<p>A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.</p>

<p>The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.</p>

<p>The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.</p>

<p>According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.</p>

<p>Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.</p>

<p>"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."</p>

<p>The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. The development would also provide a diverse mix of one, two and three-bedroom residences targeting a broader range of buyers than typically found in Surrey Hills' detached housing market.</p>

<p>Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. The proposal also sets aside more than 1,083 sqm for communal indoor and outdoor resident amenity spaces.</p>

<p>Planning documents describe the property as one of the largest underutilised residential sites in Surrey Hills, arguing it presents a rare opportunity to introduce "missing middle" housing in an established inner-eastern suburb while preserving and revitalising a significant heritage precinct.</p>

<p>Antipodean Land Developments has built a reputation for design-focused residential projects across Melbourne, particularly in the medium-density sector. Previous developments include Neighbourhood in Brunswick East, delivered with Breathe Architecture, and Balfe Park Lane, designed by Kerstin Thompson Architects.</p>

<p>They've been very active in site acquisition as they build out their future development pipeline. They recently launched Thornubury House, 45 apartments above a mix of commercial, retail, and food and beverage tenancies, and have plans for a boutique project in Fitzroy and another <a href="https://www.apartments.com.au/news/vic/antipodean-plan-apartments-for-deepdenes-missing-middle-on-whitehorse-road">"missing middle" project</a> on Deepdene's Whitehorse Road.</p>

First look: Antipodean Land Developments plans heritage-led apartment community in Surrey Hills

<p>Developer <a href="https://www.apartments.com.au/developers/auyin-property-development">Auyin</a> is the latest to turn to the Victorian Government's Development Facilitation Program in an effort to secure approval for its long-planned, mixed-use project in Elsternwick.</p>

<p>In 2018, Auyin lodged plans with Glen Eira City Council for a 14-storey building, however Council approved a reduced eight-storey scheme. A subsequent VCAT appeal in 2019 upheld the eight-storey height limit.</p>

<p>The project was later amended to nine storeys, but Auyin is now seeking to revive something closer to its original vision. The developer argues that the planning context has evolved significantly over the past decade, particularly within the Elsternwick Activity Centre, where higher-density development has increasingly been encouraged along Glen Huntly Road.</p>

<p>The proposal would transform the 1,239 sqm site at <a href="https://www.apartments.com.au/new-apartments/7-12-horne-street-elsternwick-vic-3185">7-15 Horne Street</a>, opposite Elsternwick Railway Station, into a 13-storey residential and retail development designed by CBG Architects, with 40 apartments</p>

<p>The site currently comprises three commercial properties.</p>

<p>The proposed apartment mix comprises 25 two-bedroom and 15 three-bedroom residences above 200 sqm of retail space at ground level. Residents would have access to a 90 sqm wellness facility, a 351 sqm communal indoor and outdoor terrace on the third level, and extensive landscaped areas throughout the development. A publicly accessible 135 sqm plaza would be created on the north-east corner of the site, providing seating, landscaping, and a new gathering space adjoining Horne Street.</p>

<p>The design adopts a four-storey podium that references the finer-grain character of the surrounding streetscape, with the upper tower recessed behind generous setbacks on all boundaries.</p>

<p>A key element of the proposal is the reconfiguration and widening of the surrounding laneways. Vehicle access would be retained from Lois Lane, with upgraded pedestrian connections linking Ross Street and Horne Street. The development would provide 58 residential car spaces, two retail car spaces, and 52 bicycle spaces across two basement levels and ground-floor facilities.</p>

<p>Architecturally, the building draws inspiration from the established character of Elsternwick Village. The façade combines dark charcoal brickwork, textured concrete, bronze-toned metal detailing, and extensive planting integrated into podium and tower levels. The design also incorporates a chamfered corner treatment and publicly accessible plaza intended to strengthen pedestrian activity around the station precinct.</p>

<p>Elsternwick's last new development completion was&nbsp;EVA Elsternwick by Pitard late last year. <a href="https://www.apartments.com.au/developers/milieu-property">Milieu</a> is working away on its nature-led neighbourhood, <a href="https://www.apartments.com.au/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a>, on Gordon Street, with its first stage expected to complete next year.</p>


First look: Auyin seeks mixed-use apartment project in growing Elsternwick Activity Centre

<p><a href="https://www.apartments.com.au/new-apartments/otium-parkdale-123-125-como-parade-east-parkdale-vic-3195">Otium Parkdale</a>, the 13-residence boutique development by&nbsp;<a href="https://www.apartments.com.au/developers/huxtable-property">Huxtable Property</a>, has entered its final stages of delivery, with completion expected within the coming month and more than half of the residences sold.</p>

