A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. The development would also provide a diverse mix of one, two and three-bedroom residences targeting a broader range of buyers than typically found in Surrey Hills' detached housing market.

Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. The proposal also sets aside more than 1,083 sqm for communal indoor and outdoor resident amenity spaces.

Planning documents describe the property as one of the largest underutilised residential sites in Surrey Hills, arguing it presents a rare opportunity to introduce "missing middle" housing in an established inner-eastern suburb while preserving and revitalising a significant heritage precinct.

Antipodean Land Developments has built a reputation for design-focused residential projects across Melbourne, particularly in the medium-density sector. Previous developments include Neighbourhood in Brunswick East, delivered with Breathe Architecture, and Balfe Park Lane, designed by Kerstin Thompson Architects.

They've been very active in site acquisition as they build out their future development pipeline. First look: Antipodean Land Developments plans heritage-led apartment community in Surrey Hills

Developer <a href="https://www.apartments.com.au/developers/auyin-property-development">Auyin</a> is the latest to turn to the Victorian Government's Development Facilitation Program in an effort to secure approval for its long-planned, mixed-use project in Elsternwick.

In 2018, Auyin lodged plans with Glen Eira City Council for a 14-storey building, however Council approved a reduced eight-storey scheme. A subsequent VCAT appeal in 2019 upheld the eight-storey height limit.

The project was later amended to nine storeys, but Auyin is now seeking to revive something closer to its original vision. The developer argues that the planning context has evolved significantly over the past decade, particularly within the Elsternwick Activity Centre, where higher-density development has increasingly been encouraged along Glen Huntly Road.

The proposal would transform the 1,239 sqm site at <a href="https://www.apartments.com.au/new-apartments/7-12-horne-street-elsternwick-vic-3185">7-15 Horne Street</a>, opposite Elsternwick Railway Station, into a 13-storey residential and retail development designed by CBG Architects, with 40 apartments

The site currently comprises three commercial properties.

Residents would have access to a 90 sqm wellness facility, a 351 sqm communal indoor and outdoor terrace on the third level, and extensive landscaped areas throughout the development. A publicly accessible 135 sqm plaza would be created on the north-east corner of the site, providing seating, landscaping, and a new gathering space adjoining Horne Street.

The design adopts a four-storey podium that references the finer-grain character of the surrounding streetscape, with the upper tower recessed behind generous setbacks on all boundaries.

Vehicle access would be retained from Lois Lane, with upgraded pedestrian connections linking Ross Street and Horne Street. The development would provide 58 residential car spaces, two retail car spaces, and 52 bicycle spaces across two basement levels and ground-floor facilities.

Architecturally, the building draws inspiration from the established character of Elsternwick Village. The façade combines dark charcoal brickwork, textured concrete, bronze-toned metal detailing, and extensive planting integrated into podium and tower levels. The design also incorporates a chamfered corner treatment and publicly accessible plaza intended to strengthen pedestrian activity around the station precinct.

Elsternwick's last new development completion was&nbsp;EVA Elsternwick by Pitard late last year. <a href="https://www.apartments.com.au/developers/milieu-property">Milieu</a> is working away on its nature-led neighbourhood, <a href="https://www.apartments.com.au/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a>, on Gordon Street, with its first stage expected to complete next year.

The construction of a new eight storey mixed use Pyrmont development, comprising a residential flat building and ground floor commercial premises has been proposed by property developer Denis O'Neil.

The site is located at <a href="http://addenbrooke.com.au/collections/67-69-murray-street-pyrmont/" target="_blank">67-69 Murray Street</a>, on the corner of Bunn Street and Murray Street.
The site is rectangular, with an area of 291 sqm. The site, which holds a convenience story, last traded at $3.4 million in 2002. There is no paperwork showing  any recent transfer to Addenbrooke. 
Surrounding land uses are a combination of residential and commercial, including multistorey residential development, and significant tourist accommodation.
The site is separate to, but contiguous, with a group of warehouse buildings, with the two buildings furthest to the north being heritage listed (47-49 and 51-53 Murray Street).
SJB Architects say their proposal responds "sympathetically to the surrounding urban grain and form."
The developer's website says “Murray Street” is a super high end boutique development of only 13 apartments set in the heart of Pyrmont. The building is set on a corner boasting 270 degree views with a glass façade wrapping the building. Construction is set to take place in November 2018."

