<p>Not all apartment amenities are immediately visible.</p>

<p>Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.</p>

<p>Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.</p>

<p>Online shopping has been one of the biggest drivers of that shift.</p>

<p>Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.</p>

<p>For apartment residents, however, receiving those deliveries isn't always straightforward.</p>

<p>Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.</p>

<p>Australia Post's Parcel Locker network is one response to that shift.</p>

<p>Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.</p>

<p>The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.</p>

<p>That growing presence reflects a broader change in how apartment buildings are being planned.</p>

<p>Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.</p>

<p>It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.</p>

<p>For buyers comparing apartments, these everyday details are becoming part of the decision-making process.</p>

<p>Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.</p>

Parcel delivery is joining the apartment amenity checklist

<p data-end="471" data-start="164">Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.</p>

<p data-end="777" data-start="473">The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.</p>

<p data-end="976" data-start="779">Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.</p>

<p data-end="1119" data-start="978"><a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.</p>

<p data-end="1399" data-start="1121">"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.</p>

<p data-end="1399" data-start="1121">"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."</p>

<p data-end="1605" data-start="1401">The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.</p>

<p data-end="1852" data-start="1607">The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.</p>

<p data-end="2299" data-start="2033">"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.</p>

<p data-end="2588" data-start="2301">Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.</p>

<p data-end="4143" data-start="3991">Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.</p>

<p data-end="593" data-start="417">Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.</p>

<p data-end="789" data-start="598">New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.</p>

<p>With house prices surging across Australia in the past year, the demand for properties in the market has become increasingly competitive.</p>
<p>Knowing the best ways to sell a house can make all the difference between a successful sale and struggling to sell for months on end. Many people assume renovations are necessary to increase the sale price of houses, but that isn’t the case. </p>
<p><strong>1. Home presentation is a huge factor when selling a home</strong></p>
<p>It might sound quite obvious, but home presentation has a huge influence when it comes to selling a house. Sometimes good photography or editing is not enough. If buyers inspect the property and find things to fix, they will reduce the price where possible. Always maximise space to create a larger look and feel – less is more in this case. Make sure to remove any rugs, floor or door mats as this will enhance the perception of floor space size in photos. Premium presentation is key and your photographer and real estate agent will love you for it, as there won’t be any extra work to do.</p>
<p><strong>2. Professional looking photography or re-touching is essential</strong></p>
<p>If you don’t have any professional looking photography or haven’t done any retouching, you are already behind. Most homes (small to medium or large) usually only require 8-14 photos. Ensure the main selling feature areas are on display including the front exterior of home, the main or best bathroom, master bedroom, kitchen, lounge or living area, dining room, and outside balcony or view.</p>
<p>It isn’t necessary to show the buyers too much or everything the home has to offer, but even simply just an overview of the property to entice them to visit it. However, agents differ and may market properties differently. Some may prefer a full day shoot and shoot every single bit of the house in case they need to supply images to interstate or overseas clients or investors. Also keep in mind that rooms can look different based on the height of photos, so it is better to take a wide selection of images to choose from. This is especially important in areas such as bedrooms, kitchen, dining room and balcony view areas.</p>
<p><strong>3. Have detailed floor plans</strong></p>
<p>Floor plans continue to be a growing trend in real estate and have been very popular within Melbourne and Sydney for years. 1 in 5 buyers would ignore a property listing completely if it didn’t include a floor plan – showing how important it is to include it in all property marketing. It allows buyers to measure the space, visualise the flow of the rooms, how they fit in relation to other rooms and picture their furniture inside the home. Sellers can draw floor plans themselves. All that is required is grid paper, tape measure and some patience!</p>
<p>Another useful tip is combining photos and floor plans together through an online interactive floor plan. Symbols on the plan indicate the angle the photo was taken from, enabling buyers to easily navigate through a property by clicking on each photo and having a better understanding of the layout. Floor plans are also handy for potential investors and gives your listing a competitive advantage over other sellers who don’t have one.</p>
<p><strong>4. Take aerial photos</strong></p>
<p> Aerial photos are a unique tool to showcase a property in one glance within the context of its neighbourhood and surrounding hot spots, such as local attractions and shopping centres. It gives buyers perspective. A property’s size can be determined in square metres, but cannot be interpreted until the property is seen in its entirety.</p>
<p>The quality of an aerial is directly related to its effectiveness. Be aware of aerials with clouds, flat or dull colours, horizons that aren’t level, too much reflection off ground surfaces and images that aren’t in focus. Hiring professionals to do aerial editing is a great and cost-efficient way to make images more eye-catching and stand out from the rest.</p>
<p><strong>5. Use professional copywriting</strong></p>
<p>A listing is taken to the next level with professional copy. Grammatically correct, well-written text will clearly articulate the benefits and features of the home and attract more buyers. Ideally, the copy should be no longer than a paragraph, with 150 words or so. In some cases, not everything can be shown about a property in photos. If a listing has a unique history or a fascinating architectural element that cannot be displayed well in a photo, professional copywriting will creatively explain the home’s special features to potential buyers and increase buyer interest in the property.</p>