<p>The Como Parade East project is nearing the finish line at a time when opportunities to purchase new apartments in <a href="https://www.apartments.com.au/developments/parkdale-vic-3195">Parkdale</a> remain exceptionally limited. Fewer than 10 per cent of dwellings in the bayside suburb are apartments, making developments like Otium a relatively rare addition to a market traditionally dominated by detached housing.</p>

<p>Inside, the residences feature engineered European oak flooring, natural and reconstituted stone benchtops, Bosch kitchen appliances, ducted heating and cooling, lift access and secure entry systems. The larger three-bedroom residences on the upper level have been designed with house-like proportions, while the two-bedroom apartments prioritise functionality, flexibility and low-maintenance living.</p>

Ausdev introduces boutique Parkdrive Apartments to Chermside's growing centre

<p><a href="https://www.apartments.com.au/developers/skymark-group">Skymark</a>'s boutique Cronulla development Solis has secured a 10-year Latent Defects Insurance policy through Resilience Insurance, providing buyers of the 16-residence building on Ewos Parade with structural and waterproofing protection that extends a decade beyond the building's completion.</p>

<p>Currently under construction and due for completion in late 2027, <a href="https://www.apartments.com.au/new-apartments/solis-cronulla-8-ewos-parade-cronulla-nsw-2230">Solis</a> is one of a small number of new developments in the Sutherland Shire to carry Resilience LDI coverage, a distinction that carries increasing weight as buyer confidence in the off-the-plan sector continues to be shaped by how developers stand behind their product.</p>

<p>COVID-19 is having varied impacts on residential property, but arguably the biggest impact could be in the rental space.</p>
<p>Prior to COVID-19, the Australian rental market was already weak. Now, new challenges are here. As Australian borders remain closed to tourists, and government policies restrict short-term rental arrangements, Airbnb rentals are converting to long-term rental supply. The added supply means rents could go down.</p>
<p>This is compounded by a decline in demand. Rising job losses are seeing some tenants negotiate lower rents, or find alternative accommodation, such as choosing to move back with parents. A pause on the flow of international student and migrant numbers could see more properties sitting empty, while domestic students are less inclined to rent close to universities, as they access study remotely.</p>
<p>But the impact on different regions will vary, depending on how exposed markets are to tourism, migration and job losses. Several datasets point to Inner Sydney and Melbourne being the most affected.</p>
<p><strong>Inner city Sydney and Melbourne to be the hardest-hit rental markets</strong></p>
<p>Preliminary listings data estimates that between the week ending 22nd of March and the week ending 26th of April, the number of properties for rent have increased 0.8% across Australia.</p>
<p>But the most remarkable increases were in the inner-city regions of Melbourne and Sydney, where rental listings have risen over this short period by 36.2% and 34.1% respectively.  </p>
<p class="red-title">The chart below shows the SA4 regions across Australia where rental listings increased over the period following the 22nd of March. This was around the onset of the <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2020-03-23/coronavirus-shutdown-in-australia-whats-open-whats-closed/12081074" target="_blank" rel="noopener noreferrer">strictest lockdowns in business operations</a>, and just after borders were <a href="https://www.pm.gov.au/media/border-restrictions" target="_blank" rel="noopener noreferrer">closed to non-residents and non-citizens. </a></p>

<p>As well as elevated levels of recently completed dwellings, part of the reason for higher vacancies in these areas is a negative demand shock from employment and temporary restrictions on migration.</p>
<p>Rental markets are particularly susceptible to declines in overseas migration, because the majority of <a href="https://treasury.gov.au/sites/default/files/2019-03/nhsc-state-of-supply-report-2011.pdf" target="_blank" rel="noopener noreferrer">new migrants seek rental housing upon arrival in Australia.</a></p>
<p class="red-title">This will impact Inner Melbourne, which has previously maintained stable rental conditions amid high housing supply, because of rapid growth in international migration. According to <a href="https://www.abs.gov.au/AUSSTATS/abs@.nsf/Latestproducts/3218.0Main%20Features152018-19?opendocument&amp;tabname=Summary&amp;prodno=3218.0&amp;issue=2018-19&amp;num=&amp;view=" target="_blank" rel="noopener noreferrer">ABS migration data</a>, the Melbourne council region population increased by 8,638 over 2018-19. But 99.5% of this increase was attributable to overseas migration.</p>
<p class="red-title">This means that new rental demand in this area is almost entirely sourced from overseas migrants.</p>
<p><strong>Areas vulnerable to job-loss also have a high portion of renting households</strong></p>
<p>Furthermore, some of the regions in Australia that have been most vulnerable to job loss as a result of COVID-19, are also regions where a high portion of people rent.</p>
<p>This is fairly intuitive when considering the kinds of services and workers that have been most impacted by COVID-19. A recent ABS survey of changes in employment found that a substantial -25.6% of jobs had recently been lost in accommodation and food services. Arts and recreation services saw job losses of -18.7%. People employed in these industries, such as hospitality workers, are more likely to be young, and renting.</p>
<p>This is also supported by data. The scatter graph below compares two characteristics of SA4 geographies in Australia: the workforce exposure to food and accommodation and arts and recreation (horizontal axis), and the estimated portion of rental dwellings (vertical axis).</p>

