Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

Oxford Hotel in Drummoyne, NSW hits the market

The popular Stomping Ground Brewing Company, is set to open its second brewpub in Melbourne’s South East. 
The independent brewery has signed a 10-year lease with Melbourne property investment and development firm, Up Property, to secure its place at their Morris Moor development in Moorabbin.
The team behind the popular Collingwood brewery and beer hall have secured a 630 sqm building as well as an accompanying permit, which will see the transformation of Moorabbin’s 60-year-old Phillip Morris manufacturing site.
Once home to mechanical facilities that serviced the entire 6.27 hectare site, Stomping Ground has plans to convert the existing building into a small brewery, beer hall, event space and large beer garden.
There is 400 square metres of outdoor area connected to the building as part of the lease.
Stomping Ground’s planned brewpub is set to become the anchor for the 3,080 square metre hospitality precinct at Morris Moor.

Stomping Ground Brewing Company sign 10 year lease at Morris Moor

A group of investors headed by former Yellow Brick Road owner David Carr has sold the Redcliffe Tavern and First Choice Liquor Superstore in Brisbane's north at a loss.
They sold for $14.5 million having paid $15 million in 2016.
The previous owner, Somerset Properties had bought it from Alceon for $11.5 million in 2014.
It sold in 2013 at $10.65 million.
The latest buyers, Anthony and Julian Vedelago's Wuvulu Property Investments, secured it on a yield of about 7.25% through Savills.
The 1464 square metre freestanding Anzac Avenue building sits on a 2313 square metre site.
It comprises a 643 square metre tavern and 821 square metre liquor store.
It was offered with a 20-year lease to Coles-owned Liquorland plus options to 2049.
The property was developed in 2009.
Nine Entertainment reported Carr played down the sales result and said the investor group had "come out ahead" when the deal was averaged out across a number of pub divestments.
"I don't see it as a turning point for the pub sector," Carr said.
He attributed the weaker sale result to "some uncertainty around the Coles business model in Queensland" during the sales campaign and described the property as more of a retail offering then a pub asset.
Carr runs Sydney wealth advisory firm DBR with Bernard Reilly who was also an investor in the Redcliffe Tavern.

Investment group led by David Carr makes loss on Redcliffe Tavern sale

The Duke of Gloucester Hotel, located in Sydney's Eastern suburbs has been listed for sale with a price tag of $30 million.
HTL Property's Sam Handy and Daniel Dragicevich hold the listing.
This campaign follows the recent sale of a number of Eastern Suburbs pubs including the Centennial Hotel (Woollahra), Royal Hotel (Bondi) and Bondi's Icebergs Bar and Dining Room.
Affectionately known by locals as the 'DOG', the hotel has been operated under management by the Good Beer Company on behalf of a private syndicate.
“We’ve had several unsolicited approaches to buy the DOG in recent times and decided to put it to market to focus on our redevelopment of the Keg &amp; Brew”, commented owner John Azar.
The syndicate acquired the hotel in a discreet off-market transaction from Newhaven Hotels in 2015 for a reported $17 million and immediately activated a $3.5 million renovation, refurbishment and reconfiguration.
The hotel, which boasts a 2am liquor licence and only has 19 gaming machines makes annual revenues in excess of $8 million.
It was #425 on OLGR's Dec-18 quarter rankings and outside of some hardware upgrades, the gaming room has remained largely untouched since the sale some four years ago.
HTL Property's Director Sam Handy advised, "the Duke of Gloucester Hotel is surrounded by several TOP 200 gaming rooms, all with the maximum gaming machine holding of 30 machines."
"An incoming purchaser would be strongly advised to immediately increase the hotel’s machine holding from 19 to the allowable 30 and doubling the size of the gaming room by extending into the existing TAB and smoking area," he added.
Set on a 746 sqm landholding it is situated at the cross section of Frenchmans Road and Clovelly Road in Randwick.
Spanning two levels the holding consists of three bars, two kitchens, TAB, designated gaming room and multiple outdoor areas.

