Derby Street by Milieu, at the top end of Collingwood

A rare new apartment development in the Blue Mountains is the latest in a string of State Significant Development Applications submitted through the New South Wales Government's Housing Delivery Authority.

A total of 270 apartments are being proposed for the 1.16-hectare site at <a href="https://www.apartments.com.au/new-apartments/blue-mountains-alpine-retreat-142-150-narrow-neck-road-katoomba-nsw-2780">142–150 Narrow Neck Road in Katoomba</a>, a parcel of land adjoining the former Katoomba Golf Course. The site was acquired for $3.85 million in 2021 by private developer VDM Prime.

The apartments, comprising a mix of serviced apartments, affordable housing, and traditional build-to-sell product, will be spread across eight low-rise buildings, along with a separate building for a new restaurant, arranged around a green spine that leads to a central park.

The Urban Design Report by Atlas Urban says the vision is to create a "contemporary mountain precinct that is responsive to its escarpment landscape, heritage character, and community context."

"The development responds to the current housing supply and affordability challenges identified under the NSW Housing Delivery Authority (HDA), providing a balanced mix of standard, affordable, and short-stay accommodation," the report noted.

"By introducing a variety of dwelling types and tenures, the proposal supports intergenerational living, local workforce retention, and greater housing choice within an area constrained by topography, heritage, and environmental protections."

Of the 270 units proposed, 52 will be serviced apartments. The remainder will comprise 54 studios, 121 one-bedroom units, 39 two-bedroom apartments, and four three- to four-bedroom residences.

The Design Report, by VDM Prime and appointed architect Antoniades Architects, noted that the design seeks to "provide a built form outcome that is highly considered, respectful and contextually fitting, whilst contributing positively to an evolving precinct."

"The site offers three frontages and the opportunity to provide a meaningful interface with the public domain environment. the design has a sympathetic response to streetscape and the green open space that surrounds the site."

The report states that the buildings are broken up to establish an appropriate bulk and scale, emphasised through height and setback strategies and defined through articulation that supports the transition of precinct granularity. It also notes that a central communal open space is established through the site to enhance the social dynamic and access to amenity, including natural ventilation and light to the apartments. The east and west frontages receive solar access during the morning and afternoon, whilst maximising views to the green open space.

The site adjoins the recently completed Yarrabee Katoomba development, comprising 24 duplexes that were completed last year and sold through McGrath Projects.

The relatively new Housing Delivery Authority pathway established by the NSW Government allows developers to submit State Significant Development Applications through a fast-tracked state process, effectively reducing reliance on local council approval pathways and aiming to accelerate housing delivery across New South Wales.

First look: Nearly 300 apartments pitched on former Katoomba golf course site

In Melbourne’s established inner east, the qualities that define a traditional house, width, height, and access to open ground, are increasingly difficult to replicate in new residential developments. Handmade bricks by Krause define the exterior, grounding the buildings within the material palette of the suburb, while interior finishes, stone, timber flooring, and restrained detailing, continue this approach internally. Architect Chris Idle describes the intent as long-term rather than stylistic: “We wanted it to feel timeless.”&nbsp;

This emphasis on durability extends to how the buildings are accessed and secured. Entry is managed through keyless systems, with a double-gated basement incorporating number plate recognition for vehicle access. Each residence is paired with a private lock-up garage accommodating two to three cars, alongside storage, while all entry points are monitored continuously. High-end Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured approval for one of its latest Mosman projects, one of the first developments approved by Mosman Council under the NSW Government’s Low and Mid-Rise Housing Policy.

The approval represents an important step in delivering well-considered housing next to established village locations on Sydney’s Lower North Shore, in line with the intent of the Low and Mid-Rise zoning framework.

Abadeen Founder and Executive Chairman Justin Brown said the project reflects a considered and appropriate response to its planning context.

The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

Kevin Sobels, the legendary Australian winemaker, and wife, Margaret have their Hunter Valley winery, as they look towards delaying their retirement.

The developer Romeciti has acquired the family-run winery in Pokolbin for $7.3 million, with plans to upgrade and convert the property into a luxury resort.
The winery, which has a vineyard and a wine making facility, will continue to operate as normal, led by Kevin, Margaret and son Jason Sobels.  
This year marks the 170th unbroken run of Australian vintages by Sobels, with their son, Jason continuing the traditional family craft.
Sobels is a fifth generation descendant of German immigrant winemaker, Carl August Sobels.
The family name has been connected to Australian winemaking since the 1840s, beginning in South Australia’s Barossa and Clare Valley.
Kevin Sobels arrived in the Hunter in 1972 from the Barossa. 
The 22ha Halls Road, Pokolbin offering, Kevin Sobels Wines, was started in the early 1990s by Kevin and Margaret on acreage offered to them by the Ross Jones family.

Sobels was installed as the 2014 Hunter Valley Living Legend of Wine, joining other Hunter notables as Brian and Fay McGuigan, Bruce Tyrrell and  Don McWilliam.
The Sobels’ wine journey began with Carl August, who in 1847 quit his home in the Saxony-Anhalt town of Quedlinburg and migrated with his family to Australia. He had been trained in winemaking in Germany and in France’s Champagne region.
He made his first Australian wines for William Jacob, the government surveyor who mapped the Barossa.