<p>While there is not a perfectly correlated relationship between these industries and renting households, the chart does highlight that Inner Sydney and Melbourne have both a relatively high portion of workers exposed to potential job loss, and renting households. Inner Brisbane and Sydney’s Inner West may also have rental markets with a high incidence of job loss, but so far rental listings have not increased as dramatically.</p>
<p>Between high levels of migration and susceptibility to job loss, inner city Sydney and Melbourne are already experiencing a sharp rise in rental supply. This will have a range of implications, including the potential for downward pressure on purchase values, an erosion of rental yields and added settlement risk for off-the-plan purchases approaching completion. For potential renters still in employment, this will also create cheaper accommodation options close to the city</p>

<div>There's been a fair amount of talk about negatively geared landlords, and whether they might need to sell property during the rental market disruption.<br><br>You should never judge a 20-30 year investment on what's happening right now, but it's nevertheless worth taking a look at the current state of play.<br><br>With the Airbnb sector effectively shuttered at the present time some areas have seen a 5 to 10 per cent jump in rental listings as landlords seek tenants, especially in areas that are generally popular with students, holidaymakers, or short-stay lets.<br><br>With the borders also effectively closed to New Zealanders, tourists from China and India, and international students, there's likely to be a scramble for tenants over the coming months.<br><br>On the flip side, of course, Aussies aren't heading overseas either, so the net effect is less pronounced.<br><br><div class="separator"><img src="https://1.bp.blogspot.com/-NHMwiB8le_s/Xqi_KI_OKqI/AAAAAAAA1co/f9bzKMhEbmYEpvVXqz0_K20qZL-txRQgACNcBGAsYHQ/s640/STDs.jpg" width="640" height="374" data-original-height="801" data-original-width="1370"></div>

<p>The detailed Australian Taxation Office statistics <em>do</em> show that many of those investors aged between 30 and 60 choose to hold an investment property with a reportable net rental loss of between $5,000 and $10,000 per annum, partly to reduce their income tax payable. </p>
<div>Generally this cohort tends to be the white collar set, earning solid incomes in relatively speaking more secure positions.<br><br><strong><span style="text-decoration: underline;">Depreciation report (MCG)</span></strong>

<div>Moreover, the net rental loss reported to the ATO is not the same thing as the investor's cashflow.</div>

<div>In fact it's possible to be negatively geared from a taxation perspective but still to have a positive cashflow, due to on-paper depreciation benefits and capital allowances. </div>

<div>MCG's <em><strong>1000 Assets 2020</strong></em> report showed that there was a big increase in investors buying new property over a period of four years through the construction boom.<br><br>These investors tend to receive very significant depreciation benefits, but I expect there will many investors in this cohort facing negative equity as brand new property tends to...well, depreciate.</div>