The five tips you need to know to sell your property for more

<p>The shortage of property listings is the biggest talking point of the 2016 spring selling season in Sydney and Melbourne.</p>
<p>There's many factors at play but a vicious cycle with home owners not wanting to sell while there is little on the market to then buy.</p>
<p>Melbourne finally gets its long awaited surge in auctions next weekend, much to the relief of buyers feeling deprived.</p>
<p>But the traditional pre-Derby Day-Melbourne Cup fillip sees around 1200 offerings, significantly below the record 1479 over the pre-Cup Super-Saturday last year.</p>
<p>Sydney's auction activity will fall away next weekend with just over 600 auctions scheduled, which according to Domain, is down on the 800 last year.</p>
<p>Despite home prices rising, the volumes languish well below previous highs, CoreLogic research recently noted.</p>
<p>CoreLogic estimates 339,000 houses and 132,000 units sold in Australia over the year to April.</p>
<p>The combined 471,000 annual tally was down almost 26 percent from the 633,000 transactions over the 12 months to May 2002, the last sales volume peak year.</p>
<p>CoreLogic research head Tim Lawless foresees the consequences of property owners less willing to list properties for sale.</p>
<p>Any short supply of housing stock is likely causing some urgency amongst buyers which is contributing to the upwards pressure on dwelling values, Lawless suggests.</p>
<p>Strong auction clearance rates continued given the lower weekend volumes with Canberra's near 84 percent narrowing topping the recent market leader, Sydney which had an 83 percent success rate.</p>
<p>"It has been another strong week for auction results, with a preliminary national auction clearance rate of 77.9 percent," CoreLogic's Kevin Brogan advised. The clearance rate has remained above 70 percent since the last week in July. </p>
<p>There were 2,405 auctions held across the combined capital cities, up on last week's 2,290, but down on the 2,858 capital city auctions held last year.</p>
<p>Auction numbers were down a touch in Canberra where there were 74 auctions and an 83.9 percent success, as opposed to 86 auctions held on the same weekend last year when there was a clearance rate of 68 per cent.</p>
<p>Canberra prices ranged between $445,000 at Flynn and <a href="https://www.domain.com.au/3-finniss-crescent-narrabundah-act-2604-2013072115" target="_blank">$1.6 million at Narrabundah</a> (below). </p>

<p>The Canberra top seller last sold for $240,000 in 1998. Luton Properties had offered a $1.2 million plus pre-auction price guidance on the property that had been a $1000 a week rental. </p>
<p>The nation's top sale was in Toorak where $6.25 million was paid on Albany Road.</p>
<p>There had been a $5.5 million reserve at the Kay &amp; Burton auction which saw four bidders.</p>
<p>Across Melbourne, the preliminary clearance rate was steady at 78 per cent, remaining above the clearance rate for the city one year ago when it was 72 per cent.</p>
<p>Melbourne's outer east region was the strongest at 87 per cent.</p>
<p>Melbourne also had the nation's cheapest result when <a href="https://www.realestate.com.au/property/5-327-high-st-thomastown-vic-3074" target="_blank">$265,000 was secured at Thomastown</a> (below).</p>

<p>The two bedroom had last sold at $168,000. The prior top sale in the complex of five was $260,000 in 2014.</p>
<p>Sydney’s preliminary auction clearance rate was 83.3 percent, the 26 consecutive week above 70 percent.</p>
<p>The eastern suburbs of Sydney showed the strongest performance with 97 per cent of the 69 reported results selling.</p>
<p>Adelaide's clearance rate was 68 percent; Brisbane’s clearance rate this week was 52 percent, while Perth’s clearance rate of 50 percent was among the strongest in recent times.</p>

Spring racing carnival triggers short spike in Melbourne auction offerings

<p>A virtual reality toolkit has been launched to provide VR content creation and production.</p>
<p><span>Real VR, run by Jason Salter, formerly of Laing+Simmons and Ray White, has an existing agreement in place to provide VR content for Samsung through its affiliation with the global Start VR business.</span></p>

<p>It was no surprise that the current competitive property market was causing many home buyers to lose sleep.</p>
<p><span>According to a survey released last week by St. George Bank, more than 50 percent of the 1,000 first home buyers surveyed were losing sleep over the property hunt while 25 percent found themselves losing focus at work. </span></p>
<p><span>Unfortunately there was a common misnomer that buyer’s agents were just ‘for the wealthy’ and not for the average Australian home buyer. </span></p>
<p><span>The old adage ‘you’ve got to spend money to make money’ was particularly relevant when engaging a buyer’s agent and first home buyers needed to be made aware that professional help was available. </span></p>
<p><span>What a lot of people don’t realise is that an investment in a professional who’s been buying property for 10 or 20 years, who has the contacts and knows how to negotiate, is actually making you money and saving you money all at the same time.</span></p>

