Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

Landlords in New South Wales will be limited to seeking rent renewal increases once a year under proposed state government legislation.
There will be no rental hike price restriction, just a 12 month period before any rent increase can be sought from existing occupants, as part of what Matt Kean, the Better Regulation Minister, heralded as "sweeping reform for tenants' rights".
Less frequent rent increases will certainly help tenants plan for their cost of living pressures.
But there will be some ramifications.
The restrictive new law, which is yet to be passed by parliament, could see some investors sell up and exit the market.
Others maybe be tempted to try the short-term accommodation market.
At a microeconomic level, some landlords will now insist on six month rental agreements, with the possibility of tenant turnover potentially allowing a higher rent.
Ofcourse, it is one thing for the investor landlord to seek rent increases, the other is the economic circumstances to be able to get it, and without losing weeks in an empty property.
On the macroeconomic front, prospective investors who will be calculating revised potential yields, are not going to spend as much to initially buy their investment property.
The cap on the timing of rental increases mimics the policy implemented by the Labor Government in Victoria, whose aim in a much broader reform package was to reposition investors as housing providers with responsibilities.
The historic primary aim of property investors has been wealth creation through finding and holding a property for the long term, without undue interference from government intervention.
With capital growth on investment property currently slowing across Sydney, the Berejiklian government proposal comes at a time when investors are sharply focused on their rental return.
And landlords don't need to be reminded they aren't that flash.
From rentvestors to experienced property investors, it was easy to overlook the significance of rental yields when Sydney property were rising with annualised 15% growth.
Rental markets remain relatively subdued across Sydney, partly due to an increase in rental supply accompanying the surge in apartment construction.
It is also because there has been a reduction in demand as first home buyer numbers have risen.
CoreLogic recently noted Sydney rents were down 0.9% over the past 12 months.
CoreLogic expect rental yields will continue to be sluggish.
The Sydney gross rental yield is tracking at 3.2%. 
It is 3.8% for apartments, and just 3% for houses. 
The national gross rental yield is tracking at 3.73%, lower than the decade average of 4.27%. Nationally it is 4.2% for apartments, and 3.6% for houses.
Slowing price growth, the conversion from interest only loans to principal and interest, and the prospect of interest rate rises could see tolerance from investors wear thin.
And the Sydney rental market vacancy rate is rising, according to the Real Estate Institute of New South Wales.
The vacancy rates across the Sydney metropolitan sits at 2.8%, up from 2% this time last year, with inner Sydney at 2.7%, middle Sydney at 2.9% and outer Sydney at 2.7%. 
Tim Lawless at CoreLogic says the recovery in rental yields is likely to be drawn out.

With capital growth evaporating across Australia, now is the time to focus on rental return

Rental markets appear to be easing, with weekly rents rising 1.1% over the March 2018 quarter compared with a growth rate of 1.5% over the March 2017 quarter. 
This slowing trend in rental growth is evident across five of the eight capital cities including Sydney, Melbourne, Adelaide, Darwin and Canberra, according to CoreLogic.
 On an annual basis, Sydney is the only capital city where weekly rents are increasing at a slower rate relative to the same period a year ago. 
CoreLogic's Tim Lawless attributes the slowdown in rental conditions to the combination of record levels of new dwelling construction over recent years, higher than average levels of investment which supports the introduction of rental stock, and diminished rental demand as more first home buyers become active in the housing market.

Darwin remains the highest yielding capital city.
Despite a 1.6% fall in weekly rents across Darwin over the past twelve months, gross rental yields (5.8%) remain the highest of any capital city due to the fact that dwelling values are falling at faster rate than weekly rents. Hobart is also showing a high gross rental yield profile, averaging 5.0%. 
Weekly rents were up 11.7% across Hobart over the past twelve months, which is a slightly lower rate of growth than housing values; as a consequence, Hobart yields remain high but have trended lower over the year.

