590,000 through the Barry Plant agency.
The property sold for $280,000 in 2000 to the Williams clan and then to the current owners for $450,000 in October 2003.
Roberta Williams had Dhakota, her only child with the drug trafficker Carl, in 2001 while she owned the house. 
Carl Anthony Williams, who died in jail in 2010, was arrested in 2004 and convicted in 2007 of several gangland murders.
The five-bedroom house is larger than most in the Hillside area where the median is $470,000, according to CoreLogic.

Building approvals in Tasmania are on a downward trend and lower than at same time last year according to Herron Todd White.
Herron todd White's latest market report for Tasmania who attributes market cooling to the decrease of the First Home Builders Boost (FHBB) grants, reduced from $20,000 on 31 December 2015 to $10,000 on 1 January 2016 for first home buyers or builders of new residential dwellings.
HTW said some land developers anticipated this cooling towards the end of 2015 and were attempting to bring forward demand with advertised incentives such as new cars and gift vouchers.
"Incentives were also extended to the building industry and are still being offered," the report said.
The residential property market continues to experience small annual increases in sales volumes across the state and in some areas, stock shortages have seen some capital growth in the major population centres.
"Statewide centrally located suburbs that contain a good range of facilities, larger infrastructure such as shopping centres, educational and health institutions and public transport tend to be popular with renters and purchasers alike and are viewed as having the best capital growth potential. 
"Kingston, Howrah, Blackmans Bay, Glenorchy, New Norfolk and Sandy Bay are suburbs where the greatest sales volumes have occurred recently in the south, while in the north the suburbs of Riverside, Newstead and Newnham have experienced the greatest recent volumes of sales. In the north-west region, Devonport has seen the greatest number of sales."

There is no reason why most homes can't be put up for sale in the upcoming cooler months.
Indeed quiet winters are pretty much a thing of the past in many Sydney suburbs.
The motivation to sell or buy doesn’t go away just because it’s a bit colder or pouring on Saturday.
The federal election might distract some potential vendors but recent July auction volumes have been Sydney’s busiest on record.
Homes that get great winter light can really stand out during these cooler months.
And those west-facing windows that are a summer issue can look cool from June through August.
Just draw back the curtains and blinds on the windows to let as much light in as possible.
Your focus should be on making the house or apartment feel warm and comfortable. So definitely light the fire and switch on the heat.
Turn on all the atmosphere-creating side lamps.
Even add some warm reds and oranges to your soft furnishings around the house.
Be sure to consult your agent about the best time of day to show your home for its open for inspection.
It's not quite a never-ending, year round selling season as agents do take a break from Christmas until late January, but winter is not the same compulsive period of hibernation.
Lower winter market listings will commence from the Queen’s Birthday holiday break. 
Auction hibernation happens more so in Sydney's higher-priced suburbs through winter as overseas vacations are de jour for owner and agents alike. Garden suburb vendors tend to hold back too.
But if you can find an agent who hasn't taken off for a European sojourn, then why wait for spring when there is always a flood of offerings especially at year end.
The demographic reasons for buying and selling don't take a pause so growing families who need more space do not suddenly stop needing that extra bedroom. Those downsizers who've got their off the plan settlement coming up, will want to lock in their house sale too.
This year may see higher levels of activity than usual from prestige markets reflecting the recent momentum in these sectors. Last week CoreLogic had a 91 percent success rate among eastern suburbs offerings which means there are plenty of fresh buyers still looking and the success rate also might encourage fresh vendors.
It wasn't just the east which showed a resilience over autumn which finished with a wet Saturday with none the less well attended auctions.
CoreLogic head of research Tim Lawless noted the upcoming election and debate around taxation policy hadn't dampen the renewed bounce in Sydney home values.
He noted the bounce in the Sydney home value index was around 3.4 percent over May with Sydney clearance rates holding above the 70 percent mark through late April and May. 
Common sense would tell you that less people are inclined come to an onsite auction if the weather isn’t so friendly, however while the sticky beaks might drop off during the colder months, the percentage of serious bidders among the attendees actually increases. 
The strong autumn sales period must ensure there are still plenty of committed buyers around as we head into winter, James Pratt, director of auction services at Raine &amp; Horne noted.
John McGrath recent noted that winter is not a bad time to sell.
"Actually, the opposite is usually true," he said especially as buyers with approved finance are typically only given six months to buy before they have to re-apply, so they don’t have time to take three months off over winter.

