The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

Five downsizers registered to bid on a prized apartment offering in the conversion of the 1905 Royal Hospital for Women that sold on the weekend for $4.395 million.

The two-bedroom apartment at 8/18 Flinton Street saw bidding open at the $3.7 million price guide.

The reserve was $4 million through Bresic Whitney agent Maclay Longhurst.

With 214sqm on title, the apartment came with level living house-like proportions.

It last traded for $1.61 million in 2005.

There was a $4,375,000 sale in March in the converted building in the Stockland Paddington Green development.&nbsp;

CoreLogic calculated there was a 63 percent success rate from 625 apartment and townhouse auction offerings.

The success rate from the 2066 houses was 76 percent.

Sydney apartment vendors saw a 70 percent success rate compared to Melbourne&#39;s 56 percent.

There were 312 offerings across Sydney compared to 268 across Melbourne.

Gresham Partners' Paul Fegan secures $5.9 million in Paddington

Internationally recognised abstract painter Michael Johnson and his wife ­Margot have sold their grand Paddington terrace, Cawdor.
The four-bedroom, two-bathroom terrace with 3m-high ceilings was listed with a $4.3 million asking price. There has been no price reveal, but prospective buyers were being advised late this week the 1880s terrace was set to fetch a little over $4 million.
The home is lined with large paintings on almost every wall. There is a bohemian feel throughout the home that harks back to the loft-living aesthetics of New York, where Johnson lived during the early 1970s.
The 162 sqm property ­includes a studio where he painted the work Oceania high low that won him the 2014 Wynne Prize for the best landscape painting of Australian scenery.
The Bent St property was sold to the ­couple for $2,235,000 in 2012, and has since been extensively renovated. It features include a French marble fireplace, and French doors opening into a modern kitchen and an entertainer’s deck.
Johnson and his wife have ­decided to spend more time at their country property and a Woollahra bolthole.
Paddington’s latest listing is a Stewart St home, redesigned by the late architect Ken Woolley, which has hit the market with a $4.5 million buyer’s guide.
The three-bedroom was purchased by Woolley and his widow, Virginia, in 1995 for $730,000.
BresicWhitney agent Emily ­Davidson has it listed for September 19 auction.
Woolley, who died in 2015, was a leading figure in a romantic architectural movement referred to as Sydney School.
Paddington currently has 33 properties for sale, with a median terrace price over the past year of $2,440,500. Based on five years of sales, Paddington has seen a compound growth rate of 7.9 per cent for houses.

Artist Michael Johnson sells Paddington terrace Cawdor

Financier Michael Wayne and his fashionista fiancee Nadia Fairfax could soon be living in the $4 million Paddington terrace Cawdor. No confirmation to her 188,000 followers, however.

But the Paddington grapevine suggests Wayne, the managing director at financial services firm Medallion Financial Group, and Fairfax secured the 1880s terrace before its scheduled auction.

Cawdor was sold by the abstract painter Michael Johnson and his wife ­Margot, who had paid $2,235,000 in 2012.

Fairfax keeps most of their private life off her social media, with little known about Wayne, who offers private wealth advisory services, with a focus on the equity and fixed income markets, both locally and ­internationally.

He stepped down from his directorship at the Sydney Jewish Museum last year.

Paddington period terrace with city views set for auction

With her passion for restor­ation projects in Italy, the fashion designer turned tourism property entrepreneur Collette Dinnigan is selling her Paddington charmer.
It’s the Mary Place investment terrace bought from her brother, creative director Seamus Dinnigan, for $1,925,000 in 2017.
The popular rental is a rare 1850s freestanding cottage spanning just 70 sqm of internal space. The terrace with two bedrooms and one bathroom has been listed by Ivan Bresic at BresicWhitney.
Seamus Dinnigan had bought the home for $1.08 million in 2015 from gallery owner Evan Hughes and his lawyer wife, Kate.

Further south their stylish Rosedale Airbnb cottage was burnt down during the summer bushfires. It was incinerated on New Year’s Eve along with most of the houses in the clifftop precinct.