The lowest gross rental yields remain in Melbourne at 2.93%; only marginally higher than the record low of 2.88% set in November last year. Rental market rises appear to be easing: CoreLogic

Apartments in Brisbane are continuing to achieve significantly higher yields than those in Sydney and Melbourne, with Consolidated Properties reporting it has tenanted all available apartments in its newly-completed inner city Spire development at an average yield topping five per cent.
The result includes 27 furnished apartments in the $200 million residential building - one of only two towers to be recently completed in the heart of Brisbane City - that Consolidated Properties has rented at yields of 5.6 per cent and above. 
According to Urbis director Paul Riga, yields across inner Brisbane remain high at an average of 4.5 per cent, with Sydney and Melbourne trailing at 3.8 and 4 per cent respectively. 
Mr Riga said solid yields were supported by high absorption of quality rental stock, with recent research showing the forecast future pipeline of inner Brisbane apartments was shrinking,  boding well for the strength of the rental market in the short to medium term.
"Perceptions of an oversupply in the inner city are really off target - demand has remained  solid and the market is normalising in terms of the future development pipeline," he said.
"Our latest Inner Brisbane Apartment Rental Review shows the new apartment vacancy rate is just 2.8 per cent. 
"Although there were a record number of apartment settlements in 2017, vacancy rates have not jumped through the roof as predicted by some, and we expect rental demand will remain solid as the number of new apartment approvals has dropped significantly from a high of about 11,000 in 2015.
"Most of this stock has now been completed and occupied, and we saw just 3,141 new approvals in 2017 - which is only slightly higher than the approximately 2,000 approvals in 2011 and 2012, at the bottom of the market."

Consolidated Properties executive chairman Don O'Rorke (below) said Spire's outpacing of inner Brisbane's average yield - in itself already the highest among eastern seaboard capitals - showed that quality buildings well located in the Brisbane CBD continued to perform strongly.
He said all apartments available for lease in Spire that were under Consolidated Properties’ management had been tenanted following completion in September (2017) of the landmark building, situated on Queen Street in the heart of the city.  In total, Spire features 340 one and two bedroom apartments.
"There has been a lot of talk of an oversupply in the Brisbane apartment market - but quite simply put, you don't achieve yields of the level we have in an oversupplied market and in fact, they point more towards an undersupply," he said.
"We had a waiting list of prospective tenants before the building was even completed and, in many cases, investors had several choices of who to lease their apartment to.  We actually still have a waiting list of prospective tenants keen to lease any more apartments that become available in the building.
"What we are seeing is strong demand for apartments that are well located and, certainly, the CBD location of Spire - and its high level of connectivity - was a significant factor, as was the high build quality and the exclusive resident amenities."

O'Rorke said the 'crowning jewel' of the Spire building, designed by award-winning John Wardle Architects, was its rooftop which included Brisbane's highest pool, dining and entertaining zones and a 20-seat cinema.
"We invested significantly in creating a building that would become a true landmark and place to call home, and the rooftop facilities is an important aspect of that," he said.
"Here, residents can take in the Story Bridge, Brisbane River and Kangaroo Point Cliffs from the infinity edge pool - there are very few places in Brisbane where you can do that."
The grand hotel-like lobby will feature restaurant Spice Den - the second to open under restaurateurs Scott Wilson in conjunction with partners, whose first Spice Den at Casuarina in northern New South Wales has become a local institution.
O'Rorke said Spire had appealed to investors and owner-occupiers, with more than $190 million of sales achieved, making Spire Brisbane's fastest-selling project upon release. 
"Both investors and owner-occupiers have been looking at all the strong fundamentals underpinning the Brisbane market, such as employment growth and high levels of migration," he said.
"At the same time, the average price of apartments in Brisbane remains significantly more affordable than Sydney and Melbourne, and the yields significantly higher.
"When you consider a two bedroom apartment in Spire is priced from $630,000 to $750,000 and rents for $780 per week - in comparison to a Barangaroo apartment in Sydney which costs $3 million to $3.5 million and rents for only $1800 per week - it makes a lot of sense."