<p>There are some challenges coming that are going to reshape our industry. I’m not trying to panic anyone, and I’m not being alarmist. But the impact of what we’re all going through with the virus and the pandemic that’s spread across the world is hitting the economy, and it’s going to keep on doing that.</p>
<p>Over the next six months, we’ll start to understand just how the country will recover financially, and what shape every industry will be in.</p>
<p>But in the short term, there are some questions a lot of people will be asking themselves.</p>
<p>One of the first is going to be around short-term vs. long-term gains in property, and what the right moves are from a strategic vantage point.</p>
<p><strong>The Airbnb problem</strong></p>
<p>Owners who have been planning on investing in or who already have built up a portfolio of short stay properties for guests using Airbnb are going to be worrying right now. The drop in travel, both domestically and internationally, is already being felt by the airlines, and it’s being felt by the hotel industry, and it’s being felt by individual owners too. Airbnb properties are designed to cater to a short-term stay, and when those guests dry up, the asset dries up too.<span style="font-size: 12.16px;"> </span></p>
<p>Owners are going to be looking towards longer term rental options and wondering if that shift will be the right one for their portfolio. The higher nightly rate that Airbnb rentals can bring in is always going to be attractive, and it’s what drives many owners to embrace that option in the first place. What it brings with it, unfortunately, is that instability that we’re seeing in times of a downturn. If we’re anticipating that the current downtown could last a while – and at this point, we’ve got no idea of when international travel will pick up – the nightly rate becomes far less attractive when you can’t get guests into your asset.<span style="font-size: 12.16px;"> </span></p>
<p>The stability of a longer-term occupancy gives you the chance to start recovering a lot sooner.</p>
<p><strong>Longer-term rentals are still growth assets</strong></p>
<p>The flexibility of the Airbnb market does appeal to owners who want to work on their property actively and push their income from it. But short stays aren’t the only way to do that. In fact, when you are able to rely on the longer-term occupancy of your tenants, and they are reliable, and they are dedicated to their living space as a home, you can actually do so much more. Where you could make minor experience, cleaning and fee adjustments on an Airbnb to change the real-time cashflow, if you invest into a longer term property in a smart way, making improvements and working with your tenants to better understand their needs, you can often increase your gains far more, over a longer period. A 12 month increase in rent that you know will last, is worth more than a spike over a few weekends.</p>
<p><strong>Longer-term right now will need some patience</strong></p>
<p>Yes, the longer-term rental market is going to be more stable. It’s a fact. Australian residents and local residents need a home, and renting is going to be the option. But with the downturn in the economy, you might find that you’ll need a little patience, a little empathy and space for tenants who might be hit hard financially, and the room to wait it out, in exchange for the longer-term wins and steadiness. But if you’re able to do that now, you actually have the chance to build a lasting and trusting relationship with good tenants who will stay with you for years, support rental increases in-line with your own investments in the property, and take care of it themselves while they do so.</p>
<p>You won’t get that from an Airbnb guest.</p>

Rethinking short-term property in the face of Covid-19: Yabonza's Mark Trowell

<p>Nationally rents were up half a percent in January taking the annual change in rental rates to 1.3%, according to the latest CoreLogic report.</p>
<p>The report found that rental growth generally remains weak across most markets, however the recent trend has been towards a subtle rise in rental appreciation.</p>
<p>A year ago the national rental index was rising at an annual rate of just 0.4%. The improvement in rental rates can be attributed to a tightening in rental supply.</p>
<p>Housing finance data shows investor participation in the housing market is near record lows and new supply additions are tapering.</p>
<p>Hobart remains the tightest rental market, with rents up 5.8% over the past twelve months, followed by Adelaide (+2.0%) and Perth (+1.9%), while rents are still trending lower on an annual basis in Darwin (-1.9%) and Sydney (-0.6%).</p>
<p>CoreLogic's Tim Lawless said, "with housing values rising more rapidly than rental rates, gross rental yields are swiftly compressing. Across the combined capital cities the gross yield was tracking at 3.50% in January; the lowest yield reading since March 2018 and only eleven basis points away from record lows."</p>
<p>"Gross rental yields in Sydney, where housing values have surged higher against a backdrop of falling rents, remain at record lows, tracking at just 3.0% in January."</p>
<p>"Higher rental yields can be found in cities where rental conditions have been stronger relative to housing values. Despite overall weak housing market conditions, Darwin gross rental yields are the highest of any capital city at 5.8%, which is a reflection of housing values falling more than rental rates."</p>
<p>"The healthiest yield dynamic is in Hobart where overall tight housing conditions have pushed gross rental yields to 5.0%, providing a total return (gross yield plus annual capital gain) of 10.5%."</p>
<p>"Although gross rental yields are trending lower, so too are mortgage rates. At the end of December, the average three-year fixed rate for an investor mortgage was 3.48%."</p>
<p>"This is still slightly lower than capital city gross rental yields, implying that more properties will be showing a positive cash flow for investors, and paying off a mortgage may be more affordable than paying rent in many areas," he concluded.</p>

