Derby Street by Milieu, at the top end of Collingwood

A rare new apartment development in the Blue Mountains is the latest in a string of State Significant Development Applications submitted through the New South Wales Government's Housing Delivery Authority.

A total of 270 apartments are being proposed for the 1.16-hectare site at <a href="https://www.apartments.com.au/new-apartments/blue-mountains-alpine-retreat-142-150-narrow-neck-road-katoomba-nsw-2780">142–150 Narrow Neck Road in Katoomba</a>, a parcel of land adjoining the former Katoomba Golf Course. The site was acquired for $3.85 million in 2021 by private developer VDM Prime.

The apartments, comprising a mix of serviced apartments, affordable housing, and traditional build-to-sell product, will be spread across eight low-rise buildings, along with a separate building for a new restaurant, arranged around a green spine that leads to a central park.

The Urban Design Report by Atlas Urban says the vision is to create a "contemporary mountain precinct that is responsive to its escarpment landscape, heritage character, and community context."

"The development responds to the current housing supply and affordability challenges identified under the NSW Housing Delivery Authority (HDA), providing a balanced mix of standard, affordable, and short-stay accommodation," the report noted.

"By introducing a variety of dwelling types and tenures, the proposal supports intergenerational living, local workforce retention, and greater housing choice within an area constrained by topography, heritage, and environmental protections."

Of the 270 units proposed, 52 will be serviced apartments. The remainder will comprise 54 studios, 121 one-bedroom units, 39 two-bedroom apartments, and four three- to four-bedroom residences.

The Design Report, by VDM Prime and appointed architect Antoniades Architects, noted that the design seeks to "provide a built form outcome that is highly considered, respectful and contextually fitting, whilst contributing positively to an evolving precinct."

"The site offers three frontages and the opportunity to provide a meaningful interface with the public domain environment. the design has a sympathetic response to streetscape and the green open space that surrounds the site."

The report states that the buildings are broken up to establish an appropriate bulk and scale, emphasised through height and setback strategies and defined through articulation that supports the transition of precinct granularity. It also notes that a central communal open space is established through the site to enhance the social dynamic and access to amenity, including natural ventilation and light to the apartments. The east and west frontages receive solar access during the morning and afternoon, whilst maximising views to the green open space.

The site adjoins the recently completed Yarrabee Katoomba development, comprising 24 duplexes that were completed last year and sold through McGrath Projects.

The relatively new Housing Delivery Authority pathway established by the NSW Government allows developers to submit State Significant Development Applications through a fast-tracked state process, effectively reducing reliance on local council approval pathways and aiming to accelerate housing delivery across New South Wales.

Architect Chris Idle describes the intent as long-term rather than stylistic: “We wanted it to feel timeless.”&nbsp;

High-end Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured approval for one of its latest Mosman projects, one of the first developments approved by Mosman Council under the NSW Government’s Low and Mid-Rise Housing Policy.

The approval represents an important step in delivering well-considered housing next to established village locations on Sydney’s Lower North Shore, in line with the intent of the Low and Mid-Rise zoning framework.

The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

CoreLogic’s best of the best 2020 report has revealed that the highest median unit value was found in Point Piper, as with 2019.

The report revealed Australia’s $7.2 trillion residential real estate market proved resilient in the face of a global pandemic, leaving an overall positive market outlook for 2021.

Eliza Owen, CoreLogic’s head of research, said the report highlighted the resilience of luxury markets in Australia.

“This is not to say these suburbs have been unaffected by the pandemic; indeed the high end of the Sydney market is generally more volatile to changes in economic conditions. However, this volatility also tends to see a rapid recovery in the wake of lower mortgage rates and an improvement in consumer sentiment.”

All ten of suburbs listed amongst the nation’s best for unit value were located in Sydney, with Point Piper taking the top spot with a median unit value exceeding $2.28 million.

Sydney’s eastern suburbs performed well across the board, with Darling Point, Bellevue Hill and Vaucluse taking the three top spots for highest median house value. Double Bay, Tamarama, Rose Bay and Dover Heights also made the top ten.