Kevin Sobels sells Hunter Valley winery to Romeciti, but will stay on

After 150 plus years of ownership by the same family, the Deasy family have sold their 322-hectare Hunter Valley property.
Rockview has been run by five generations of the Deasy family.
It’s now <a href="https://www.realestate.com.au/sold/property-other-nsw-pokolbin-7709215" target="_blank">the largest grazing property</a> in the Pokolbin area.
It’s the first time the Deasys Road land has been marketed since Jeremiah Deasy hopped off a boat from Ireland and took ownership of the property in the days of selection in the 1860s.
In subsequent years the property was used as a fruit bottling company called Lighting, which was run from the back sheds of the property by indentured, orphaned labourers. The remnants of this bottling plant still remain.
At one point a school was built on the property.
The bodies of children who died at the property over the years are buried in the property in an area called The Cultivation.
The property is a cattle grazing property but given its location in the Hunter Valley it does come with a vineyard.
In a grove of fig trees sits the original timber homestead, which is currently used as a weekend getaway for the Malouf and Quinn families – descendants of the Deasy family.
The well-grassed rolling hills of Rockview are only interrupted by a patch of eucalyptus trees.
The farm is equipped with cattle yards and water from a number of dams. An allocation is available from the Lower Hunter Wine Country Private Irrigation district.
The property was being marketed to developers. There is a current development approval from Cessnock City Council for an eight lot (40 hectare) rural subdivision.
The property’s zoning allows for resorts, wineries and restaurants.

The range of wines includes the Hunter Valley’s only Alicante Bouschet (a light dry rosé), sparkling Alicante Bouschet, Semillon, SSB, Verdelho, Chardonnay, Merlot, Basket Press Shiraz and Late Harvest Semillon.

The boutique winery Krinklewood Biodynamic Vineyard in the Hunter Valley has been listed for sale by the Windrim family.
They've farmed the Broke Fordwich area for 20 years.
The <a href="https://www.realestate.com.au/property-viticulture-nsw-broke-7939662" target="_blank">59 hectare property near Pokolbin</a> includes a three bedroom colonial homestead and a 19 hectare vineyard. It is expected to fetch around $10 million.
The cellar door and winery is set among Provencal gardens, urns, fountains and is surrounded by animal life, olive trees and the Brokenback ranges.
The property also includes a tennis court, saltwater pool, a stone pool cabana, vegetable garden and small orchard.

There are three fulltime employees, as well as six cellar door staff. 
Rod Windrim came to the Hunter Valley in 1977 and planted his first vineyard in Pokolbin four years later. 
After years of research and a growing passion for high quality wines, he bought the current property in 1989 focussing on classic Hunter Valley varietals.
The vineyard was planted in 1998, and in 2002 Krinklewood started implementing biodynamic practices, soon becoming fully certified organic and biodynamic.

Over the past 10 years Rod, and more recently his son Pete, have been frequent educators within Australia in biodynamic viticulture and winemaking. 
“Our family is unified and excited that the time has come to pass on our passion of biodynamic viticulture and love for our beautiful patch of earth at Krinklewood,” Rod said. 
“One of the guiding biodynamic principles is to leave something greater than how you found it, as a legacy and gift to the next generation. With the growth of our brand we believe now is the time to hand over the custodianship to someone who will take it to the next level.”
The southern end of the Broke Fordwich valley has a slightly cooler climate than most Hunter Valley wineries, which allows the vineyard to explore less Hunter specific varietals. 
The white vines are on a flat bed of free-draining loam organic soil which is ideal for producing classic Hunter Valley Semillon, Verdelho and Chardonnay. In more recent years they have added small plantings of Gewürztraminer and Viognier.
A gentle slope of clay-loam organic soil is well suited to classic Hunter Shiraz. Later, the family planted Mourvedre to make Francesca Rosé and introduced a small planting of the Spanish variety Tempranillo.
The new winery, completed prior to the 2017 vintage, includes fully automated brine refrigeration and comes complete with state of the art laboratory, steel tanks, French barrels and automated press. With an annual turnover of $1.4 million, the property has the capacity to produce over 10,000 cases per year.
The Krinklewood Wine Club has been going for 16 years, boasts more than 1800 members, and is responsible for 58% of the vineyard’s sales. The rest is made up of NSW &amp; VIC distribution (15%); cellar door and online (20%) and direct wholesale (7%).
The sale of the property will be managed by Alan Jurd and Cain Beckett at Jurd’s Real Estate, Cessnock.

It sold with stock for $5.5 million to a city-based buyer.
It was offered for sale by winemaker Rod Windrim and his family. 
The 57-hectare property near Pokolbin sold for significantly less than its 2017 asking price of $10 million. 
The property included a three-bedroom colonial homestead and a 19 hectare vineyard, and was listed by the Windrim family who have farmed the Broke Fordwich area for 20 years.
For over ten years, the vineyard has been certified biodynamic organic, following the family’s implementation of biodynamic practices since 2002.
Set on the banks of the Wollombi Brook, the French inspired boutique offers a tennis court, pool, pizza cabana and parterre garden.
The cellar door and winery is set among Provencal gardens, urns, fountains and is surrounded by animal life, olive trees and the Brokenback ranges.
The property included Chateau Tracteur, the managers accommodation, and temporary workers accommodation.

A 795 acre lot at Pokolbin has been relisted for sale through Jurd’s Real Estate agent Cain Beckett.

The market expectations are around $13 million for the Marsh Estate, which was established in 1971 as one of the original wine estates in Pokolbin.
It includes over 20 hectares planted with red and white variety vines.
There is a 200-tonne winery and a country homestead and adjacent cellar door set against the backdrop of the Brokenback Range.