Rental growth remains generally weak across the nation in January: CoreLogic

<p class="first-para">Australia has one of the highest rates of pet ownership in the world, however only one in 20 rental properties in New South Wales are currently being advertised as pet friendly, according to research from Rent.com.au.</p>
<p class="first-para">Their survey of 70,000 rental properties and 100,000 pet resumes has found only five percent in NSW explicitly allow pets, despite over 60 percent of Australian households having pets.</p>
<p>Rent.com.au chief executive Greg Bader says it's a disappointing result.</p>
<p>“As a general rule, rental properties are not pet friendly, which is interesting as research consistently shows that the value of having pets is huge.</p>
<p>“With so many of us generally owning pets, it’s a real equity issue.”</p>
<p>Investors renting out their properties have long been on the cautious side when advertising the property as pet friendly, however aren't necessarily against pet ownership in their home.</p>
<p>The survey found that while only five percent of rental homes in NSW were advertised as pet-friendly, and 53 per cent banned pets, 43 per cent make no mention of pets.</p>
<p> </p>
<p>A renting couple in Redfern secured the lease for a house without a pet, however noticed a dog flap leading from the kitchen into the outdoor courtyard.</p>
<p>They wrote to their property manager about enquiring whether they could get a pet dog, who passed it on to the property owner.</p>
<p>They said no problem within minutes of the e-mail being sent, despite the listing specifically stating no pets.</p>
<p>The Redfern/Chippendale and Potts Point/Woolloomooloo areas are dominated by renters, each with 65 percent of the population renting there, according to the Committee for Sydney.</p>
<p>One Potts Point renter who lives in a pet-friendly apartment with his two cavoodles says it’s appalling that so few are allowed to keep animals.</p>
<p>“I’m a renter with pets and a real estate agent as well, and it’s interesting as I feel that children do more damage to rental properties than pets do,” says James Garwood, 32, one of the directors of Garwoods Estate Agents.</p>
<p>“We see so many pictures drawn on walls and scuffed and worn-out finishes.</p>
<p><span>“But the behaviour of pets come down to their owners, and we recommend that property owners do allow pets where possible, particularly as they’ll get a higher rent of 5 to 10 per cent more. We had one renter with a dog spending $1200 a week on a pet-friendly, two-bedroom unit when he could have easily spent $760 on a unit just for himself.”</span></p>

<p>Rent.com.au's Greg Bader says that there is the chance of discussing the lease terms as the heat comes out of the market and the level of competition for properties fall.</p>
<p>Pet-owning tenants in NSW aren’t quite as hard done by as those in Victoria, however, where only two percent of properties were advertised as pet friendly, but are eclipsed by the national average figure of 10 per cent indicating pets are allowed.</p>
<p>The Victorian government recently introduced changes to tenancy laws that are expected to allow pets automatically in rentals except in exceptional circumstances.</p>
<p>Vet Mark Perissinotto, managing director of VetShopAustralia, says landlords should think about how their property could be suitable for different types, breeds and sizes of pets.</p>
<p>“We’d advise them to consider providing guidance to would-be tenants on what the property can and cannot support,” Dr Perissinotto says. “It’s about understanding the size of the property, its locality to parks and other areas a pet can run free.”</p>
<p>From a real estate perspective, Mr Garwood, who lives with Poppi and Chelsea in his apartment, believes NSW property owners should be allowed to levy a pet bond – as operates in some other states – to reassure themselves about any damage that could be caused.</p>
<p>“But a lot of pets come these days with great references and their past history recorded, and their owners often have very strong rental applications,” he says. “They can make excellent tenants.”</p>

<p>Channel Nine reporter Amelia Adams has put her Frenchs Forest home up for rent having been appointed as the next European correspondent for Nine News.</p>
<p>Adams, and her cameraman husband Luke and her young family are set to relocate to London next month.</p>

<p>The presenter paid $1,155,000 in 2014, shortly before returning to Nine News Now after the birth of their first child, Charlie.</p>

<p>When settling back in Sydney after a stint in Brisbane, the couple initially bought a home in Arncliffe.</p>
<p>They paid $575,000 for the home in 2009, and sold for $700,000 in 2013 when upsizing to Frenchs Forest.</p>
<p>The Frenchs Forest property has been the family home for the past four years. They like to camp out in the large backyard complete with big lawn and its own spa.</p>
<p>The house came renovated when they snapped it up in 18 days.</p>

Europe-bound Channel Nine reporter Amelia Adams puts her Frenchs Forest home up for rent