Brisbane rental yields surge ahead of southern capitals

The list was prepared by CoreLogic.
Queensland's Dysart was among the busiest locations with 44 house sales.
There was a $98,000 median house price in the mining town.
Sales included a highest home at <a href="https://www.realestate.com.au/sold/property-house-qld-dysart-126340350" target="_blank">107 Beardmont Crescent</a> at $67,000.
Dysart is a service centre for the nearby Norwich Park coal mine, which closed in 2012, the Saraji coal mine, and the Lake Vermont Coal Mine, as well as grazing properties in the district. Most residents are employed by the coal mines.

Dysart, the Queensland mining town dominates the cheapest median housing locations in 2017

A 9.9 percent yield at Ouyen in Victoria tanked as the highest gross rental yield across Australia this year.
It was based on the Mildura district town's $124,315 median house price.

Victoria's Ouyen has highest house yields of Australia in 2017

While the pace of capital gains has slowed across most regions, the latest CoreLogic data suggests some momentum is gathering across rental markets, however, rental growth has not been high enough to reverse the downwards trend in yields.
The national annual pace of rental growth has lifted from 0.9% a year ago to 2.8% over the most recent twelve month period.
Considering national dwelling values were 6.6% higher over the past twelve months and rents rose by 2.8%, yields have compressed further over the past year and generally remain at or close to record lows in most cities.
The two exceptions are Sydney and Darwin, where yields have shown a subtle improvement over recent months, due to dwelling values underperforming relative to weekly rents. Mr Lawless said, “If the Sydney market continues to see values slip lower while rents gradually rise, yields will repair, however a recovery in rental returns is likely to be a slow process.”

Gross rental yields across Melbourne remain the lowest of any capital city, with the typical dwelling attracting a gross yield of 2.89% (record low) which is 20 basis point lower than a year ago. To provide some context about why rental yields have compressed so much, over the growth cycle to date, Melbourne dwelling values are up 58% while weekly rents have only increased by 15.5% over the same time frame.

Rental conditions improving but yields remain low

Regional localities in New South Wales are returning property investors with the highest gross rental yields across the state.
Figures show investors at the entry level of the market can still anticipate a gross rental yield of between 7 percent to 14 percent.
Broulee on the New South Wales south coast topped the list, with a gross rental yield of 14 percent, clearly buoyed by holiday lettings often at $1,200.
It comes with a median house price of $456,250.
There are some mining towns on the list too.

Holiday lettings puts Broulee atop NSW's top 10 regional rental yield locations

Over the last 5 years, yields have dropped by 0.42%, from 3.06% in 2012 to 2.64% in 2017, according to Secret Agent’s latest bulletin.
“During this period, median house prices have increased by 38% (9% p.a.), compared to only an 11.8% increase in weekly rents (2.88% p.a.).
“On average, median weekly rents are between $500 and $700 for most suburbs.
“Sale prices tend to fluctuate significantly according to suburb.
“Suburbs with lower median prices tend to have higher yields, as weekly rent is mostly consistent across all regions,” the bulletin stated.
Secret Agent stated that high and low yields are not concentrated in any particular region of inner Melbourne.
“Collingwood, Cremorne and West Melbourne had the highest median yields in 2016/17 at 3.69%, 3.32% and 3.26%, respectively.
“Median prices were well below the $1 million mark.
“Burnley, East Melbourne and Alphington had the lowest median yields at 1.35%, 2.07% and 2.31%, respectively.
“Median prices were all above $1.3million.
“Sale price is strongly, negatively correlated with yield (-47%),” the bulletin commented.
Yield is more dependent on purchase price rather than rental income according to Secret Agent.
“Yields are even lower for larger properties, as sale price increases faster than median rent.
“In 2017, 2, 3 and 4 bedroom homes can expect to yield 2.72%, 2.61% and 2.52%, respectively.
“All three types have had the lowest yields since 2012.
Investors paying high prices for properties are even more reliant on capital growth to increase their returns,” the bulletin stated.
A three bedroom house at <a href="https://www.realestate.com.au/property-house-vic-moonee+ponds-420648018" target="_blank">5A Wilson Street</a>, Moonee Ponds (above) is available for rent from $575 per week.
Similarly a two bedroom apartment at <a href="https://www.realestate.com.au/property-apartment-vic-melbourne-421145570" target="_blank">2502/285 La Trobe Street</a>, Melbourne is available for rent from $530 per week.

