<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

A new individual rating of the 11 funds participating in SQM Research’s Domestic Property Securities Funds Review has revealed positive signs for the Australian real estate investment trust (A-REIT) market.
With eight of the funds receiving a four star or higher rating, SQM Research managing director Louis Christopher said there is a high calibre of funds in this year’s review.
Four funds were upgraded, one was downgraded and a further six remained unchanged from the last review.

“Contrary to a recent report from another research house, we see positive things in the A-REIT market,” said Christopher.

“Those generalist research houses that put equities based analysts in charge of real estate research should be careful in putting forward uninformed opinions," Christopher said.

Australian commercial property is overvalued and investors in real estate investment trusts are at risk of significant capital losses when interest rates and bond yields rise, an analysis by investment researcher Morningstar has concluded.
Low interest rates have lead investors to divert capital from bonds to higher yielding property, which has driven asset values higher.
Commercial property values could drop by as much as 10 to 15% over a year when interest rates and bond yields rise again, making fixed income more attractive to investors, Morningstar suggested in a report on the Australian real estate investment trust (A-REIT) sector.
“It’s quite conceivable that when interest rates rise, property values could fall in orders of that magnitude,” Morningstar senior equity analyst Tony Sherlock told Property Observer.
The outlook for rental income from commercial properties was stable but income growth would be more than offset by the loss in asset values, he added.
Central banks have indicated that interest rates will stay low for a sustained period, although bond yields can increase ahead of any rise in official cash rates.
“From current levels, interest rates are going to eventually rise and when they do rise they are probably going to rise a bit faster than people expect,” Sherlock said.
Property values would respond fairly quickly to rising interest rates but A-REIT share prices could fall even more rapidly, he said.
A-REIT prices fell 10% over three weeks in May 2013 after yields on 10-year US treasuries increased by 10% when US Federal Reserve Chairman Ben Bernanke flagged a possible tapering of US quantitative easing.
The risk of investing in property through A-REITs was now “arguably greater” than usual because most were trading at a premium to the book value of their assets, “some by as much as 30%”, the Morningstar report noted.
Defensive A-REITS with low-risk tenants, such as BWP Trust, which owns Bunnings Warehouse properties, and ALE Property Group, which invests in pubs, were trading at the biggest premiums to book value and would be exposed to the largest share price falls, it said.
Sherlock said A-REIT prices had already started to fall due to rising bond yields and sales by offshore investors who were beginning to leave the market as the Australian dollar weakened. In the month to 18 September, the S&amp;P/ASX 200 A-REIT index dropped 3.74%.

Listed property stocks are well managed and in good shape to deliver strong distributions to investors but stellar capital gains made over the past year are unlikely to continue, a research specialist predicts.
Real estate companies and investment trusts have been delivering attractive running yields from high-growth property that is efficiently financed with manageable debt levels, accountancy and financial advice firm Crowe Horwath’s head of research Jeremy McPhail told Property Observer.
Over the six months to June, the property sector returned about 12%, compared with a 3% gain from the overall market as investors focused on consistent cash flow, McPhail said.
“At the start of the year we had a view that it was worth looking at more tactical short-term allocations to property and infrastructure-based stocks. Those stocks have now outperformed the market,” he said.
Share prices gains had been supported by consistent income distributions.
“For us [property and infrastructure stocks] are neither expensive nor cheap,” McPhail said.
He said distributions were likely to continue to increase at a slow and stable pace but added that he would not be surprised those stocks produced lower capital gains over the coming months.

The report noted: “Overall, we remain confident that balance sheets (gearing) for most investment grade opportunities are well under control. Occupancy is high, with low tenant turnover. Management are seeking to replace more expensive debt with lower interest rates and longer-term maturities aligned with current market rates, which improves funds from operations. While this isn’t helping the underlying fundamentals of the assets, it is good to see management focused on controlling what they can.”

