Preliminary data by research giant Charter Keck Cramer reveals a 54 per cent decline in Build to Sell apartments across Australia's capital cities, while the Build to Rent boom continues with a 378 per cent increase over the last five years.

Charter Keck Cramer's upcoming National State of the Market Report - Key Metropolitan Areas, scheduled for release in September, will reveal&nbsp;a dramatic transformation in apartment supply patterns across Australia's capital cities between FY2016-2020 and FY2021-2025.

The Build to Sell (BTS) apartment sector has experienced a substantial contraction, with total supply falling by 54 per cent compared to the previous five-year period. The decline represents a reduction of 149,200 apartments across all capital cities.

Sydney led the downturn with a decrease of 73,600 apartments, followed by Melbourne (-42,800) and Brisbane (-26,800). Perth and Adelaide also recorded significant declines of 6,400 and 2,400 apartments respectively. Only Gold Coast and Canberra bucked the trend, with modest increases of 500 and 2,300 apartments.

In stark contrast, the Build to Rent (BTR) sector has emerged as a major force in the apartment market, recording a remarkable 378% increase in supply. This growth added 8,590 apartments across the capital cities during FY2021-2025. Melbourne dominated BTR growth with 6,160 additional apartments, while Sydney contributed 2,100 units. Brisbane and Canberra also recorded growth of 800 and 330 apartments respectively. Gold Coast and Perth recorded minor declines, while Adelaide maintained steady levels.

“These preliminary findings indicate a fundamental shift in Australia's apartment development landscape, with traditional Build to Sell models giving way to institutional Build to Rent developments,” said Richard Temlett, Charter Keck Cramer’s National Executive Director of Research.

"This transition reflects changing investor preferences, regulatory environments and housing affordability challenges across major metropolitan areas.”

Build to Sell apartment supply drops 54% in five years across Australian capital cities

Verso Development Group is seeking to bring over 1,100 apartments to the heart of Brisbane's Toowong, with plans filed for a $1 billion, triple tower development known as Toowong Central.

The landmark urban regeneration project "aims to reshape the core of Brisbane’s inner-west riverside suburb."

Covering over 1.4-hectares across&nbsp;Sherwood Road, High Street, and Jephson Street, Toowong Central has been designed by KHA and will comprise three towers rising 49, 55, and 58 levels.

According to the Urban Context Report prepared by Urbis, Toowong Central is positioned as a “city-defining precinct reclaiming Toowong as ‘the best destination in the west’,” with a vision to deliver density differently, strengthen Toowong’s identity, and lead subtropical urban design.

There will be a wide range of apartment configurations, from one-bedrooms to five-bedroom penthouses, as well as short-term accomodation offerings. The design prioritises pedestrian permeability, with an activated public realm featuring a central civic plaza, laneways, and street-level retail and dining.

“The central square’s structure, programming, scale and location creates a social anchor - shaped by its edges, flexible for use, and animated by a diversity of experiences throughout the day and into the evening,” the Urban Context Report noted, reinforcing the project's ambition to become a vibrant community destination.

Design excellence was pursued through an international design competition, attracting entries from renowned practices such as UNStudio and BIG. KHA’s winning design distinguished itself with a ceremonial approach to the public realm, integrating terraces, tiered seating, and green infrastructure to promote social interaction and resilience.

The development builds upon two existing approvals: the 25- and 20-storey towers of the Aviary Toowong proposal, and a separate 25- and 24-storey approval at 88 Jephson Street. Consolidation of these fragmented landholdings under a precinct-wide approach allows for increased community value and cohesive urban integration.

Urbis Director Nicholas Stevenson said Toowong Central will bridge the gap in Toowong's current experience, unlocking the potential of the wider precinct.

One of the biggest trends in 2021 was developers going above and beyond to make sure their development was crowned by a luxury penthouse, with the majority expecting to see a sale in the double digits.

Given the shift in demand from one-bedroom holiday makers to the three-bedroom plus owner-occupier market, developers are ensuring there&#39;s high end penthouses or sub-penthouses, even in high density projects.

Late last year the Melbourne-based Bensons Property Group released their higher levels to the market of their Chevron Island tower, Chevron One.

To be the only true high-rise tower on Chevron One having been approved before stricter height limits were set on the exclusive Gold Coast island, Chevron One will soar 41 levels in to the sky.

The special penthouse crowning the development isn&#39;t actually for sale. That two-level space,&nbsp;spanning levels 40 and 41 with&nbsp;nearly 2,000 sqm of living space, the Gold Coast&#39;s largest ever penthouse, will be&nbsp;retained by&nbsp;Bensons&nbsp;Property Group&#39;s Chairman&nbsp;Elias Jreissati.