<p><span>You only have to look at the average house price 10 years ago to now to see how prices have jumped in every capital city around Australia. </span></p>
<p><span>Hindsight shows what you would have made in capital growth versus the cost of engaging a buyer’s agent. </span></p>
<p><span>Likewise by panicking and either overpaying or not doing anything at all costs a whole lot more than engaging a professional.</span></p>
<p><span>When it comes to fees, there is no industry standard however the general rule of thumb is a two percent commission plus GST on the purchase price. </span></p>
<p><span>On the flipside, some buyer’s agents choose to charge a fixed fee. </span></p>
<p><span>It very much depends on the suburb you’re buying in, the price of the property and how much of the service you want to pay for. </span></p>
<p><span>Maybe you’ve done all the research and you simply want an independent third party to validate your opinion or you would like a buyer’s agent to bid on your behalf at auction. </span></p>
<p><span>At the end of the day you need to find the right buyer’s agent that’s giving you the right level of service. </span></p>
<p><span>Like anything in life, quality comes at a cost.</span></p>

Property 101: Buyer's agents aren't just for the wealthy: Rich Harvey

<p><span style="font-size: 12.16px; line-height: 1.3em;">We all know that housing market conditions are very different from region to region, with values continuing to show strong growth conditions in Sydney and </span><span style="font-size: 12.16px;">Melbourne, while dwelling values are trending lower in Perth and Darwin. </span></p>
<p><span style="font-size: 12.16px;">One of the fundamental drivers of housing market performance comes back to the balance between housing supply and demand.</span></p>
<p>All too often, we reference supply levels to the amount of new housing stock that has either been approved for construction, or recently completed. From this perspective, we are absolutely seeing a surge of apartments into inner city markets across the largest capital cities. However, another facet of housing supply relates to how many homes are currently being advertised for sale.</p>
<p><strong>Listing counts</strong></p>
<p>Listing counts, which typically reflect how many established homes are currently available for sale (as opposed to developer stock, or off-the-plan listings, which generally aren’t advertised for sale individually on the major real estate portals such as realestate.com.au) are also an important measure of housing supply.</p>
<p>The number of properties being advertised for sale provides a vital clue about the direction of housing prices. Those cities where advertised stock levels remain short are continuing to see upwards price pressures, while cities with historically high stock levels are seeing downwards pressure.</p>
<p>Take Sydney as a case in point. CoreLogic is currently tracking just over 18,800 listings across the metro region of Sydney. While this headline figure is approximately 4% higher than a year ago, overall stock levels remain historically low. As a comparison point, when the Sydney market was moving through a down phase between late 2010 and mid-2012, CoreLogic was tracking just over 40,000 properties on the market.</p>

<p>The fact that Sydney listing numbers remains so low is one of the factors providing the upwards pressure on housing prices. Buyers simply don’t have a lot of stock to choose from, which creates urgency in the market and provides leverage to vendors when setting and negotiating their prices.</p>
<p>At the other end of the spectrum is a city like Darwin, where listing numbers have recently moved through historically high levels. CoreLogic is currently tracking just over 1,600 homes for sale across Darwin. Considering the past 12 months saw approximately 2,160 dwellings sold across Darwin, we can estimate there is roughly 9 months of ‘effective’ housing supply across the Darwin market.</p>

<p>Watching the trend in listing numbers is an important aspect to understanding local housing market performance. Most cities are still recording a relatively low number of property advertisements compared with historic levels, however with Spring approaching, we are likely to see an upwards trend of newly advertised properties enter the market.</p>
<p>With transaction numbers already trending lower, this upswing in stock levels will provide a timely test of the market’s strength.</p>

National listing market activity falls 1.6 percent month on month: CoreLogic

New Sydney listings down 24.9 percent year on year

<p>The former head of private equity giant KKR's Australian business, Justin Reizes has his six-bedroom Northbridge home on Sydney's middle harbour listed at $16.5 million - a record price for the suburb. </p>
<p>It holds the record at $9.05 million when Reizes bought it from the Jinwen Lin <a href="https://www.realestate.com.au/property/57-coolawin-rd-northbridge-nsw-2063">through Pam Downey in 2008</a>. </p>
<p>The Coolawin Road property has seen a few million dollars fully renovating the 1721sq m property with a private beach. </p>
<p>It is listed through David Howe and Michael Coombs of McGrath Estate Agents with a private jetty, boatshed, pontoon and four mooring posts. </p>
<p>The house is decked out with Hare &amp; Klein interiors.</p>
