Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. A 1,000 square metre civic park on ground level features a curated mix of food, beverage and retail.

The plans have been refined over the past year to rebalance the residential and hotel offering, and reconfigure the retail footprint to create a stronger, more dynamic dining experience.

A three-level flagship building on the prominent corner of Pitt and Liverpool Streets will be the gateway to the Castlereagh Place lifestyle precinct. Set to become a Sydney icon, the building is capable of housing multiple hospitality venues.

Castlereagh Place has been designed by architects <a href="https://www.apartments.com.au/architects/fjc-studio">fjcstudio</a> in collaboration with Trias Studio, Aileen Sage and Polly Harbison Design, joint winners of an international design competition in 2018.&nbsp;

Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

It marks the largest undertaking to date for the Billbergia and Metrics Credit Partners partnership. Together they are developing other underutilised Sydney sites into mixed-use precincts, including the $2.2 billion Concord Central and the $1.3 billion Chatswood Grand Residences.

Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Urbis reported quarterly average sale prices for new two-bedroom, two-bathroom apartments ranged from around $1.2 million to $1.7 million throughout 2025, peaking in the December quarter.

Tom Brinkworth, who owns 100 rural properties across Australia for the production of cattle and sheep, has frequently been compared to the famous cattle king Sidney Kidman.
The S.Kidman &amp; Co business, which covers almost 11 million hectares of cattle stations – including the world's largest, Anna Creek in SA, was placed on the market in April this year with accounting firm EY.
The Australian Financial Review reported Tom Brinkworth would not be drawn on details, but had said the overall portfolio of properties may be too big for him.
"It would be a very big undertaking," he told the Financial Review whose Street Talk column say the Kidman company has enlisted independent corporate advisory firm Leadenhall to value the business after CBRE valued the properties.

Tom Brinkworth eyes S. Kidman cattle empire

Investors should steer clear of the get rich quick approach and instead build up a quality portfolio that’s sustainable for the long term.
We’ve all read about the get rich quick stories where property investors build a large portfolio in a short period of time by using equity in one property to purchase another one and so on. On the surface it all looks pretty good but often there’s not enough equity in the overall portfolio to keep it afloat if any undesirable outcomes occur such as an increase in interest rates, long tenant vacancy periods or a drop in market values.
In many cases in these situations, the inexperienced investor will choose cheaper properties simply to increase the size of the portfolio instead of saving up a bigger deposit to purchase quality properties that will be able to better withstand a market downturn.
In addition if you don’t have a financial buffer then your portfolio can very easily come crashing down like a deck of cards especially if you’re relying on the rental market to go up to be able to pay the mortgages. Successful and sustainable property investing is very much about selecting the right types of properties in great locations.
Ask any seriously wealthy property investor who has seen a few property cycles and they will tell you that you should purchase property in areas where there has been good demand in the past, demand for it now and likely to be good demand well into the future.
When investing, quality comes first whether you are looking to start or add to your property portfolio.
Don't get hung up on how many properties you buy as you’re better off having say two million dollars invested in three or four quality properties than have two million dollars invested in 10 average ones.
Here's how you can get on the right track to becoming a successful property investor:
HAVE A PLAN 
By writing down clear goals for the future growth of your portfolio you should be able to determine how much money you’ll need for the necessary deposits and incorporate this information into your overall financial plan. Make sure you work out whether you’re buying properties to hold for the long- term or whether a buy, renovate and sell strategy would be better suited to your needs. You will need to factor in any major changes to your likely income (e.g. plans to start or grow your family) or expenditure streams when examining the timeframes needed to save the deposits.  BE A FARMER NOT A HUNTER 
There are people who are prepared to farm and cultivate a crop, with a several-year outlook and there are those who want a return almost immediately (the hunter mentality). Unfortunately most people have a hunter mentality. They throw a spear, and want an immediate result which in my experience is not the mentality of a smart, seasoned property investor. As the old saying goes “wealth is the transfer of money from the impatient to the patient”. 
TREAT YOUR PORTFOLIO AS A SMALL BUSINESS 
If you want to maximise the return on your investment you must ensure you are receiving the best return possible on it. Regardless of whether you have one, three, five or more properties you need to treat them all like a business and undertake regular reviews no less than six monthly. 
INVEST IN GOOD ADVICE 
Good property investors accept that they don’t know it all and are willing to pay for good advice. The old adage “you get what you pay for” rings true so if you’re not paying for the advice you’re receiving then it’s probably not worth following. Invest in a good accountant, solicitor, building inspector, buyer’s agent, quantity surveyor, property manager, finance broker, financial advisor etc. Ask your advisors if there are any financial changes that need to be implemented now to make it easier to achieve your property investment plans for the coming years. PROTECT YOUR CAPITAL
The preservation and return of your capital is more important than the return on it. Get that around the wrong way and you’re very likely to do your dough. Always remember that if an investment opportunity is offering a higher than average return for the asset class there will be a reason for it and it’s generally a higher risk investment. You need to decide: am I an investor or speculator? It’s ok to speculate just know you’re doing it and don’t do it with more than 10% of your net worth as if you do your dough you can recover from a 10% loss. It’s much harder to recover if you’re losing much more than that at any one time.
TAKE ACTION
The world is full of broke procrastinators. Good property investors take action. They’ve done their research, they know when and where to buy and they’re confident with their investment.

The Australian Prudential Regulation Authority this week instructed the main four banks and Macquarie Group to hold billions of dollars in extra capital to cover mortgage loans, with the change potentially passed onto customers in higher borrowing costs.
The changes will have significant ramifications for some investors who could be priced out of the market, Dixon Advisory's Nerida Cole told The Australian Financial Review.
The managing director of Dixon Advisory's financial advice division suggests some investors will need a larger deposit to reduce their loan-to-value ratio or buy cheaper properties.
"For borrowers who are in a strong financial position, [and have a] particularly strong surplus cash flow and low debt levels, they may be able to acquire the property of their choice," said Nerida Cole.
Modelling by Dixon Advisory has shown an investor who wants to buy a $1 million property could have to prove they will generate an additional $22,500 in cash a year under new standards, assuming a 20% minimum deposit. 
An investor with a $500,000 property could need up to $12,300 in additional cash a year, in calculations that assume principal and interest repayment at 7%, rental income of 4% (before the bank reduction of 20% is applied) and a marginal tax rate of 49%.