Sydney was host to 754 auctions this week, up from both last week when 430 auctions were held, and this time last year when 733 homes were taken to auction. 
Of the 587 auction results collected so far, 73.1 per cent were successful, similar to last week’s preliminary result of 73.2 per cent which revised down to 65.8 per cent at final results. This time last year, Sydney recorded a final auction clearance rate of 76.9 per cent.
Last week, the combined national capital city preliminary auction clearance rate increased across a higher volume of auctions, according to CoreLogic.
 There were 1,090 homes taken to auction over the week, up from 648 over the previous week although significantly lower than this time last year (2,022). 
Of the 822 results collected so far, 71.5 per cent were successful, up from last week’s preliminary figure of 69.3 per cent which later revised down to 64.4 per cent at final collection. Over the same week last year, a final clearance rate of 73.5 per cent was reported across the combined capitals.
Auction activity remains low across Melbourne this week with 60 homes taken to auction. Of the 52 results collected so far, 59.6 per cent were successful while just under one third of reported auctions were withdrawn. Over the previous week, 55 auctions were held across the city, while this time last year, 974 Melbourne homes were taken to auction.
In regional Victoria Ray White Warrnambool agent Jason Thwaites sold 11 MacLand Drive, Warrnambool for $429,000.
It was a three bedroom single storey brick house. 
“This result is the perfect example of why auction is the best way to see your property. We only had two registered bidders, but they both battled it out strongly, and the property ended up selling $29,000 over the reserve price,” Mr Thwaites said.
“We had 14 private inspections during the four-week campaign with interest coming from both owner-occupiers and investors - with an investor buying on the day. 
“The regional market is really good across all the regional centres and we’re seeing a lot of interest.
"Not just from metropolitan Melbourne, but across the whole state,” he said.

Across the smaller markets, Canberra recorded the highest preliminary clearance rate of 79.5 per cent, across 78 auction results, followed by Adelaide with a preliminary clearance rate of 70.7 per cent across 41 results.

Cliff Towers, Point Piper apartment fetches $13,025,000 when offered for the first time in seven decades

Point Piper is rumoured to have secured the second highest residential house price in Australian history with a reported near $95 million sale on the waterfront Wolseley Road to a buyer born overseas but now based in Sydney.
The Wentworth Courier and Domain are saying it's the trophy home Edgewater, the longtime property of the co-founders of Katies women's clothing chain Joe Brender and the late Sam Moss.
Remarkably no agent has stepped forward to take the credit, nor big timing buyers' agent claiming they introduced the buyer to the tightly held property.
There are whispers the agent behind the 2022 delayed settlement deal, which only exchanged on Monday, was the Sotheby’s agent Michael Pallier. And the buyer is believed to be Gold mining businessman “John” Changjin Li, according to Domain.
The business duo paid $5 million in 1985 for the home, which was the vision in the early 1980s of the international entertainment promotor Michael Edgley.
The top floor area of the then vast 240-square contemporary mansion was Michael Edgley's private office bedecked with portraits and awards of the stars Edgley toured including John Denver, Rudolf Nureyev, Marcel Marceau and he Moscow Circus Performers.
It was reportedly bought as a concrete shell.
It was the architect Stephen Gergely who was commissioned to convert it into two apartments after Brender and Moss bought the Wolseley Road property located toward the coveted tip of Point Piper.

The Moss's apartment had been offered as a $6,000 a week rental.
There's a shared entertainment level with a kitchen and an indoor pool for both families. 
Set by its 40 metre water frontage is one of the few Sydney harbour front tennis courts in existence. 
The price is just $5 million shy of the $100 million Australian house price record paid by the Atlasssian billionaire Mike Cannon-Brookes and his wife, Annie in 2018 in Double Bay.
Although technically a sale of two apartments rather than a detached house, the two Edgewater apartments top the 2016 purchases by Menulog co-founder Leon Kamenev in Vaucluse.
He spent $80 million on four adjoining lots and is building a mega-mansion.