<p>Key workers – such as teachers, nurses, ambulance and fire officers and the police – perform essential services.</p>
<p>Across the Sydney some 156,000 workers are employed in these occupations, equating to some six per cent of the workforce.</p>
<p>However, high property prices and high rents are placing barriers to their home ownership which were not experienced by previous generations. </p>
<p>There is now a serious mismatch between where key workers live and work, according to an important report prepared by Sydney University researchers for the Teachers Mutual Bank, Firefighters Mutual Bank, Police Bank and My Credit Union.</p>
<p>The report found that in the decade to 2016, key areas in Sydney lost up to 20 percent of teachers, nurses, policy and emergency service workers to outer and regional areas, while areas including the Illawarra, Southern Highlands and the Hunter Valley had net gains.</p>
<p>In 2006 more than 20 local government areas were affordable to a police senior constable. By 2016, that number had declined to four. </p>
<p>The majority of key workers now reside in outer ring suburbs, which the report advised was unlike other world cities, such as London, New York, or San Francisco.</p>
<p>The problem begins with the shortage of affordable rental homes near employment as this undermines the capacity to save for a deposit.</p>
<p>An enrolled nurse with five years experience on $57,000, requiring a one bedroom rental property, would be able to afford a median property in only 9 per cent of middle ring suburbs and in no inner ring suburbs. </p>
<p>As a consequence, many key workers are commuting long distances to get to work, or are living in unaffordable rental accommodation. </p>
<p>There's no doubting Sydney needs its Macquarie Street policy makers to improve key worker access to home ownership given the lack of affordable and appropriate homes.</p>
<p>But the report also identified one way to help restore housing options that requires innovative consideration of the plight of challenged home buyers bu the banking and superannuation sectors.</p>
<p>A key suggestion was the implementation of shared equity models that have long been used in the United Kingdom to help low and moderate income earners enter home ownership. </p>
<p>According to the UK Council of Mortgage Lenders, there are around 200,000 shared ownership homes in the UK where eligible households can purchase a minimum of 25 per cent of a property (and up to 75 per cent) and pay a rent of 3 per cent on the remaining share.</p>
<p>Over time the household can purchase the remaining equity in the property from the affordable housing provider partner (who owns the balance), or repay it when the house is sold. </p>
<p>We need mortgage lenders to embrace shared ownership.</p>
<p>It needs superannuation funds to joint venture with banks in this product. </p>

Banks need to embrace shared ownership concept as way forward for home affordability

<p>Perth’s rental market appears to be recovering, with new reiwa.com data revealing improvements in leasing activity and listing levels during the September quarter.</p>
<p>REIWA President Hayden Groves said leasing activity increased 4.7 per cent over the quarter, while listings for rent declined 9.5 per cent.</p>
<p>“The Perth rental market has improved over the last year. Where we were previously experiencing low leasing levels and high listings, that trend has now reversed. Properties for rent are declining and leasing activity is strong,” Groves said.</p>
<p>reiwa.com data shows leasing activity increased in all five sub-regions over the quarter.</p>
<p>“The North-West sub-region was the stand-out, with activity up 9.8 per cent, followed by the North East sub-region with a 4.4 per cent increase. At a suburb level, Hillarys, Ridgewood, Attadale and Bibra Lake were the biggest improvers,” Groves said.</p>
<p>Perth’s overall median rent price remained at $350 per week in the September quarter.</p>
<p>“After a sustained period of declining rent prices, it’s encouraging to see Perth’s median rent remain stable over the last two quarters,” Mr Groves said.</p>
<p>“With three key indicators of Perth’s rental market improving or stabilising, landlords and property investors can be confident the market has turned a corner. We expect these positive trends will continue as demand for rentals exceeds the number of properties available for lease.”</p>

Vermont South 'Neighbours' house listed for rent

<div>While not a true reflection of 'trend', since it doesn't account for the higher vacancy rates typically experienced over the Christmas period, it does show that Perth and Darwin have experienced consistently elevated vacancies since the peak of the resources construction boom. </div>

<br><div>Asking rents for houses in Perth have declined by 6 per cent over the past year, while in Darwin the equivalent figure is as high as 11 per cent. </div>

<div>Record apartment completions have taken some heat out of asking rents in Sydney and Melbourne -with Melbourne vacancy rates bouncing off 7-year lows - though apartment rents remain higher year-on-year in both of the most populous capital cities by 3 per cent and 6 per cent respectively.</div>

<div>The average asking rent for a 3-bedroom house in Sydney is now $725/week, and for units the figure is $522/week.</div>

<div>Vacancy rates remain tight in Canberra at 1.2 per cent, and extremely tight in Hobart at 0.7 per cent, leading to soaring rents for houses in the Tasmanian capital.</div>