Charter Hall Group has teamed up with the superannuation fund HOSTPLUS to buy a $603 million portfolio leased to the Woolworths-backed ALH Group.
The sale and leaseback deal involves 54 freehold properties on initial lease terms of 20 years, plus options.
The sale reflects an initial yield of 6.8%.
The majority are located in Victoria and Queensland.
The ALH Group is 75% owned by Woolworths and 25% by the Bruce Mathieson Hotel Group.
It operates some 329 venues and 545 retail liquor outlets across Australia.

Managed funds that invest in Australian listed property trusts have performed strongly over the past five years, but investment researcher Lonsec warns they face risks due to the limited number of stocks in the sector.
Recent corporate transactions such as the acquisition of Commonwealth Property Office Fund by DEXUS Property Group and Canada Pension Plan Investment Board, and Frasers Amethyst’s takeover of Australand Property Group have exacerbated the problem for investors, Lonsec senior investment analyst Peter Green said.
“It’s not a new problem. It’s been around since after the GFC when Centro and others dropped out but if anything, it has got worse because we’ve had a lot of corporate transactions,” Green told Property Observer.
The 10 largest property stocks account for about 90% of the market capitalisation of the S&amp;P/ASX200 property index. That means funds take a large amount of stock risk when investing in the sector, said Green, who was the principal author of Lonsec’s 2014 A-REIT Sector Review.
The recent split of Westfield into Scentre Group and Westfield Corporation has improved the situation. Westfield used to account for 26% of the index, but Scentre makes up around 18-19% of the index, Green said.
Passively managed property funds that track the index, as well as actively managed funds that invested only in larger listed property trusts were most constrained by a lack of choice, Green said.
“For those managers that can go outside the top 15 and go to the smaller cap spectrum or utilities companies or even international [listed property], they do potentially have an advantage in this market,” Green said.
Despite the risks, fund managers that actively invested in listed property companies and Australian real estate investment trusts performed strongly in the year to June 30, 2014, Lonsec’s sector review found. The managers that the researcher examined achieved returns of 12.7% over the year to June and 15.4% annually over five years. The funds reviewed also distributed more than 5% a year in income to investors.
Green said while investors should be aware of the risks the managed funds were taking, it did not appear that there were structural issues with the property companies that the funds invested in.
“At this stage a lot have done balance sheet repair, board regeneration and exited offshore markets,” he said.

AREITs face greater risks with limited stock on the market: Lonsec

Global property group Lend Lease has delivered a 50% rise in annual profit after tax to $822 million in large part due to its sale of the UK Bluewater Shopping Centre.
<a href="/expert-insights/investing/lend-leases-bluewater-shopping-centre-kent-sale-secures-4-yield">The Bluewater sale</a> contributed about $485 million to profits.
However its profit after tax fall to $446 million, down 12% on the prior year with its Australian construction business profits down along with profits from its Asian division.
Chief executive officer Steve McCann said its net profit after tax was set for between $604 million to $622 million for FY15.
Its development business saw improved residential activity with residential land lot and built-form settlements up 32%. 
It achieved 100% pre sales for its first Barangaroo residential apartment blocks, Anadara and Alexander.
Its group chief financial officer, Tony Lombardo said over the past year Lend Lease had invested significant capital into its development pipeline, with 3,000 apartments now under construction across Australia and the UK. 
"The apartments will progressively complete in fiscal years 2015, 2016 and 2017, and are a material contributor to our circa $2.5 billion of pre sold revenue," he said.
The construction business results for the year of $104.3 million were lower than the prior year in part due to the impact from the fire at Barangaroo South in March this year which cost $6.2 million (post-tax).

Once in a Bluewater as Lend Lease secures 50% profit boost

Charter Hall has booked an $82 million net profit for 2014, up almost 50% on the $54 million previous result.
Meanwhile Kerry Roxburgh is set to retire as a director and chairman of Charter Hall Group at the conclusion of the 12 November annual general meeting.
He has been a non-executive director since April 2005. 
David Clarke, who was appointed a non-executive director in April this year, is the chairman-elect. He is a former Chief Executive Officer of Investec Bank (Australia) Limited. 
Charter Hall has over $11.5 billion of funds under management across the office, retail and industrial sectors with offices in Sydney, Melbourne, Brisbane, Adelaide and Perth.