But the subpenthouse, spanning nearly 1,000 sqm of space, is up for grabs. Priced at just shy of $15 million, the penthouse will have five bedrooms, five bathrooms and garaging for four cars.

The boutique 13-apartment Broadbeach development, 123OBR, is capped with a sprawling two-level penthouse, with 529 sqm of internal living space.

Last year KTQ sold out Miles Residences, all 118 apartments in their first stage of the $350 million redevelopment of the Kirra Beach Hotel. But they saved something special for 2022.

They&#39;ve just launched the two-level penthouse, with a price tag of $16.75 million.

The 760 sqm split-level penthouse will be made up of five ensuited bedrooms, a state-of-the-art gym, home office, three living areas, and a study.

The heart of the heart of the home if the open plan kitchen, living and dining area, which also homes a bar.

The penthouse also features a rooftop entertaining deck, accessed by private lift and featuring a private pool, as well as offering unobstructed views north across&nbsp;Kirra Beach&nbsp;to Surfers Paradise&nbsp;and south to Snapper Rocks.

Price: $23 million</h2>

The priciest penthouse to hit the market last year was the sprawling apartment atop the 14-level DE-LUXE in Burleigh Heads.

They Sydney-based developer Weiya Holdings, who are transforming the Old Burleigh Theatre in to 28 apartments and two beach houses, slapped a $23 million price tag on the 1,200 sqm of space, which will have six bedrooms.

There will be a number of living areas, a walk-in wine cellar and whisky room, a luxury cinema, expansive library, a sauna and steam room, a private gym, and a sky garden feature.

One of the most striking features will be the glass pool next to the living space.

The Soul, Surfers Paradise penthouse has been listed for May 28 auction by tech businessman Andrew Koloadin.

Its likely selling price will more than doubling the state’s apartment record.

Its listing agent Tolemy Stevens, of Harcourts Coastal, has advised the recent $20.1 million apartment auction record set in Sydney’s Bondi Beach last month was a fair comparison.

“The vendor wouldn’t be selling it just to recoup his costs,” Stevens told Domain.

It was purchased as a shell in 2018 for $6.5 million, followed by a high-tech fit-out costing more than $7 million.

The 7001/4-14 Esplanade penthouse features a lap pool and spa on its rooftop terrace in the Juniper-built high rise.

The four-storey space with almost 1100 square metres was previously owned by Hong Kong billionaire tycoon Tony Fung.

The five-bedroom penthouse across levels 70 to 73 includes seven bathrooms, and executive study.

There is parking for eight cars.

It is to be sold fully furnished.

There is the option of being paid for in Bitcoin.

That's located at the south end of Sandringham Beach where there's a string of near beachside restaurants and cafe's including The Sandy, Port of Call and Black Squirrel Cafe.

Just one street behind Sandy Hill Penthouse is Sandringham College, more greenery with Merindah Park which is a few minutes away you'll find a mini golf course and a golf driving range.

On its May listing The Herald Sun reported the price was "unbelievable." The Age suggested the eye-watering price guide was seen as “fairly strong” by one buyers’ agent.

The price guidance has been dropped to $36 million to $39,600,000, in the statement of information advisory posted in mid-August.

Despite the white flag being flown, The Age reported its new price is "still pretty strong."

It is not the penthouse which was retain by the Salta development company Tarascio family who sold the sub-penthouse apartment off the plan in 2007 for $19.4 million.

It replaced the former Mercy Hospital.

The highest confirmed apartment sale price in Melbourne is the yet to be completed $25 million penthouse of Australia 108.

The Gold Coast's first penthouse has been sold at auction.
Six bidders competed for the <a href="https://www.realestate.com.au/property-apartment-qld-surfers+paradise-131241542" target="_blank">four-bedroom apartment</a> in Surfers Paradise’s heritage listed Kinkabool building.
The 10-storey Hanlan Street building was described as a “giant” when it was built in 1960.

The Kinkabool building has recently had a makeover.
Surfers Paradise First National agent Bob Rollington told the Gold Coast Bulletin the Queensland Heritage Register lists the building as a place of significance because it was the beginning of residential towers on the Coast.
“Built in 1959-1960 at Surfers Paradise, the home-unit building known as Kinkabool was the Gold Coast’s first high-rise and one of Queensland’s earliest, built shortly after Torbreck was completed in Brisbane in 1960,” the description reads.
The report said the building was the starting point for developments of its type, which kicked off tourism in Queensland and gave the Gold Coast an international reputation.
“Kinkabool also illustrates a significant aspect of the evolving character of the quintessential Australian beach holiday,” the site stated.

Main Beach, Gold Coast penthouse see's its price reduced from $9.75 million

The penthouse at Darnley Hall, Elizabeth Bay has returned to the market.
It was previously briefly listed by Paul Longmuir and his wife Elain Wei Ah Kwan in 2016 with $10 million hopes.