Denis O'Neil's Addenbrooke is back with a Pyrmont residential project

Sydney’s inner suburb of Pyrmont has transitioned into a stylish suburb from a habourside industrial hub, and it will only expected to benefit from the growing population, says Savills.
Pyrmont’s transformation over the last few decades is interesting. As industry moved out, the area declined and by 1991 had just 530 residential dwellings. However, several government initiatives later, redevelopment has picked up.
The number of residential dwellings has increased by a multiple of 12 and Pyrmont is now one of the densest suburbs in Australia, say Savills in their latest residential spotlight, authored by Sophie Chick.
However, the rate of development has slowed over the past decade with residential stock in the suburb increasing by just 9.1 percent over the decade to 2016. 
The redevelopment of the current site of the Sydney Fish Market, which is earmarked for residential development, is expected to change the site into a prestigious residential destination. 
The median price for an apartment in Pyrmont is $1.05 million, slightly higher than the neighbouring suburbs of Sydney, Glebe and Ultimo but lower than those in Rozelle and Balmain. 
By contrast, the median house price at $1.57 million is lower than all neighbouring suburbs with the exception of Ultimo due to the nature and size of stock selling.

Property prices in Pyrmont have experienced strong growth over the past decade. The median value of houses has nearly doubled over that period while the median apartment price has increased by 120 percent. More recently, the rate of growth has slowed with median values rising by 7.5 percent and 7.1 percent over the year to June 2017 for apartments and houses respectively. 
The median weekly rental value in the area in June 2017 was $840 for a house and $810 for an apartment, equating to average yields of 2.8 percent and 4.0 percent respectively, notes Savills. 
The proportion of private renters in Pyrmont is significantly higher than average accounting for 48 percent of the population compared to 28 percent across Sydney. Due to this high demand and lack of new supply in the area, the vacancy rate has remained consistently low over the past couple of years. In June 2017, the residential vacancy rate stood at 1.2 percent compared to an average of 2.1 percent across Greater Sydney. 
Pyrmont is popular with young professionals. The largest household types are couples without children and lone persons, which account for 57 percent of the population compared to 43 percent across Great Sydney. 
Correspondingly, there is a significantly higher proportion of the population aged between 25 and 34. Employment opportunities are a key reason people are drawn to live an area. Pyrmont is just a short walk away from the CBD, driving demand in the area from white-collared workers.  
The largest employment industries for people living in area are the Professional, Scientific and Tech sector and the Financial and Insurance sector accounting for 18 percent and 15 percent of employees respectively, significantly higher than the Sydney average.  
Pyrmont has a multicultural community with 51 percent of residents born overseas compared to 37 percent across Greater Sydney. Chinese dominate Pyrmont, accounting for seven percent of residents, followed by the United Kingdom and South Korea with six percent and four percent of residents respectively. As such, many international buyers are attracted to the area, providing an important source of demand for the housing market as both owner-occupiers and investors. 
As Sydney’s population continues to increase, interest rates remain low and infrastructure projects near completion, the long-term prospect for Pyrmont remain sound, according to Savills. 
Additionally, the transformation of the Bays Precinct is expected to improve the quality of life for existing residents and attract new buyers to the area in spite of the challenges of affordability and a slowing of the property market in Sydney.