The demographics make winter worthwhile to list property

Queensland rather than NSW is the favoured state for property investment, according to a survey of investors by the Investar group.
More than a third (34 percent) of investors indicated Queensland as their first preference for investment, just ahead of NSW (31 percent) and Victoria (22 percent).
WA (7 percent) and SA (5 percent) attracted lmited interest.
The survey was at odds with actual searches on the Investar website, as analysis of the last 120,000 searches over the past three months, showed more than 43 percent of potential investors were actually looking for opportunities in New South Wales, compared to 33 per cent in Queensland.
It revealed a preference for more affordable regional locations.

The current Australian residential property market over recent years has gone from strength to strength.
With interest rates at one of the lowest points in Australia’s history, our current low currency rate attracting overseas investment into Australian property and limited supply levels in many capitals post the GFC, this has lead to a property market ranging from solid in some locations such as Brisbane to booming in areas such as Sydney and parts of Melbourne. 
An indication as to where our construction industry is at can be gained from the number of cranes on our city skylines, currently there are over 647 across Australia’s cities of which 79 percent are residential, 9 percent commercial and 12 percent covering the rest of the sectors.
Accordingly, with the major banks in Australia under strong regulatory pressure as we have previously highlighted, we have now reached a position where they have practically stopped lending on major projects for all but the very best of their institutional and high net worth corporate clients. Most developers are struggling to understand why all of a sudden they are faced with a problem that they can no longer get bank finance on the terms traditionally available.
The reality is that the major banks risk departments are now calling the shots, even though their front office credit department may have approved the project. With thousands of properties currently under construction throughout Australia, particularly in terms of apartments in concentrated locations within the major capitals there is a growing concern within these risk departments as to the level of potential settlement risk.
This in turn is borne out of their concern that many investors will not achieve finance approval for their investment if the oversupply results in their purchase price being “out of the money” as a result of falling values and some cases a two tiered market emanating from these oversupplies.
That said, there are opportunities for developers who have their finger on the pulse of the current changes in market demand for product types and mix and are ready to provide the appropriate supply.

There has also been a strong shift in South East Queensland from an investor market to one which is catering to a growing level of owner occupier demand and the smart developers have already taken this into account in configuring their projects.
Five years ago, the majority of the apartment market was demanding more 1 bedrooms, 60 percent and balance was split roughly between 2’s (20 percent) and 3’s (20 percent). Overtime this moved towards a greater No of 2’s with the 3’s remaining static. Now with the current market turning more towards owner occupiers the mix is more 60 percent 2 bedrooms and 20 percent 1‘s and 20 percent 3’s.
There have been a number of developers who have also targeted their next projects to be boutique and smaller in size, focusing on inner suburban locations but away from the high rise nodes. Some have also diversified to commercial and mixed use, while others have focussed on age care or child care in an attempt to capture a share of a growth sector.
Some developers have even made the switch away from apartments and medium density to townhouse and land subdivisions as the market for this product has shown good positive signs in recent months.
A similar ripple effect has also taken place in the construction finance sector. In the previous year we saw most new projects placed by HoldenCAPITAL with the major banks and around 33 percent set with non-bank lenders. With the major banks effectively shutting their doors on many clients we have seen this balance shift significantly with nearly 66 percent of all transactions settled with the non-bank sector.
We have also seen a rise in the number of developers requiring swift finance solutions to secure sites having acquired the site, obtained their approvals and some even starting early works in an attempt to meet market demand only to be disappointed by their house banks declining the finance. While switching to a non-bank lender comes at a cost (between 2-4 percent in terms of the interest margin), many developers are finding that the time saved not having to secure the high presale commitments required by the banks (100 percent+ of the debt), enables them to start the project far sooner and to take advantage of selling to meet a current demand while constructing.
This massive shift toward non-bank finance is not a short term aberration and clients are finding that in many cases they have been much easier to deal with, require less constrictive terms and conditions and are capable of settling within quite short lead times. How developers face a changing property and finance market: HoldenCAPITAL

A standalone retail and residential property in Kensington on the north-west fringe of Melbourne’s CBD is up for auction with expectations of more than $850,000. 
The 513 Macaulay Road property comprises a solid brick shop and dwelling of 136 square metres on a 103 square metre site zoned Commercial 1 with frontage to Macaulay Road and rear access via La Nauze Lane. 
It will be auctioned on June 30 through Teska Carson. The listing agents are Anthony Choi and Fergus Evans.