The $1.425 billion Westfield World Trade Center in New York continues to make good progress, now over 70% pre-leased. 
The landmark project<a href="https://wtc.westfield.com/index" target="_blank"> is expected to open in late 2015</a>. Its aim is 150 global brand tenants.
Westfield, together with the Port Authority of New York and New Jersey, is developing a 365,000 square foot shopping and dining complex in Manhattan’s iconic World Trade Center. 
The project will feature multiple levels including the WTC Transportation Hub and concourses that run throughout the <a href="https://www.westfieldcorp.com/new-developments/" target="_blank">entire World Trade Center site in</a><a href="https://www.westfieldcorp.com/new-developments/" target="_blank"> Lower Manhattan</a>.
The development leasing is being overseen by David Ruddick who sits on the Global Leasing Committee of Westfield. 
His experience in the shopping center industry extends over 25 years, having led leasing in Westfield Sydney. He has also headed the leasing of Westfield Brazil, and held senior roles in London and Italy.
It was 2011 when the Port Authority of New York and New Jersey struck a deal with shopping centre operator Westfield which won the rights to redevelop that retail in mid-2001 but sold its stake in the property back to the Port Authority after the terrorist attack.
The New York leasing advisory was contained within today's half year announcements which indicted the newly formed company outlook and forecasts are consistent with the information contained in the security holder booklet for the recent restructure.

Westfield Corporation was formed on 30 June 2014, following the restructure of the Westfield Group.

WFD’s portfolio achieved comparable net operating income growth of 5.3% for the six months ending 30 June 2014. 
WFD’s flagship portfolio of 11 centres representing 66% of the total portfolio (by value), achieved comparable net operating income growth of 5.5% for the six month period. WFD’s Regional portfolio of 23 centres representing 30% of the total portfolio (by value), achieved comparable net operating income growth of 5.0%.
Portfolio specialty sales productivity was $681 per square foot with comparable specialty retail sales up 4.2% for the year ending 30 June 2014. The flagship portfolio achieved specialty retail sales of $954 per square foot, up 5.8% with the Regional portfolio achieving specialty retail sales of $467 per square foot, up 2.1%. 
“Specialty sales performance in our flagship portfolio is pleasing. We continue our focus on investing in high quality assets, introducing a diverse range of global retailers in our portfolio and, through Westfield Labs, digital innovation,” Steven Lowy said. 
At 30 June 2014, the portfolio was 94.4% leased, slightly up from June last year, with the flagship portfolio at 95.9% leased and the regional portfolio at 93.1% leased.

New York's Westfield World Trade Center 70% pre-leased

Stockland Group has reported an underlying profit full year of $555 million, a 12% increase a year ago, with its residential business the standout.
The managing director Mark Steinert, said its core businesses performed solidly with year on year profit growth in retail, residential, logistics and business parks, and retirement living.
“Our new residential projects at Calleya in Perth, <a href="https://www.stockland.com.au/residential/nsw/willowdale-living-at-willowdale.aspx" target="_blank">Willowdale</a> in Sydney’s south-west, and Elara in Sydney’s north west, have all seen strong customer demand.” 
Stockland’s residential business grew strongly with operating profit up 57% on the prior year. The company achieved 5,219 lot settlements for the year and started FY15 with a record 3,185 contracts on hand. 
Stockland’s head of residential, Andrew Whitson said all states were experiencing generally positive housing market conditions.
“Demand in Sydney remains very strong with relatively low supply impacting affordability in the established housing market.
"In Victoria, the market is steady with good demand balanced by higher competition. 
"The outlook in Queensland is particularly strong, underpinned by positive economic indicators and a slower start to the housing market recovery,” Mr Whitson said.
Stockland agreed last Friday <a href="/expert-insights/investing/stockland-accepts-frasers-australand-offer">to sell its 19.9% stake in Australand Property Group</a> to property group Frasers Centrepoint, booking an $80 million profit.