Pyrmont has transitioned into suburb of choice: Savills

Michael Hurley, the Pyrmont wharfie who became known as Australia's cocaine import king, once owned a luxury Glebe trophy home that sold earlier this year for $4.22 million.
It was Hurley's home in the late 1990s, before he moved to a waterfront unit at Pyrmont. 
Hurley paid $515,000 in 1997, selling it three years later in 2000 for $1,325,000. Hurley, who died of cancer in 2007, a year after his arrest, began his criminal life stealing chickens.
During ownership of the <a href="https://www.realestate.com.au/sold/property-house-nsw-glebe-123824674" target="_blank">Toxteth Road home</a> he used a public phone box rather than the home phone.
And his babysitters were instructed not to open the door.
A neighbour reputedly decided against installing an air-conditioning unit after being warned Hurley would object.
During renovations a fireplace was stolen, however it was returned promptly within 24 hours when it emerged it was Hurley who owned the home.
It was marketed by Belle Property as "a shining example of the opulent Italianate architectural era."
The Toxteth Road home didn't feature in the recent TV mini-series, Roger Rogerson.
The show portrayed Hurley and Rogerson turn up to an auction attempting to buy back his childhood home.
The actor who was the auctioneer was Peter Mochrie, who is a regular auctioneer for the McGrath Estate Agents group.
He was auctioning at Pymble and Castle Hill yesterday.
The Padstow Heights home of the convicted former NSW detective Roger Rogerson was recently transferred into the sole ownership of Anne Melocco, now technically his former wife, but devoted friend.
It had been bought jointly for $385,000 in 1998 from Brett and Cherie Holmes, with their lawyer, Graham Bellamy.
They had been living in a Condell Park townhouse which Melocco sold for $117,000 in 1998.
There was a discharge of its original $270,000 Citibank mortgage that came with the recent title dealing.
It had been the business address for his Re-Con Scaffolding business.
The Central Coast holiday home of convicted former NSW detective Roger Rogerson was sold last year to pay his lawyer fees for his Jamie Gao murder trial.
The basic single level 1950s cottage at Long Jetty, 100 kilometres north of Sydney, fetched $555,000.
Rogerson paid $51,000 in 1984.
The 660 sq m Thelma Street holding was retained by Roger following his 1992 divorce from his first wife, Joy.
It was just the one bedroom cottage with combustion fireplace and sunroom, located a few hundred metres to Toowoon Bay.
The corrupt cop Mark Standon lost his Bateau Bay property for a loss.
It was bought for $737,500 in 2006 but sold by RAMS mortgagee for $630,000 in 2009.

Listed property group Dexus has entered into an agreement to acquire the landmark heritage office building in Sydney’s Pyrmont for $327.5 million, the largest office transaction in the suburb’s history.
Dexus agreed a 100 percent freehold stake in <a href="https://www.realcommercial.com.au/property-offices-nsw-pyrmont-502222974" target="_blank">100 Harris Street</a> at a fully leased yield of 5.4 percent. Among its tenants are co-working platform WeWork and Fairfax’s Domain. 
Originally a wool store from the 1890s, the refurbished heritage property comprises 26,879 sqm of A-Grade office space over six levels. 
The property sits on a 7,791 sqm site with frontages on both Harris Street and Pyrmont Street.
The sale was negotiated on behalf of Citi 100 by JLL’s James Aroney along with Karbon Property’s Joshua Watts. The property is owned by Ukrainian born property developer Michael Teplitsky.
Included in the offering is 130 Harris Street, to the south of the existing building, with new office and retail space and car parking.
The development will provide retail space fronting Harris Street is expected to be completed by October. 
The agents said demand for 100 Harris Street reflects an international movement to refurbished unique assets, with creative locations such as South of Market in San Francisco attracting a higher rate per sqm and tighter yields than their counterparts in the CBD.
The movement is following the trend of the tech industry that value brick and timber large floor plate workspaces, they said.

Karbon Property’s Joshua Watts said that Pyrmont is viewed as an extension of the CBD. 
100 Harris Street offered buyers an attractive weighted average lease expiry (WALE) of 7.6 years, he said.
“As a significant contributor to the Sydney fringe market, Pyrmont has been experiencing continuing strong rental growth, outperforming other office markets around the country,” Aroney said.
The Ukrainian-born property developer Michael Teplitsky listed its with expectations it could fetch $330 million.

Meanwhile the listed property group Dexus will raise $500 million for the purchase of a stake in Sydney's tallest office tower. 
Dexus will take a 25 stake in the MLC Centre at 19 Martin Place for $361.3 million with its wholesale property fund taking the other quarter share. 
The 68,289 square metre MLC tower at Martin Place was placed on the market by QIC Global Real Estate in March.