Melbourne rental yields drop while median prices rise

<div>There was an interesting media story this week where Saul Eslake noted that the recent hike in investor mortgage rates could result in a "hit" to the budget totalling hundreds of millions of dollars. </div>

<div>It was a good yarn, albeit one which stopped somewhat short of telling the full story. </div>

<div>In fact between the 2008 and 2014 tax years the average net rental loss has cratered by 64 per cent. Given that mortgage rates have declined substantially since 2014, the budget impact today of negative gearing appears to be heading towards trifling.</div>

<div>Meanwhile, rents have been rising, so over recent tax years net rental income has been steadily moving towards zero as more property investors record net rental profits on their tax return (remember these numbers need to be tax effected at the relevant marginal rate). </div>

<div>With the population having increased by about 16 percent from 21 million in 2008 to 24.4 million today, you'd expect to see interest charges rising over time.</div>

<div>Yet the amount of interest payable on dwellings today is lower than it was in 2008. The total interest payable by households on outstanding mortgage debt implies a considerably lower average mortgage rate than the quoted 'rack rates' (record mortgage buffers and the use of offset accounts have likely played a role here too). </div>

<div>With mortgage rates having declined since the last available full suite of tax data for financial year 2014, the impact of negative gearing on the Federal Budget would now be getting fairly close to zero.</div>

<div>Meanwhile, state government figures show that revenue offices are cleaning up from investor activity, with New South Wales alone swallowing up <a href="https://petewargent.blogspot.com.au/2017/02/nsw-stamp-duty-boom-continues-in-2017" target="_blank">an outlandish $9.4 billion in stamp and transfer duties</a> over the year to January 2017. Negative gearing doesn't really represent a 'loss' to the budget as such - rather it is a timing difference, with the 'loss' typically recouped as investment properties become cash flow positive over time, or in capital gains tax at the point of sale. With relatively few new dwellings being bought or constructed by owner-occupiers, the government also saves further by constructing comparatively little social housing.</div>

<div>The reality is that after accounting for the undoubted disruption to residential construction, the economy, and to housing markets, Federal Budget savings from changing negative gearing rules today would be approximately diddly squat. Treasurer ScoMo won't be going there. </div>

Rental losses are falling: Pete Wargent

When it comes to the highest gross rental yields for houses in and around Sydney, it's all Wyong.
All the top 10 spots for highest gross rental yields in CoreLogic's Best of the Best 2016 report are occupied by suburbs in the Wyong council area, with Mannering Park at the top with a yield of 5.2 percent and a median price of $428,688.
It was followed by San Remo and Blue Haven, both with a yield of 5.1 percent, according to CoreLogic.
To illustrate the point, Property Observer found a four-bedroom house at <a href="https://www.realestate.com.au/sold/property-house-nsw-mannering+park-122821570" target="_blank">3 Cheryl Street Mannering Park, NSW, 2259</a> (above, below) that sold in August 2016 for $425,000, according to RP Data and is currently listed for rent within the range of $420-$445. At the upper end of that range, the yield works out to be 5.4 percent.

For units, the best rental yield came from Long Jetty, again in Wyong. The median value of units in Long Jetty was $419,266 with a gross rental yield of 5.1%.
The list for units was more mixed, with three suburb each from Wyong, Gosford and Campbelltown council areas and one from Blacktown.

The rental yield works out to be 4.7 percent, slightly lower than the overall yield of 5.1 percent for Long Jetty.