Shop and dwelling in Melbourne’s Kensington to go under hammer

South Sydney Rabbitoh's star Sam Burgess has pulled his Bondi Beach apartment from the market.
He's decided to hang on to the Bondi Pacific property and lease it.
"We had some great offers but Sam has decided to hang on to it and lease it," McGrath agent Edward Reid advised.
Burgess, who returned to the NRL at the start of this season, listed the off-the-plan apartment which he bought during his first stint with the Sydney club.
Following his return from England, the second-rower and wife Phoebe Hooke have instead upgraded to a $3.8 million, four bedroom home with large home theatre and pool in Maroubra.
He paid $2.065 million in 2011 and then listed for quietly in mid-March, for an undisclosed price of around $2.95 million.
The furnished second floor apartment has two bedrooms, an outdoor terrace and even a small lawn. The asking rent fully furnished through McGrath was $2500 a week. It was $1950 unfurnished.

NRL star Sam Burgess pulls Bondi pad from market

If you looked only at the generalised data excreted by research company computers, you’d think not much is going on in Adelaide.
According to one set of figures, house values are up 3.9 percent in annual terms and units 3.6 percent. But Adelaide is busier and more vibrant than those numbers indicate, particularly when you look at sales activity.
Adelaide started 2016 in solid fashion and continues to be one of the strongest city markets in the nation. The steady start to the year is encouraging, given that the March Quarter is typically the period that produces the smallest number of sales in the South Australian market.
Adelaide currently has more suburbs with rising sales momentum than Brisbane does, although it’s a smaller city, and considerably more than Sydney now does.
Generally, Adelaide had a solid year in 2015. Each of the four quarters had sales activity on a par with, or higher than, the corresponding period a year earlier. The June and September quarters were both substantially higher than the year before.
This continues a pattern of steadily rising sales over the past three years. In 2013 the SA market recorded between 7,000 and 7,500 dwelling sales per quarter. In 2014 sales rose above 8,000 per quarter and in 2015 every quarter was above 9,000 sales. The current year looks like continuing the pattern.
Our research for The Price Predictor Index shows that the growth suburbs in Adelaide are primarily middle-market areas and outer-ring precincts, with few top-end markets standing out.
The No.1 municipality is now the Port Adelaide Enfield LGA, one of the largest municipalities in Adelaide, covering the inner north and north-west of the city. Eight suburbs in this LGA having rising sales patterns, mostly suburbs with median house prices in the range from $380,000 to $510,000. They include Broadview, Northgate, Windsor Gardens and Largs Bay.
The Onkaparinga LGA, which always features as one of the strongest markets, has six growthsuburbs and six markets with steady sales activity in the far south of the Adelaide metropolitan area.
Many of the more active precincts are middle-market areas. The Charles Sturt LGA, which includes bayside suburbs like Henley Beach and West Beach, has seven suburbs with upward momentum. Growth markets include Findon, Kidman Park, Seaton and Semaphore Park.
The Tea Tree Gully LGA in the north-eastern suburbs stands out in most of our surveys as a highly consistent market. It now has six suburbs with steady sales patterns, plus five that are rising– including Hope Valley, Modbury and Ridgehaven.
The Holdfast Bay LGA has four Rising Steadily markets, including the bayside Glenelg suburbs and Somerton Park.
Another thing worth considering about Adelaide is the rental yields on offer. With negative gearing in the firing line in this long and boring Election campaign, cities that can offer higher rental yields become more appealing. If you borrow at 4 percent to buy a property returning 6 percent, negative gearing becomes a non-issue.
The cheaper precincts in the Adelaide metropolitan area provide houses with median yields between 6 percent and 7 percent. Areas that are slightly more expensive typically have yields in the 5.5 percent to 6 percent range.