Dexus to buy Teplitsky's Pyrmont building for $327.5 million

There are three competing schemes unveiled for a 215 metre high six-star hotel and apartment building in Pyrmont at the Star Casino.
It is set to rival James Packer's Crown casino and six-star hotel a short distance away at Barangaroo. Grimshaw Architects, BVN and FJMT have all won numerous awards for their innovative designs around the world. The Star Entertainment Group has engaged Hong Kong-based Chow Tai Fook and Far East Consortium to partner in the development, pending all necessary approvals for the project. The world-renowned The Ritz-Carlton is set to operate the hotel upon its completion.

The most dramatic tower of the trio is FJMT's spiral twist, which some have already suggested looks like an askew stack of silver Star casino gaming chips (top picture above).
"The international calibre and local credentials of our architects will ensure that The Star can showcase its home-grown Sydney character in world-leading ways that befit our city’s global status," says Matt Bekier, CEO of The Star Entertainment Group.
“Our development concept will take The Star's room inventory to more than 1,000, bring The Ritz-Carlton brand back to Sydney, and add a further 20 food and beverage venues."
It opens up the potential for more towers on the peninsula, says the Urban Taskforce.
“The bold designs for the Star Casino’s proposed 215 m high tower should lead to more towers on the Pyrmont peninsula,” says Urban Taskforce CEO, Chris Johnson.
“The Sydney CBD peninsula is looking spectacular with its vertical combination of tall towers and as the city grows this should be balanced by something similar on the Pyrmont peninsula.”
“The new tall hotel at Darling Harbour has already set the precedent for a high-rise urban landscape for Pyrmont and the new Star Casino tower will complement this. We only need to fill in the space between the two towers and an exciting tower cluster could add a new dimension to Sydney.”
“With the White Bay development nearby it is clear that the energy for Sydney’s growth is now emerging on the peninsula to the west of the traditional city centre. It is important that new towers contain a mix of uses including retail, offices, apartments and hotels.”
“All three designs by Sydney architects Grimshaw, BVN and FJMT have great qualities and it will be difficult for the judges to select a winning design.”
The tower is anticipated to be completed within three years once a design has been selected and development approvals have been issued.
The final preferred scheme will be decided by a five-person Design Review Panel.

Darryn Lyons, who rose to prominence in Australia and the United Kingdom as a paparazzo with pink Mohawk, has listed his longtime Sydney investment.
It is a <a href="https://www.realestate.com.au/property-terrace-nsw-pyrmont-123291238" target="_blank">four bedroom terrace</a> with private, sunlit courtyard on a contemporary Jacksons Landing, Pyrmont row.
Lyons, who has enjoyed $1650 weekly rentals, bought the three level property in 2001 for $866,000.
The home comes with a buyers guide of $2.1 million for its September 3 auction through Little Real Estate agents Mark Horn and Christie Mortimer. More than two dozen inspectees went through yesterday's open-house.
Lyons still owns another investment in the Harry Seidler designed Horizon in Darlinghurst.
The Geelong born photographer made his name in the early 1990s as a paparazzi in London especially after he founded the picture company, Big Pictures, which supplied paparazzi-style photographs for news organisations around the world.
Branding himself "Mr Paparazzi", there were regular appearances on television shows such as Celebrity Big Brother, Top Gear and the Dragons' Den.
On his return to Australia, Lyons took to local politics becoming mayor of Geelong in 2013 until earlier this year.
Lyons and fiancee, Elissa Friday took up residence in Geelong with his local paper once describing his home as a menagerie, a museum, a showcase and a wonder-world from the Trafalgar Square-like lions at the front gate.
He recently said his latest project was sorting out his “millions” of photos, developing some conceptual ideas for their reproduction.

The quarterly update of Pyrmont-Ultimo Cityscope shows a large decrease in sales value even though sales activity has increased.
The most recent quarter had a total of 41 sales at a value of $29.6 million, compared to 37 sales at a total value of $201.5 million for the quarter ending January 2016. The 12 month total sales figure stands at $540.3 million for the year ending April 2016, with 165 sales recorded over that period.
This is in comparison to the previous 12 months when the year ending April 2015 had 162 sales totalling $681.8 million.