Sydney's Duke of Gloucester Hotel listed for $30 million

The veteran pub family patriarch Arthur Laundy has bought the The Bells Hotel in Woolloomooloo, swooping pre-auction as an acquisitive battle continues between rival Sydney publicans across Sydney.
The price guidance had been around $15 million, highlighting the frothiness in hotel prices over recent years.
The historic 1920s pub was sold before Thursday's scheduled auction to the Laundy family which now owns almost 30 hotels across NSW, including venues such as the Watsons Bay Hotel, the Woolwich Pier near Hunters Hill and the Quarryman's Hotel in Pyrmont.
Laundy recently expressed concern about "silly prices", signalling he'd be steering clear of what he called a "crazy market", but The Bells was irresistible.
Rival hotelier Justin Hemmes had been pinpointed as also having an likely interest in buying the pub.
The Laundy family net worth is put at $500 million while Hemmes' is estimated to preside over a $950 million hospitality and liquor empire.
The 77 year old Laundy is credited as heading the biggest independent hotel operator in New South Wales, which includes the neighbouring Woolloomooloo Bay Hotel which cost $20 million two years ago.
It was the Miles family who called time at The Bells after initially securing the leasehold in 1976.
The family bought Tooth out in 1990.
The pub at 1 Bourke Street was known for legendary matriarch Lil Miles, who worked behind the bar until age 96.
Erin Petersen, from the Miles family, said there had been a number of pre-auction offers.
“The family has loved the 45 years at Bells and while it is the end of an era for us we are happy to sell to Arthur, a long time local publican, who we are sure will only be an asset to further develop the potential of our much-loved pub” said Petersen.
The sale was secured by Andrew Jolliffe who has sold more than $1.75 billion of pubs in the past six years including the Centennial in Woollahra on behalf of the Medich family to Merivale's Justin Hemmes.
The Laundy family company, which has been in pubs since the 1940s, includes scions Stuart, the socialite publican who briefly won Sophie Monk's heart on The Bachelorette, and the politician Craig, who has been the Liberal member of Reid since 2013.
Arthur Laundy typically fronts up every day at the Laundy headquarters in the Twin Willows Hotel, built in 1963 by his late father at Bass Hill in Sydney's south-west after the land cost 38,000 pounds. 
The family pub business had began when Arthur's parents Arthur Sr and Veronica took on the Sackville Hotel at Rozelle in 1945.
It was in 1969 when young Arthur and wife-to-be Margaret took the reins of the family business, which was then just two hotels including the Twin Willows.
Jolliffe noted that interest in the Bells, a prominently positioned asset, was drawn from a wide spectrum of well-known hospitality operatives and commercial property specialists.
There have been four other hotel properties in the past few weeks, Jolliffe noted.
Sydney's biggest publicans include the Waugh family, the Ryan family, Peter Calligeros, the De Angelis family, the Arnout brothers, and Pat and Angela Gallgaher.
Hemmes and his family have ownership of 70 hotels, restaurants and venues around Sydney.
The sale comes on the eve of hotel giant Redcape’s billion-dollar stock market listing later this month.
The Bells Hotel, located adjacent to the Woolloomooloo Finger Wharf, features a main bar, bistro, courtyard, accommodation spanning the entire first level, and eight electronic gaming machines.
There had been a pub on the 340 square metre Bourke Street corner address since the 1860s.
The original ale house was called Punches servicing the workers of the wharves.
The Miles family lost a family member at the hotel in 2004 when Shane Miles, died from massive head injuries after being hit in the head with a bar stool during a wild brawl at his family's pub.

Pub patriarch Arthur Laundy purchases The Bells Hotel in Woolloomooloo

The recently closed Leinster Arms Hotel building has been listed for sale for $3.8 million.
It is being sold as vacant possession after long-time publicans Glen and Wilhelmina McGee closed the doors after AFL Grand Final Day, having been in charge of the landmark establishment for 18 years.

The popular pub is set to remain trading, to the joyous shouts of the locals, who'd campaigned against its sale and conversion into a luxury home.
The saviour emerged yesterday afternoon in the Good Beer Company, headed by George Azar and run by his nephew John, who paid around $7 million for the premises. 
"It would be a shame to lose it," John told the Daily Telegraph.
"It's a great pub," adding he was keen to introduce lots of craft beers behind the heritage bar. 
The hoteliers own two other pubs in the east, Randwick's The Dog Hotel and the Keg &amp; Brew in Surry Hills.
The listing of the landmark Sutherland Street building triggered protests against the possibility of its conversion into a residence or even worse apartments.
The locals campaigned that the uniqueness of Paddington would be lost. 
Woollahra Council stepped in with its heritage protection of the pub's facade.
The hotel was offloaded by the hotelier brothers Mitchell and Ashton Waugh who bought it in 2015 for $8 million with the celebrity chef Colin Fassnidge soon after departing the 1870s establishment.
The Waugh brothers moved the valuable pokies licence to other venues and were initially seeking to sell the property as residential.
Paddington has lost other pubs including the Windsor Castle which became an $11.85 million four level house.
The local resident lobby group amassed over 12,000 signatures urging it remain as a hotel.
Some of the big names who campaigned included House Husbands star Rhys Muldoon, Prime Media executive John Hartigan, local solicitor Nick Eddy and the formerThe Daily Telegraph and New York Post editor Col Allan and. 
"Quite clearly there are hospitality properties out there which enjoy alternative use opportunities; however, in my view some are simply either too iconic or important to the fabric of a community to make wholesale changes to, and I think this is true of the Four in Hand," listing agent Andrew Jolliffe said.
Jolliffe said it was "incumbent" upon the vocal Paddington community to back up the fervor shown over recent weeks with a show of patronage.

The sale highlights the strong market for pub transactions. 
The <a href="https://www.realcommercial.com.au/property-hotel+leisure-vic-abbotsford-502495522" target="_blank">Park Hotel at 191 Nicholson Street</a> was advertised for sale via auction on September 1 through Knight Frank.
It sold on a 2.6 per cent yield.
